In an ever-changing housing market, you, top producers, must lead the way. And it could very well be a dogfight in order to get through it.

If 2008’s economic downturn was our original, then 2022 might be the beginning of our sequel. But the new one might be better. We hope.

During a pivotal scene in the movie, Rooster says to Maverick, “It’s not the plane, it’s the pilot.”

Sequels often underwhelm when compared to originals. Not this one: Thirty-six years later, the new Top Gun movie is fantastic and stirs all kinds of memories and emotions with its familiar storyline and music, inspirational moments of patriotism and teamwork, and left many of us reflecting on our own lives, losses, and the passage of time. In addition to the incredible acting and high-intensity aerial scenes, what seems to be captivating audiences is Maverick’s never-give-up, never-give-in spirit, despite now being the “old guy.” Recently, Kristin and I were able to attend a sold-out early release of Top Gun: Maverick at the World Golf

Despite extreme circumstances, Maverick had to remember that he is trained, experienced, and ready for whatever is flown at him. In this case, high-powered enemy fighter jets led to a spectacular aviation dogfight. It seems that some sort of economic “enemy” is approaching. No one can be sure, but there are warning signs suggesting we all should be ready to maneuver as needed. The movie has an authentic feel to it with just the right mixture of familiarity from the past and newness from today that may equal or even outperform the original classic from 1986. Either way, it evokes strong memories and has that “full-circle” feeling to it. The current economic climate also has a familiarity to it for anyone around in 2008. But hopefully, this time, it will have a better ending. It’s not the situation, it’s the person. Maverick was ready. Are you?

From the Ground Up

While “owner” was a new title for Jennifer, she wasn’t new to the title industry. Her first professional job after high school was title abstracting, a job she held while simultaneously completing her first year in college. “I kind of fell into it,” she shares of her abstracting work. When her scholarship money ran out after her first year, though, she couldn’t continue pursuing a degree. “That was okay,” she says. “I was kind of lost in college.” Jennifer loved her job, though.

“I loved the process of solving puzzles,” she says. “Searching property records and property law requires a lot of research and piecing together the history of the property and making sure it makes sense in the end.” In 2006 at age 23, Jennifer started her own title abstracting company from her home, Indepth Solutions, which has grown over the years. She still owns the company today. Then, in 2016, ten years later, she purchased Covenant Closing and Title. Jennifer’s attention to detail and deep care for accuracy propelled her success from the early days. Today, she recognizes that her ability to surround herself with like-minded people who keep Covenant’s vision and mission in focus are her strengths.

JOHN RICHARDSON RE/MAX Unlimited rising star By Jennifer Watson

Amby Burfoot, winner of the 1968 Boston Marathon with a time of 2:22.17, said, “Running has taught me, perhaps more than anything else, that there’s no reason to fear starting lines…or other new beginnings.”

John is one of less than 1,600 people to ever run a mile in less than 4 minutes.

For John Richardson, a former collegiate track and field athlete at the University of Kentucky and current RE/MAX Unlimited REALTOR®, Burfoot’s sentiment has proven true in his own life over the last two years as he and his family have settled into North Florida living — their very own “new beginning,” 30 years sooner than he would have predicted. But let’s start at the beginning of this race. THE STARTING LINE

John and Andrea have two daughters, Reese and Rory.

John grew up in Ocean City, NJ, where he spent his developmental years as a self-described “beach bum.” He graduated from Ocean City High School, where he was a dominant force on the school’s track and field team, winning the New Jersey State Championship in both the 800- and 1,600-meter races in 2003. Along with several other impressive performances as a high school runner, John was able to secure himself a ticket to the University of Kentucky, where he ran as a Wildcat while earning his bachelor’s degree in Psychology. His name still graces several of the university’s “men’s all-time performers” lists, most notably with his 2008 mile run time of 3:59.35.

John went on to earn a master’s degree in health administration and worked for the largest health system in Kentucky for 12 years, where he held the position of executive director of physician recruitment and business development. “For a long time, I thought I would retire in the C-Suite of a large health system,” John says. “I @realproducers

enjoyed health care, but I think I am ultimately more cut out for the entrepreneurial world.”

At this juncture, John’s mom, a REALTOR®, suggested he get his real estate license.

KEEPING THE PACE

“I was initially a little reluctant, but then I thought about what I love doing,” John says. “Number one is serving people. Number two is solving problems. Real estate is a lot of both!”

