While that may be true to a certain extent in larger metropolitan markets like Miami, Boston, and Los Angeles, what defines the luxury market across the country varies widely from region to region. Here in North Carolina, while our firm is likely considered a luxury firm by most standards, our average transaction is roughly 700,000 dollars, and fully 50% of our annual transactions take place below $1 million. Certainly our high profile listings tend to draw the most attention, but the bread and butter of the region's luxury market probably starts in the $500,000 and up range. Our region is blessed to still offer a fantastic lifestyle at that price point, with great golf course, in-town, and waterfront options available for both local and out of state buyers.
The strength of that segment of the market drives additional activity in the upward ranges, with people following the traditional real estate cycle as their families and/or income grow. We also continue to attract a fantastic level of interest from out of state buyers. Over 40% of the smart phone inquiries we get off our signs come from area codes outside the region. SPOTLIGHT: CHARLOTTE EARLY SHOWING ACTIVITY POINTS TO BUSY SPRING Coming off an increase in showing activity in the November/December period compared to late 2014, the Charlotte luxury market powered into the first 60 days of 2016, posting impressive increases in showing activity in several key price categories. In the $500,000 to $999,000 range, showings increased 10.4% over last year at this time, pointing to what should be another very strong spring in the mid-tier luxury range.

$1,000,000-$2,000,000 Range: Like the segment just below it, the activity in the range between 1 and 2 million posted strong gains. With 997 total showings the first 60 days of the year, versus 872 at the start of 2015. This represents a 14.3% increase in showing activity over last year, which was generally considered a very positive market for real estate. Within the various price points and geographic areas, there can be large deviations from the mean, so it's important to understand market conditions at the micro-local level. $2,000,000 And Up: This segment, due to the much smaller subset of actual buyers, tends to fluctuate
in shorter periods. Last year in Charlotte there were 26 closings above $2 million versus just 16 in 2014, a solid uptick in the ultra-luxury space. So far in 2016, there have been 92 showings, vs 87 last year, a slight increase which should project out to similar sold numbers to last year. It is a distinctly different and smaller subset of the luxury market. The 92 showings in the ultra-luxury segment compare to roughly 4000 in the $500-999k range, which gives perspective as to how a handful of buyers showing up can skew results in that range.

That sounds disappointing until you realize that 2015 was a very strong year in that price range in Cornelius, so early results project for more of the same type of active market in this price range. Mooresville similarly is off to an active start.
in Mooresville and Cornelius were up to 63 total showings versus 47 the first 60 days of 2015. Cornelius showings jumped 40%, which could indicate renewed interest after 2015 saw the number of ultra-luxury deals drop slightly compared to 2014.
$1,000,000-$2,000,000: Results in Cornelius in this segment the first 60 days saw a 7.6% increase in showing activity, while Mooresville posted an impressive 38% increase. The more rural areas of the lake were a combined +5.6%. This again points to a solid sell-thru this spring at Lake Norman in this price range. Above $2,000,000: Roughly 70% of the transactions over $2 million take place from late March to early October, so an early uptick in showings should point to improved results.
