Candidates for mayor speak out COMPILed By CaROL BROOks The Jamestown News asked each of the three candidates for mayor their views on several topics prior to the Oct. 5 mayoral primary election. The following are their responses, in alphabetical order. Michael Young did not reply. Tell us something about yourself: Robert Frederick: Thank you for the opportunity to answer your questions. I moved to the area a decade ago and have lived here longer than anywhere else in my life. Born into a military family, then moving for better schools and jobs, my wife of now 24 years and I moved to Jamestown to join this community. My relevant experiences to the mayor’s role include being a managing editor (working entirely
online since 2015), serving as a peer-elected treasurer to several non-profit boards, and as a trained mediator volunteering in court settings to help parties settle disputes. These experiences are all undergirded by being a lifelong learner, with formal degrees in mathematics and philosophy as well as an honorary fellowship in journalism. Lynn Montgomery: I am 61 years old, married with one daughter, son-inlaw and granddaughter and have lived in Jamestown 24 years. I am a Certified Public Accountant with a practice in Jamestown. I have held the following offices in Jamestown: • Mayor since 2017 • Council member 20112017. Served two terms as Mayor Pro Tem • Served as the Council liaison to the Planning Board • Served as a member of

the Planning Board • Served on the Master Pedestrian Plan Steering Committee • Served on the board of the Piedmont Triad Regional Council • Member of Jamestown Business Association – former president and vice president • Former finance committee chairman for the Historic Jamestown Society • Former GO FAR (Go Out for a Run) board mem-
ber and volunteer coach at Jamestown Elementary School What do you see is the most pressing issue facing Jamestown at this time? Frederick: As with the national trend, I see the underlying pressing issue of Jamestown to be the growing divide between people who have and people who have not, without substantive community-minded plans to close that divide.
That divide takes many forms, including access to power. So, if elected mayor, I will be the ultimate advocate for the people of Jamestown, helping community members and business owners present their ideas directly to Council of what they need and/or want to do to improve their lives and business opportunities in Jamestown. Montgomery: Manager selection and future development. Hiring a new town manager who will continue the positive leadership, which has been established over the last year by the interim town manager. Although the Johnson Farm property is in the forefront of discussion, Jamestown has several other areas which will most likely be developed over the next few years. It is important that development complements the current small-town quality of life.
All Saints Episcopal revives rummage sale By nORMa B. dennIs FreeLANCe WrIter ndworddesign@gmail.com The basement and parish hall at All Saints Episcopal Church were filled to the brim with items ready for the 2020 annual rummage sale. There were also items ready to be loaded onto tables to be placed outside the day of the event. Unfortunately, Covid-19 put the sale on hold … on hold … and on hold … until now. The traditional event is coming back bigger and better than ever. It will be held Sept. 24 from 2-6 p.m. and Sept. 25 from 7 a.m. - noon. “In addition to things saved from the postponed sale, we have collected another year’s worth of stuff that people have been cleaning out of their homes,” said Linda Bedell, the event’s coordinator. “We have so much, we needed to conduct the sale for two days. We also gave away a lot during the year to charitable organizations and individuals in need. But things have been coming in faster than they were going out.” Listed as an Estate & Rummage Sale, the event will feature truckloads of items from a person who moved and items donated by a family after the passing of a loved one. This year’s selection is so large, members of All Saints had to borrow tables
Is there any area of Jamestown you would like to see developed and what would you like to go there? Frederick: Development is a whole community’s prerogative, not an individual’s. So I would seek further input from the community before offering such an opinion as an individual, particularly as an individual running for mayor. As mayor I would work to ensure our government’s services are clear, understandable, and that we encourage growth only that is smart and sustainable. I believe smart and sustainable growth includes the understanding that conserved land – land not developed for residential and/or commercial purposes – also adds significant value to our community. Montgomery: During the last few years residensee MayOR, PAGe 6

Toney Yancey, longtime organist at All Saints, commented he had never seen such a vast amount of items during any of the 30 years the church has sponsored the sale. china, crystal and pottery will be among the many treasures found at the sale. Items are divided into good, better, best and will be displayed in the basement downstairs, in the parish hall, rooms throughout the see saLe, PAGe 2
OCTOBER 25 - FEBRUARY 25 The Town of Jamestown's annual Leaf Collection Program will start October 25. This program provides residents with the opportunity to have loose leaves collected at the roadside without the need of bagging. To participate, rake leaves to the edge of your yard behind the curb and remove sticks, rocks and other debris that can damage the Town's equipment.

The plan will still be refined before presented to the Town Council.

