Jacksonville Real Producers IS BACK! PUBLISHERS: KRISTIN AND BRIAN LUNSFORD Jacksonville Real Producers is BACK! We are excited to be the new owners/ publishers of this fantastic publication. Jacksonville Real Producers serves the top real estate agents in our area by hosting exclusive invite-only social events, introducing REALTORS® to the best vendors in the industry, and publishing a magazine for and about the top high-performing agents in Northeast Florida. Real Producers is a fast-growing, thriving platform that is now in over 100 markets across the country.

Images That Take YOU To The Next Level

Like many of you, we were saddened to learn last December that Real Producers in Jacksonville was ending at the end of the year. We saw the value Real Producers provided to both top-producing real estate agents and business partners because we were a preferred business partner ourselves as we own an inspection company and a pest control business here locally. Our experience and timing led us to this unique opportunity to serve and showcase the top 500 real estate agents in the Jacksonville market! We both have a background in media as Brian was a television producer at the FOX affiliate in Atlanta, and Kristin received a minor in mass communications. Though we later chose different career paths as Brian became an entrepreneur and Kristin taught middle school and earned her

doctorate degree, we have always had a love for journalism. Leading Jacksonville Real Producers has been a natural fit for us and came at a perfect time in our lives as we are no longer in the day-to-day with our other businesses. We are thrilled to continue the great tradition of sharing the personal and professional stories and achievements of the top agents and preferred business partners in the Jacksonville (Northeast Florida) area. The magazine will continue to include all of the great things that you loved before, like the cover agent features, rising stars pieces, and the business partner spotlights. We will also bring you interesting new content about local charities, industry leaders, and more. At our events, the top agents and preferred business partners are invited free of charge. Real Producers and our business partners provide all of the food and drinks at these high-end events that bring successful Jacksonville REALTORS® and businesses together to mingle for an evening. Our professional photographers capture these fun and unique events and then we share the photos and videos on social media and in the magazine for maximum exposure. We find that so much value is created from attending these exciting

in-person events as relationships are formed or strengthened between agents and businesses after hanging out together. One of our first events will be hosted at the Jacksonville Jaguars stadium this fall! We have assembled an incredible team of professionals, including writers, photographers, videographers, event coordinators, ad managers, content editors, graphic designers and more. Kristin is a Jacksonville native and although she spent half of her life in Georgia, she has always had an affection for this wonderful area of Florida. Brian is from Atlanta and is a University of Georgia graduate, but after moving down here 5 years ago, he absolutely loves the Sunshine State lifestyle and is here to stay. We live in Ponte Vedra Beach with our two children, Jake (8) and Abby (7). We enjoy spending our days at the beach and watching our kids play sports. We also love traveling and have set a goal of visiting all 50 states with our children before they graduate high school. Jacksonville Real Producers is also here to stay. We are grateful that we have this exciting opportunity to serve and celebrate this outstanding community of elite real estate agents and business professionals. Let the fun begin! rising star Written by Michelle Williamson

AMBER TAYLOR Bold City’s DREAMCATCHER

Although Amber Taylor, Herron Real Estate equity partner, has been an agent for little more than a year, she’s already reaching for the top spot among ‘Bold City’s Best’ REALTORS®. Right now, she’s in the top five of Jacksonville’s Bold City Best competition by the Florida Times-Union. In 2020, her first year as a REALTOR®, she closed three million dollars in sales. So far in 2021, she has surpassed three million in two months’ time… and still has more closings scheduled on her calendar. Reaching number one is not most important to Amber though. “I’m a dreamcatcher,” she says. She helps her clients catch their dream of buying and/or selling a home. Making her clients’ dreams come true is her top motivation. Recently, this “dreamcatcher” helped a couple, Brian and April, find and close on their dream home. “Brian and my husband, Keith, are lifelong friends,” Amber shares. “I was excited to be able to help them.” The couple’s dream was to live on the water, so Amber focused her attention on helping Brian and April find their perfect home. “It was the first house we looked at,” Amber laughs. “They knew this house was it. It was on the St. John’s River and perfect for them.” But with bidding wars the market norm, placing the winning bid was uncertain at best.

The couple sent their offer, then Amber, knowing the high stakes, jumped into action and went the extra mile. Unbeknownst to Brian and April, Amber wrote a letter to the home’s listing agent sharing the couple’s story; their shared dream of living on the water and love for the house—and the couple won! After Brian and April officially won the bid process, Amber sent the duo her letter as a keepsake. After closing, the seller shared with Amber that her letter about the couple sealed the deal. In the midst of this crazy market with multiple offers coming in, the letter was the differentiator that led to Amber’s clients (and friends) winning. KNOWING HER WAY AROUND

Both Amber and Keith grew up in Clay County, so Amber has extensive knowledge of the area. But living somewhere a lifetime also means knowing the people, the places, and the vibe—all aces when helping either a local find the perfect new home and neighborhood or newcomers to Florida find their dream home and assimilate into a brand new community. Amber has helped clients from many states, most recently Georgia, Pennsylvania and Washington, make Jacksonville home.

