BOULDER

HISTORY This is how it all began.

Boulder began as a mining camp on what would become known as Boulder Creek. In 1858, a small group of prospectors, led by Thomas Aikins, reached Boulder Canyon. Due to the sandstone cliffs, they called their site Red Rocks. They made friendly contact with the Niwot and Arapahoe tribes, while the Cheyenne’s, Utes, Kiowas, Comanches, and Sioux also frequently passed through the area. When gold was discovered at Gold Run in 1859, Boulder City Town Company was put into motion. Organized in 1859, the company was made up by sixty shareholders and A.A. Brookfield, the first president for the company. The amount of rocks that had to be cleared away before settlers could build their homes, gave way to the name of the city – Boulder. It was appointed as the county seat in 1867.

With Native American revolts and the decrease of gold being found, there came hard years for the new settlers. Within a few years, the city would gain two railroads and a university and was brought in under the Territorial Government. The Colorado Central Railroad and Denver-Boulder Valley Railroad reaching Boulder meant more opportunities for residents, new and old. The founders began a tree-planting plan, which also goes to show the city’s long dedication to environmental care.

BOULDER NEIGHBORHOODS

Downtown Boulder - Lively heart and soul of Boulder, which centers around historic Pearl Street. This brick-paved pedestrian walkway is lined with independently owned shops, acclaimed restaurants and distinctive Victorian-era architecture The Hill - As the neighborhood across the street from CU’s campus, it is a hub of social activity for students and those who come to enjoy great food, drinks and live music. Chautauqua - The Chautauqua district is located at the base of Boulder's Flatirons and is one of the most scenic and popular destinations in town. This historic area of Boulder centers around the Colorado Chautauqua, founded in 1898. South Boulder - A residential district with a big heart, denizens of South Boulder are loyal to its laid-back lifestyle, easy access to trails and esteemed national laboratories. The neighborhood is nestled into the foothills, with beautiful lands to explore. North Boulder - Once an industrial zone, NoBo is quickly becoming a new hangout for young families, artists and fledgling businesses — from breweries and wineries to importers of artisan goods. Gunbarrel - Removed from the hubbub of central Boulder, this northeast neighborhood outpost is teeming with things to see and do. Central Boulder - Geographically central to the rest of Boulder, this area is close to just about everything and is a frequent hub of activity for visitors who will find hotels, cultural institutions and venerable restaurants.

Old North Boulder - A small enclave just north of downtown, Old North Boulder is characterized by midcentury modern homes, urban farms and the distinctive wavy roofline of the Ideal Broadway Shops and Community Plaza Shopping Center. East Boulder - With slightly lower real estate prices, there’s a growing tech industry here, which helps fuel progressive, chef-driven restaurants, plus coffee shops, breweries, a record shop and access via winding bike trails. University of Colorado - Since it was founded in 1876, the University of Colorado Boulder has shaped Boulder’s cultural identity as a progressive, forward-thinking city. Today, its beautiful campus covers 786 acres, and visitors are welcome to stroll among its signature Tuscan Vernacular Revival buildings, sprawling greens and tree-shaded alcoves.

SURROUNDING COMMUNITIES

Broomfield - A thriving center for private sector companies and economic growth — the 5th fastest growing city in the nation — thanks to its convenient location along the booming Denver-Boulder corridor. Interlocken Business Park and the Flatiron Crossing Mall are two large employers, It boasts some of the state’s hottest developments. Population: 69,267 ● Square Miles: 33 Erie - 15 miles east of Boulder, Erie straddles the BoulderWeld County Line. Comprised of new residential and retail projects, it offers a small-town atmosphere without compromising a convenient commute to jobs. Named #2 top Colorado city for raising a family. Population: 24,234 ● Square Miles: 19.8 Lafayette - Experience small-town charm 12 miles east of Boulder with single-family neighborhoods surrounded by parks. The revitalization of the downtown is taking place along with continued commercial growth fueled by its affordability relative to nearby cities. Population: 28, 924 ● Square Miles: 9

Longmont - The most affordable real estate market in Boulder County, Longmont is a business-friendly city drawing new and expanding companies and strong economic development. 16 miles northeast of Boulder, its historic downtown is surrounded by a variety of retail options including big box stores and a newly renovated mall. Population: 96,577 ● Square Miles: 22 Louisville - Scoring high in rankings of best places to live in the country, Louisville is very family-friendly with single-family neighborhoods, good schools, plenty of parks and open space, and an historic Main Street with small independent shops and restaurants as well as a mix of redevelopment projects and office space. Population: 21,163 ● Square Miles: 8 Lyons - 17 miles north of Boulder, Lyons is known as the gateway to Rocky Mountain National Park. Those who own property there enjoy a truly picture-perfect Colorado setting surrounded by nature and recreational opportunities. Population: 2, 155 ● Square Miles: 1.2

Nederland - A town nestled in the mountains, Nederland offers homeowners a rustic life with incredible scenery near Eldora Ski Resort and Indian Peaks Wilderness, while still living close to the amenities of Boulder just 17 miles away. The town is also replete with folksy cafes, restaurants, and shops. Population: 1,400 ● Square Miles: 1.6 Niwot - A close-knit residential community halfway between Boulder and Longmont, Niwot is home to stunning estates as well as more affordable properties. Eclectic stores, restaurants, and restored buildings line Second Avenue in the historic downtown area. Population: 4,006 ● Square Miles: 4

Superior - The Gateway to Boulder Valley, Superior is centrally located along Highway 36 just 10 miles west of Boulder. Named by Money Magazine as one of the ”Best Places To Be A Kid,” it’s home to one of the nation’s largest indoor sports facilities. Downtown Superior provides a blend of residential home styles, lodging, diverse retail and dining. Population: 13,175 ● Square Miles: 4