While living their day-to-day lives in Kentucky, John and his wife, Andrea, both “felt a calling for adventure,” but they couldn’t pinpoint exactly what that meant until a trip to visit John’s sister in Nocatee made them begin to consider a move to Florida. “With some prayer and a lot of courage, we decided to move to Florida in early 2020,” John recalls. “At that point, my sister had left Nocatee, so we were moving to a place where we didn’t know anyone, and I didn’t have a job, and it was the height of the pandemic. I didn’t want to return to the corporate world, so I put my faith in God and knew that something good would happen if I trusted Him.” realproducersmag.com

Now a fifth-generation REALTOR®, John is thriving in his new role with RE/MAX. In the last 12 months, he has completed 19 transactions for almost $13 million. FINDING A NEW CADENCE

Moving to a new state, starting a new career, and doing both during an unprecedented global pandemic, required a great deal of fortitude. “Leaving our life in Kentucky was very hard. We have great family and friends there. Work was going well, and we were generally very happy,” John says. “However, we knew that

there was something else out there for us. We took a chance, and it has paid off huge…I have learned to put my faith in God and trust Him in all things.” John’s collegiate track career may have helped him dig deep to find that fortitude he so desperately needed at that point in his life. “During my sophomore year at the University of Kentucky, I believed I had a good chance of winning the NCAA Championship in the 1500 meters. In the prelim of the NCAA meet, I got boxed in during the last 100 meters and finished .1 second away from qualifying for the final,” John says. “The eventual NCAA winner was someone I had beaten two weeks earlier. I was crushed that I didn’t qualify, but my coach was extremely thoughtful and offered some perspective. He told me I ran a great race. I put myself in the perfect position. I ran as fast as I possibly could, given the race that was in front of me. However, due to Jacksonville Real Producers • 19


circumstances out of my control, the result wasn’t what I had hoped.” “Through this race, I learned that outcomes cannot always be decided by me, but output always can,” John says. “This has been helpful in real estate. I might not always be able to get a transaction to close, but I can always do everything in my power for my clients.” “I focus on effort and attitude, not outcomes or results,” John says. “I choose to be full of joy, work hard, and be outrageously optimistic!” OUTRUNNING THE COMPETITION IN RECORD TIME

John knows more than most about moving fast and winning. In 2008 as a senior at UK, he became one of the fastest humans ever to live on Planet Earth when he ran one mile in less than 4 minutes (3:59.35). In all of history, less than 1,600 people have broken the 4-minute mile barrier. “Running a sub-four-minute mile was a huge milestone in my athletic career. I was very fortunate to have it come together on the right day and accomplish a lifetime goal. At one point in time, it was believed to be impossible to run that fast, so to be in the company of the few who have is very cool,” Johns says. In his real estate business, John is a proponent of lifestyle design and engineering, which is “a systematic breakdown and construction of your life to find a way to make your life fit your values and serve what you care about most.” As he works with clients, he endeavors to align potential homes to their lifestyle desires. “Helping people find a house that allows them to live a better life is truly a blessing,” John says. “I find my work fulfilling because the outcome of a transaction is deeply meaningful.” 20 • July 2022

After all, it was his own hard work that helped him run a mile in under four minutes and win multiple SEC Championships in the 1500-meter race.

In his personal life, John is married to his college sweetheart, Andrea, and they have two daughters, Reese, who is 6, and Rory, who is 5. This summer, Andrea decided to leave her position as a school teacher and join John fulltime in real estate at The Richardson Group. She plans on getting her license soon. When the Richardsons aren’t working, the family enjoys going on trips to Disney World and turning running races into family memories. “Andrea and I both compete in triathlons and like making races into family vacations,” John says. His next big adventure: completing Ironman Florida in November. “My family and I moved to Florida not knowing anyone, and I didn’t have a job,” John says. “God has blessed us immensely, and if I have any takeaway from the last two years, it is that God will bless you more than you can ever imagine if you truly listen to His plan.” Like Amby Burfoot said, “There’s no reason to fear starting lines…or other new beginnings.” Sometimes, those are the risks that bring the greatest rewards.

In the early 2000s, Shonda Campanaro spent her days as a stay-at-home mom and a caretaker. She was home with her daughter, Kaleigh, for the first eight years of her life; in the last two years, she was also the primary caretaker for her best friend and second mother, Mae-Mae, during her battle with cancer. When Mae-Mae lost her battle with cancer in 2007, Shonda found herself at a crossroads. Her daughter was in school full-time by then, and Shonda was left with more time on her hands than she had in nearly a decade. “I found myself wanting more,” Shonda recalls. “My daughter was now old enough to be in school for a full day. I had her in private school, and it was getting more and more expensive each year. So I knew in order to give her the future she deserved, I was going to have to find a way to financially support the things that were important.”