EVERYONE HAS A STORY.

Amber also knows her way around the real estate market; she knows what works, which is an asset to her clients. “Everyone has a story,” she says. “It is important to know clients’ stories, especially in this market, to not only help them find the right home but to help give them an advantage.” She’s also flexible. “Clients appreciate my low-pressure sales focus, patience, and ability to listen, to really hear what they want,” Amber says. “I strive to make the home-buying or selling process fun, easy and stress-free. I’m right there to alleviate any concern or answer any questions.” At the top of her goal list is to earn her clients’ trust. Ultimately, this hometown agent wants repeat clients and referrals, and she knows only a great experience provides those. FROM HEALTHCARE TO REAL ESTATE

Before receiving her real estate license in 2020, Amber worked at a local hospital as radiologic technologist for nine years, and then as a mammographer for two years. Her transition to real estate might seem like a huge shift, but Amber sees similarities between the two.

Then the couple reached out to longtime friends, Christine and David Herron of Herron Real Estate. Aided by Christine’s guidance, Amber began taking online classes to acquire her real estate license. A few months later, David and Christine asked the Taylors to join them as Herron Real Estate equity partners. While Keith currently remains in his roles as fireman, active in the Army National Guard, and teacher, he joins Amber at her events. By the end of the year, though, Keith expects to have his real estate license. Then the two plan to work as a team. Laughing, she says, “I think we made a good choice.”

“In the hospital, you’re always doing more than one thing at a time, always. And not one person’s situation is the same as another. You have to get creative in X-ray to figure out how to best deal with the situation at hand,” she shares. “The same goes for my buyers and sellers; they’re each different. Not one transaction is the same.” Real estate became attractive when the Taylors were expecting a baby, their fourth son, and Amber wanted to be home more. “Real estate seemed the best option,” she remembers. “Working nights at the hospital and missing out on dinner and bedtime with my family was just not the career I wanted anymore.” Keith is busy, too. He is a fireman, in the Army National Guard, and he teaches paramedic classes at St. John’s River State College. “Keith and I discussed it, and we believed real estate was the best choice for us.”

A WHOLE NEW WORLD

When the Taylors first considered real estate, they didn’t envision where they would be today. Amber loves her real estate career and being home more with her four boys: Kayden (14), Weston (5), Gavin (3), and Dawson (2). Her outgoing personality and natural inclination to meet new people and help others have helped propel her to success quickly. She is proving herself a rising star in her new career. For Amber, the icing on top is, of course, her clients. She is honored to have the opportunity to listen to her clients, help them find their dream home, and catch it!

It is important to know clients’ stories, especially in this market, to not only help them find the right home but to help give them an advantage. Amber and her husband, Keith, are proud equity partners with Christine and David Herron of Herron Real Estate.

tlantic Trust Mortgage (ATM) partners Scott Goldstein and Wade Swindell are delivering top-notch customer service while remaining focused on company growth and upholding their values. This duo has plans to grow ATM to be the premiere mortgage brokerage in Jacksonville. They’ve proven their staying power and have earned the respect of their lenders and real estate professionals. Today, ATM maintains wholesale relationships with more than twenty national lenders, which gives them the ability to match any client with the best rate and loan for their situation.

in Orlando who asked if he’d like to interview for a position in a new office. “I wasn’t familiar with the industry, so I discussed it with my parents,” he says. “Then I made the leap. After about a year, I left for other opportunities.” Scott accepted a position with a national mortgage brokerage. In 2003, Scott opened ATM as a wholesale mortgage brokerage that offers residential mortgage products for purchase and refinance clients. “We were a different kind of company back then,” he remembers. “We focused a lot on refinances.” When the housing crash of 2008 happened, within two to three months, the entire ATM staff was gone. Scott forged ahead, though, and focused on rebuilding. A boost came in 2010 when ATM partnered with local real estate offices. For the past seven or eight years now,

the majority of ATM’s loan volume— between 80-to-85 percent—has been purchase business. Building Deep Relationships

The next boost came three and a half years ago, when Wade Swindell joined Scott as partner. “ATM was doing fine, so I had to decide whether to stay the same or grow the company and brand,” says Scott. He decided he enjoyed the challenge of growth more than the comfort of status quo. Then Scott and Wade met. “I was looking at bringing on a business partner,” Scott shares. “Wade and I met at a networking event. Later, we met for lunch and I learned more about him.” The decision to partner was not overnight. “Wade was happy where he was too,” says Scott. The two met three or four times before deciding to go all in.

