As a teacher, I often thought of my year from August-June. Every August was a new start as a new school year began with new students. It was a time to set goals and establish better rituals and routines for a smooth year.

Though it has been years since I have been a teacher, I still feel like August is a great time for a reset. After spending the summer with the kids and having less of a routine without school wakeups and homework and after-school activities, it is nice to be able to start fresh in August with new routines.

By August, most people have given up on their New Year’s Resolutions or even forgotten what they committed to doing. Now is a great time to think about where you are in the year and what you want to accomplish before it ends. There is more than one-third of the year left, so still plenty of time to make progress and accomplish so much.

A Heart of Giving

Since its founding in 2005, Landmark Title has come to be known as one of Florida’s most well-respected and reliable title brands. Landmark Title’s motto is, appropriately, “Helping real estate agents succeed, and buyers and sellers close with confidence.” While getting real estate deals closed is the company’s primary business model, they are doing much more to impact their community.

Founded in 2018, the Landmark Foundation is a 501(c)(3) nonprofit dedicated to enriching the lives of the citizens in the community through three primary modes: donating funds to local charitable causes,

performing home improvement projects for low-income homeowners, and providing affordable housing through the Foundation’s Homeownership Initiative.

Landmark Title donates ten dollars from the proceeds of every closing, resulting in over $328,000 donated through closings and other fundraising events since the Foundation’s inception. Many of the charitable causes the Landmark Foundation donates to are near and dear to their clients and agent partners.

The Landmark Foundation’s Homeownership Initiative “provides quality, affordable housing to

individuals and families in need of an affordable mortgage.” The Foundation rehabilitates homes in northeast Florida to like-new condition by partnering with local companies, banks and community volunteers.

“The Foundation was born by the owner of our company, David Heekin. He has a charitable heart and wants to give back. This is his way of doing that,” Executive Director Nicole Caroll explains.

Nicole began with Landmark shortly after the Foundation was started five years ago and has

overseen the growth of the company’s charitable arm. Now, her goal is to continue expanding the program and impacting the lives of more individuals and families.

“We’re definitely expanding,” she says. “Our goal for the Homeownership Initiative is eventually to get to one house a month. And then we also plan to grow how we can give back. We have a lot of people who reach out who live in dilapidated homes and need assistance with various home improvement projects.”

Foundation’s wheelchair ramp builds. The Foundation also welcomes extra hands on deck during some stages of the Homeownership Initiative. Landmark brings general contractors on board so that agents and other volunteers can simply show up and help — no skills or experience necessary.

“We do a demo day when we first acquire the house, then do a landscaping and cleaning day when the house is almost completed,” Nicole explains. “During our wheelchair ramp builds, we have volunteers that come out, comprised of REALTORS®, mortgage pros, and other real estate professionals. We provide breakfast and lunch and all the tools they need, so people can just show up.

“Cindy Browning McCahill and Justin McCahill are two of our REALTOR® partners who devote their time and talent for low to no charge for each house rehab project. They own MAC Home Development and specialize in remodeling homes. Cindy handles all of the remodeling, whereas Justin is our REALTOR®. We could not do what we do without them. Their expertise and dedication to our mission is one of the reasons we are able to serve so many people.”

Lenders also offer resources and special grant programs to assist buyers. Some of the programs utilized are H2H, bond programs, and Home Possible loans.

Nicole also welcomes REALTORS® to share charities they are passionate about or fundraisers they are running. The Landmark Foundation is always looking for new ways to support the community.

FROM REAL ESTATE TO FAMILY: MAKING A DIFFERENCE

Before launching her real estate career, Katie Hayse built a 16-year career in banking, followed by 6 more years selling software to banks. During her 20+ years in the banking world, Katie earned a reputation as a strong leader, managing several retail branches before turning her focus to the software sales side of the business.

Katie achieved impressive success in banking, but she always had a strong desire to get her real estate license. She has been investing in real estate since 2003 and knew that one day, she’d make a great REALTOR®.

In 2017, “one day” finally arrived. Katie got her license and began her real estate sales career while con tinuing her role in software sales. Over the next three years, she worked both jobs simultaneously.

“And I don’t do things halfway, so it was like having two full-time jobs,” Katie explains with a laugh.

When COVID upended our world in 2020, Katie realized that she enjoyed being home more with her family. As she paused to reassess her career path, she decided to let go of her software sales role entirely and focus her energy on real estate.

