IN REAL ESTATE, SPRING ARRIVES IN JANUARY One of the questions we get asked most this time of year is “when should I put my house on the market?” There are actually a couple answers to this question, one which relates to condition, and the other, to market activity.

Even though inventory numbers are down, more houses come on the market in the spring, so it’s important to get an early start in preparing and staging your home for sale. You want the house to be as close to “show ready” as is possible. The concept of getting an early jump is reinforced when you look at December’s showing activity. Much of the region saw a 15-20% increase in showing activity over December 2014, another indicator that interest appears to be very solid as we move into 2016.
The other issue relates to market timing. One of the largest misconceptions relates to when the “spring” market starts. Last year, in the Charlotte/Lake Norman Region, 237 homes closed over the $500,000 mark in January and February. This number included a whopping 32 over $1 million and even 2 above the $2

Leading the way was the active $500,000 to $999,000 market, which saw a 21% increase in closings from 795 in 2014, to 961 for 2015. Dilworth, Myers Park, Southpark, and Ballantyne all experienced strong growth, with Dilworth exhibiting white hot conditions in the 2nd quarter. The range above $2 million also showed an increase in activity, particularly in the $2-3 million range in town. There were 26 transactions recorded in the MLS in this range, compared to only 16 in 2014, and that does not include a handful of private transactions which occurred. Activity in the range between $1 million and $1.99 million remained more steady, with 161 homes closing versus 151 the year before, an increase of 6.6%. December’s showing activity in these same ranges

points to an active early spring, with showings increasing over 20% from 2014, a usually very dependable leading indicator number.

SPOTLIGHT: LAKE NORMAN RESULTS SIMILAR TO 2014
The Lake Norman area’s $500,000 to $999,000 market remained strong, albeit results were almost identical to the very solid 2014 performance, with 536 homes closing versus 529 the year before. In the range between $1 million and $1.99 million, results were virtually dead even, with 86 homes closing in the million dollar range versus 85 the year prior. In the ultra luxury category above $2 million, the area has actually experienced a slight decline, from 18 properties closed in 2014, to 16 as of the mid-December writing for this publication. The upper range, with it’s small sample size, can be more dependent upon individual choices and therefore can be influenced by things like traffic into the city, particularly at the south end of the lake, where there’s been a larger executive commuter base. Interestingly, showings for the first half of December as of this writing show a strong upward surge of activity in Cornelius and the west shore area, with both areas
recording double digit increases in showing activity along with strong activity in Mooresville and Davidson. This typically translates into follow on contractual activity, which seems to bode well for early spring at Lake Norman.

The Lake Norman area’s 3 year upward spike in unit sales leveled off in 2015, with results for all three major luxury price ranges mirroring those of 2014.
