COLLECT MOMENTS NOT THINGS…

“Collecting moments not things...” This has been a motto for Brian and me for years now. When the toys started to take over our house, we were feeling overwhelmed with all the stuff. We realized our kids did not need anything more. At that point, we made the decision to give our kids experiences for gifts instead of material possessions. It has been a wonderful decision for us.

Summertime is a great time to get away and make memories with those most important to you. Yes, the real estate world is busy but even taking a day or two here and there can be really valuable. You never know what lasting memories you can make that could mean the world to you later.

Last month, we took our kids to New England for a 15-day trip around six different states. It was awesome. Giving our kids the chance to explore a different part of our country was wonderful, and to us it feels like we are able to give them the world through travel. We set a family goal years ago to visit all 50 states together before they graduate high school. Our son is 10 and daughter is 9, so the clock is ticking, but we are on pace.

Traveling is not just about getting away and making memories though. There are many health benefits as well…

· Research shows that 73% of people get some form of health benefit when taking a leisure holiday.

· Traveling is good for relationships, 52% of people stated that their connection with their loved ones improved during a vacation.

· People are 30% more likely to have a heart attack if they go 5 years without a vacation.

· 80% of U.S. citizens agree that after they have traveled they noticed a significant drop in stress.

· Women who go on vacation twice a year are less likely to get depression and chronic stress.

· Men are 30% more at risk of contracting heart disease and have a 20% higher sudden death risk if they do not take a yearly vacation.

· A study concluded that time off helps to reduce stress by removing people from the activities and environments that they associate with anxiety.

· Vacations can improve work performance by 80%, which shows the importance of taking a break.

· 68% of people state that they were more positive after returning from a vacation and experienced better sleep.

· When taking a vacation, you are exposed to different environments which in turn boosts your immune system and creates stronger antibodies.

I know it is sometimes hard to comprehend just leaving your work and getting away, but it could actually make work better and you healthier, so take the time to get away and collect those moments!

Roofing & Construction partner spotlight

Christopher Carvajal, or Chris, as he is widely known, owner and CEO of South Edge Roofing and Construction, moved to Jacksonville in 2009 and hasn’t looked back. Though Chris started from scratch–moving to Jax without a job, friends, or local family–he’s now leading his third business, South Edge Roofing and Construction, that he opened in 2018 “after hurricanes Irma, Matthew, and Michael all hit Florida within a short amount of time,” he shares.

South Edge is a family-owned construction company specializing in roofing replacement and repair services. The team’s state-certified roofing and building contractors service all of Northeast Florida. In recent years, after Hurricane Ian devastated the Gulf Coast, South Edge expanded to Central

THE SOUTH EDGE DIFFERENCE

“At South Edge, we are very engaged with our clients,” Chris attests. “From the initial call to the final inspection, we keep our clients informed so they know the process and what to expect.” His customers also love the company’s quick turnaround time and the ease of the roof repair or replacement process.

South Edge’s client-focused standard comes from Chris’s entrepreneurial experience. Around 2009, when foreclosures and consumer debt were high, Chris owned sales and marketing businesses that focused mainly on attorney services. He knew he could translate that experience to South Edge. “I felt I could bring some of the skills I learned from my prior businesses to the roofing industry and make a difference,” he says. “I understand the importance of having an educated and informed client. The better the client knows and understands the process, the smoother the overall transaction will be.”

Chris explains that his South Edge team has “superior knowledge on the insurance claims side of roofing and we assist affiliates when a homeowner’s claim arises.”

He continues, “Navigating through a roofing project can be complicated and confusing to homeowners who don’t know their various options. When the project is done, and the client is grateful for our services, it feels great. Especially during the process of an insurance claim, clients appreciate our dedication to being part of the process, which can be tiresome and lengthy. We are there with our clients every step of the way.”

Jacksonville Real Producers • 15
Chris and his wife, Jennifer, have a daughter, Reese Alexandria.

South Edge also offers clients a quick turnaround, meeting closing deadlines when necessary. The company works with its partners closely. Whether repair ing or replacing a roof before closing, “we can expedite the process to get it done,” Chris says. When working with partners, South Edge can delay payment until clos ing, if needed.

South Edge also understands the value of giving back and has both sponsored and participated in several charity events. “I always remember how fortunate I am, and I want to help others where I can,” he says. In 2022, Chris was co-chairman of the American Cancer Society’s Real Men Wear Pink campaign. “Our campaign recruited local business leaders who raised money for the fight against breast cancer,” Chris shares. “Our team of amazing ambassa dors raised over $160,000 last year.”

