VERTICAL FEASIBILITY SUMMARY James Urlini Terrorcotta by BATOPHOBIA, located at 433-455 Collins Street, Melbourne, is a proposal for a 50-storey mixed-use development with provisions for a luxury hotel, offices and retail spaces, as well as generous public offerings. The project anticipates the addition of roughly 84,150m2 GFA to the Melbourne CBD, soaring 255m above the Collins St. This total GFA is inclusive of the tower's offices, hotel floors, and mechanical floors and results in an FAR of just over 1:13.

The vertical massing of the proposed tower is grounded in a negotiation between the client’s brief and spatial needs, council regulations, the site’s immediate built surroundings, a consideration of desirable and undesirable views, and broader environmental concerns. The tower takes a triangular shape in plan on the lower levels, which falls away to become a V-shape. This results in a reduction from the low-rise GFA of 2052m2 (efficiency 83.2%) to a mid and high rise GFA of 1552m2 (efficiency 74.2%). This averages to 77.9% across the whole tower. The mid and high rise floor plates occupy two of the three possible sides of the triangular core. This results in the tower transitioning typologically between a centre core and an elaborate side core. The tower sits roughly in the centre of the podium, offset slightly to navigate council regulations for building setbacks. The orientation of the tower, together with the withdrawal of the triangular form, allows for the majority of lettable areas on the upper floors to be concentrated towards the northeast and southeast - promoting and prioritising views toward the inner CBD and the Yarra River, respectively. The lower ratio of floor plate on the western face of the building allows the tower to avoid for the most part the thermal challenges of western afternoon solar gain. Additionally, the tower turns its back away from and avoids less-than-ideal upper level views towards the Rialto Towers 525 Collins Street, directly to its west. The tower can be divided vertically into three distinct parts - reinforced somewhat by the placement of mechanical floors: low-rise offices, mid-rise offices and highrise hotel. The core and the composition of the various lift shafts within its bounds have been designed intensively to ensure the most efficient lift operation. The office floors (levels 7-36) are each typically 3.8m in height. The hotel floors (levels 34-53, 55) are 3.6m in height. These heights exclude mechanical floors and the sky lobby, which are each 7.2m or 7.6m in height, depending on their position within the tower. There are six lifts servicing the low-rise office floors, and an additional six lifts serving exclusively the mid-rise offices. A changeover between these sets of lifts exists in the mechanical floor between the low and mid-rise floors. On the lowrise floors, the immediate surroundings of the mid-rise express lifts are infilled with amenity. Similarly, the vacant space created by the absence of the low-rise lifts is reclaimed in the mid-rise floors to become amenity. There are three hotel shuttle lifts that transport hotel guests directly from the podium to the hotel sky lobby. Located opposite the hotel shuttle lifts are two express goods lifts spanning the entire building. The tower contains three fire stairs that extend from podium level to the top floor. These are located at each corner of the triangle core, allowing for safe evacuation of the building as they are spaced to allow for the regulated 20m radii.

The 433-455 Collins St plot occupies a whole city block, bounded by streets on each of its sides. The podium design engages with each of these streets, favouring quality and well-considered spaces over maximalist approaches to retail. The topographical slope toward the Yarra to the south allows for a multi-levelled podium with points of access at different elevations, spacious double-height volumes, and elegantly proportioned volumes. Collins St to the north and William St to the west, as public thoroughfares and major streets in the Hoddle Grid scheme, provide opportunities for public space. Secondary access exists through Flinders Ln to the south and Market Ln to the east. A large public plaza and atrium exist on the corner of Collins St and Market Ln. Public transit wraps around the building, with tram tracks and stops situated on Collins St, William St, and Flinders Ln. The street-level hotel concierge is situated on the corner of William St and Flinders Ln, taking advantage of its quieter and relatively private location on the block.

