BUDGETING & COST CONTROL

Jaqua Realtors offers the following services:

» Monthly Income

• Tenant’s rent is directly deposit into your bank account

• Funds will be applied to the mortgage or equity payments

• Balance will be used to build a reserve account for future tax payments or deferred maintenance issues

» Repair Costs

• Repair costs will be paid out of the property’s account

• You are responsible for the reimbursement of any costs over $500 or any cost that will not be recovered with one month’s rent payment

• You will receive copies of all the invoices detailing the completed work

» Monthly Reports

• Through your online personalized owner portal account you can view an itemized report detailing all the activity on your account

• When the rental payment was deposited

• When the management fee was deducted

• Any maintenance issues

• Any property bills that were received and paid

» Tax Preparation

• After year-end, the account will be reconciled and detailed statements will be available for you to view online through your personalized owner portal account

• You will receive an 1099 form detailing all of the income received

• All vendors who receive payments in excess of $600 with regards to work completed for your property will receive the mandatory 1099 form in compliance with legislation H.R. 3590

• Jaqua Realtors has response procedures in place for routine and emergency maintenance issues

• The relationships with reputable contractors are to assist in the response time and quality of work

• Jaqua authorizes, coordinates and oversee any necessary maintenance as well as processes, approves and pays all bills on approved work orders

• Emergency issues will be ordered immediately to prevent further disruption, and you will be notified of the status as soon as possible

• Maintenance requests for your property can be generated online by the tenant

» Property Inspections

• Inspections are performed on a periodic basis

• As the landlord, you will receive a written report on the condition of the home

• The process is designed to inform you of the home’s current condition and to detail any preventative maintenance issues

» Move-Out Inspections

• A move-out inspection is performed using the inventory checklist to assess any damages from the tenant

• The coordination of contractors will be scheduled to repair damages, based on homeowner approval, and the security deposit will be adjusted accordingly
