HISTORIC FALMOUTH WHARF + CRUISE TERMINAL Falmouth, Jamaica

The Downtown Development Corporation engaged MSI Design to create the Downtown Louisville Connectivity Study to improve the linkages between new and existing destinations within the downtown core and along the Ohio River waterfront. Working closely with the Downtown Development Corporation, MSI developed numerous landscape and site improvement plans to enhance existing facilities and help ensure that future projects contribute to the overall success of Downtown Louisville. Taking into account existing conditions, present and planned projects, the study: 1. Clearly defines and connects existing and future destinations. 2. Connects the downtown core to the riverfront. Simplifies pedestrian and vehicular wayfinding. 3. Better utilizes under-highway and underbridge conditions to create unique, vibrant urban spaces. 4. Improves the pedestrian environment by making it safer, more comfortable and more inviting. 5. Creates usable, unique and well-defined public gathering spaces. 6. Develops the framework for a mixed-use district between the new Louisville Arena and Slugger Field. To accomplish connectivity goals, MSI Design developed several focus area plans. Using a combination of plan diagrams, renderings and benchmark images, a vision was established to enhance connectivity throughout Downtown Louisville. To help prioritize phasing and implementation, each focus area plan also makes recommendations for infrastructure, streetscape, and landscape improvements.

BAY LAKE TOWER AT THE CONTEMPORARY RESORT Lake Buena Vista, Florida

The Bay Lake Tower at the Contemporary Resort provides first class amenities in this luxury environment. Nestled at the edge of Bay Lake, the grounds provide year-round recreation and top-rate pool and spa facilities. The pool deck and grounds mirror the clean, modern style of the tower, designed by Gwathmey Siegel. With curving lines and intense colors, the main pool is a true physical and visual oasis. It is also the recreational heart of the resort with water slides and spray activities tucked carefully into the design. The spa provides an escape for relaxing parents while kids enjoy the interactive pop-jet fountain. The grounds possess simple, high-design features, without losing sight of the potential for fun. Linear fountains and a bamboo-filled plaza lead guests from the hotel to the lake front paths and shaded areas, allowing all-day enjoyment of the pool deck and play areas. MSI was responsible for all site design from conceptual planning through construction administration.

NEW PORT TAMPA BAY Tampa Bay, Florida

Planned as part yacht harbor and part urban oasis, New Port Tampa Bay is a modern interpretation of the classic urban waterside village. A new, mixed-use residential condominium, retail, office, hotel and marina project, New Port is located on a 52-acre site directly on Tampa Bay in Tampa, Florida. New Port blends private residential offerings and resort-style amenities with contemporary city amenities and inviting public attractions. Features of Phase I include an urban streetscape along Bridge Street and a maritime-themed Marina Esplanade. Two 17-story condominium towers, the Marina Towers I & II, feature pools, spas, landscaped areas, overhead shade structure and cabanas. Centered around a yacht harbor, New Port captures a true sense of community with the colorful spirit of Florida coastal living and the energy of a modern waterfront city. MSI provided land planning and site design for this project.

POWELL POINTE AT CAPE ELEUTHERA Cape Eleuthera, Bahamas

COMPLETION: 2007 SITE: 4,200 acres CLIENT | OWNER: DP Fox Ventures

Located on 4,200 acres on the 110-mile island of Eleuthera, Bahamas, Cape Eleuthera Resort and Yacht Club features luxury accommodations overlooking a newly renovated marina on the pristine, turquoise waters surrounding the Bahamian peninsula. Amenities for this resort include kayaking, diving, snorkeling and fitness trails, in addition to world renowned sport fishing. Powell Pointe captures the tranquil Caribbean spirit and provides a unique island experience. MSI provided site landscape and hardscape design for the project.

THE RITZ-CARLTON SARASOTA Sarasota, Florida

COMPLETION: 2000 SITE: 11.0 acres CLIENT | OWNER: Core Development, Inc. ARCHITECT: Milton Pate Architects

The Ritz-Carlton Hotel & Spa Sarasota overlooks Sarasota Bay and the Gulf of Mexico beaches in downtown Sarasota, Florida. The 240-room hotel is comprised of nine levels of hotel suites and an addition 50 condominiums units on the upper nine levels of the 5-star hotel. The hotel site features a formal piazza arrival area complete with dolphin fountains, a pool and a spa overlooking beautiful Sarasota Bay. Included in the hotel and spa is an outdoor cafÊ with bay-side seating and a formal rose garden and lawn area with brick paving salvaged from the historic 1930’s Ritz-Carlton Hotel that was built on adjacent Longboat Key. Additionally, the spa features an outdoor garden area that also overlooks the bay. The hotel marina provides guests with boat service to the RitzCarlton Beach Club located on Lido Beach. MSI provided complete design services from initial site planning through construction documents and construction administration.