“Well, it’s better than the one Diamondback presented.” Similar sentiments were heard following four (five if you count the day watching the team work) workshops to help developers know what Jamestown residents and many from the surrounding extraterritorial jurisdiction area wanted to see when the 467-acre former Johnson farm property along Guilford College and Mackay roads is developed. Diamondback Investment Group’s earlier plan was rejected by both the Jamestown Planning Board and Town Council. Diamondback sold the property to D.R. Horton the end of June. No one spoke up to say this new plan was perfect. Seth Harry, of Seth Harry and Associates, Inc. continued from front church and outside at the front of th church. “We have tried to spread things out so there will not be clusters of people,” Bedell said. “Masks are required and the number of people inside at one time will be limited to keep people safe.” The church has collected more high-end items than ever for this sale. Some items that are not sold will
be donated to other worthwhile organizations in the community. “The church could never have done this without all the people who have stepped up to help,” Bedell said. On Sundays following a sale we ask people to stand and remain standing who have donated, brought items, organized, priced or worked on the day of the sale. We usually
have everyone in the whole place standing.” Proceeds from the sale will be used for the church’s various outreach programs. In event of bad weather, the estate and rummage sale will be held the following week. All Saints Episcopal Church is located at 4211 Wayne Road in Greensboro.

Until the bypass construction ers clean up “abandoned property” in the is completed, it will be difficult to assess downtown area?
Frederick: Yes. There are already ordinances on the books (and published on the town’s website) regarding non-residential buildings that appear to be abandoned or in such a condition to cause or contribute to blight. The issue in Jamestown seems to be one of enforcement. If elected mayor, I would work with the town manager to get those ordinances enforced. Montgomery: I assume you are referring to the two private properties with buildings on Main Street. One property is for sale and the other owner has been approached by potential buyers, but is not interested in selling. How can/could the traffic flow in Jamestown be improved? Frederick: I’m not a traffic engineer, so from the standpoint of a citizen who is concerned about safety, I think traffic flow would be improved by slowing traffic down. Many residents tell me that traffic is too fast, particularly along Guilford, Dillon and Oakdale roads and through some of the “cut-throughs” in Forestdale and Forestdale East neighborhoods. So to my way of thinking, improving traffic flow would be taking steps to ensure speed limits are maintained and “cut-throughs” are discouraged. The opening of the bypass will allow impatient drivers faster travel between High Point and Greensboro. But that’s only so long as the bypass is indeed kept a bypass and not developed into a stop-and-shop-pass. Montgomery: The bypass will reduce commuter traffic. Less traffic on the primary streets should reduce cut-through traffic on the secondary streets. With less vehicular traffic, pedestrian and bicycle
travel will be safer and more desirable. We have discussed with the Department of Transportation a review of traffic patterns/speed limits on Main Street, when the bypass is opened.
Describe Jamestown in 1-5 words. Frederick: A charming town in transition. Montgomery: HOME!
Please list any other issues you would like to see addressed by the town. Frederick: There are many, including smart and sustainable development plans, high property taxes that have led to cash reserves that are losing value in the town’s bank accounts, disrupted sleep of many hundreds of people by regular noise issues that can be silenced, long-promised sidewalks connecting all people from all neighborhoods to the town’s center, water runoff issues that swamp yards and cause basement issues, the travel of industrial trucks and speeding cars through neighborhoods, and many more. These issues have been neglected because Jamestown’s politics has a culture of silence. It has that culture because it was a mill town with the head of the mill also the mayor. But that’s in the past. The mill is shut down. So we need a new approach to move Jamestown forward. I think we need to hear from “We the People.” This kind of insistence on “we” takes humility. It’s far easier to think one’s own ideas are best. It’s far easier to ignore others, far easier to dictate from a position of power. But the freedom to insist on “We the People” is why our country exists. If elected mayor, I will continue to advocate for We the People.

