With tourist arrivals up by over 15% in 2016 and ambitious sector development plans under way, Indonesia’s hotel segment is widely expected to see healthy expansion in the coming years. This follows on from strong performance across the hospitality industry over the past half-decade. Indeed, according to HVS Research, a global hospitality research firm, from 2011 to 2015 the total supply of branded hotel rooms in 12 key Indonesian markets more than doubled, posting a compound annual growth rate of 19%. During this period the total number of branded rooms jumped from around 35,000 to upwards of 71,000. Today more than half of this supply is composed of midscale and budget offerings, while the upscale segment accounts for 33% and luxury properties make up the remaining 12%. Indonesia’s hotels, like the nation’s tourism industry more generally, are concentrated in Bali and Jakarta. At the end of 2015 Jakarta had 24,540 hotel rooms in total, according to HVS data. If all the projects under construction or in planning come to fruition, the capital will see an additional 7080 new rooms come on-line by the end of 2018. This is the single largest hotel pipeline in the country. The next largest is Bali, with some 5700 new rooms expected by the end of 2018. By contrast, Jakarta caters largely to corporate business visitors on weekdays and low value domestic tourists at weekends (Oxford Business Group, 2018). The tourism and hospitality market in Indonesia has been growing as of late, welcoming in an increasing number of international and domestic tourists. Therefore, the need of accommodations in Jakarta and surrounding areas would attract tourists and travellers. One of the private sectors in Jakarta plan to boost its influence into the hotel and apartment services. They want to be one of the best companies to provide the best hospitality in Jakarta. The design of the 5-star hotel and the apartment will emphasize the ambition of the company, which is to be one of the best in Jakarta. previous page human eye perspective


A modern and sustainable high class apartment that mixed with millenials touch located in Jakarta’s highest rate area, Mega Kuningan. M RESIDENCE provide world class facility and best services for settlements and living beyond your imagination. and the existence of an open garden at each level will give the impression of a natural and greenery in Mega Kuningan which filled with skyscrapers.

The lobby area is designed with a touch of luxury to give the impression for high-end market users. With using marble material as flooring and some wood accents to keep it natural and also use modern furniture to complement the concept.

Adopting the concept of millennials, M residence was designed with hanging out facilities that were highly sought after by millennials. With live music as an additional instrument to complement the enjoyable atmosphere. Purposely placed in the front area of the site, M’s Live can be a center for hanging out young people in an exclusive area, Mega Kuningan. With the presence of several booths that provide food and drink will fulfill the completeness of a sitting area. Designed with an open concept, giving a new atmosphere in the area and deliver natural light and reduce artificial daylighting as well as openings to make it look spacious and green that are visible from the environment around vegetation-filled sites. Directly facing with the jogging track makes the atmosphere more integrated with nature.

Using material that quite similar to the lobby to make it seem unified. With the concept of fine dining, M’s dine presents a luxurious atmosphere with a very wide natural view with wide opening. Also this restaurant has 60 pax capacity. top nature view bottom wall decor

Serving several types of food, this restaurant also has a buffet concept in the middle area which also provides dessert, drinks and snacks. Every guest who comes will get a new experience with a new concept.


The jogging track area is very naturally designed considering the location of the site which is in an urban area, so that the presence of a green area will give a beautiful and natural impression to users even though they live in urban areas. The pool area uses deck material to give a warm impression. For convenience, the adult pool is separated with the children’s pool. Lighting is also reduced so that it can save energy by utilizing natural light, and so that the outside view can be more real at night. top swimming pool area

This area is designed with a semi-outdoor concept to give the impression of being open and integrated with the park that is around the outside.


Living in an exclusive area makes every aspect of activity seems exclusive. One of them is by providing a new experience, which is the first rooftop tennis court in Indonesia. Also M residence offers a beautiful 360° view of the city of Jakarta from above. With private helicopter landing facilities will give an exclusive impression. There are three unit types on this apartments. two bedrooms, three bedrooms, and the diamond type with 4 bedrooms. Each type has mini garden around the edge of each level. The diamond type placed in the edge of the level with 2 private elevator, which for resident and for the service.

Each type designed with high-end modern material and furniture to give the exclusive image on each units. With wooden touch and opening to the garden, each type will get the natural vibes. Also for the sustainable aspect, each bedrooms, living rooms, dining rooms in this apartment has opening that can reduce artificial lighting in the daytime. Also have spacious service area with the maid bedroom inside.

