INTRODUCTION James Pendleton is an independent Estate Agent specialising in residential property for sale and to rent in London. We have ten offices in London covering Balham, Battersea (Northcote Road), Battersea Park, Brixton, Chelsea, Clapham Common, Clapham North, Clapham South, Earlsfield, Fulham, Lambeth, Nine Elms, Parsons Green, Putney, Southfields, Stockwell, Streatham, Tooting, Victoria, Wandsworth Common, Wandsworth Town and The Tonsleys as well as specialist Property Management, New Homes and Riverside offices. We also run distinct specialist, International, Land, New Homes and Investment departments from our offices.

All of our prime offices are situated in attractive, accessible locations and we pride ourselves on our welcoming, customer focused and informative neighbourhood presence. Our multi-office marketing approach means that our clients benefit from increased exposure and convenience and our buyers and tenants are introduced to an extended property portfolio by a single point of contact, simplifying their search process. 2014/15 has seen the expansion of our Commercial, International, Land, New Homes and Investments departments, the opening of a Battersea and Riverside office and the development of a specialised Short Lets department. Our website, rebuilt and redesigned last year, has flourished and developed over 2014/15.

02 INDUCTION & INITIAL TRAINING It is vital that a new member of staff is fully supported and integrated into the James Pendleton team to help them settle and feel confident as quickly as possible. During the employee’s first months they are mentored by a senior member of staff and we have the following procedures in place:

Introduction to the office, team and an office tour

The James Pendleton Induction – this is an in-house brief which the new member of the team is guided through by either their Manager or a Director. It provides the employee with an insight into the company’s systems, procedures, service standards, marketing and ethos

Company tour, accompanied by a senior member of the team introducing them to the whole company and all of the offices

Reapit software training externally and in-house

All new employees (regardless of experience) are trained by a senior member of staff in the correct procedure for registering and servicing an applicant

They will spend most of their first week visiting/ viewing the portfolio so that they are familiar with the properties and their locations

If they are employed as a Consultant they will accompany a senior member of staff on a number of viewings prior to working with their own database

At the end of each day the new employee will have a review with either their Manager or a Director to check their progress

03 STAFF DEVELOPMENT In-House •

Mentoring with a senior member of staff

Weekly departmental training seminars including Pipeline Management, Brainstorming for Better Business, Rapport Building and Time Management, with guidance from senior Managers and Directors

Each department has a Best Practice Guide, which is used for staff training and development by outlining service standards and procedures

Viewing shadowing

Role play scenarios with a senior member of staff to improve approach, techniques and performance

Weekly goal setting – all staff submit their weekly objectives to their Managers every Monday morning identifying their goals for the week and how they intend to achieve them

Daily office and departmental meetings

Weekly Managers and Consultants strategy meetings to report on weekly and quarterly progress, objectives and targets

Quarterly appraisals and reviews for all staff with a Director

Team building events and exercises to encourage staff to work together as one connected team including social events for example Treasure Hunts, Pool Tournaments, Go Karting and trips to the races

Target Management Scheme – if an employee has not achieved 80% of their quarterly target they are placed on this in-house programme. They have weekly one to one training and review sessions with a Director to guide them and improve their performance

04 NEURO LINGUISTIC TRAINING & BUSINESS COACHING •

Our team participate in an ongoing training program designed and run by Joy Gower who is a specialist in Neuro Linguistic Training and Business Coaching

Neuro Linguistic Training is the study of excellence; the cutting edge skills and techniques it provides, through thorough training, can give us the edge over our competitors

Management and staff are able increase their confidence both professionally and personally through the sessions, gaining instant rapport with clients and customers

The course is a hands-on introduction to the psychology of buying and selling. to persuasive selling and to overcoming objections



05 CAREER PROGRESSION

Clearly outlined and standardised packages and commission rates for all members of staff

High performing team members are rewarded with incentives

Clear outlines of, and guidelines for, every team position and role. If a Consultant consistently achieves targets over a number of months they are promoted to a Senior Consultant role

Fast Track Management training scheme for employees who have achieved target in their department and have indicated that they would like to be considered for a management role either immediately or in the future

We always look for the best performance within our team. So if an opportunity becomes available in a different department which we feel would suit a certain individual and build their career then we discuss this with them

One to one quarterly appraisal and review sessions with a Director to discuss ability, performance, objectives and potential for improvement
