WELCOME TO OPEN HOUSES... F RO M T H E P R I N C I PA L …
Welcome to St. Joseph’s 40th year of Open Houses beautiful homes to the public to suppor t our school.
Open Houses began as an initiative of a group of dedicated parents who wanted to raise funds to improve St Joseph’s School. In our 40th year it is now a major event in the life of the school and in our broader community.
Our vibrant and dynamic parent community offer their collective exper tise and energy to create this event each year. What is special about this event is that every parent is involved in some way because they value being in community and contributing to the life of our school.
Open Houses is a unique event, offering people a rare oppor tunity to view private homes that are of historical or architectural impor tance.
I am so grateful to every parent and I par ticularly thank Mrs Jenni Powell who has led us so suppor tively.

Originally built in 1890, this Hawthorn brick Victorian home has been renovated in recent years to create a superb family home that is both highly functional and incredibly stylish, thanks to the talent and flair of its owner, who is an interior designer and also the founder of Hawthorn interiors and homewares store, Frey.
The original rooms at the front of the house still showcase their impressive Victorian features, including elaborate architraves, ornate ceiling roses, high skirting boards and a beautiful double-arched hallway, up-lit with floor lighting. A warm neutral interior paint colour complements the eco timber floorboards. Feature lighting throughout the home is courtesy of Frey.

On the left of the hallway is a generouslyproportioned living room, separated from the adjacent dining room by a central gas fireplace. Both rooms are impeccably styled with bespoke items from Frey, ranging from stunning tribal artwork to intricate table displays that celebrate the art of global craftsmanship. Embellished handcrafted crosses by Jai Vasicek and vibrant Indigenous artwork inject colour into the space. On your right is a chic hotel-quality master bedroom suite, featuring silk sheer curtains, a beautiful upholstered bedhead and a classic monochromatic colour scheme. The luxurious ensuite and walk-in robe are bathed in natural light, thanks to the dramatic sky-light above. Mushroom Caesarstone and timber veneer cabinetry continue the sense of warmth that is present throughout this inviting home. ...continued over page

Liveability and practicality were key requirements for this busy family of five, as is evident from the walk-through garage access. Convenient inbuilt shelving provides handy access to school bags and sports bags. The downstairs powder room is the epitome of unrestrained luxury, with lavish snakeskin wallpaper from Zoffany and a striking collection of detailed pendant lighting positioned over the vanity.
Returning downstairs, you’ll discover one of the most striking interior design elements in this home: the glamorous Slim Aarons ‘Hotel du Cap Eden-Roc’ wallpaper, perfectly positioned for jaw-dropping effect as you enter the rear open-plan living/dining/ kitchen area. The informal living space exudes comfort and relaxation, with an inviting L-shaped sofa and an inbuilt gas fireplace, framed with carefully selected feature stone from Beyond Tiles. A distinctive B&B Italia dining table and Philippe Starck masters chairs, both from Space, complete the look.
In keeping with the rest of the house, this high-end kitchen is a perfect blend of style and practicality. Its clever design features include a concealed galley-style pantry, pale timber veneer cabinetry, resilient KStone quartz benchtops and attractive concrete pendant lighting from Space. Vibrant artwork by Kerry Armstrong hangs at the end of the kitchen bench. Externally, the same feature stone from Beyond Tiles has been used to stunning effect on the rear façade, in conjunction with expansive glass sliding doors with dark timber frames. The garden is a private oasis, with a resortlike pool and pool-house as the main attractions. On the pool wall, a gorgeous wave-like textured tile imported from the United States creates a fabulous effect, which is further highlighted by the waterfall feature. Lush gardenias and hydrangeas frame the pool fence, and a tall leafy tree (planted as a seedling by the previous owners) provides shade for the sun-drenched north-facing garden
5
This beautifully renovated Victorian home is a masterpiece in both style and function, which is evident from the moment you set foot into the lush symmetrical front garden. Renowned landscape architect Mary-Claire Dalling of Botanica Garden Styling has designed a garden for all seasons, with a careful selection of plants that bloom throughout the year. A border of Little Gem magnolias offers privacy from neighbouring properties, while delicate daphne flowers provide a burst of fragrance. Pink roses – both climbing Pierre de Ronsard and Seduction shrub varieties – frame the edge of the verandah, and the grand archway at the home’s side entrance is enhanced by climbing star jasmine. The practical option of low-maintenance turf is the perfect choice for this busy family of five. The exterior colour scheme is a classic combination of Dulux Paving Stone with trims in Natural White and Monument. ...continued over page