CREATING A NEW HOME

Chris arrived in Jacksonville from Miami, his hometown from birth, leaving behind his parents and three siblings. “I was fortunate to have great role models in my parents,” Chris says of his upbringing. “They both worked to balance family and work. They instilled in us a sense of responsibility, hard work, and good ethics while always being respectful of others.”

After moving to Northeast Florida, he connected with a group of entrepreneurs

who gave him the chance to “get inside their business.” Chris worked with them for many years and says, “I helped them grow, and they helped me grow as well.”

In 2011, Chris met his wife Jennifer, a banking industry professional and prior Jacksonville Jaguar cheerleader. The couple married in 2014 and welcomed their first child, Reese Alexandria, in 2020. “She has been our biggest blessing ever since,” Chris beams.

“Spending time with my wife and daughter brings me the most joy,” he smiles. “In our moments together, it hits home how truly blessed I am. I lead a very active lifestyle, so my wife and I make activities with our daughter a priority. We visit the park, ride bikes, and swim in the pool or the ocean.” Chris loves sports and being outdoors. He is an avid golfer and has played competitive softball in Jacksonville Beach for ten years. “Playing softball reminds me of growing up playing sports in South Florida,” he says. This past year, Chris began playing pickleball. “The pickleball community is a great group of positive people who get together daily to burn some calories and have some fun.”

Jacksonville has truly become home for Chris and his family, and he and South Edge Roofing and Construction look forward to helping many more clients with their roofing needs.

are a unique real estate team. They have 15 years of experience between them, and both are relationship driven. Their drive to build lasting client relationships brought them together and remains the glue that keeps their partnership strong. Yet, the two represent different market segments. Erika is the listing specialist, while Yordan is the team’s buyer professional. Together, this duo serves both sellers and buyers with expertise and care.

Slate Real Estate’s Erika Pledger and Yordan By Michelle Williamson Photos by Renee Parenteau

“We work well together because of our aligned priorities,” says Erika. “Yordan and I share a lot of the same values in our personal and professional lives. Family and relationships are first. Everything else follows.” When they are together, the veracity of that statement is quickly noticed.

When asked what sets his and Erika’s team apart, Yordan shares, “I truly believe that our genuine care sets us apart. Anyone can search and show a property on MLS. At the end of the day, it is how you care for your clients and go the extra mile that is most important. We pride ourselves on our customer service and the resources we provide. We study every market detail to successfully navigate our clients through difficult scenarios. Whether it is getting creative on a multiple offer situation or dealing with tough negotiations, we work tirelessly for our clients.”

Erika’s and Yordan’s reasons for their clientfocused approach are different, but both empathize with their clients naturally and work to create lasting relationships that extend beyond the transaction.

ERIKA: THE SELLER’S FRIEND AND GUIDE

On Erika’s position as listing specialist, Yordan says, “The listing side is personalized; it brings a lot of emotions with it. She has a lot of patience and understands the difficulties that go along with selling.”

Erika explains, “As a listing specialist, I’ve realized much of the excitement buyers experience is not a part of the selling process. I might be thrilled about earning someone’s business and getting an incredible new listing, but the daunting task ahead of a seller and the amount of stress and emotion it can cause is something I have learned to embrace. Being their support system, voice of reason, and shoulder to cry on… all of it is why I choose this role every day.”

Erika goes on to add, “It could be a family home or someone who has recently lost a parent—each situation touches my heart, and I’m thankful to be a piece of the puzzle working to create the best outcome. I just focus on taking care of our clients while they’re navigating life changes.”

Much of Erika’s perseverance and empathy when listing a home in stressful or difficult situations can be attributed to her battle with ulcerative colitis, a condition she was diagnosed with as a freshman in college. A flare up left her critically ill and she nearly lost her life. “It turned my world upside down,” Erika says of the experience. She chose to fight hard for her health and everything she wanted, and went on to graduate from Georgia Southern University in 2010.

Now twelve years in remission, the experience is still fresh. “Looking back, I know the only reasons I survived was because of my family and my faith. God had a plan for my life. I may not have seen it then, but I’m so thankful I do now. Not a day goes by that I don’t thank God for allowing me to live another day. That experience shaped me in more ways than I can count,” she reflects.

