This data forms the foundation of a detailed Comparable Market Analysis (CMA). Together, we’ll determine the optimal pricing strategy for your home.

3. Pre-Listing Home Preparation

To maximize your home’s value, we’ll discuss recommended updates or repairs You’ll have access to our concierge services and network of trusted professionals to ensure your home is market-ready

4. Pre-Listing Marketing

We’ll review our comprehensive marketing plan and begin preparing your home. This includes professional photography and pre-market exposure through Re/Max of Boulder and my extensive network of top real estate agents in Boulder County.

5. Listing

Your home’s details will be entered into the MLS, ensuring maximum market exposure.

It’s important to remember that the strongest offer isn’t always the highest priced We’ll help you assess the full scope of each offer, considering factors beyond just the price. After careful analysis, you may choose to accept, counter, or negotiate further. Whatever the decision, we’ll be by your side to guide and support you throughout the process.

Contract to Close

Congratulations, you ’ ve accepted an offer and are officially under contract! The period from acceptance to closing moves quickly, so it’s important to understand each step. We’ll guide you through the process to ensure a smooth transaction. Here’s what you can expect:

1. Earnest Money Delivery

Once your home is under contract, the buyers will deliver earnest money to the title company This deposit demonstrates the buyer’s good faith and will be applied toward their down payment at closing.

2. Buyer’s Loan Application

If not already done, the buyers will complete their loan application. We’ll stay in touch with the loan officer to track progress and ensure all steps are being followed

3. Home Inspection

Typically, within 7-10 days of being under contract, the buyers will schedule a home inspection. This inspection covers all major systems and structures, providing the buyers with an overview of the home’s condition You’ll receive a copy of the report to review

4. Due Diligence Document Review

You’ll need to provide the buyers with any relevant documents related to repairs or updates done on the home. I refer to this as your ‘house folder ’ These documents are usually reviewed during the inspection, so please leave them on the counter for easy access

5. Appraisal

If the buyers are financing the purchase, the lender will arrange for an appraisal to confirm that the home’s value supports the loan amount.

6. Homeowners Insurance

The buyers must secure homeowners’ insurance for loan approval. Let us know if you ’ ve had any insurance claims on the property, as this may come up during the process.

7. Final Walk-Through

Just before closing, the buyers will schedule a final walk-through to ensure the home is in the agreed-upon condition.

8. Closing

We’ll schedule the closing at the title company or arrange a remote closing, depending on your needs

A home inspection is a thorough evaluation of a property’s condition, offering important insights for buyers During this time, buyers can review the home and examine due diligence documents Based on the inspection report, they may request repairs or further inspections Our team will guide you through the inspection results and negotiate any necessary repairs or adjustments

Closing Fees

In Colorado, the documentary fee may be paid by either party, depending on the contract.

Escrow Fees

Shared costs for maintaining an escrow account if used in the transaction.

Title-Related Fees

Sellers typically cover title insurance, protecting the buyer against title issues

Property Taxes & HOA Fees

You’ll be responsible for these fees up until the closing date

Seller Concessions

Any agreed-upon concessions, like repairs or covering part of the buyer's closing costs, will be deducted at closing.

Glossary of Helpful Real Estate Terms

Appraisal | An appraiser conducts an appraisal of the value of the home

Appreciation | Increase in the value of an asset that’s caused by external economic factors occuring over time

Closing | The final step in financing a home that involves signing all documents at the title company

Closing Costs | The fees a seller and buyer pay to complete the real estate transaction

Concessions | Incentives such as payments for closing costs, necessary repairs, or personal property such as furniture that a seller offers the buyer to close the sale

Due Dilligence Documents | Seller provides buyer with any documents pertaining to the home

Earnest Money | A deposit, held by the title company, to buy a home

Escrow | The holding of funds or documents by a neutral third party prior to closing. This is typically a done by a title company

Home Inspection | Buyers hire an Inspector to provide detailed information on the major systems in the home

Home Sale Contingency | A provision in a contract stating that they buyer has a home to sell prior to purchasing the replacement home

Inspection Credits | The amount a buyer asks a seller to pay or credit back to them at closing to fix issue[s] that come up during the inspection process.

Loan Application | Buyer to have loan application completed for the lender

Loan Approval | Formal authorization for the buyer to get the loan from the lender

MLS | A comprehensive database available to real estate professionals with detailed information on most homes on the market

Possession | Upon completion of closing this is the date buyer can take possession of the property

Post-Occupancy | An agreement where the seller is able to remain in the home for a specified duration after the closing

Property Taxes | Annual amount paid by a property owner to the local government or the municipal corporation

Seller's Property Disclosure | Seller’s disclosure of conditions that they know about their home

Success Fees | These are the fees paid to the listing and selling real estate agents

Title | A title is evidence by a deed recorded in the county records office that verifies ownership of real property

Title Insurance | Title insurance is a form of indemnity insurance that protects the holder from financial loss sustained from defects in a title to a property

Showing Preparation

Here is a quick list to help you get ready for showings. We suggest having a few baskets available that you can collect any last minute items in to take with you when you leave the house for a showing

Ensure that all household remote controls are left at home

Switches should be turned off and any open valves should be closed

Cancel your current homeowner's insurance policy

Leave any closing letters/information for buyers

CLOSING DAY

For the house inspection, double-check that you have receipts/documents for any repairs you've made

Have photo identification for the person who will be in charge of the house