The owners’ brief to Jo McIntyre of Beautiful Home was to design a liveable family home with a seamless flow from old to new – and upon entering the home, the success of this renovation is immediately evident. This stunning home showcases the very best of practical contemporary living, blended with all the prized hallmarks of a traditional Victorian, including soaring 3.8 metre ceilings, marble fireplaces, wide cornices with ornate ceiling roses, and high skirting boards.
XX
McIntyre’s highly functional design was brought to life by skilful builders Devlin Mees, and the home’s finishing touches were thoughtfully styled by interior designer Caroline Touzeau. Dulux Natural White is used on most internal walls, which works perfectly with the dark stain of the Tasmanian Oak floorboards. This muchloved white also provides the ideal backdrop for a vibrant artwork collection. Hydronic heating is a feature throughout. From the main entrance, double doors on the right lead to a grown-up living space, appropriately painted in Dulux Tranquil Retreat. The beautiful duck-egg blue tones of the occasional chairs from Jardan and Herman & Herman complete the space. The same restful shades of grey, white and blue continue throughout the master bedroom, which includes a vast walk-in robe and sumptuous ensuite bathroom. Custommade built-in cabinetry houses an extensive book collection, and carefully curated pieces from Frey homewares personalise the space. A distinctive handcrafted wall hanging was sourced from @roundnine9 on Instagram.
8
As you continue down the spacious hallway, you’ll pass the study on your left. This functional space houses a valuable family heirloom – an original Remington typewriter, used by the owner’s great-grandfather, one of Australia’s first long-range meteorologists, to submit his weather forecasts to the newspaper. Further on your left is the children’s play room, a practical necessity in any family home. A stunning pendant light from Boyd Blue in Armadale adds just the right touch of style to this child-friendly zone. Opposite the play room is the epitome of sophisticated living – a climate-controlled
wine room that houses an impressive 1500 bottles of wine. At the rear of the home is the enviable kitchen/living/dining area, with views out to the garden and the 17m lap pool beyond. A winning combination of abundant light, comfortable stylish furniture and seamless indoor/outdoor living provides a space that works equally well for relaxing as a family or entertaining larger groups. Attractive pendant lights from Boyd Blue help to define the dining space, as does the wellproportioned dining table from Jardan. ...continued over page

The living room is home to a Jetmaster gas log fireplace and an eye-catching series of artworks by artists Cathy Quinn, Rosetta Santucci and Jade Piltz. In the kitchen, Caesarstone kitchen benches are both stylish and hard-wearing, and the white cabinetry contrasts beautifully with the striking timber laminate. But the best part of this family work-zone is hidden from view. Beyond the kitchen is the practical butler’s pantry, an enviable laundry with a drying room and finally a powder room. If you look closely, you’ll notice a cat flap, which leads out to the custom-designed cat enclosure: this ideal solution keeps the beloved family pets away from busy Power Street.
10
Upstairs is the relaxed children’s zone, with three distinctly styled bedrooms featuring artwork by Jade Piltz, a generous communal area and a smart compartmentalised bathroom to cater for the needs of future teenagers. A laundry chute provides quick access to the downstairs powder room. All bedrooms feature built-in robes and practical plantation shutters

This landmark Victorian Italianate mansion was built in the early 1880s by an Englishman named George Parsons, who, along with his brother Leonard, was one of the original founders of oats manufacturing company Parsons Bros (later known as Uncle Toby’s). Sadly, Mr Parsons died soon after building Ashwick and the home was sold to Charles Bitten, whose family retained ownership until 1927. In 1911, the family moved to England for a period of time, so Ashwick was leased to the Church of England for use as a boys’ school. Initially the main entrance was located on Barkers Road, which is why the main façade is south-facing. The original property was subdivided in 1923 and again in 1925, at which time the home’s entrance point became Daniell Place.
16
Since 1927, Ashwick has been privately owned by several families and to this day it remains a treasured family home. Over the years, various modifications have been made, including the purchase of an adjacent property in the early 1990s to obtain the tennis court. The pool and pool house were added as part of a previous renovation.
Over the past three years, the current owners have undertaken major renovations to restore Ashwick to its former glory, meticulously redecorating each room in keeping with the original style. This enormous project was executed by builders CL Knights and Sons, together with architectural/interior designer Lisa Shanahan, and the results are truly breathtaking – both inside and out. The magnificent gardens were designed by Robert Boden Design and landscaped by David Whitehead. The recent work also included the installation of two large cast-iron lamp posts from Castlemaine, repaving of the driveway using cobblestones imported from Europe, and the installation of a new glasshouse from Sproutwell Greenhouses. In the front garden, you’ll notice a spectacular towering Oak tree that was planted around 80 years ago. Surprisingly, the home itself has not been assigned heritage status, despite its historical and architectural significance.
The grand front entrance features original tiles along the portico, leading to the vast front door which contains beautiful stainedglass inserts. In the entrance hall, pause for a moment to absorb your magnificent surroundings: a soaring 6-metre ceiling, stunning William Morris wallpaper, imported French oak flooring and a large French-Regency style brass lantern sourced from Meirelles Antiques in Malvern. In the corner, a 200-year-old grandfather clock keeps watch over the room. To your right is the dining room, with beautiful antique furniture sourced from Page Antiques. Of particular note are the framed original architectural plans from the 1940s and the lever near the fireplace, which was used to summon the servants. There is a similar lever in the loungeroom, and all original bells and wires from this system are still stored in the roof. ...continued over page

