Property Sales September Property sales were 5,953, up 2.2% from 5,827 in September of 2013 and -16.3% lower than the 7,113 sales last month. September 2014 sales were at their highest level compared to September of 2013 and 2012. September YTD sales of 55,254 are running -2.0% behind last year's year-to-date sales of 56,388.

Prices The Median Sales Price in September was $199,800, up 8.2% from $184,730 in September of 2013 and down -3.7% from $207,500 last month. The Average Sales Price in September was $257,771, up 8.1% from $238,437 in September of 2013 and down -2.0% from $263,039 last month. September 2014 ASP was at highest level compared to September of 2013 and 2012.

Inventory & MSI The Total Inventory of Properties available for sale as of September was 14,129, down -8.4% from 15,429 last month and down -6.4% from 15,091 in September of last year. September 2014 Inventory was at the lowest level compared to September of 2013 and 2012. A comparatively lower MSI is more beneficial for sellers while a higher MSI is better for buyers. The September 2014 MSI of 2.4 months was at its lowest level compared with September of 2013 and 2012.

Market Time The average Days On Market(DOM) shows how many days the average Property is on the Market before it sells. An upward trend in DOM tends to indicate a move towards more of a Buyer's market, a downward trend a move towards more of a Seller's market. The DOM for September was 44, up 18.9% from 37 days last month and up 4.8% from 42 days in September of last year. The September 2014 DOM was at a mid range compared with September of 2013 and 2012.

Selling Price per Square Foot The Selling Price per Square Foot is a great indicator for the direction of Property values. Since Median Sales Price and Average Sales price can be impacted by the 'mix' of high or low end Properties in the market, the selling price per square foot is a more normalized indicator on the direction of Property values. The September 2014 Selling Price per Square Foot of $102 was equal to $102 last month and up 8.5% from $94 in September of last year.

Selling Price vs Listing Price The Selling Price vs Listing Price reveals the average amount that Sellers are agreeing to come down from their list price. The lower the ratio is below 100% the more of a Buyer's market exists, a ratio at or above 100% indicates more of a Seller's market. The September 2014 Selling Price vs List Price of 98.3% was down from 98.5% last month and up from 98.0% in September of last year.

Inventory / New Listings / Sales 'This last view of the market combines monthly inventory of Properties for sale along with New Listings and Sales. The graph shows the basic annual seasonality of the market as well as the relationship between these items. The number of New Listings in September 2014 was 6735, down -14.7% from 7,892 last month and up 5.0% from 6,412 in September of last year.

Property Sales September Property sales were 1,562, up 1.2% from 1,543 in September of 2013 and -11.2% lower than the 1,759 sales last month. September 2014 sales were at their highest level compared to September of 2013 and 2012. September YTD sales of 14,565 are running -5.4% behind last year's year-to-date sales of 15,402.

Prices The Median Sales Price in September was $173,950, up 5.4% from $165,000 in September of 2013 and down -1.2% from $176,000 last month. The Average Sales Price in September was $266,075, up 6.4% from $250,138 in September of 2013 and down -2.2% from $272,162 last month. September 2014 ASP was at highest level compared to September of 2013 and 2012.