Jakarta has been known as one of the world’s biggest urban agglomerations, ranking fourth after Guangzhou, Tokyo, and Shanghai. It is home to more than 27 million people and the capital of Indonesia – Southeast Asia’s largest economy. As one of the G20 members, Indonesia has seen rapid economic growth in recent years. The BBC ranked Indonesia as the best place for entrepreneurs to start business in their 2011 survey, beating the United States and Australia. Since Jakarta is the capital of Indonesia, almost all that is happening in the startup scene happens here. It can be said that the entrepreneurship eco-system is quite established. All the major events like Startup Asia, GEW, and Startup Weekend are hosted here in Jakarta. There are also several global entrepreneurship programs in Jakarta, such as Global Entrepeneurship Program Indonesia (GEPI), Endeavour Indonesia, and Founders Institute Jakarta. According to an article by Tech In Asia, last year there were 8 coworking space in Jakarta. In recent months, the number of coworking spaces has exploded. Several of the new coworking spaces have opened around the Sudirman Business District in the heart of Jakarta. This is where meetings often take place and where large companies’ offices are based. Space such as WorkOUT, TierSpace, Comma, and Conclave are all within a two miles radius of the Business District. Most of the coworking in Jakarta mainly focus on startup companies. Venture backed startups often will occupy spaces that are provided by their investors. According to McKinsey, the Indonesian economy will become the 7th largest economy by 2030, overtaking Germany and the United Kingdom. This means that Jakarta will be the center of growth. More and more investors are coming to Jakarta to expand their businesses. This also means opportunities for young Indonesians to start businesses. (Setiawan, A. 2015). One of the private sectors in Jakarta plan to boost its influence into start up, co-working space and creative business. They want to provide a creative business generator under one roof/place, which aims to enhance the youth’s and entrepreneurs’ participation by providing incubation spaces that offer working spaces, art skills and mentorship programs. The building will integrate art, business incubation, skills training, and social interaction in a safe and secure environment. It will be animated by the activity and opportunity offered in the spaces. previous page human eye perspective


The verna is one of the mixed used designs in the Kemang area, South Jakarta, with a high density between buildings. Therefore, with its presence, it is expected to be a shade and greening for the surrounding area. The verna also provides art galleries, co-working spaces, training classes, cafes, mini auditoriums, and souvenirs or gifts store.

As the project vision to making a vernacular inspired building, and as its named, the design was adopt the Padang Traditional House from Sumatra, Indonesia. Also The Verna use natural materials to further show the distinctiveness of the traditional house of the Nusantara.

Divides the building period into two for different functions, and breaks in the middle so that the orientation can be directed towards the center.

Fill the two periods of the building with spaces in accordance with the space program that has been prepared.

Using wood material as a cover of the building to impress vernacular.

To express vernacular design, the design of secondary skin was shaped sharply like the roof of a traditional Minang house that is centered on perforated steel with holes that also inspired by kawung solo batik.

Provide contour park and screen area as an orientation center and because the building is on the hook, the contour park orientation can be a focal point for attracting visitors from outside the site.


The entrance area begins with openings leading to the art gallery with a touch of natural facade that is using processed palm wood (indonesian : enau/ aren) which is the typical of tropical wood.

The gallery area still uses the same processed wood, and with finishing using concrete, so that it remains minimalist and natural concept.

In the art gallery, there are various works of local artists such as sculpture, painting, and typical Indonesian art. Also there is a display area that seems to float out to make it look unique and more prominent and also has a philosophy where many Indonesian artworks are inspired by nature so that this display is designed as if it were came from the nature.

The art gallery area is designed with surrounded reflecting pools that inspired by the Nusantara which is a tropical area with many long rivers.

On the same floor as the art gallery, there is a mini cafe which is also useful as a lounge and sitting area. This cafe is oriented to the outside of the building because of the view from the contour park and the screen area.