STRUCTURAL CONCEPT SUMMARY Daniel Ji The design of Terrorcotta utilises an outrigger and belt truss system to oppose the lateral loads from Melbourne’s prevailing wind. Due to the composition of the building, the inner core is not completely enclosed on all floors by a perimeter, partially acting like a side core. The triangular nature of the floorplates influences the design of the inner core, also becoming triangular in shape to allow for strong efficient perpendicular connections to be created. The core itself is made of 600mm load bearing concrete walls. The building utilises a 1500mm module system, with columns spaced 6000mm apart. To increase the net lettable area, and consequently the economic efficiency, structural beams connect to perimeter edge beams, spanning a floor depth of 12000mm ensuring an uninterrupted plan. The modular nature of the columns also creates natural boundaries, allowing for hotel rooms and office floors to be divided. Megacolumns sit partially on the edge of the floor slab, as to align with the design intent of expressing verticality through the building’s façade. These megacolumns are tied back to the core through stiff outrigger arms that are located evenly throughout the vertical length of the building, situating themselves within the double-height space of the mechanical floors. When lateral loads act against the building, the rigid bult truss induces both compression and tension in the columns. Secondary steel columns support the megacolumns, but both are hidden within a terracotta encasement regardless of their sizes. Each terracotta façade element continues past the core, acting as the crown. The floorplates adopt a composite system; a homogenous steel decking concrete slab of 120mm that sits upon structural beams. The beams themselves are notched on the sides to provide an opening for the HVAC systems to traverse through the ceiling. The combination of these two systems allows for a greater floor to ceiling height to be achieved, reducing the necessary overall height of the skyscraper. As the primary structure is made of combustible steel, they must be sprayed with vermiculite in order to provide it with fire protection to prevent structural failure.

The podium sits within an orthogonal site, and along with it contains an orthogonal grid. The grid system of the tower however is quite different, as it adheres to the dimensions of the triangular nature of the structure. As each side of the building has a rectangular plan, there are 3 separate grid structures contained within it (and only 2 in the higher floors). In order to reconcile the two grids of the podium and tower, a transfer beam is utilised to ensure that the load of the tower is able to be dispersed onto the columns of the podium underneath. In the eastern corner of the building, every two floors the floorplate extends out to contain a wind turbine to take advantage of Melbourne’s north-south prevailing winds. The arrangement of the tower’s footprint allows for the wind to move uninterrupted past the turbines. Controlled fins surround the enclosure of the turbine, directing wind to maximise the output.

BUILDING ENVELOPE SUMMARY Je Yen Tan The formal expression of the tower is an engagement between the building’s tectonic massing and façade systems. The unique shape of the floor plate permits a high degree of visual articulation, in which architectural elements are expressed with clarity and intent. Large vertical elements sit proud of the building envelope and run continuous to the top of the tower, extending as a finial on all sides of the tower. The proportion of these pilasters gives the building legibility when viewed from distance, its prominence predicating a responsibility to contribute meaningfully to the Melbourne skyline. The tower’s vertical elements consist of glazed terracotta panels stacked uniformly around the building envelope. The textural dramatism of this material imbues the building with a dynamic quality as light moves across the façade.

The three faces of the building respond to contextual demands while maintaining visual coherence. Both north and south facades utilise a unitised curtain wall system to which terracotta panels are fixed prior to final installation. The north façade incorporates a shading system through the use of tightly spaced stainless steel rods, feathering out on each floor to allow views outwards. This creates a distinctive moiré when viewed from a distance. The west façade deviates from the north and south, using a stick curtain wall system on the lower floors to create deep reveals that shade from the afternoon sun. Steel outriggers allow precast concrete elements to be fixed to the façade, creating the appearance of heavy slabs that express the floor plates horizontally. The apparent density of the façade acts in conjunction with the upper extent of the west face, expressed again with terracotta pilasters, where the floor plate drops off to limit solar heat gain and undesirable views. The horizontal proportions of these lower floors act as a stylobate for the verticality of the rest of the tower. Material junctions have been delicately considered throughout the building. Each terracotta pilaster consists of two rounded halves terminating in a polished steel cap. This element expresses the mullion splice joints while providing tolerance for movement. Mullions have been concealed on the building façade, with the curtain wall system extending past the terracotta cladding, creating an elegant interface between terracotta and glass. To further reduce the appearance of curtain wall movement joints, a structural silicone glazing system had been used, removing the need to mechanically fix the glazing panels to the curtain wall, allowing a smaller joint between panels. The internal perimeter zone of the building has been resolved in conjunction with the façade. Terracotta elements on the external face of the building are mirrored internally, appearing to intersect with the façade. The extension of these building elements within the floor plate creates a shift in scale, with monumental structures now represented at a tangible level. Floor and ceiling details draw inspiration from modernist hotel lobbies, with bookmatched onyx marble forming a flush finish with the glazing.

The three mechanical floors of the tower are expressed as terracotta bands across the façade, behind which are open louvres for ventilation. This banding visually separates the various program of the building while maintaining visual coherence through materiality.