CASTAWAY CAY CRUISE DESTINATION Abaco, Bahamas

Disney Cruise Line’s Bahamas destination, Castaway Cay, offers guests the opportunity to indulge in a daylong Caribbean island experience. Activities include snorkeling, swimming and water play, as well as bicycling and hiking along nature trails with signs describing the flora of the island. MSI provided conceptual land planning and full design services through construction administration.

PLEASURE ISLAND REVITALIZATION Lake Buena Vista, Florida

COMPLETION:

The project goal was to provide a more direct connection from the Downtown Disney West Side Entertainment District onto Pleasure Island and provide improved access and guest circulation within the Pleasure Island area. The new design elements included a new sloped bridge element, new hardscape and grading for improved access into the Pleasure Island retail and entertainment venues, new site lighting, new site furnishings and a new landscape planting design. MSI provided master planning as well as schematic and design development for site grading, hardscape, new bridge design intent, site lighting, site furnishings and landscape planting design.

CROCKER PARK Westlake, Ohio

COMPLETION:

Crocker Park is a new centralized town center for the Cleveland suburb of Westlake, Ohio. The goal of the project is to establish an authentic heart to the community, which was built up as a bedroom community for workers in downtown Cleveland and nearby industrial areas. Following the historic “Main Street tradition,� Crocker Park includes first floor retail and entertainment space with second story residential and office uses. The regional shopping, dining and entertainment destinations are largely composed of national-scale merchants. Hidden within its urban blocks are parking structures that serve the development. The design of Crocker Park is focused on quality public spaces. A central boulevard park and a series of urban plazas and passageways characterize the public realm, creating the elements needed for a successful neighborhood. The neighborhood aspects have emerged as the housing has filled with residents, particularly who are interested in a more urban living experience than found in Westlake. Working with Bialosky + Partners Architects, MSI Design provided site design, grading and construction documents for all development site components, included streets and streetscapes, plazas, civic attractions, parks, kiosks, fountains and gardens. The second phase of Crocker Park is currently underway.

NATIONWIDE ARENA DISTRICT MASTER PLAN Columbus, Ohio

COMPLETION:

2000 SITE: 78 acres CLIENT | OWNER: Nationwide Realty Investors Brian Ellis

The Nationwide Arena District Master Plan has served as the guiding development strategy for a vibrant, new downtown district. Designed around the focal point of the Nationwide Arena, the district features the nightlife corridor Ludlow Alley, a grand movie theater, a concert venue, a AAA ballpark and restaurants full of atmosphere. In addition, residential development establishes the Arena District as an emerging urban neighborhood. The Master Plan established a network of streets, open spaces, and an urban development blocks as the basis of this highly successful sports and entertainment destination, on what was once a vacant infill site. The relationship between the district and the emerging riverfront park system is strengthened by McFerson Commons, a tree-lined triangular connection from the riverfront to the doors of the Arena. Parking structures are hidden within the blocks to protect the pedestrian streetscapes. MSI Design served as the primary consultant for the master planning details, and is responsible for all subsequent design and implementation for the district.

THE SCIOTO MILE Columbus, Ohio

COMPLETION: In Progress CLIENT | OWNER: Columbus Downtown Development Corporation

The Scioto Mile project is an effort to reconnect the river with downtown by reinventing an essential urban portion of the Scioto River corridor. The Scioto Mile is a green corridor, made up of parks, boulevards, plazas and paths, ranging from the Arena District to Whittier Peninsula. This project builds on MSI’s recently completed, successful downtown Columbus parks, North Bank Park and McFerson Commons, as well as the urban design and planning for the Arena District. According to the plan, Bicentennial Park is transformed with a world-class water feature, a permanent band shell, and a glass-enclosed café.. The Promenade is the central component, featuring a linear canal with bubbling fountains, a colonnade with benches and swings, a stone-paved pedestrian plaza, and a centerpiece fountain with a variety of exciting water effects. Civic Center Drive is being significantly narrowed and converted to two-way operation, in and effort to slow traffic and better accommodate the increase in pedestrians walking the site. MSI is leading the multi-disciplinary Scioto Mile project team on schedule to complete the project in time for the City’s bicentennial in 2012.

