The condo was very clean and had everything you could need. The building complex is a beautiful spot right on Lake Michigan and also has a pool. There is a team from Jaqua and they are wonderful.

We use digital marketing to promote our vacation rentals to reach more potential guests. A custom digital advertisement is posted on our Jaqua Realtors: Lake Michigan Shoreline Facebook page.

VRBO and Airbnb Guests can make reservations on VRBO and Airbnb. Both platforms allow potential guests to view amenities, photos, availability, pricing, and property management requirements before booking.

Rental rates for every period of the season are displayed on the website. Guests interested in booking your property are able to check the availability calendar by simply clicking the online booking link. Guests are required to book each reservation according to the owner’s specfications.

Repairs Jaqua Realtors has response procedures in place for routine and emergency maintenance issues. Our list of or trusted vendors allows us to have maintenance issues addressed shortly after an issue is reported.

Housekeeping Services

House is very clean! All you need to bring is food and clothes - everything else was here. Great location for walking to the beach, town and river! Hope to visit the area again some time soon!

Housekeeping services are strategically scheduled to clean your property after each rental stay. Cleaning times vary depending on the size of the vacation rental. The cost for cleaning is set and monitored by the vacation rental team prior to the start of the season. If additional cleaning time is needed, it is approved by management prior to the cleaning.

Linen Service Jaqua has contracted a linen supply company to provide sheets, pillow cases, towels and bath mats for each property. Supplies are restocked every week by a member of the housekeeping team when they are on-site to clean and inspect each property.


streamline platform Our goal is to provide our owners with the best service and manage their properties as effectively and efficiently as possible. In order to best accomplish this, our team has invested in Streamline, an innovative software system.

owner portal The owner portal allows you to access important information about your vacation rental. It keeps you updated on company news, access the availability calendar displaying booked reservations, view work order history, and owner statements.

Manage Your Rental

Streamline allows us to: Manage property settings from one central location across multiple listing sites. Effectively manage different reservation types through the various platforms, distribute guest rental agreements and property-specific information, as well as modify necessary changes to the reservation. Schedule, track and pay housekeepers for every property cleaned between reservations to ensure an organized and clean house for every guest. Produce monthly and year-end statements for owners’ revenue performance of their property.

The owner portal allows you to view occupancy reports, check your rental’s availability calendar, and make reservations. In addition, you are able to pull reports to see how your property is performing and see reviews left by past guests.

Our operations management platform allows us to manage all cleanings, guest arrivals, inspection, property maintenance and more all in one place. This platform streamlines our workflow to coordinate, communicate, and verify the detailed work and service to manage your vacation rental more efficiently. Our team is empowered with custom checklists for each property, real-time visibility and photo documentation for cleans and inspections. In addition, guests can communicate with our team directly and have access to a digital welcome book and 24/7 guest support.

Communication platform Our guest communication platform allows us to develop a personalized digital guestbook, specific to your property. Guests receive this four days prior to their reservation so they have all the necessary information for their arrival to ensure a seamless check-in and enjoyable stay. We are able to add property-specific instructions to help with guests’ frequently asked questions and owners’ common concerns. These personalized property guides also feature local dining, activity, and entertainment recommendations to help guests find all the local attractions that will help them fall in love with the area. The “area” portion of the guide is populated by Google, which ensures accurate descriptions and hours. Finally, this platform allows us to text back and forth with the guests. Not only are we able to automate reminders and messages, but we are also able to quickly respond to questions texted back to us. Again, this helps to ensure that guests have the best experience possible as we are able to address their concerns as they arise.


Essentials Provided Each vacation rental homes is stocked with eco-friendly products based on the duration of stay to enhance our guests experiences. We provide the supplies needed in the kitchen like dish soap and coffee, and for the bathroom, shampoo, conditioner and more.

vacation rental Facility Our location at 764 LaGrange in South Haven provides our team space to keep and manage all the supplies, maintenance equipment and linens for our vacation rental properties. In addition, to more meeting and office space is available.


Electronic Locks & Safety E-Door Locks All of our vacation rentals are outfitted with a smart lock for added safety. Each user is granted an individual access code, allowing us to keep track of who is coming and going from the property. Guest codes are valid for the duration of their stay, activating at 2:45 pm the day of check-in and expiring at 10:15 am the day of check-out. We are able to generate additional codes for housekeepers, maintenance workers, owners and property managers.

Protecting your Investment Protecting your home is of the utmost importance to us. We have teamed up with Safely to provide insurance for guests, property managers, and homeowners who are looking for comprehensive insurance coverage. This policy covers on-site intentional or unintentional incidents, including damaged property contents, structural property damage and personal injury. The homeowner, property managers and guests are all covered so everyone is protected.

We enjoyed our stay immensely. Plan to return next year. The property exceeded our expectations in layout and proximity to the beach and downtown areas. We liked the separate sleeping spaces and the extra refrigerator storage in the low lower level.


rental policies Payment and Cancellations Acceptable forms of payment include Visa, MasterCard, Discover, personal check, cashiers check and money order. Within five days of making a reservation, the guests will need to make a payment of 50% of the total rental rate. Full payment is due 30 days prior to the reservation. If a guest cancels their reservation 60 days prior to their check-in date for any reason, they will forfeit all money already received. If the property is re-rented for the exact time frame, all funds will be returned to the original guest, minus the processing fee.

Check-In and Check-Out Check-in is at 3:00 pm EST. Guests are required to check-out by 10:00 am EST. The penalty for late check-out is $100 per hour after 10:00 am EST.

Occupancy

I loved staying in this house! Absolutely beautiful! It has a ton of space for everyone to stay comfortably! Close enough to everything, but still out of the way of all the foot traffic. Quiet and peaceful!

We ensure your property will only be used by the number of guests specified on the contract. We reserve the right to terminate the rental agreement and ask disruptive guests to vacate the premises.

Parking All guest vehicles and license plate numbers are registered and held on file at time of check-in. Parking will not exceed the property’s maximum allowed number of vehicles.

We enjoyed our stay so much! Just a block and a half from a beautiful beach, a gorgeous brand new house, everything we needed in the house, and walking distance to town. All of us loved it, we hope to come back again!


financial services Jaqua Realtors Vacation Rental Division offers the following services:

Monthly Income Guest’s rent is directly deposited into your bank account. Owner statements are processed monthly for your convenience. You can expect a direct deposit by the 15th of the following month. State sales tax and any local visitor’s bureau taxes are collected and paid on your behalf.

documentation & compliance Proper Documentation and Procedures Our guest policy agreement, drafted by our attorney, is designed specifically to protect you and your property. For your added protection, your property will be inspected before check-in and after check-out to document the condition of the home.

Fees for guests using their credit card for booking are absorbed by Jaqua.

Tax Preparation After year-end, your account will be reconciled and detailed statements will be available for you to view online through your personalized owner portal account. You will receive a 1099 form detailing all of the income received throughout the year. All vendors who receive payments in excess of $600 with regards to work completed for your property will receive the mandatory 1099 form in compliance with legislation H.R. 3590. These reports are vital to your record keeping.