Erika’s real estate experience and knowledge of the transaction process add confidence to her perseverance. After building her first home, Erika left a non-profit to enter real estate. She explains, “I knew in my heart, it was what I wanted.” She started as a transaction coordinator with her now broker and mentor, which more than prepared her to manage contracts and negotiations. “I work hard to know contracts like the back of my hand, so I’m confident in representing clients and providing the best customer service.”

Erika and her husband, Brandon, have been married for 10 years and they have two children. Their son, CJ, is six, and their daughter, Kirby, is 18 months. The family loves spending days at the beach or pool, and they are “always planning trips or visiting family.” Erika shares that “quiet nights at home with family fill her soul.”

YORDAN: THE BUYERS FRIEND AND GUIDE

Yordan is the team’s buying specialist and like Erika on the selling side, he understands the emotions accompanying buying a new home. “He truly values the importance of helping families find the perfect home and planting roots. That’s something he wasn’t able to do while in the Navy,” Erika shares.

Yordan excels with the buyer side of real estate because, “I think it’s my Navy experience. Having worked with people from all over the world has really helped me understand and relate to different personalities and their needs,” he shares.

Yordan relocated from Virginia Beach to Jacksonville in 2016 where he and his wife, Brionna, purchased their first home. “It was the first time in my Navy career that I was able to settle somewhat close to our families,” he explains.

Yordan immigrated to the United States from Cuba when he was seven and grew up in Key Largo. “My parents immigrated to America in their early thirties, leaving the little they had behind to create a better life for their family. I grew up watching them work extremely hard to provide for my brother and me. We didn’t have a lot, but they made sure we always had enough.”

Yordan says watching his parents shaped him into the hard working, dedicated, and determined man he is today. “I understood at a young age that if you put your all into something, it won’t leave any room for excuses or doubts.” Yordan has carried this mentality with him throughout his life, and he hopes to teach the same to his children.

He knew he was interested in a career in real estate when he and Brionna were planning on buying their first home. “I was deployed at the time and did a lot of studying on the process and was very intrigued,” he says. “I immediately realized there was a lot of misinformation out there when it came to the VA. I knew I would be able to help other military members and friends find a home,” he shares.

He wanted to continue building those relationships and others.

Yordan and Brionna have been married for six years and together for sixteen. They have two children, Jaxon (3) and baby Sophia (6 months) who is amazed by everything her big brother does. When he’s not working, Yordan enjoys being present with his family. “I’m excited to be a father, to watch my kids grow and be there through all their milestones. There is nothing I look forward to more every day,” he says.

“I run my business and personal life with the same passion and excitement. At the end of the day, truly being myself, caring for my people, and working my butt off is what I do and what the Pledger and Polanco team is all about.”

people is enviable. Both qualities I have from her,” she explains.

Noel continues, “My dad was also very successful professionally in the banking industry, yet it is his discipline that I feel has shaped me personally. My dad has been an athlete all my life. His commitment to being an athlete is like no one I’ve ever known. I watched him accomplish goal after goal by being consistent and applying discipline to all aspects of his life. I think that my mom’s passion and ability to relate to anyone and my dad’s discipline are characteristics that have helped me be successful.”

Noel earned a bachelor’s degree in Psychology from Appalachian State University and a master’s degree in Rehabilitation Counseling from the University of North Florida. “I met my husband, Tripp Miller, in college and we’ve been married 25 years.” She adds that Tripp is a fourth generation Jacksonvillian and is an incredible resource to her.

YEARS OF TRAINING

MILLER NOEL NOEL Loving to Help

It is no secret that a genuine love in helping others is one of the keys to becoming a great and successful REALTOR®. There is a big difference between a person who helps others simply as a duty of their job and a person who is passionate about helping others.

Noel Miller with Fluid Realty genuinely loves to help others, and real estate gives her an opportunity to do just that.

“I love to help people. I love to mentor people. I love being a REALTOR®. I love the thrill of being a ‘personal shopper’ for my clients and there is nothing better than finding the perfect property,” Noel says.

PASSION AND DISCIPLINE

Noel is from Gainesville, Florida where some of her family, including her parents, still reside. She attributes much of what she is today to her parents. “My mom is the original ‘Boss Babe’ and I watched her accomplish a very successful career in healthcare as a physical therapist. Her passion for what she does and her ability to connect with

Before becoming a REALTOR®, Noel worked in healthcare for 20 years. “I started my career as a case manager and worked my way into hospital leadership as the Director of Case Management. I managed a multi-million dollar business line and was sought after as an expert to speak at national conferences or sit on expert panels to help lead changes in healthcare,” she says.