NORTH BANK PARK Columbus, Ohio

North Bank Park is the premier new urban park on the banks of the Scioto River in downtown Columbus, Ohio. As the first park to be redeveloped under the Columbus Riverfront Vision Plan, North Bank Park sets the standard for the entire urban riverfront. This 11-acre site serves as the gateway to downtown for many travelers and complements the rapidlydeveloping Arena District to the north. A glass pavilion, designed by Acock and Associates, anchors the end of Neil Avenue and forms a distinctive centerpiece to the park. Located on the pavilion plaza is a children’s fountain, ideal for summertime play. Also in the pavilion are plenty of shaded seating and a dining terrace, as well as available boat storage for downtown rowing clubs. North Bank serves as the vital link in the riverfront park system, a destination for downtown workers and festivalgoers, and a lively neighborhood park for the expanding downtown residential population.

PITTSBURGH NORTH SHORE Pittsburgh, Pennsylvania

Pittsburgh North Shore is a master plan for an urban, mixeduse neighborhood between two of Pittsburgh’s professional sports venues, Heinz Field and PNC Park. Anchored at the confluence of the Allegheny and Ohio Rivers, the vibrant new development plan replaces former parking fields adjacent to downtown Pittsburgh. Connections are made from across-the-river views designed by building, street, and public space arrangement. Due to the importance of movement within a successful urban area, the pedestrian scale is manipulated and varied through streets, public spaces, and landscape design. Retail, commercial, and residential uses are vertically-integrated on a block-by-block basis to create an exciting and wellconnected district Overhead vehicular bridges that bisect the site require a careful approach to the urban design district’s. Instead of hiding the bridges, they are exploited for their architectural character and scale, while public space and pedestrian corridors are created beneath them. MSI was responsible for schematic design.

HARMONY COVE Trelawny, Jamaica

COMPLETION: In Progress SITE: 1,400 acres CLIENT | OWNER: Land Development Bank of Jamaica

Harmony Cove is a 1400 acre tropical resort paradise in Trelawny, Jamaica, situated on the north shore of Jamaica’s Caribbean coast between Montego Bay and Ocho Rios. Harmony Cove was developed by the Jamaican Tourist Board to serve as a catalyst to reinvigorate Jamaica’s lagging tourist industry. The resort is truly in harmony with Jamaica’s rich cultural, historical and natural assets. Three private beaches overlook the Caribbean, and the resort features several hotels including a convention hotel, family hotel and beach club, island boutique hotel, and spa hotel. Each hotel has a distinctive theme highlighting Jamaica’s architectural diversity with British, Spanish, Jamaican and “Maroon” (local native) styles. The three main hotels are complimented with vacation club units and lush pool amenity areas. The resort also features a marina/harbor towncenter with shops, restaurants and townhomes. Entertainment includes a casino and island light house restaurant accessible only by boat. There are 110 estate homes located in the resort area, each on one to five acres of land. This resort captures the Jamaican spirit for both enjoying and preserving the natural environment. MSI provided site master planning and design for the project.

7TH HARBOR Kingston, Jamaica

COMPLETION: 2004 SITE: 1,300 acres CLIENT | OWNER: Land Development Bank of Jamaica

7th Harbor is a destination resort and entertainment area comprised of an open air arena, themed restaurants and a 200-room resort overlooking Kingston Harbor. Features include clubs, retail venues, a water park, and an entertainment complex with a small outdoor amphitheater, ballroom, and casino. Guests will have access to each of these attractions via a Grand Canal that connects an existing lagoon with Kingston Harbor. Guest can enjoy eco tours of the lagoon. Lagoon view eco-friendly lodging units are situated on stilts among the mangroves. The centerpiece of the resort is the Grand Marina where guests dock their boats or gaze at one of many yachts moored at the radial piers that jut off into Kingston Harbor. The Center Hub of the Grand Marina is an entertainment destination in itself. Harkening back to the entertainment boardwalks of bygone days, the Center Hub is a small wharfside amusement park full of midway redemption games, food beverage pavilions, outdoor stages, and a themed indoor air-conditioned carousel. The focal point of the hub will be its signature six story Ferris wheel that will overlook the entire resort and Kingston Harbor. MSI provided the master plan, landscape and hardscape design and was extensively involved with designing the theme for the individual areas.

MOROCCO FILM CITY Marrakech, Morocco

COMPLETION: In Progress SITE: 420.0 hectares CLIENT | OWNER: Grant Leisure, Inc.

