Contract to Close
Congratulations, you ’ ve accepted an offer and are officially under contract! The period from acceptance to closing moves quickly, so it’s important to understand each step. We’ll guide you through the process to ensure a smooth transaction. Here’s what you can expect:
1. Earnest Money Delivery
Once your home is under contract, the buyers will deliver earnest money to the title company This deposit demonstrates the buyer’s good faith and will be applied toward their down payment at closing.
2. Buyer’s Loan Application
If not already done, the buyers will complete their loan application. We’ll stay in touch with the loan officer to track progress and ensure all steps are being followed
3. Home Inspection
Typically, within 7-10 days of being under contract, the buyers will schedule a home inspection. This inspection covers all major systems and structures, providing the buyers with an overview of the home’s condition You’ll receive a copy of the report to review
4. Due Diligence Document Review
You’ll need to provide the buyers with any relevant documents related to repairs or updates done on the home. I refer to this as your ‘house folder ’ These documents are usually reviewed during the inspection, so please leave them on the counter for easy access
5. Appraisal
If the buyers are financing the purchase, the lender will arrange for an appraisal to confirm that the home’s value supports the loan amount.
6. Homeowners Insurance
The buyers must secure homeowners’ insurance for loan approval. Let us know if you ’ ve had any insurance claims on the property, as this may come up during the process.
7. Final Walk-Through
Just before closing, the buyers will schedule a final walk-through to ensure the home is in the agreed-upon condition.
8. Closing

Client Testimonials
Janet represented us when we had to unexpectedly sell our house...and despite the difficult market, we were under contract within two days of listing. We attribute our good fortune largely to Janet's incredible skill and understanding of the market and sales process We HIGHLY recommend Janet
Eric L. | Seller
Janet represented us in connection with our purchase of a house in Louisville 13 years ago and when we decided to sell that house we considered no one else. With respect to that sale in a topsy-turvy market she was amazing and went by far the extra mile with respect to staging, updates, repairs etc. At times she is like a general contractor and has a stable of handymen, painters, repair folks that she has worked with for years and who were more or less instantly available to us, a huge help.
Michael G. | Seller
Janet helped us buy and sell our condo in Boulder, CO, with impressive expertise She has a high level of knowledge about the market We wholeheartedly endorse her services
Huihui
Z. | Buyer + Seller
Janet is the best in Boulder County and beyond! She knows the market for both buyers and sellers and really goes above and beyond for her clients. Last fall, we purchased our "forever home" with Janet's help. Not only did she show us dozens of homes over several months, once we finally found the right home, she negotiated a great price...I highly recommend Janet - whether you are buying or selling (or both!).
Virginia B. | Buyer + Seller
Janet helped us find our first home and then 11 years later plus a much bigger family she helped us sale that home and build a new construction home She is very knowledgeable about the market and “has a guy ” for everything from inspections, to contractors, cleaners to craftsmen, etc. She is a one stop shop for all things house related!
Melinda C. | Buyer + Seller
Janet was invaluable in helping us get our Louisville home ready for sale...Although the process was stressful, she was a great resource for us in finding just the right people to help us with everything. We highly recommend her services and appreciated her good humor.
Jennifer B. | Seller
I've had the pleasure of working with Janet in multiple transactions as both buyer and seller She has always tuned into my interests and priorties even as they have evolved over time and she brings an excellent understanding of the market and the real value of specific properties and locations. Finally Janet has been really good at negotiating on my behalf...closing the deal even when it seemed there were low odds of "getting to yes " . Could not ask for more!
Mike U. | Buyer + Seller
Janet has now helped me with five real estate transactions. Each time she has amazed me with how professional, thorough and insightful she is Her expertise has allowed me to have a pleasant experience and to feel confident in the decision making process
