TAH O E TAL K Trends in Ultra-Luxury Real Estate Reflect Nationwide Pursuit of Premium Lifestyle Investment
As the national and global buying trends continue to push real estate prices upward, the Ultra Luxury ($10M+) Markets are no exception. While many major metropolitan areas have shown a massive rebound and are back to prepandemic pricing, there has been a significant, and so far unrelenting, shift in investment priorities by buyers in all price ranges. This shift prioritizes access to the outdoors - luxury homes set in majestic mountains and breathtaking beaches are in high demand. Ultra-high networth buyers have joined the urban exodus, with mountain towns across the country seeing a rise in properties selling for over $10M.
Lake Tahoe Ultra-Luxury Market Demand Rises Lake Tahoe is right in the mix for its unique offering of outdoor activities yearround. Many mountain towns are bestknown for ski resorts, but have come to be appreciated for their laid-back summer lifestyle as well. TeamBlairTahoe.com

Among all five locations, Lake Tahoe offers the widest variety of lifestyle choices to the ultra-luxury buyer, whether it’s the private lakefront mansions, or Truckee’s Martis Camp - a community that offers one of the nation’s most exclusive golf course and ski resort communities. Investment Considerations for the UltraLuxury Lake Tahoe Buyer Lake Tahoe lakefront properties have always been the most sought-after real estate in the Basin. Many lakefront
properties have private gates, piers, beaches and buoys that make them the ultimate private mountain retreat. With the development of Martis Camp, luxury buyers have been able to design and build their own new home in an exclusive setting, without having to hassle with Tahoe Regional Planning Agency restrictions. The Truckee Airport is just minutes away with access for Surf Air Flights or private aircraft. While it is hard to argue with the overall privacy of a Lake Tahoe lakefront, Martis Camp has become a significant competitor for the ultraluxury buyer, especially those looking for a country club-style community. Despite competitive prices, the demand for the outdoor lifestyle is certainly here: In 2021, The Lake Tahoe market saw 36 sales over $10M - 10 lakefronts, and 8 of which were in Martis Camp. Both types of property offer amazing ownership opportunities, depending on lifestyle priorities. A member of our team will be happy to speak with you regarding current options in the Lake Tahoe ultraluxury market.

There’s nothing like sipping on a glass of vino to help one embrace the ambiance of a small town setting, while facilitating conversation with friends, both old and new. Tahoe Wine Collective
Tahoe City tahoewinecollective.com Passionate about limited production beer and wine, Allison Yonto, owner of Tahoe Wine Collective in Tahoe City, regularly visits the Sierra Foothills to discover new wines and bring a curated selection of small-batch mindfully farmed bottles to the wine bar. Formerly a full-time bookkeeper, Yonto has always loved wine and in 2022 received her Certification in Winemaking from UC Davis. For many years, she TeamBlairTahoe.com
worked on the finance side of the wine business, before deciding to tackle the wine-making side as well. A visit to Lewis Grace in El Dorado County inspired Tahoe Wine Collective. “I thought to myself that there’s something here not being shared,” says Yonto. “I visited many backwoods wineries discovering many unknown wines that should be shared with people.” Recognizing a fantastic market opportunity for local wineries in the tourist-rich Tahoe Basin, Yonto decided to create a space where little-known regions and producers would be featured. Often choosing to forego a distributor when selecting wines for her collective, Yonto spends a lot of her time traveling to local wineries. When she opened the Tahoe Wine Collective in 2020, her goal was to highlight the unique, small-batch wines she’s discovered in her travels. Visit the Tahoe Wine Collective for a beautiful selection of locally produced wines that perfectly complement warmer spring days. Enjoy live music Thursday and Saturday nights. Their current white wine flight offers a Secret Revine Sauvignon Blanc from Loomis, the La Mesa Chardonnay from Amador, and Lavender Ridge Grenache Blanc from Calveras.