The Morocco Film City Project promises to be the most dynamic development of its kind in all of Morocco truly world class destination that will draw visitors from throughout Europe, the Mediterranean, North Africa, the Middle East, and beyond. On a 420 hectare site outside Marrakech, the development features dramatic views of the Atlas Mountains and captures the cultural flavor and sense of adventure found in the souks and medinas of historic Morocco. The well-planned resort community also features a film studio and European-styled pleasure garden as key entertainment venues. The intent of the extensive program is to create an entertainment and leisure destination that represents the remarkable local culture, art, and architecture of Marrakech, as well as a taste of the diverse culture throughout Morocco. The presence of a working film production studio and its related attractions, combined with a pleasure garden of rides and attractions will lend western-style entertainment to the inherent cultural context of the overall development Wyatt Design Group | MSI was retained by Grant Leisure, Inc. as Masterplanner and Creative Director of the project. FERRARI WORLD Yas Island, Abu Dhabi, UAE

Ferrari World Abu Dhabi is set to be the world’s largest indoor theme park, sitting under a roof designed in the style of a classic double-curve body shell of a Ferrari GT car. There is energy, excitement and passion for the entire family at Ferrari World Abu Dhabi. With over 20 rides and attractions, including the world’s fastest rollercoaster. MSI provided conceptual design, schematic design, design development, planning and programming for this project.

CLEVELAND Y-DISTRICT Cleveland, Ohio

SITE: 14 acres CLIENT | OWNER: Stark Enterprises

Immediately adjacent to Public Square, Tower City and the Flats, the Warehouse District is the hub of Downtown Cleveland. With the revitalization of the historic warehouses over the past two decades, the district is poised for a renaissance that could be catalytic in reinvigorating all of Downtown Cleveland. The first phase of the plan focuses on redevelopment of a 5 block – 14 acre - collection of surface parking lots. Instead of this half-century-old scar to the urban fabric created by these parking areas, the development would encompass more than 2 million square feet of retail and office uses, along with approximately 1,000 residential units. That, combined with the already successful mix of uses in the Warehouse District, would total more than 3.5 million square feet of commercial space and about 2,600 residential units, creating one of the highest density neighborhoods in the United States. Planning for this urban district includes quality street frontages and dense development, but also acknowledges the need for accessible parking by hiding multistory garage facilities internally in the development blocks. The site design and architecture have been developed in a manner cognizant of real-world needs for leasable commercial space and saleable residential, within the context of a new downtown urban district. MSI Design collaborated with Bialosky+ Partners in development of the conceptual plan and proposed architecture.

UNIVERSAL KOREA RESORT MASTER PLAN Seoul, South Korea

MSI provided theme park and resort planning for the proposed Universal South Korea Master Plan. All planning and design by MSI was completed in collaboration with Robert L. Ward of Strategic Insights and Creative Imagination. Introduction of Firm Since 1990, MSI has made an impact on the design and planning fields with creative solutions to a diversity of design challenges. A combination of creative problem solving and technical expertise has resulted in hundreds of built projects on the landscape of Central Ohio and beyond. With a studio of gifted professionals and a guiding principle of design excellence, MSI strives to raise the standard of landscape architecture, land planning, and urban design services. The success of MSI is based on a team of design and planning professionals driven to push each project to a higher level of quality. With backgrounds in landscape architecture, planning, and urban design, the staff brings a broad range of skills, creativity, and experience to each project. From concept to construction detailing, an emphasis on innovation is the hallmark of the MSI design studio. With offices in Orlando, Florida; Pasadena, California and Columbus, Ohio, MSI houses a wealth of practical experience and is able to provide a complete range of planning and landscape architectural services and consulting. Staff Organization Our staff is comprised of highly talented and experienced professionals. This group has undertaken and successfully completed millions of dollars in planning and construction projects. The size and experience of the staff permits the firm to be organized into project teams, which permit flexibility in matching specific project needs with the professional strengths and experiences of individual staff members. As a general rule, the Principals of the firm are involved in all projects, primarily in the areas of design and project quality control throughout the project. Principals Keith A. Myers, ASLA As Co-founder and Principal of MSI, Mr. Myers is responsible for maintaining the high level of design consciousness that has characterized the firm. His restless approach to creative design solutions is contagious to peers and clients alike. Prior to forming MSI, Mr. Myers acted as Founder and Managing Principal of Scioto Design Group (1984-90), and Senior Project Manager with Kings Productions, a division of Taft Broadcasting (1980-1984). Mr. Myers has developed a special talent for urban design, leisure and entertainment facility design, and has both national and international experience in this field. Mr. Myers also serves as an adjunct professor of urban design at the Knowlton School of Architecture at the Ohio State University. Timothy S. Schmalenberger, ASLA As a Co-founder and Principal of MSI, Mr. Schmalenberger is responsible for fostering a commitment to serving clients’ needs through sensitive and practical design solutions with the firm. His personal attention to detail, combined with a diverse professional background and extensive knowledge of the construction process insures the quality of implemented design. Prior to co-founding MSI, Mr. Schmalenberger was instrumental in the success of Scioto Design Group (1988-1990), and project manager with DHM of Denver, Colorado (1980-1988).