The generous proportions of the kitchen include an enormous island bench topped with beautiful Bianco Statuario marble. This same marble is also featured in the bathrooms. A door from the kitchen leads downstairs to the basement laundry. It’s clear that no detail has been overlooked when it comes to the loving restoration of this stately home. All cabinetry has been expertly crafted from solid timber and finished with a custom-made stain. Likewise, the interior paint colour used throughout the home is a warm, neutral hue, custom-mixed to the owner’s specification. The leadlighting in the windows along the back of the house was also especially designed, using the front door panels as a guide. The rear exterior iron lacework and tessellated tiles were added as part of the recent renovation. As you proceed along the arched hallway that leads from the rear entrance through to the front entrance hall, note the stunning walls in the powder room, which have been intricately stencilled by the skilled hands of the current owner; a labour of love taking more than fifty hours of painstaking work. The luxurious Brintons carpet downstairs has been custom-designed, based on the same pattern as the original carpet in the cinema (located in the room adjacent to the
18
pool house); however, the colours have been personalised to suit the interior scheme of the home. A grand sweeping staircase leads to the upstairs level, where a bespoke pared-back version of the same carpet design has been used on the landing and in all the bedrooms. The first bedroom on your right features a superb four-poster bed, sourced by the current owners on Gumtree, but originally from England. The guest bedroom features an early 20th century Louis XV style carved and painted Queen-size bed, originally from Paris. The bed comprises a ‘Corbeille’ bed head, a ‘Corbeille’ footer, shaped side rails and prized carved floral decorations. The master bedroom suite formerly housed the servants’ quarters; the original servants’ staircase was removed during a previous renovation. Glamorous William Morris wallpaper has been used to striking effect in this peaceful retreat. Finally, as you exit the home, be sure to wander through the substantial grounds, including the tennis court, pool area, studio/ cinema and vegetable garden. The sheer scale of this property firmly places Ashwick in a class with very few others, and it truly is a privilege to feature this unique family home in our 40th anniversary celebrations

Originally constructed in 1888 for James Westley (Mayor of Hawthorn from 188990), Spreydon has a storied 130-year history, which saw it change hands among a number of society’s elite, converted into apartments in the 1920s and returned to a single family home in 1974. Once an impressive example of traditional Italianate architecture, years of neglect saw Spreydon more recently as a shadow of its former grandeur. Purchased once again in March 2017, an extensive renovation project (completed in just 7 months) has given Spreydon a new lease on life; its lovingly restored heritage features blended beautifully with the latest in modern design. The result is a grand, yet warm and personal, family home. A carefully selected team of experts was engaged to deliver the project: Architects Accent on Design helping to rework the existing internal footprint; Russell Haythorn (Haythorn Builders) completing the building works (including fabricating the extensive joinery on-site with over 110 drawers); and Old Melbourne Plastering’s Aaron Manson expertly restoring the incredible, intricate detail of the home’s many mouldings, cornices and ceiling roses. Keen to get their hands dirty, the new owners also had an active involvement in the project, providing both hands-on building support and interior design functions – selecting all finishes, fittings and furnishings themselves.
22
Stripped of ageing exterior render, Spreydon now cuts a striking figure with its original moulded bluestone patina on show. It bears all the hallmarks of late Victorian architecture – hipped slate roofs, moulded brick chimneys, decorative iron trims, and a double-height canted bay window with cast-iron verandah. The reimagined interiors make good use of its grand proportions, including soaring ceilings, vast living areas and generous bedroom spaces.