Chris and Kelsey Barkman work as the operating partners, and their son Jack serves as the Uncorked Mascot. Chris is a sommelier certified by the Court of the Masters, and is devoted to providing a diverse selection of wines representing the best interpretation of each varietal and region. His culinary arts career spans over 14 years, including working at Oliveto under chefs Paul Bertolli and Michael Tusk, who both came from Chez Panisse in Berkeley. Petra Restaurant and Wine Bar is where the Barkmans share their love of good food, wine, and seasonal pairings. Uncorked offers a monthly wine club and wine classes for those interested in learning more about the fascinating world of wine.
For the past 14 years, Dean Schaecher and his wife Christa, have owned and operated The Pour House, located in downtown Truckee. The quaint, blinkand-you’ll-miss-it shop is nestled just behind the historic main street. This is the perfect place to learn about wine, regions, varietals, and food pairing. The Pour House offers a selection of reasonably priced, hand-selected wines from around the world that will most certainly impress your palette. The Schaechers’ wholeheartedly enjoy sharing their love of wine with others. Avid oenophiles themselves, Dean and Christa urge their customers to be adventurous and have fun with the wine drinking experience.

Some get more fiscal aid from the Federal Government than others. Some have older populations than others that may require less tax income for public schools, a big expense for many towns and states. Check out school quality and availability. Weather and climate change matter too. Also be sure to check out cost of living and incomes as well as medical costs/availability/quality and crime stats. G
rowing up in Olympic Valley, Showroom 360 owner, Erika LaPoint, always knew she would make the Tahoe Basin her forever home. In her words: My dad immigrated from Austria and married my New York socialite mom, so our house had a unique feel to it - a rugged Austrian chalet, mixed with urban elegance. By day, my dad was a ski instructor. By night he worked at Mountain Forge in Truckee, the custom ironwork business he owned and operated. I have many memories of accompanying him on installs at beautiful homes around the lake. After years of working in the fashion industry, I started my own business at Showroom 360. Fashion is fast-paced and constantly changing. In recent years, home style trends have changed increasingly quickly. The fashion industry made me a pro at going to the market TeamBlairTahoe.com
often to find new cool lines and pieces. My daughter goes with me now and we don’t miss a showroom, ever. As an interior designer, I always tell my clients to go with what they love, because trends will come and go. You want your house to look and feel aesthetically beautiful, but you also want to feel like it is uniquely YOURS. It is important to use the space you’ve designed to create lasting memories. Whetheryou are building from the ground up, remodeling, or even just want a quick fix update, we love doing it all. It can be overwhelming, so I encourage my clients to do projects in phases, especially when they want to enjoy their time up here at the same time. Do what is feasible to start, and then go from there! We have been very fortunate with a steady flow of business stemming from word of mouth and referrals from so
many amazing people in our community. I am a big believer in supporting each other, and in making each client project fun (we even include having fun as part of our client contracts). After all, we are so blessed to be able to live and play every day in beautiful Lake Tahoe. Please stop by our Truckee showroom to see what we do.

TEAM BLAIR TAHOE IS A PROUD SPONSOR OF HIGH-FIVES On April 26, 2006, Roy Tuscany, founder and CEO of High Fives, suffered a devastating spinal cord injury while training in the terrain park at Mammoth Mountain, California. Roy sustained a burst fracture of his T-12 vertebrae, compromising 45% of his spinal cord after going 130 feet on a 100-foot jump. The accident rendered his lower body paralyzed. After having high hopes of becoming a world-class professional skier, he then had to re-learn everything in life from the ground up. The skiing accident was truly lifechanging but he eventually began making great progress in his recovery process. With the help of strong personalities, positivity, and plenty of high fives, he stepped into skis and loaded the lift at Sugar Bowl Ski Resort in Lake Tahoe, California for the first time in March of 2008. The encouragement and inspiration he received during his recovery motivated him to start a foundation to help others overcome similar obstacles. High Fives Foundation aims to be the leader of education and recovery of lifealtering injuries in outdoor action sports and has helped countless injured athletes and Veterans get back to doing what they love.