By still using the same concept, this cafe is separated into an indoor area for non smoking areas, and a semi-outdoor area overlooking the back garden for smoking area, as well as additional toilets for the convenience of guests. top indoor cafe bottom outdoor cafe

Using metal material, the stairs is made to be minimalist as possible with a continuous railing upward from the same wood processed material so that the unity in the building is created. With the impression of floating above the water, the stairs that connects between the floors can be used as an alternative access besides the elevator on the left side of it. On the first floor, there are classes that have an open concept and are connected by corridors from the direction of the stairs to between rooms, as well as supporting toilet facilities in the last area. The classes in this building can also has function as learning areas related to the production process of typical Indonesian craft arts, typical Indonesian music classes, and various other classes that can be arranged according to their schedules. Using wood material to give the impression of natural and vernacular, these classes are also designed with wide openings so that light can enter optimally, and the gaps between woods to facilitate air cross circulation.

On the top floor of the other building mass, there is a co-working space that can be rented by various tenants. Being in the Kemang area, and the completeness of in-building facilities and providing pantry and service areas, can greatly support the co working space needs. By using ironwood (indonesian : kayu ulin) material on the flooring and view of the shadow secondary skin can present a vernacular feel. The existence of a wide opening can also expand the incoming light. This area was finished with white wall finishes so that it still looks minimalist and later can be own-created by each tenant. top-bottom right co-working space


On the top floor there is a mini auditorium that can be used for performances of typical Indonesian dance, musical performances, and other mini meeting events. BENTEENG!! that’s the voice you will hear when the children are playing bebentengan, it takes speed, agility, strategic plans, to be able to play this game, from running around to acting, compromising deals and communication between players. The core of the game is to touch the opponents fortress (benteng) and to kidnap each others member (tawanan). Bebentengan concept is taken to represent sundanese traditional game’s philosophy, traditional game is more concerned with joy or happiness as a goal, and for the prosses that brings joy that victory is achieved. The philosophy and authenticity of life actually exists in traditional games.

Games Concept of the building start with the Bebentengan Games concept.

Movement flow The circulation is open and free, battle between 2 teams happens in an axial directions.

Benteng (zone) The Benteng in the games create zones that leads into 2 mass.

Tawanan (zone) Tawanan, as a part of the main mass acts as secondary function.

Simplified Shapes is adapted to respond the site and building function, to amplify the building concept.

Mass Final mass is optimized to complete the metaphor of bebentengan and the overall function and concept.

Mass programming Mass divided into 2 main mass to represent 2 teams in the games of Bebentengan.

Room programming The mass is divided into 2 different function. First Mass is the primary function ( Classrom and Teachers) and the second is for public function.

Circulation Circulation is designed to be versatile for both public and primary users.

Axis The ampitheater creates an imaginary axis line that directs the users for an easier orientation.

Play area An open play area providing space for public and the children in the kindergarten.

Multifunction court Multi-purpose court used for different kinds of sport and National Ceremonies, for example 17 August.

Parking area Prividing the demand of parking space in a limit, more so to promote walking and biking activity.

Emmisive lamp Spread throughout to lead the pathway and completes the aesthetical identity of the project.

Urban fore Support the statement of the concept as a breathing space for the city.


Montessori is a method of education that is based on self-directed activity, hands-on learning and collaborative play. In Montessori classrooms children make creative choices in their learning, while the classroom and the highly trained teacher offer age-appropriate activities to guide the process.

Children work in groups and individually to discover and explore knowledge of the world and to develop their maximum potential.

Based on that theory, Leweung Benteng adopt 7 points of the design concept; nature and reality on the urban forest, intellectual environment on the amphitheater to develop child’s brain, five curriculum areas on the inside-outside classroom, montessori materials on the using of organic building material.

Also experiential learning from farming area, prepared environment on integrated learning and building system, and the last is freedom within limits on the circle and open plan design.

Adopting the concept of “freedom within limit” by montessori, the library design is designed to be open with wide and circular openings so that children’s visibility can be wider and make children’s mindsets develop more with a broad view. this page library

Providing various needs for children’s outdoor activities, given an amphitheater to support children’s enthusiasm in trying to appear publicly and fulfill montessori points “intellectual environment”. besides that there are also multifunction courts that are useful for certain events complete with mini-stands that are used for seating areas. All of the outdoor facilities are surrounded by shady trees to meet montessori “nature and reality” points and those forest areas accompanied by planting areas to improve the ability of children to grow and fulfill montessori points “experential learning”. The playground area is beside the site, placed intentionally next to the river so that every child plays naturally while listening to the sound of water from the river

