Leader Liz Hamson took over as editor of leading industry title Property Week in July 2014 after 11 years at The Grocer, which she joined after almost five years at Property Week. She oversees the editorial content of the magazine across all platforms, print and digital.
There are also myriad opportunities for those willing to think outside the box and adopt a specialism. The Channel Tunnel saw the creation of a generation of UK surveyors who went on to work on tunnelling projects around the world. Many have now returned to the UK to get involved in Crossrail. What will be this generation’s Channel Tunnel?
Property Week is delighted to be the media partner of the largest property event of the year for young property professionals. As some of you may know, I recently re-joined the magazine, as editor – having left in 2003 after nearly five years. Back then, it was a great time to be a young person in property and it’s testament to the career opportunities the industry offers that so many of the agents I encountered during my first stint with the magazine are still in the industry, often in more senior roles and different sectors.
Not only are there more opportunities, there are opportunities for more of you. The industry still has a long way to go when it comes to diversity, which is why Property Week recently launched its Open Plan campaign, but let’s not forget it has also come a long way.
Is this bad news for those at the beginning of their careers trying to make a name for themselves? Not at all. If anything, now the industry is emerging from the dark days of the economic downturn...
Never have employers been more proactive in trying to encourage greater diversity in the workplace, to the benefit of the people in this room today, others like you and significantly, others unlike you. So if you want to get ahead in property...

How to network Emma Sinclair Founder and CEO of Target Parking Emma is a serial entrepreneur and the youngest person in the UK to take a company public. An ex-investment banker and recipient of multiple business awards, she now runs Target Parking, and writes a business column for The Telegraph.
It’s often said that it’s not what you know, it’s who you know.
If there’s a reception afterwards, stay and make conversation. Be brave, introduce yourself and have an ‘elevator pitch’. So named because it should be able to be delivered within the timeframe of a short elevator ride, it’s a snapshot of who you are and what you want to do.
One of the reasons students go to university is to prepare for the career of their dreams. The way you connect with people needs to evolve to assist with that goal and the power of a network is a very important part of that process.
Remember names - and where and when you met people - making notes on business cards you receive so you don’t find that card in your pocket a few days later … and draw a blank.
Networking with your peers is easy. Social media – including Facebook and Twitter – allow you to keep in touch with those you already know as well as track people you are interested to meet. Follow journalists covering sectors that interest you as well as people in jobs you find appealing. Engage in conversation – but only if you have something interesting to say.
“Networking is an essential wealth builder.” Even if you are not sure what you want to do once you graduate, cultivating an interesting circle of people can not only help when it’s time to find a job but your new and widened circle can serve as everything from a source of advice to mentoring.
Go to talks. Many businesses and government backed initiatives host events with interesting and inspiring speakers. Ask a question as it’s a great way to get noticed in a crowded room - and it gives you an excuse to approach the speaker afterwards.

Lond on property: embracing change Some 24,500 new Technology, Media and Telecommunications (TMT) jobs have bolstered Central London over the past five years (CBRE’s Creative London report), so it’s no surprise that many commercial landlords are turning their gaze to young tech companies. However, due to the landlords’ need for stability, and the startups’ reliance on flexibility, Area Sq explains how the property industry is calling for compromise. Over the past few years, a large number of technology start-ups from across the world, particularly the US, have been competing for space in London’s ever-popular Silicon Roundabout, and throughout East London. It has quickly become an indispensable stomping ground for young tech companies, for its inherently trendy creative spirit, and the collaborative environment of their incubator and campus-style workspaces. EXPRESS YOURSELF In terms of office interior, tech companies’ requirements reflect this. Andy Mackenzie, Head of Design at Area Sq, confirms: “Increasingly, and particularly in the TMT sector, workplace design decisions are driven by the need to attract and retain key talent.

This means providing creative and informal areas where staff can work, have meetings, socialise and importantly, share knowledge. This has resulted in the creation of flexible, collaborative areas which account for nearly half of tech companies’ floor space.” IN WITH THE NEW But it’s not just this newly creative workspace that’s making tech a popular employment choice, explains James Townsend, who works in Tenant Representation at CBRE and is an expert in the Central London Occupier Market. “It’s a generational shift, you now have Generation Y coming out of university, and the world’s at their feet. They’ve been brought up with technology and are used to being on

a number of devices at once. There’s this fantastic new tech sector, and people are looking at it as a real attractive option.”

MIDDLE GROUND The keen interest in tech from skilled, excited graduates, alongside the impressive health of the sector should make these companies irresistible to landlords. But, the sheer speed of their growth has made them slightly difficult to accommodate. Luke Appleby, who works in Landlord Disposal at CBRE, explains: “From an occupier’s point of view, it’s our biggest headache. It’s very unlikely on a new lease that you’ll get less than a three-year term, but people who we’ve worked with have gone from four to 90 people in the space of 12 months. In that case, they’ll need a much shorter lease, closer to one or
It’s not an easy compromise, and there is no shortage of more established businesses that would sign a longer term lease. However, some landlords are beginning to wise up to the power of the sector. Luke adds: “Tech companies account for around 35% of the total market. Landlords are waking up to that, and appreciate the flexibility required.” There is no quick fix. Yet, fuelled by ambitious tech-savvy graduates, one thing is certain: the TMT sector will continue to grow. Those landlords wishing to remain competitive and leverage this growth must embrace the changing landscape, sooner rather than later.

Meeting spaces encourage collaboration and stimulate employees, with bright meeting pods including a re-appropriated London taxi.