They are dedicated to going the extra mile. “If we don’t return a call within 15 minutes, we’re doing something wrong,” says Scott. He’s not joking. “I’ve had real estate agents text asking if I was okay if I didn’t respond quickly.”

Atlantic Trust Mortgage

ATM seeks to remove the turbulence in closing a home loan. And that means rapid, effective communication with everyone involved in the process to answer questions or solve issues that might emerge during the loan acquisition process. ATM does what is needed to make sure buyers close on time. ATM’s Beginning

Scott “kind of fell into the industry” while working in the hospitality business. He was approached by a mortgage company manager

Since Wade came on board three years ago, ATMs loan volume has increased 80 percent, each year. They credit their success to their shared customer-focused mindset.

Wade also enjoys his family time, often attending his sons’ games, Lincoln (11) plays football and Logan (8) plays soccer. His daughter Mackenzie (13) is active in dance and loves to surf. Wade is a UNF graduate, a communications major, who has been married to Katie for 17 years.

“Our business is based on deep relationships with real estate professionals in the community. We pride ourselves on our reputation and responsiveness to all parties in any given transaction,” Wade says. “Our business is modeled after serving them.”

Both Scott and Wade are Jacksonville Jaguars fans and are looking forward to the upcoming season. Wade actually delayed entry into college to work for the Jaguars’ equipment manager during the Jags’ first season. On Sundays that inaugural season, he had the “opportunity to hold Coach Coughlin’s headset cord (this was before they were wireless) and follow his every move up and down the sideline.”

“Real estate professionals are our number one priority,” he continues. “When they are working, they deserve a partner that is working just as hard for them and their clients. Our staff knows this is not a nine-to-five business. We work nights and weekends, just like the people we partner with and serve.”

I n o u r i n d u s t r y, reputation is everything. Wa d e a n d I s t r i v e e v e r y day to build a company that is honest, upfront, and transparent.

It’s NOT Business as Usual at ATM

“We focus on not only offering the most competitive rates, we offer white glove customer service to our clients and real estate partners,” says Scott. “Communication in our industry is such a focal point in being able to meet closing dates, so we make it a top priority to always be available to our clients and industry partners.”

I f w e m a ke a m i s t a ke, w e a r e g o i n g t o m a ke i t right. Our company goal is to never stray from our core values.

Scott and Wade also take pride in hiring the top loan originators in the industry who share the partners’ customer service mindset. “Our staff goes above and beyond for our clients to ensure they have a wonderful experience.” That experience includes rapid and knowledgeable customer service to remove common problems that create buyer anxiety.

Looking Ahead

Currently, in addition to running the company, both Scott and Wade originate loans. As ATM grows, both partners intend to step back from their loan origination roles to focus on company growth.

“Purchasing a home is typically the largest asset a person will purchase,” says Scott. “We like to take the worry out of the equation by listening to our clients and answering their questions, so we can ease their minds.”

“Our growth goal within the next seven to eight years is to triple our size in terms of how many loan originators we have on staff and our loan volume,” Scott shares. “In our industry, reputation is everything. Wade and I strive every day to build a company that is honest, upfront, and transparent. If we make a mistake, we are going to make it right. Our company goal is to never stray from our core values.”

Beyond the Office

While both Scott and Wade are business-focused, they do take time to enjoy life. Scott has three children: Ethan (10), Charlotte (8), and Lucy (4) and enjoys his time with them, often at baseball, horse riding, and cheer activities. He also loves spending time with family and friends, boating, and being outside running or bike riding. 16 • July 2021

Their life plans changed in an instant, but that did not stop their drive to be successful!

The pair met at Flagler College where Luke graduated in 2013 with a major in business administration and a minor in marketing and advertising, and Sadie graduated in 2014 with a major in communications and a minor in political science and advertising. Their business backgrounds and experiences helped them ease into the real estate industry and find early success.

Ultimately, they landed in Saint Augustine Beach and became licensed agents in February 2016. In the time since, they have grown The Newcomer Group into an agency that hyper-focuses on their own local market. They are on pace to sell $100 million in volume this year, up from $73 million last year. ENTREPRENEURSHIP IS IN THEIR BLOOD

Real estate wasn’t a foreign concept to Luke, as he helped his dad rehab houses and manage rental properties back at home in Pennsylvania, and also had friends in the industry. However, he and Sadie had to find out where this new pursuit would take them together.

I love all of the moving parts that go into a real estate transaction because there is so much time, energy, systems, and effort behind the scenes that go completely unnoticed.