An arched entry hall introduces the soft grey and white colour palette which forms the perfect backdrop for the many original, ornate features of the house. Stunning Mink Grey Oak flooring from Royal Oak runs throughout the lower level adding depth and texture and a show-stopping amethyst chandelier by Christopher Boots adds plenty of wow factor. A home office to the left features a modern fit-out, with built-in cabinetry around the first of many original, unique fireplaces. To the right, the front sitting room presents a perfect balance of old and new – the beautifully restored heritage features and antique furnishings at home alongside custom joinery and modern art pieces. The front ‘ballroom’ similarly showcases layers of traditional and contemporary detail. Works of many of the family’s favourite artists line the walls here – and throughout the home – including Rone, Stormie Mills, Adnate and Hazel Dooney.
Personal touches abound via the family’s vast collection of eclectic ornaments and curios – and the centrepiece Edra ‘On the Rocks’ sofa cleverly selected for both form and function. Impressive black geometric ‘leaf ’ chandeliers from Lights Lights Lights which, along with matching wall sconces and track lighting, feature throughout much of the property and work perfectly alongside intricate ceiling rose detail.
The master bedroom is luxurious, yet elegantly understated. An original marble fireplace upgraded to gas provides ambience at the foot of the bed, with its lush velvet and layers of cushions. Ample built-in storage frames the impressive bank of stunning leadlight windows – the undoubted feature of this space (and many other rooms in the house). A modern
ensuite bathroom with terrazzo flooring and grey wall tiles is a stylish modern addition. The powder room off the entry hall is an unexpected highlight, with its futuristic sparkling polycarbonate flower Kartell ‘Bloom’ pendant light and whimsical Fornasetti’s Chiavi Segrete (secret keys) wallpaper. ...continued over page

‘SPREYDON’ 110 RIVERSDALE ROAD, H AW T H O R N An original L-shaped mahogany staircase lined with charcoal carpet leads up to the left of the entry hall. Upstairs are two more bathrooms, two generous bedrooms – complete with abundant built-in joinery – along with a study/ TV den and a gym room; all featuring playful styling perfectly tailored to the family’s teenage boys. A door off the landing provides access to the re-engineered upper balcony – which showcases the beautifully restored original ‘Richmond Fern’ balustrade ironwork. The home features all the mod cons – fully equipped laundry, heating and cooling. The tailor-made central ‘smart-hub’ cabinet, designed by Anderson AVI to house all the home’s technology needs, is something to behold. The converted 1980s single level extension to the rear of the property houses an open plan lounge-kitchen-dining space which features modern luxuries that make this an inviting family zone. The kitchen (including walk-in butler’s pantry) is sophisticated and spacious. The result is a relatively small footprint made to feel bright and airy thanks to the use of split levels, well-placed skylights and large windows which frame the home’s plentiful green spaces. A clever use of mirrors inside and out further adds to this sense of openness. One of the owners, a talented interiors stylist and decorator, has a passion for reinventing spaces – both at home and for clients – mixing old and new with flair and restraint. This deliberately pared-back style, reflected in the fit-out of their Woodfull St home, makes the chosen selection of artwork, furnishings and decorative pieces the heroes. Some highlights include the Christopher Boots Oracle pendant hanging from the double height void, a vibrant artwork ‘Mixed Media’, and an eclectic mix of pottery and ceramics.
While there are plenty of interesting pieces to catch the eye, the overall result is harmonious, calming and understated. Stunning wide smoky oak floorboards from Tait Timber add warmth and texture, as does the rich chocolate timber veneer custom joinery by Adrian Hall and Callum Foat from H & F Custom Joinery – a feature running through the entire property – from kitchen to bathrooms and the abundant wardrobe storage. This continuity throughout was deliberately created as the perfect, timeless backdrop for eclectic styling pieces. The main lounge benefits from the double height ceiling, and a view of both upper and lower courtyard gives a calming sense of space. The dining chairs, more of the owner’s vintage finds, have been stylishly upcycled with black powder-coated legs and grey upholstery. A powder room flanks one end of the kitchen; at the other end, stairs carpeted in plush charcoal run to the upper and lower levels of the house. Upstairs, the master suite opens into a private mezzanine retreat. A built-in bookshelf – visible from downstairs – lines one side of the space, while matching Featherston lounge chairs and ottoman (again auction pieces) offer an area to relax. ...continued over page

INSIDE STYLING & DESIGN A wall of the home’s signature timber cabinetry disguises what is effectively a walk-in robe. The master bed is tranquil and inviting with crisp white bedding alongside textured sheer grey linen curtains. An ensuite lined with exquisite terrazzo tiles and an enviably spacious vanity benefits from the impressive skylight over the shower. Downstairs a built-in study features ingenious faux skylights - solar panels that give the illusion of muted natural light – making a bright and useable space out of what could otherwise be a dark underground room. The two bedrooms down here – one used as guest accommodation – face onto the lower courtyard with lush greenery planted in an eclectic mix of quirky pots collected over many years and a stunning woven lattice stone wall adding texture and interest. The rear bedroom – home to the family’s daughter – is fresh and sophisticated. Pops of pink provided by a stunning Fenton & Fenton bone-inlay side table (and matching 7-drawer commode) and hourglass terrazzo stump work perfectly with the room’s pared back, playful styling. The generous wall of built-in robes keeps the room free of clutter.

The lower bathroom carries through the same winning formula as other wet areas in the house –statement terrazzo tiles pared with tactile timber and vibrant geometric towels injecting colour into the space. A garage to the rear completes the lowmaintenance property and provides additional storage