Karen J. McCoy, ASLA As Design Principal for MSI, Ms. McCoy has provided design leadership and overview on a variety of planning and landscape architecture projects recognized with design awards. Ms. McCoy’s creative talents and professional drive push past standard solutions to achieve a higher level of design addressing both project function and construction budget. Ms. McCoy’s professional practice includes a wide range of projects including corporate and academic design, municipal parks, urban planning and entertainment and theme park design. Prior to joining MSI, Ms. McCoy was associated with Karlsberger Associates, NBBJ, and Richard Trott & Partners Architects where she served as landscape architect and project manager on many specialized large scale projects. Kerry M. Reeds, ASLA As Development Planning Principal for MSI, Mr. Reeds is responsible for large scale residential, commercial, and corporate facility design services. Since joining the firm in 1994, his primary focus is to provide innovative and cost effective design solutions to demanding site program requirements. Prior to joining MSI, Mr. Reeds practiced with the Kansas City firm of Ochsner Hare & Hare as a landscape architect and development planner.

Keith J. Bongirno, ASLA As a Design Principal with MSI, Mr. Bongirno’s responsibilities include conceptual project planning and design and management with the client and the design team for many of the firm’s significant projects. Specific project expertise includes large scale resorts, urban design and planning, corporate campus design and themed entertainment venues. Prior to merging with MSI, Mr. Bongirno was Co-founder and Principal of Meyer, Bongirno & Craig and was instrumental in the success of large scale resort projects throughout Europe, Florida and the Caribbean. Greg A. Meyer, RLA As a Design Principal with MSI, Mr. Meyer provides design and project leadership for many of the firm’s significant projects. His attention to our client’s needs help cultivate creative design solutions that are unique, environmentally responsive, and integrated with client goals and budgets. Mr. Meyer enjoys the interaction of each project undertaken with his clients and the design team as the design process unfolds from concept to built reality. Prior to merging with MSI, Mr. Meyer was Co-founder and Principal of Meyer, Bongirno & Craig and was instrumental in the success of several large scale resort projects in Florida and the Caribbean.

Richard W. Espe, ASLA, LEED As a Design Principal with MSI, Mr. Espe’s is a LEED Accredited Professional and concentrates his interests in University, Environmental and Urban Park projects. He has demonstrated expertise in the management of complex national and international projects. Mr. Espe is skilled in establishing and maintaining excellent client relations. His work includes many significant projects from campus master plans and environmental education projects to award-winning urban parks. Mr. Espe adds to his management and design abilities with an intense interest and experience in the built environment. Several of his projects have been recognized by local and national ASLA awards programs.

International, Toronto; Principal of RouseWyatt Associates, Cincinnati; and Senior Vice President of Design and Planning for Warner Bros. International Recreation Enterprises in Burbank, California. He now works as a Principal of MSI and directs the efforts of a diverse team of designers and planners from MSI’s California office.

Prior to joining MSI Mr. Espe was an Associate with Wallace Roberts & Todd, Inc. and worked in their Philadelphia and San Diego offices. Additionally, Mr. Espe gained international experience while working in Sydney, Australia with Travis Partners Pty. Ltd. Larry G. Wyatt For more than 25 years, Mr. Wyatt has master planned and designed theme parks, entertainment facilities, and a wide range of visitor destinations including museums, heritage sites, and resorts. Sustainable Projects Sustainability is a way of thinking about design and responsibility in stewardship of the environment. At its heart is the age old concern that we ensure a future for our children and grandchildren that is as good, or better, than today. The LEED (Leadership in Energy and Environmental Design) rating system was developed by the USGBC (United States Green Building Council) to establish standards for environmentally sustainable construction. It strives to define “green building by establishing a common standard of measurement and promote integrated, whole building design practices while stimulating green competition and raising consumer awareness of green building benefits.” With over 25% of MSI’s professional staff LEED Accredited Professionals (LEED AP), MSI embraces sustainable principles as a fundamental principle of our work, from redevelopment/reuse of the urban core, to green roof approaches on university campuses, to stormwater management and environmental recreation and education centers. All MSI projects are evaluated against Leadership in Energy and Environmental Design (LEED) criteria during the design process. These standards are used as a

benchmark for obtaining the goals of sustainability. Even when formal LEED accreditation is not pursued by the project owner, most MSI projects are designed to meet a USGBC rating (certified, silver, gold, or platinum) through the use of various energy efficient systems.