Luke

WHERE IT ALL STARTED

Prior to the accident, both Luke and Sadie had experience in the restaurant industry, and, since they have always enjoyed cooking together (see what they’re making next by following @justkitten on Instagram), it was natural for them to plan to open their own restaurant. The car accident, however, derailed those plans, and the couple found themselves wondering what they would pursue instead. While recovering together, the pair watched a lot of HGTV, and, even though those shows present “a total fantasyland from what things are really like,” their interest in real estate blossomed.

Sadie

& NEWCOMER

A serious car accident that required a full year of recovery time forced Luke and Sadie Newcomer to “reinvent the wheel” on their future plans.

What makes The Newcomer Group different from others is “work ethic, structure, systems, and a bad a** team,” according to Luke. “Without our amazing team and staff, there is no way we would be where we are.” Luke and Sadie were both raised by parents who were business owners, so their entrepreneurial spirits and strong work ethics come from those respective roots.

I feel that I truly am the knowledge leader of our area, and I train my team to be hyper-focused on market conditions and providing amazing customer service.

There are so few things that you can actually control in this business, and work ethic is something that I have full control over and take pride in.

“I like to think that we are both very self-motivated because of our upbringings and general agreement on where we want to be 20 years from now,” Luke said. “There are so few things that you can actually control in this business, and work ethic is something that I have full control over and take pride in.” As the top team on Anastasia Island every month so far in 2021, Luke expects that same work ethic and pride from his team. “I feel that I truly am the knowledge leader of our area, and I train my team to be hyper-focused on market conditions and providing amazing customer service,” Luke said. “We are highly consumer-focused and are willing to push the envelope with video marketing, consistent follow-up, and being genuine with our customers.” Beyond the pride he feels in his team and what they have built together, Luke loves the rush of the real estate industry. 22 • July 2021

“I love all of the moving parts that go into a real estate transaction because there is so much time, energy, systems, and effort behind the scenes that go completely unnoticed,” Luke said. “Getting that lead, turning them into a customer, structuring deals, negotiating, closing, getting referrals, testing new leads…Just when I think I have everything figured out, something new comes up that makes me pivot.” OUTSIDE OF THE OFFICE

While Luke and Sadie log many hours building their business and their team, they work hard at having fun, too. In addition to cooking together, the Newcomers enjoy traveling domestically and internationally, and they have fun playing fetch with their Golden Retriever named Louie. Recently, the couple closed on a lot and are preparing to build their own home, which they hope will go as smoothly as home builds on HGTV. Professionally and personally, the Newcomers know that home is truly where the heart is.

Q: WHAT DOES IT COST A REALTOR®/TEAM TO BE FEATURED?

A: Zero, zilch, zippo, nada, nil. It costs nothing, my friends, so nominate away! We are not a pay-to-play model. We share real stories of real producers.

customer service and great rates. 8 convenient locations throughout Northeast Florida.

Q: WHO RECEIVES THIS MAGAZINE?

A: The top 500 agents in Northeast Florida based off MLS production will receive it monthly FREE of charge. We pulled the MLS numbers (by volume) from January 1, 2020–December 31, 2020. For this year’s list, the minimum production level for our group is over $7 million. The list will reset at the end of 2021 for next year, and continue to update annually. Q: WHAT IS THE PROCESS FOR BEING FEATURED IN THIS MAGAZINE?

A: It’s really simple – every feature you see has first been nominated. You can nominate other REALTORS®, affiliates, brokers, owners, or even yourself! Office leaders can also nominate REALTORS®. We will consider anyone brought to our attention, because we don’t know everyone’s story, so we need your help to learn about them. A nomination currently looks like this: you email us at Kristin.Lunsford@RealProducersMag.com and/or Brian.Lunsford@RealProducersMag.com with the subject line, “Nomination: (Name of Nominee),” and explain why you are nominating them to be featured. 24 • July 2021

Q: WHO ARE THE PREFERRED PARTNERS?

A: Anyone listed as a “preferred partner” in the front of the magazine is a part of this community. They will have an ad in every issue of the magazine, attend our quarterly events, and be a part of our online community. We don’t just find these businesses off the street, nor do we work with all businesses that approach us. One or many of you have recommended every single preferred partner you see in this publication. We won’t even meet with a business that has not been vetted by one of you and “stamped for approval,” in a sense. Our goal is to create a powerhouse network, not only for the best REALTORS® in the area, but the best vendors, as well, so we can grow stronger together.

Led by Landmark's experienced real estate attorneys who are also licensed F.R.E.C. Instructors. Providing the best in Continuing Education courses for Real Estate Agents in Northeast Florida.