continued from front Harry presented his final draft vision plan. “Harry’s sole purpose is to be the advocate for our citizens and Town Council in helping to have the citizens set the design for this particular property,” said Interim Town Manager Dave Treme. “Our purpose is to look out for the best interest of Jamestown and for the citizens.” Once a plan is finalized, a development agreement will be attached to that property. This agreement must be followed no matter who the owner is. “We tell the developer what we want,” Treme said. “D.R. Horton [the current owner] is willing to work with us.” In fact, representatives from the property’s owner, D.R. Horton, attended the workshop and participated the first night by noting their
preferences. They listened to the community’s concerns and preferences. The developer, however, is not bound to the exact design plan Harry presented. Rather than starting the workshop by asking those in attendance what they wanted, Harry discussed how neighborhoods have changed over the years and showed several examples, then presented thirteen possible development concepts for attendees to study and vote on by placing a dot on their preferences. The following evening, Harry presented those results. [See sidebar.] Each successive meeting featured refined plans for additional feedback until the final draft plan was presented during a two-hour session on Saturday. The final draft concept represented what Harry’s group believed was what
the community wanted to be developed on the Johnson property, whether Harry thinks this was the best plan or not. “If we were to do that, it would have both legal and economic implications for the town and the residents as a whole,” he said without specifying the implications. Harry believes the Johnson property should be developed into several neighborhoods and he focused on three qualities of a neighborhood, the center, general neighborhood and edge. The center could have some retail/mixed-use components along with residential and would be within walking distance of all homes in the neighborhood, approximately one-quarter mile from the edge, where larger homes and lots could be located. This would be a new traditional neighbor-
hood development, a style mentioned in the 2007 Comprehensive Plan and the proposed 2021 Plan. Highlights of the draft plan include walking trails, preservation of the FutrellMackey-Armstrong house on Guilford College Road with the addition of a formal garden, community center, a small commercial development at the intersection of Guilford and Guilford College roads, multi-family homes (condominiums) near the commercial development, residential streets designed to discourage speeding, as many trees as possible preserved on home sites with approximately one-third of the total acreage preserved as green space. Although Harry’s team did not calculate the total number of units in the plan, a comparison with Diamondback Investment’s final plan indicates there could be around half as many units in the new plan. Harry estimated the largest lot sizes would be approximately one-third of an acre, comparable to the Forestdale neighborhood in Jamestown. The small area at the northeast corner of Mackay and Guilford College roads as well as the strip south of Guilford College Road, backing up to Whittington Hall, were not considered in the plan, due to utility easements and uneven terrain. As expected, several in attendance were concerned that development would bring in more children to the already crowded Guilford County School System, and asked what could be done. Nearby Pilot, Millis Road and Jamestown elementary schools, Jamestown Middle School and Ragsdale High Schools would be impacted by the demand, as could Southwest Elementary, Middle and High School and Sedgefield Elementary. Harry said a developer could choose to donate a portion of the property for a school. However, it is up to the school system to determine
a school’s need and location, not a developer. In the draft concept, a school with an athletic field is indicated along Guilford College Road across from Cedarwood but its size is more on the line of a charter school. Although this was a final concept it was still only a draft. “After the final presentation, other things will be done,” Treme said. Harry’s team will listen to the comments from Saturday and integrate them into the design, which will see more refining. “You can still submit comments before the final plan is presented to the Town Council,” Treme added. Harry’s involvement does not end with the final plan. He will be available during the development stage with D.R. Horton and will be
Dots indicate preferences On the first night of the workshop, attendees had the opportunity to view 13 options they would like or not like to see in a new development. The results are below and the percentages are from in-person workshop. • The neighborhood structure should include a mix of house types and price points, rather than uniform “pods” based on house types and price points. (89 percent) • Streets should be designed for slower car speeds and volumes. (91 percent) • An overwhelming number voted for both large and small recreational amenities or open spaces. (74 percent) • Street design should be pedestrian-oriented with trees, on-street parking, sidewalks, front porches, etc. (91 percent) • For vehicle access to the home, the majority preferred a combination of “front-loaded” with garages at the street and “rear-loaded,” with garages in the back from an alley. (74 percent) • Attendees preferred a variety of house types and price points within each neighborhood. (97 percent) • There was a strong preference for traditional architecture (60 percent) with a mixture of styles
working with Tom Terrell, the Town’s land use attorney, on the development. Harry admitted his new “hybrid” in person and online presentation had some glitches, including finishing his Saturday PowerPoint presentation after the meeting was to have started. Several meetings began after the appointed time. “The idea was to have the in person and online as close as possible,” Harry said. That didn’t always sync up. There was no video feed the first night, a problem discovered after the fact and a questionnaire was handed out in person after some of the participants had left. There was also a problem with bandwidth for online viewers. Treme estimated about one-third of the attendees came to each workshop session or viewed it online. receiving 38 percent. • All responses (100 percent) indicated multi-family housing was acceptable as long as it was in smaller buildings that blend in with the overall style of the neighborhood. There were no votes for large apartment buildings. • The votes were split as to whether senior housing should be integrated within other housing or in a separate area. • Assisted living housing was rejected by 58 percent of the attendees, while 34 percent approved if it was placed near a retail/mixed-use area. • Nearly half (48 percent) favored having retail/mixed-use, but not near the Guilford/Guilford College roads intersection, while 33 percent indicated they preferred no retail/mixed-use. Online surveys brought different results, with only 4 percent preferring moving retail/mixed-use away from the intersection, but 70 percent voting to have no retail/ mixed-use. • Most in-person votes preferred a smaller retail/mixed-use component serving the neighborhood, but several indicated they did not want any retail/mixeduse. (percentages offered were incorrect) Harry noted that if these answers showed mixed preferences, the final plan would show both.

