Additional Marketing VacationinSouthHaven.com Potential tenants are able to view pictures and information about your home by clicking on your vacation rental property link. Renters interested in booking your rental will be able to check the availability calendar by simply clicking the check availability button. Renters are required to book each rental according to the landlords’ requirements.

Vacation Rental Booklet • A book of current rental properties is on hand at the Lake Michigan Shoreline office for walk-ins to easily view your property.
Yard Sign • A Jaqua Realtors “Vacation Rental” sign will be prominently displayed on the property, providing a phone number for direct inquiries.
Virtual Tours • Our marketing tools include taking new “3D” photos of your rental property which will allow guests to take a “virtual” tour of your home as they consider rental options. This feature will greatly enhance the visibility and attractiveness of your property.
Property Management Our services minimize your risks, reduce inconveniences and eliminates the hassles of everyday maintenance tasks. You will rest assured knowing your property is being protected by our professional maintenance program team.
Housekeeping Services • A cleaning service will be scheduled by Jaqua Realtors to clean your property after each rental stay. Cleaning time will vary depending on the size of the rental property. Any additional cleaning time will be approved by Jaqua Management.
Repairs • Jaqua Realtors has response procedures in place for routine and emergency maintenance issues. • When necessary, maintenance will be addressed as soon as possible after notification.
Trash Service • Check-out and check-in normally occurs on Saturday and garbage pick-up on Monday. It is critical for each landlord to ensure that arrangements are made to move the bins to the curb and back. A vendor is available to offer a valet service to pick up and replace the bins to the storage location at your rental property, if desired. Jaqua and/or the tenants are not responsible for bins. • Due to the local Monday garbage pick-up, Jaqua Realtors will pick-up the overflow garbage on Saturday morning to present your property at its best. A one-time fee of $55 for the season will be charged for this service.
Property Management Our vacation rentals have an eRentalLock system. The eRentalLock system allows our staff to remotely grant access to your property. Renters love the fact they no longer have to carry or worry about losing a key.
eRentalLock Time Sensitive Codes • Our office generates a 10-digit, time sensitive access code that is emailed to the renters.
eRentalLock Liability Reduction • The 10-digit code is only valid at the predetermined tenant check-in time. • After the renter enters the 10-digit code, they will be able to generate an easy-to-remember 3 to 6-digit personalized access code they can use the rest of their stay. • After the renters check-out time, both the access code and personalized code(s) automatically expire. • The eRentaLock eliminates the chance of renters having an additional key to your home.
Linens, Sheets and Towel Service • Jaqua has contracted a linen supply company to provide high quality sheets, pillow cases, towels and bath mats for each property. Supplies will be delivered every week by a member of the housekeeping team when they come to clean and inspect each property.
Rental Policies Payment and Cancellations
• Acceptable forms of payment include Visa, MasterCard, Discover, personal check, cashiers check, cash and money order. Within five days of making a reservation, the renters will need to make a payment of 50% of the rental rate. Full payment for the rental property is due by May 31st or 30 days prior, whichever is earlier. • If a renter cancels their reservation for any reason, they will forfeit all money Jaqua has received. If the property is re-rented for the exact time frame, only the processing fee will be withheld from the original renters.
Check-In and Check-Out • Check-in time is at 3:00 pm EST. Renters are required to check-out by 10:00 am EST. The penalty for late check-out is $100 per hour after 10:00 am EST.
Occupancy • Your rental property will only be used by the number of adults and children specified on the contract. Jaqua reserves the right to terminate the rental agreement and ask disruptive guests to vacate the premises.
Parking • All guest vehicles and license plate numbers will be registered with Jaqua Realtors Vacation Places & Rentals, LLC, at time of check-in. Parking will not exceed the property’s maximum allowable vehicles.
Documentation and Compliance Proper Documentation and Procedures • Our rental policy, drafted by our attorney, is designed specifically to protect you and can be altered for specific needs and situations. • Your property will be inspected before check-in and after check-out to document the condition of the home for added protection.

Strict Compliance • Jaqua Realtors endorses and promotes compliance with: Civil Rights Act, Fair Housing Act, Americans with Disabilities Act, Equal Credit Opportunity, Security Act, Security Deposit Act, Inventory Checklist Act, Lead-Based Paint Disclosures, Federal and State Regulations and Local Laws.
Tax Preparation • All vendors who receive payments in excess of $600, with regards to work completed for your property, will receive a mandatory 1099 form in compliance with legislation H.R. 3590.