“It took a leap of faith to get into real estate because there is no guaranteed paycheck. The banker

in me did not want to let go, but I remember having a very clear thought that new doors can’t open until I shut the old ones. I realized I wanted to sell real estate full time, so I drew a line in the sand, took a leap of faith, and focused on one day at a time,” she continues.

MAKING A DIFFERENCE

The skills Katie learned in banking have been invaluable to her success as an agent. She knows what questions to ask her clients to unearth their desires. She has experience navigating challenges and finding creative solutions. She

“I think real estate can change people’s financial future. Coming from a financial background, I’ve noticed that the real estate process is daunting and hard to understand for some people. I love that I can not only show pretty houses but guide clients on the financial side,” Katie explains.

Katie’s banking experience, coupled with her experience as an investor, has helped her achieve quick success. As an individual agent with Engel & Volkers, she closed 59 transactions for $34 million in 2021, followed by 24 transactions for $17.8 million in 2022.

RIDING THE WAVES

The difference between Katie’s 2021 and 2022 sales statistics highlights a broader change in the real estate industry; 2022 was a down year, and 2023 is shaping up to be middling as well. Katie understands the market moves in waves, and she intends to flow and move with the changes.

“I spent 21 years in the corporate world where we did all this business planning. I understand the importance of that planning and goal-setting, but what I love about real estate is that I can use that process but also be flexible and go with the flow,” she says. “I know the real estate market changes, so I focus on the market currently and what I can do best today for my clients.”

A slower market has also allowed Katie to refocus on her investments. She has an array of real estate investments — short and long-term rentals, homes she’s flipped, and even complete renovations, like the 1945 beach house she recently gutted and turned into a high-end vacation rental.

“That experience allows me to offer advice to buyers looking to make similar investments in real estate. I know a lot about vacation

homes, making them stand out, and taking them up to the next level to achieve the most revenue,” she says.

FAMILY IN FOCUS

Katie grew up in North Florida and currently resides in Nocatee with her family. She and her husband, Mike, have two kids, Mikayla (15) and Liam (11). On the weekends, Katie and Mike often travel from field to field, watching their daughter and son play soccer, basketball, and baseball.

For Katie, family is number one.

“When I’m working and going through my day, the main thought is, ‘What am I leaving behind for my kids?’

Whether that’s in terms of the world as a whole or what I’m teaching them and their financial future, that’s my driving force — my family. As a mom, my goal is raising good kids who are kind and make an impact on the world .”

Personal Life

Sarah is originally from Baltimore, Maryland, but her family moved to Jacksonville when she was nine. “My dad was sick and couldn’t handle the cold winters, and my parents knew a

couple in Jacksonville,” she explains. “I graduated from Nease High School in 2003 and went to FCCJ for my associate’s degree in marketing.”

“Growing up with a sick parent gave me an appreciation for life and truly living. My mom has always been the hardest worker I know. I watched her go to work every day, take care of me, my sister, and my dad, all with a smile on her face.”

Sarah says she has always had a job since she was 14. Of her early jobs, she lists being

a lifeguard at Adventure Landing as being her favorite. “It’s amazing the friendships that you create during your summer jobs when you are in high school. I am still close friends with at least five other lifeguards that I worked with and still acquaintances with a handful of others.”

“In my ‘previous life,’ I was a Navy wife for 10+ years and moved to Savannah, GA, San Diego, CA, Honolulu, HI, back to San Diego, and then ultimately back to Jacksonville when we separated.”

Sarah continues, “About seven months after moving back, I swiped right and met the most perfect man for me. After dating for almost four years, we got married right before the pandemic and have been married for a little over three years and have a one-year-old baby boy, Myles Lennon Schwartz, and two adorable Dalmatians, Alby and Penny.”

Years of Experience

Since earning her college degree, Sarah has followed her passion for sales and marketing. In Savannah, she was the Director of Administration and Marketing for a physical therapy company. She was promoted to open a new clinic in Jacksonville where she also started working for a skincare company on the side. When she moved to San Diego, she transferred with the skincare company which opened

the door for her to work at Nordstrom for many years. When she returned to Jacksonville for the final time, she worked in marketing at 1-800 Flowers for a few years before transitioning to full-time real estate. Sarah’s customer service skills were honed and the whispers of real estate were calling.

The Real Estate World Real estate was always there just under the surface in Sarah’s mind.

