Our Marketing Plan We go above & beyond to get your home sold! Staging. This is SO important. Janet provides an initial staging consultation with her stager. Final Clean and Window Clean. Janet hires her housecleaner to do a final clean as well as her window cleaner to come prior to pictures. Photography & Video. Janet hires and coordinates the photographer to take beautiful still shots of the interior/exterior of your home and community features Marketing Materials. All marketing materials will be designed after we have the photography back. This includes: Just Listed Cards to be sent to your neighborhood, full color, double sided flyer highlighting your home’s features will be available at showings. RE/MAX of Boulder Vault. Your property will be featured as a coming soon listing in our private pre-MLS database. This is accessed by over 100 Agents at the Re/Max of Boulder office. Janet’s Connections. Janet personally reaches out to Boulder area Realtors to let them know that your home is coming to the market and provide the opportunity for them to coordinate a private showing pre-MLS. She will continue to market directly to her extensive network throughout the listing process. Janet’s Website. Your home will be featured on Janet’s website as a new luxury listing. Custom Property Website. This website is specific to your home and a link where interested buyers can discover more about your home. Sign Delivery. We will have our professional sign company deliver and install a RE/MAX sign. Coming Soon in MLS. Your home will be listed as Coming Soon on the MLS for 57 days. No showings happen during this time. This is to let the Buyers and Realtors know that your home will soon be hitting the MLS so they can coordinate their calendars for a showing.

We aren’t satisfied until we have reached all potential buyers for your home! Active in MLS. Janet’s team will list the property on both IRES, our local MLS, as well as RECO which is the Denver MLS to get maximum exposure. eFlyer. An announcement that your property is on the market is sent to over 4500 local Realtors. These are visually stunning pieces that show your home in the best light! Social Media. Your home with be featured on all of Janet’s social media platforms including Instagram, Facebook, and LinkedIn. It will also be featured on Remax of Boulder’s social media sites and nationwide on the Remax.com site as well. Syndication. Your home will be syndicated to ALL Real Estate platforms. [Ex., Zillow, Realtor.com, Redfin, etc.] Monday Marketing Updates. We email you with the weekly marketing report and showing report every Monday. ESTABLISHING A PRICE How do you price your house? Excellent question! We start with a Comparative Market Analysis [CMA] which gives us data points on properties similar to yours. We will look at the data and comparable properties to start. Then we fine tune the price by considering things in your home compared to those in other homes on the market. Below are some things we consider as we work together to help you come up with the right price to list your home.

We take the time to study past sales for homes in your area and areas similar to yours. Having a clear understanding of true market value is the first step in establishing your list price.

We put ourselves in the buyer's shoes and ask what they would find most valuable in homes like yours. Views? Updated kitchen? Location? Access to trails? These all factor into the final price.
