Helping you make
the right choice
Greg Carruthers Senior Sales Consultant & Auctioneer
Longevity in an industry renowned for its burn-out rate is rare, more than three decades’ service with the same company is even more notable. Such attributes explain the outstanding success Greg has achieved over a career with Jas Stephens that commenced in the early 1970s. Greg’s personal connection to the area stretches even further back, to his attendance at Wembley Primary School and subsequently Footscray High School. Clearly the area has undergone significant change during the time that Greg has spent in it. The key to succeeding across the eras has been Greg’s astute ability to ensure his skills have evolved to keep pace with the industry while making sure that certain values and approaches remain consistent. These values, such as honesty, straightforward communication and a strong service ethic have seen Greg set numerous price records over the years. His immense database includes many people who have returned to Greg on several occasions for assistance when selling. He has maintained long-standing business relationships with countless clients, and looks forward to doing so with many, many more in the years to come.

Craig Stephens Managing Director/Auctioneer
All successful teams have strong, passionate leaders. At Jas H. Stephens, that leader is Craig Stephens. Bringing a constant stream of innovative ideas to an already multi-award winning real estate agency is just one part of Craig’s role. Most importantly, Craig leads his team by example – delivering exceptional property sales results through customised service and attention to detail. “I take immense pride in being the fourth generation of Stephens to work in the firm,” says Craig. “The way we do things, and our approach to helping clients buy and sell their homes, is based on a history of developing strong client relationships and focusing on each individual’s needs.” “But it is also based on our innovative approach to the future. We never stand still. We are always listening to our clients and looking for better, smarter and more creative ways to deliver premium results.” With a recent expansion to Williamstown, Craig and the team provide the most comprehensive real estate services in Melbourne’s Inner West. Combining strategic thinking with family values, Craig is both respected by his industry peers and renowned by the public for his auctioneering skills. Life outside Jas H. Stephens is equally meaningful to Craig and he balances a demanding career in real estate with valuable time spent with his wife Sue, his teenage daughters Brianna and Lara and twin boys Mitchell and Lachlan. And sometimes, if he’s lucky, there is a little bit of time left over to support his 3rd passion – the Western Bulldogs!

Communication
We take the time to listen to you. Selling a home can be more successful when we understand your needs. Only then can we truly work together to achieve amazing results. Sometimes people can have a gift for talking, but listening is a skill too. Good communication is created when we stop and listen to what you’re thinking and feeling. We want to know what your expectations are so we can strive to exceed them. That’s why we urge you to complete the questionnaire at the end of this document. We’d like to know more about you and your property. We like to listen before we talk so we can service you better, and create the outcome you’re hoping for. Communication is the key to our success.
What this means for you? If an agent really listens to you, they will be aware of your specific needs and any expectations you may have. It makes for a more enjoyable selling experience and greater confidence when you know your agent understands you.

John Stephens
We’re a fourth generation family business. Jas Stephens origins date back to 1923 when Mr James Henry Stephens established the real estate firm in Yarraville. Since then, three generations of the Stephens family have carried on with the business, each making their mark in real estate. Craig Stephens is the current director. He took over from his father Alan Stephens and grandfather John. Craig has committed to taking the business to the next level. With a reputation as the agency of choice in the Inner West, Jas Stephens opened a second office in Williamstown in April 2010. More than ever, Jas Stephens is committed to maintaining the high levels of service that their customers have come to expect.
What this means for you? The team at Jas Stephens take pride in maintaining the long established reputation, which means you can be assured of old fashion values and high standards of customer service.

Multi Award Winning Agency
There are many ways to view success. At Jas Stephens, our focus has always been on achieving the best possible results for our clients. We also believe we uphold the highest levels of integrity and professionalism not just within our own industry, but in business. Our true reward is the many loyal customers who trust in us to sell their homes, but it’s also great to be recognised by our peers. Jas Stephens has regularly been acknowledged at the Real Estate Industry Awards across multiple categories. To be acknowledged by our peers like that is very humbling, as it reflects on the whole team and the calibre of our work. But when it comes to the crunch, nothing beats the smile on a customer’s face when we achieve a premium result.
What this means for you? The Real Estate industry is very competitive. The REIV Awards for Excellence are judged by people in the business. To be acknowledged by our peers in this way means our marketing methods, skills and knowledge are of the highest standards, which leads to excellent sales results.
Our Commitment to Community
Choose an agent that has a heart. Giving back to the community that supports us is a vital part of our philosophy. We support a large number of community and sporting groups both locally and further afield. We donate our auctioneering skills to fundraising activities held by local groups and have provided more than 200 Community Boards annually. We’ve been part of the Inner West community for almost 90 years. We love it here and we love helping where we can.
What this means for you? When you choose Jas Stephens to sell your home, not only are you getting one of the most experienced and professional agents in the Inner West, but you are choosing an agency that supports your community.

What our clients have to say
Just one of the many testimonials we receive. “You have done an awesome job in selling our property in an efficient and professional manner considering the property was tenanted and the market in Williamstown had slowed down. When I reflect on this, it shows it was a privileged to be able to sell at a premium price based on the current market conditions, without both of you I think my property would not have achieved such a price.” Vuth & Jane Pin “We have dealt with Jas Stephens a number of times over the years either buying, selling or renting and I must admit, the service just gets better and better.” Mr & Mrs Slavkovski “Not only was it a remarkable sale result, but your team’s knowledge of the area and your professionalism is undeniably an asset to your company. We found you to be very confident in your abilities and in turn that made us feel more at ease. Thank-you for all of your efforts and achieving a sensational result. We believe that your team did go that extra five percent!” Natalie & Jason
What this means for you? The greatest compliment is an unsolicited letter of gratitude from a past client. We aim to make every client feel like this. We have many testimonial letters – please ask us to see some more.

How to choose your agent
Choosing the agent is the most important decision when selling your home. Taking the legal requirements for granted, there are many things that can, and should, influence your choice of agent. Important criteria to consider: The agent themselves: Experience, integrity and the profile of the company for which the agent works is paramount. Also consider their results in the local market place. Trust: Research shows up to 90% of sellers use the recommendations of friends and family to select their agent. This can be a great indicator. Knowledge: The agent should be able to justify the valuation price with supporting evidence including recent, comparable sales. Market reach: Is your agent able to bring relevant buyers to your property? Do they have a history of effective property marketing? Overall, choose your agent first and THEN work with that agent towards establishing the correct market value.
What this means for you? Choosing an agent you feel comfortable with and you feel listens to you is the most important step in selling your home. From there, open communication during the selling process is important in achieving a result you are hoping for.