“I’ve always thought about getting into real estate but never followed through as life events happened and I always poured myself into the work I was currently in. I had people ask me for recommendations for REALTORS® and would refer them to a local REALTOR®, and then she along with my boyfriend at the time — now husband — as well as my parents, really encouraged me to take the leap and get my license. I 100 percent did not expect to take off as quickly as I did.”

Her history in sales made her decision all the more obvious.

Sarah explains, “I’ve always had sales and marketing jobs, sales is in my blood. My dad was in sales, his dad was a commercial REALTOR® in Baltimore, MD, and it just made sense!” She recounts that when she moved to San Diego in

2011, she was desperate to find a place to live.

“No one would call me back,” Sarah recalls.

“I called REALTOR® after REALTOR®, and everyone was too busy for me or not interested in helping me find a place to rent.”

“I had no idea what I was looking for or where I wanted to live, I didn’t know the area or how long I would even be living there. That was when I first thought about getting into real estate because I didn’t want anyone to experience what I had just experienced.”

The more she thought about it, Sarah knew the time was right to make her transition into real estate.

“Real estate had been on my mind but always got pushed to the back burner. After moving back to Jacksonville, I finally got to a point in my previous career where I didn’t see any opportunity for growth, and I was tired of working for someone else. I wanted to be in control of my time and income, so it was time to finally get into real estate, and getting my license was a priority.”

It was the first year 9th graders started high school opposed to starting in 10th grade. I was the 9th-grade fresh meat and highly intimidated. The best memory for me was when I decided to set my own path on how the next 4 years would go. I decided I would not be the shy 9th-grade girl. So I threw myself out there to the “popular” social crowd. I just one day walked over to where the social crowd hung out and started making friends... thankfully I was never really “shy”, just very reserved, conservative and lady-like. It didn’t take long to make new friends and became a VERY outspoken and vocal person. Not sure if that’s a good thing or a bad thing.

REALTOR® Advocacy Matters ENSURING A VIBRANT HOUSING MARKET:

The concept of a Tenant Bill of Rights surfaced in recent years in Florida. Some municipalities went even further and attempted to enact rent control. These troublesome ideas came with the explanation that they were a means to protect renters and ensure fair and equitable treatment in the housing market.

While the intentions behind such legislation may be noble, research illustrates the dramatic drawbacks and unintended consequences of implementing these ideas. When these began taking root throughout Florida the real estate industry recognized the threat to private property rights and worked with the legislature to address this assault on all property owners.

Rent control measures, often a component of a Tenant Bill of Rights, create adverse effects on the housing market. While the intention is to protect tenants from excessive rent increases, it discourages property owners from renting out their properties or investing in new rental units. The result is a decrease in the overall supply of rental housing, leading to higher rental prices for those who are not covered by the rent control regulations.

A Tenant Bill of Rights encroaches upon the property rights of landlords. Property ownership entails the right to set rental prices, determine lease terms, and choose tenants who best fit their criteria. Florida REALTORS® made clear that respecting the property rights of landlords is crucial for fostering a healthy and dynamic rental market.

The rental market is ever-evolving, and landlords must have the flexibility to adapt to changing circumstances. A rigid set of tenant rights can impede innovation and prevent landlords from responding to market demands. For example, landlords may be less willing to invest in energy-efficient upgrades or adopt new technologies if they are bound by strict regulations that limit their ability to recoup their investments or adjust rent accordingly.

Landlords are less motivated to invest in property improvements if they are burdened by excessive regulations or face difficulties in recovering their costs. This results in deteriorating housing conditions that negatively impact the quality of life for tenants.

To combat these problems, Florida REALTORS® advocated for a statewide solution that bans rent control in Florida and preempts the regulation of landlord/tenant relationships in the state. In 2023 the legislature agreed and passed sweeping reforms to eliminate rent control and preempt all Tenant’s Bill of Rights on the local level.

As an added bonus, successfully eliminating rent control and locally enacted landlord/tenant ordinances work in concert with the historic Live Local Act that passed this year. The Live Local Act is set to create a wave of new affordable rental housing in the state over the next 10 years through state-funded housing programs, tax incentives, and the easing of certain zoning restrictions. If the state didn’t act to preempt these local regulations, builders would continue to be uneasy about creating new units in heavily regulated areas despite all the incentives the law provides. This would have actively worked against all the good that the Live Local Act is trying to accomplish.