Noel says that although her past work experience seems very different on the surface, it’s all very similar at their core: they are service professions. With that said, she says that the 20 years in healthcare was perfect training for the real estate industry.

“Both fields are all about building and maintaining relationships. As a case manager and then director, my success was largely due to networking in our community with resources for my patients, their families, or my staff.”

TIME FOR A SHIFT

Despite her massive success in her previous career, Noel explains that it had to change once she became a mom. “As a hospital leader and mom, it was difficult to give 100 percent to both my personal and professional lives. While I was fine with using Shipt, InstaCart, or other conveniences to make life

‘easier’, I was not fulfilled with my presence in my family and as a mom to my daughter. Covid presented the perfect opportunity to reevaluate my priorities and ultimately was the right time for me to jump into a new career as a REALTOR®.”

Noel adds, “I’ve always thought being a REALTOR® looked like the best job, and I thought that maybe when I retired that I would pursue it. Then, as I was considering leaving healthcare, I had a couple of heart-to-heart conversations with friends that are REALTORS® (Julie Giessman and Britt and Laura Sanders). They were incredibly encouraging of both the career and me as a fit. I took a leap of faith and went for it. Now, I am actively in the best job ever that allows for the work and life balance that I desired. I am excited to be a REALTOR® and know that I can do it for the rest of my life because I love it!”

Like all great REALTORS®, Noel has a few essential things she focuses on in how she conducts her business.

“For me, it is all about my client’s experience. I have only succeeded if their expectations are met. That means everyone working on the transaction is part of the team and we rise and fall together.”

“I thrive from feedback and always ask my clients to provide it – positive or constructive. When I am getting to know a new client, I always tell them that they will never hurt my feelings and that I want their feedback to help me do the best job for them. I can’t be the best at my job without it.”

Noel says she has higher expectations of herself than her clients do. “While I might over-communicate at times, I think it is important. The real estate market has been a volatile space since I entered, and I think it is incredibly important to hold my client’s hands through these complicated transactions. Plus, I love what I do and I think that all of my clients feel it. Many become like family after we close.”

FAMILY-FOCUSED

Noel is committed to being there for her family. She and Tripp have a daughter, Presley, who is 11 years old. Noel says that the three of them are “water people.” They love to spend their time on the beach, surfing, boating, or just about anything that involves water. They also love to travel, and will be going to Alaska for the first time this summer.

Noel adds that her daughter attends the same school her husband graduated from, Episcopal School of Jacksonville.

“Becoming a mother is hands down the most pivotal moment of my life. I wasn’t someone that knew I had to be a mom and I am so glad that I didn’t miss out. Being Presley’s mom reminded me who I really am, what my priorities are, and what ultimately inspired me to pivot into being a REALTOR®. She is my biggest fan and it has been fun to reinvent myself with her watching.”

“I also think it has been a valuable life lesson for her to see her mom change careers. Life is not always predictable and sometimes it is important to take a calculated risk and work really hard to achieve what you desire. Presley has watched me do this and I hope that she takes this with her as she finds her path in life,” Noel says.

Congratulations to Noel Miller, this month’s Rising Star. Her genuine love for helping others is unquestionable.

It was great to spend time with some awesome ladies while also giving back. We took some time to write letters through The Letter Project for some girls and ladies around the world that need some encouragement.

The Letter Project is a faith-based nonprofit located here in Jax Beach!

Thank you Christina Tatum and Maria Coutu with Atlantic Coast Title & Escrow for hosting us at your beautiful office!

question of the month

When and how did you end up living in NE Florida?

SHARON MILLS

Watson Realty Corp.

I moved to Jacksonville FL due to a transfer from Ohio. I knew noth ing about Jacksonville, but after arriving thought without a doubt Jacksonville was one of the best-kept secrets. When arriving seeing the beaches, rivers, and so much unused waterfront I remember thinking why don’t more people know about this city? In 2005, when the Super Bowl was held in Jax I think that put us on the map for the rest of the world to see. In 2006, I started selling real estate and have been blessed to assist many people from other cities who also think this is a wonderful city.

