Final escape doors must open outwards onto level public realm. Doors should be recessed to keep door leaves inside property boundary and not cause an obstruction.

STAIRS & LIFTS All stair/lift cores are fully protected concrete shear wall construction, with additional lobbies where required. As per guidance in Approved Document M, escape stairs are to be 1200mm wide to allow flow of traffic from all floors.

Three stair cores are required to allow for minimum travel distances and to accommodate the building occupancy of 600+. One set of stairs coming from the basement levels must terminate at escape level. A 1400x900mm Disabled refuge zone is required at each main landing.

Where a floor level has split occupancy (Retail + Office) a sufficient fire barrier must be provided to prevent the spread of fire between the properties. 18m

A double thickness concrete block wall with fire resistant plasterboard on both sides will provide this barrier, and must be fully sealed via compressible fire breaks and intumescent sealant at the base and head junctions with the concrete floor slabs. Client External wall cavities should be filled with cavity fire barriers at floor intervals to prevent the spread of fire between floors.