Real Estate with Heart

That’s when Shonda turned toward real estate. She had long been fascinated with the profession, and she was drawn to the unlimited earning potential and potential for a healthy work/life balance.

“I wanted to be my own CEO. I refused to settle for a job I didn’t enjoy, like a nine-to-five office or corporate job. I just knew that was never going to make me happy. I wanted something that would allow @realproducers

me to continue spending time with my family, but that still challenged me and allowed me to grow personally and professionally,” Shonda explains. “Real estate seemed perfect to me … It was a career my daughter would be proud of me for pursuing. That was the most important thing to me, setting a great example for my daughter.” In 2007, Shonda officially began her journey to becoming a top agent. SETTLING IN

Early in Shonda’s career, she met a single mom struggling financially. She was saving money to purchase a home but had zero credit and had never financed anything before. She called a few agents, but no one would help her because she couldn’t buy at that time.

As Shonda got deeper into her work, she continued to fall in love with her new career. She has a passion for meeting new people. She relishes in the adventure and challenge of each day. She’s hardworking, warm, and relatable. “Although my clients consist of buyers in many price points and many stages of life, I always approach each client with the mindset that I am helping make a difference in someone’s life, no matter how big or small it seems,” Shonda says. “I don’t ever want anyone to feel unimportant. It’s important to me that my clients feel confident in me and the real estate process and know that I have their best interest at heart.”

THE FUTURE IS BRIGHT

Today, Shonda leads the Campanaro Group with Berkshire Hathaway HomeServices Florida Network Realty. In 2021, the team closed 52 transactions for over $22 million. Outside work, Shonda continues to live a rich family life. She and her husband, Mark, have two children, Kaleigh (23) and Aaron (8). They enjoy eating out at local restaurants and just about anything outdoors, from beach-going to biking to fishing. They recently purchased an RV and are looking forward to new adventures.

“This lady really resonated with me because it reminded me of my mom and what it must have been like for her being single with four small children,” Shonda reflects. “I was adamant that I was going to help my client purchase a home. I connected her with a great lender that was able to walk her through some steps on building her credit quickly. It wasn’t a short or simple process, but when we eventually got to the closing table, the look on her face was priceless.” At that moment, Shonda knew she had chosen the right career path. Her interaction with this single mom also provided a blueprint for her business. She would lead with heart, care, and compassion.

Before becoming the owner of the Jacksonville Icemen, Andy Kaufmann owned a successful survival and camping equipment company. But his dream had always been to be in sports ownership. That dream turned into a reality when publicly traded Smith & Wesson came calling with enough cash to fill up multiple Zamboni machines. The iconic gunmaker’s purchase of Andy’s outdoor gear business allowed the longtime Jacksonville resident to begin laying the groundwork to buy a team. “Now we are living the dream of sports ownership in our dream hometown. I don’t know if words can express how joyful it truly has been,” Andy says.

If sports ownership was Andy listening to his inner 8-year-old self, then surely his next big move is taking advice from his future 80-year-old self. “The genesis of the Igloo was due to the shortage of ice in Northeast Florida,” Andy explains. “The demand far exceeded the supply, which was for us a concern because we really want to continue to grow the sport and the passion for hockey in Jacksonville and Northeast Florida.”

Andy owns not only the Icemen, but also the Savannah Ghost Pirates, a professional minor league ice hockey team in the ECHL based in Savannah, GA. “The Savannah Ghost Pirates is an expansion team in the same league as the Icemen, affiliated with the NHL’s Las Vegas Golden Knights,” explains Andy. Andy bought the facility formerly known as the Jacksonville Ice & Sportsplex located in the San Marco East Plaza at I-95 and Emerson Street, and immediately began drawing up plans for the Igloo and its future. “We bought the building and the operation that had one sheet of ice and have entered a $23 million renovation to make sure it is the best of the best and the premier facility of its kind in the state,” Andy says. The Igloo now has two sheets of NHL-sized ice, a 210-seat state-of-the-art sports bar–complete with a “frost bar” of ice around the bar’s perimeter to keep beer cold on–as well as an executive chef kitchen. The 104,000-squarefoot facility also includes a restaurant, pro shop, locker rooms, corporate offices, party and event space, and an Esports arena where guests can play NHL Live against Icemen players, Madden NFL, and even non-sports games. They have a great young coach and emerging NHL players. But when Andy bought the team, there was a lot of work to be done. One of the first things he wanted to improve was player housing.