DEANNA FOERMAN

Coldwell Banker Vanguard Realty

I ended up living in NE Florida when my father was stationed at NAS Jax when I was a young child. He then retired from the Navy, so we have been here ever since. I love NE Florida and have no plans of ever leaving.

JENNA FISHER

Marsh Landing Country Club Realty

I moved to Jacksonville in 2005 the year after graduating from Florida State University. I was working for a company called Southern Wine and Spirits at the time and working in Tallahassee before I transferred to Jacksonville as soon as the position opened up.

home when moving all over the US. After living in the Virginia Beach area for 13 years, I was finally able to move back to Jacksonville when I got hired in mortgages.

ROBIN ABRAHAM

Keller Williams Realty Atlantic Partners

My family had moved to Jax from Louisville, KY. So, I moved here after college (UWF), which is in Pensacola, FL.

PAUL WAGNER

Milestone Title Services

After graduating college, my dad saw that Merrill Lynch was moving to Jax and turned in my resume. I had an interview at 8 AM and I woke up in Tampa at 3 AM and drove up for the interview. My boss was so impressed that I was on time that he hired me.

KAY CHAFTON

Coldwell Banker Vanguard Realty

My husband and I took a big chance and moved to Fleming Island from Brandon, Mississippi in May of 2001. I was in the manufactured housing industry at that time. I made a few calls and ended up with a job at Quality Homes in Middleburg. Later in 2001, I decided to get my RE license. Best career decision ever!

LAURA RANNEKLEV

Florida Welcome Home Real Estate

We moved to NE Florida in the summer of 2007 from NY. My husband’s job at CitiBank brought us to NE Florida. Originally we thought we would just be in Florida for a few years but loved it so much we stayed. Now 16 years later, NE Florida is home.

JAN RICE

Momentum Realty

I ended up living here in NE Florida about 12 years ago due to my active duty service in the United States Navy. Over the years I have set a solid foundation here while still deploying to other countries. Jacksonville, Florida has truly become a true sounding board for my family and me throughout the years as it is still very close to my hometown in Orangeburg, South Carolina and my husband’s hometown in Savannah, GA.

LISA PRUITT

Better Homes & Gardens Real Estate Lifestyles Realty

I left Cocoa Beach to start college in North Carolina. My junior year of college I transferred to UNF to finish my elementary ed degree, and to be close to the beach. Just before I graduated from UNF, I was set up on a blind date with my now husband, that was 1990. I’ve been in North Florida ever since. We’ve been married 31 years.

SHELLEY MORGAN

Keller Williams Realty Atlantic Partners

I grew up in Jacksonville...moved away for college and jobs for 10 years, then I had the chance to return I never left...love it here!!

ED AKERS

Coldwell Banker Vanguard Realty

I am a Jacksonville native born in the old St Luke’s Hospital outside of Historic Springfield where UF SHANDS now stands. My family was a transplant from Virginia in 1962. I grew up on Jacksonville’s Northside until 1972, but then moved to Green Cove Springs and then Lake Asbury until about 1996. I then moved back into Duval County and live in Jacksonville’s Southside and Murray Hill communities until 2002. I moved into an 1899 Queen Anne style home in Historic Springfield that I had gutted and renovated and served on the community’s Historic Preservation Council for several years. I relocated from there to San Marco and now reside in a quiet Lakewood Community.

MIKE PISACRETA

RE/MAX Relations

Relocated from NY 5 years ago for quality of life.

DANNY FONTAINE

RE/MAX Relations

I joined the Navy on June 1st, 1993, in Woonsocket, Rhode Island. In 1998, I was stationed in Mayport, Florida and in 2000 I went to Great Lakes, Illinois. In 2003 the Navy moved me back to Mayport, Florida. I retired after 20 years in 2013 and we decided this was our home. The rest is History!

PAULA ANDREA POU

Florida Homes Realty & Mtg LLC

In October 1987 when I was a little girl, my parents decided to move from NJ/NY here as they had friends that raved about Jax. And since then I have loved Jax. I am proud and happy to help my out-ofstate customers move and make Jax their home.

I highly recommend my lender, Linda Garcia with Mortgages By Linda. I’m so grateful Linda was able to pull o this complicated transaction with splitting an 8 unit contract into into 2 residential investment loans rather than a commercial loan, which would have had higher interest rates. Linda and her team rolled with the punches and worked diligently on my loan to ensure a smooth closing. I look forward to working with Linda and her team again. – Anwar H