Syahdan multilevel street corridor


Syahdan street is one of the most high traffic street in Kemanggisan area. Located at T junction with Rawa Belong street that connects from Kebayoran Baru and Kemanggisan. On this street there are Binus University with 2 masses of building that seperated about 500m away. First building is on Syahdan street and the second building is on Rawa Belong Street. With the traffic caused by the connection between 2 main areas, the existing Universities on those areas, and also the increasing of traffic on certain hours shoots the the traffic’s rafferty as the main matter. With more compactness such as none of pedestrian pathway development in the area, disorganized vehicles park lot, phenomenon of online transportation recently forms the traffic chaos that merges with user’s veins. Making urban space that qualified to the users is important in this era. Based on Hamid Shirvani’s book of Urban Design Process there is some aspects that need to be considered in making a good Urban space such as : Land Use, Form, Circulation & Parking area, Open space, Pedestrian Area, and Signage. The design will be guided by these aspects to achieve the maximal response from the users.

Site is Located at Jl. Syahdan. Starting from the T Junction until Binus Center, about 170m long. This street is high density by most of Binus University students, workers, and Street users. The area surrounded by Commercial and Culinary. To work around a challenging substantial design programming and limited space to create a enjoyable environment that provides public space and pathway development for pedestrian. Think outside the box to create access and integrated pedestrian pathway with providing public space in addition to maximize the land use. And Create many dynamic installments that forms the identity. Designed multilevel corridor as a pathway for pedestrian and public space in order to respond the matter of limited space. Provide pick-up point for Gojek and Grab to respond the matter of disorganized park lot that contributes the traffic’s rafferty. Utilize an integrated system concept and maximizing air circulation to make sure a good atmospheric aspects through the corridor.

First gesture is to take a look at the existing pathway. it didn’t corresponded with the basic standards for a pedestrian pathway.

In order to comply the basic standards of pedestrian pathway, the design proposed for a dimensions widening.

Next design process is to maximize the land use and in the other hand, the amount of pedestrian transit are on the high numbers. to corresponds those matters, the proposed design is a multilevel street corridor.

As a step to suppresses the traffic chaotic that caused by a disorganized vehicles park lot and phenomenon of online transportation, the design added a pick-up points that placed next to every staircases.

Within the order to sweetened the design aspects and strengthen our concept, the design formed the modest dynamic open-air installation towards the purpose of sun shading and atmospheric aspects through the corridor.

In purpose to make sure the design emphasized a respect for the environment, vegetation installment areas added and also circle forms on certain spots to bolster the tree’s growthness.

Plazas are added on the design, in order to provide public spaces and its activities.

Land use Maximilizing the usage of Land of the urban space is by making the multilayer concept to make more space in vertically. This idea is response to the density of the space and the maximum width of the road widening in existing buiilding.

Form In Response to the exisitng form of the Streets the possibilities for making the Multilayer is by making linear parallel to the street above it. This response make more efficiency and flexibility for the users of the corridor.

Circulation and parking To make a better circulation the design is correspondent to the needs of the users, which are: crossing the street, providing the public area and to make a new experience perspective of the pedestrian. The design also considered the phenomenon of Grab and Gojek these days, the design is providing a place for pick up and drop off point and the parking zone for the drivers.

Signage In designing Urban space, Signage is important such as Axis, Linkage to the endpoint. Pointing out where is the endpoint will helps where is the most important place of the area. Public space Corresponding to the needs of urban neccessity this days. Getting here society needs public space to have some activity and socialize. In Syahdan area there is none of these public space. In this design the public space will be provided in the multilayer corridor above the street between the vegetation aand the stairs to provide some information and as the gather point. Pedestrian Making the pedestrian pathway on the multilayer is not only for the pedestrian pathway but also to double the size of the pedestrian way. This pedestrian is also the place for crossing the street without disturb the transportation circulation on the street. Pave - public pavilion at BINUS University campus



Located on campus with IT-based image, the formation of “Pave� design is inspired by transverse waves that are often found on radio waves and television waves (electromagnetic waves). This formation is composed on the roof / covering using perforated steel material with a thin transparent polycarbonate panels cover as a hood.

With 25m2, Pave supported by bamboo columns to make it look natural, some of them are channeled with solar panels as for device charging. It has a display area as a promotional media and campus wall magazine, because it is located in an area that is often passed by Binusian (BINUS students) and campus community.
