Good morning Barbara, Thank you for the opportunity to list your property this coming season. The time is certainly ripe to collect your gains since your original purchase of the Silver Springs property. Over the past year, since our first conversation, there was a steady increase in property values in the area with as little as 4% to almost double digits of those adjacent to open space and lake frontage. Some economists are anticipating less appreciation across the board for 2016, especially in an election year. The current market statistics leads me to believe you may just be taking your chips off the table at the right time with very appealing gains. As we both know, the Park City market is very segmented and dynamic. Sometimes these differences are from one street to another. Within this document you will find a CMA of the recent 180 day sales of homes that are similar in size. Although there may be remodels and upgrades to the properties shown, this CMA will give you the averages and median of sales pricing in the area. Working around your schedule I would like the time to visit the property so I can provide you a more accurate pricing variance on your home. Success is a wonderful thing but sharing that success makes it even more so. A family contact of our President and CEO, Christian Völkers drew our attention to Africa and speciically to the village of Agbetiko. We believe that our business operations are inextricably linked with a duty to act in a socially responsible way. That is why we have founded the Engel & Völkers Charity e.V. to actively support a primary school project in Togo, West Africa. Aided by the generous support of our employees, partners and the Engel & Völkers Management Board, we inanced the building of a primary school in this village, which educates more than 200 children on a daily basis every year.
Perceiving the world around us, aside from the iner things in life that Engel & Völkers in particular is so familiar with, we cannot fail to see the hardship and adversity in our world and it is our moral duty to provide help where it is most needed. The living conditions of children living in the so-called “Fourth World” leave no scope for evasion and discussion. It is not just inancial interconnectedness that poses a challenge in our age of globalization but above all social and humanitarian integration. Our efforts are aimed at giving the children of Agbetiko/Togo the chance to lead a better life in their home country, on their continent, in our world. We have taken the irst step and will be supporting this project in Togo in the long term with our established local partners on site.
