Ivona Kutermankiewicz Ivona, a native of Poland, entered the real estate profession shortly after moving to the United States in 1991. Having gained experience in two boutique real estate firms, Ivona joined the most prestigious Chicago real estate company Koenig & Strey in 1997. With the introduction of Berkshire Hathaway HomeServices, Ivona has expanded further into the luxury market eponymous with the company’s brand. Her area of expertise includes single family homes, luxury condominiums, and new construction projects. Ivona has a keen eye for design and an intimate knowledge of the building process having built and rehabbed several homes. She can give her investor clients insight into the ins and outs of owning rental units as a landlord herself for many years. In her free time, Ivona enjoys modern architecture, international travel, fashion and fitness (she has a Boston Marathon medal on the wall of her office). She is also an avid reader, mom to a long line of rescue dogs and loves working in the garden of her West Town home which she shares with her husband Steven and their dog Atlas. Ivona serves on the board of the Jackson Chance Foundation, a non-profit organization that assists families of critically ill babies with their transportation needs.

As a Certified Negotiation Expert with over 30 years of experience, I will help you achieve the best price and terms in the sale of your home. Once an offer is accepted, our team makes sure that the disclosures are filled out and signed correctly. We forward the fully executed packet to all parties and provide you with a timeline of the important dates in the contract.
We coordinate the time of the inspection, provide access and update you immediately after the home inspection is completed. We help you negotiate buyers’ post-inspection requests. We have access to a small army of contractors who will provide competitive quotes to counter usually highly inflated numbers requested by buyers.
We meet the appraiser and provide them with an appraisal packet that supports the purchase price. This step is critical as many appraisers assigned to the city are not familiar with local values, nuances of neighborhoods and types of upgrades. A broker who is not experienced working with appraisers can cost you thousands of dollars. If a property does not appraise at the contract value, we challenge the appraisal and request to move to a new lender if necessary.
We work closely with the buyers’ lender to make sure the loan process is moving smoothly. We check if the appraisal has been ordered/ received, assist with any paperwork requested by underwriters from our side, check on the loan approval date, loan extension requests and a “clear-to-close”.

During the attorney review period we work in tandem with your attorney to negotiate any inspection requests and facilitate contact with the buyers’ side of the transaction. We often step in to move things along if communication between parties’ stalls.
Berkshire Hathaway HomeServices Chicago collects the escrow money from the buyers and make sure that funds are deposited in a timely manner. When we receive the funds, we immediately notify you that the earnest money has been received.
We meet the buyers for a final walk through. This is the last time the buyers visit the home before the closing to make sure the home is in the same condition as when they wrote the contract and that any post-inspection repairs have been completed.
A member of our team will attend the closing. We will give the buyers the house keys and garage door openers. Once the loan documents are signed and closing funds are received, your check is issued. Congratulations! You’ve sold your home!