Couch Theatre By RaCHeL ROse The Wonder Years -– It’s the 1980s sitcom reboot we didn’t know we needed until it was announced earlier this year. But this reboot is not a continuation of the lives of Kevin Arnold and his family of the late 1960s. Instead, the beloved series will follow the day-to-day lives of the Williams family of Montgomery, Alabama, in the late 1960s. The Williamses are a Black family, so while the show will cover many of the same plot lines centered around the 12-year-old son, Dean, it will be from a wholly different cultural perspective. Don Cheadle plays the adult version of Dean narrating the stories of his tween years. Premieres Friday, Sept. 24. (ABC) Vendetta: Truth, Lies and the Mafia — While we wait patiently

He claims that Saguto is actually her own self-made Mafia branch, profiting off corruption by keeping money seized from Mafia businesses for herself. Saguto, of course, then claims Maniaci is a Mafia lackey out to destroy her professional career. Both were ultimately charged with various crimes, and both claim they are the real victim. It’s a fascinating look into the grey area between corruption and opportunity. Much of the series is in Italian, so sub-

Welcome Autumn with an Oktoberfest dinner
surprisingly light, zippy enough to stand up to sausage, and full of texture. It uses apple for the perfect autumn spin. The recipe can be doubled, just ensure you have a skillet big enough for the cabbage. But remember, cabbage cooks down a lot so you can add it to the pan in batches.
By patti diamond divas on a dime While fall officially begins with the autumnal equinox on Sept. 22, Oktoberfest has already started. Wait, what? Oktoberfest in September? Yes, and here’s why: Oktoberfest is not just a food and beer festival. Oktoberfest celebrates the weeks leading up to the marriage of Bavaria’s Crown Prince Ludwig and Princess Therese of Saxony-Hildburghausen in 1810. They threw the most awesome pre-wedding reception ever, and the people liked it so much that it became an annual tradition. For 211 years, this floating 16-day festival has ended on the first Sunday in October. While the official celebration in Munich is canceled this year due to the pandemic, through Sunday, Oct. 3, we can celebrate at home all we want. Did somebody say party? Wunderbar! To throw an Oktoberfest celebration at your home, there are a few essentials to include. Namely beer, soft pretzels and sausage. The beer aisle at the grocery store is awash in Oktoberfest-style lagers right now. Many grocery stores sell beer by the bottle, making it easy to choose a few for tasting.

Frame and Bookmark Summer Memories By donna erickson Donna's Day: Creative Family Fun Weekends are made for families, and fall is all about the changing color palette of the great outdoors. Put them together, and you have the potential for awesome adventures in your neighborhood and beyond. When you get home, keep the memory alive with these two hands-on activities using found materials — free from nature. SAY IT WITH FLOWERS Preserve the last of your garden flowers in bookmarks. Gather a colorful assortment of small blooms and leaves. Spread them between sheets of wax paper and press them flat by topping with heavy books. Let them dry for about a week. Cut several 6-inch-by-2-inch pieces of poster board. Arrange the pressed flowers and leaves on one side of each one. Glue in place using a paintbrush dipped in household glue. When dry, cover the decorated side only with a piece of clear Con-Tact self-adhesive covering. Trim overlapping edges. Punch a hole in the top, and tie a ribbon or tassel through it to finish the bookmark. Turn it over and use a ruler and a marker to make 10 lines. Every time your child reads a book, write down the title on one line.

Create a natural frame using tree bark, sticks and stems. FRAME A MEMORY When you admire the flowers and plants growing in your garden and neighborhood, have you ever thought of them as a rainbow of color? For fun, name the colors you observe, take a photo and display it in a natural frame. Cut out the front side of a medium-size cereal box, or cut a piece of corrugated cardboard from a packing box the size you wish your frame to be. Using a sharp pair of scissors, an adult should cut out a rectangular shape in the middle, slightly smaller than the size of the photo or drawing you are framing. Put a few globs of glue on the cardboard and affix strips of found tree bark all over until completely covered. Glue four thin sticks or woody stems to the outside edges to frame the frame, then add decorations such as moss and pinecones. Let dry. Affix the photo to a piece of cardboard cut slightly larger than the cutout portion of the frame. Tape it to the back. To hang on a bulletin board or wall, glue or tape a metal flip tab from a soda can to the back of the frame. A nail or pushpin will fit through the hole.
