Britain’s historic trust in clay brick buildings has meant that there are thousands of retrofit oppor tunities within the UK. Studies indicate that 87% of today’s buildings will still be in use in 2050, meaning retrofitting properties is vital to reaching our net zero carbon targets. Adapting previous buildings with recent innovations is cost-effective, and sustainable and when partnered with sustainable products such

In Rugby, 57 aerial masts and a radio station are the genesis for the beginning of a new town, centred around the recently finished Houlton School. Houlton School by Van Heyningen & Haward (VHH) is the successful retrofit of a collec tion of historic, grade 2 listed radio station buildings. Its cost-effective evolution into a thriving, sustainable secondary school comes through the careful integration of the previous buildings and by choosing to use products that fitted soundly within the pre-existing vernacular.

Adapting the original framework to today’s standards was a job that took years to come to fruition, careful application of steel frame and the restoration of the original brickwork has meant that the two main listed structures, Transmission Hall and Power Hall will become a place of learning for generations of students. Clay Bricks provided by Michelmersh were vital to the resto ration of the project, where they were used to ensure the structures could be repaired and retained rather than rebuilt from the ground up. Throughout the project, various elements of the building’s industrial past have been retained, with arched windows and high ceilings to ensure that the history of this nearly century-old building is revered, but not overpowering compared to its newly instated modern sensibilities.

Jimmy Choo, New Bond Street has used Hathern Terra Cotta’s incredible artistry to reinstate its original terracotta façade. During a previous re-fit, the original ceramic pilas ters, and arch, which were badly damaged and in need of replace ment, had merely been covered over. Only a few arch soffit units were able to be rescued, leaving nearly 100 indi vidual sections which

required complex handmade fabrication. The recent refit has ensured the storefront will be viable and capable of drawing people in for decades.

To offer immaculate and intricate detailed units, Hathern Terra Cotta’s sculptors had to execute each replica casting using the only photo available of the original façade. This project entailed the replacement of the shop front, both pilasters and most of the Arch units. Quadriga Ltd, the Installation Contractor, carried out the site survey and provided shop drawings which enabled Hathern’s designers to produce decorative arch models. These models were then approved allowing sculptors to commence with the ceramic reproductions. In total, Hathern Terra Cotta provided 32 different types of units including pilaster plinths and quoins, fluted column blocks and the main arch units. Highly skilled sculptors proceeded to make a model of the decorative arch voussoirs based on a ‘Jester’ theme, which required two different designs for the Jester block. This unique refit has enabled the storefront to blend perfectly in with its neighbours, the clay products decorating the building tell a valuable story of attention to detail and honouring the area.

Alma-nac’s “House-within-a-house” is a fantastic example of a two-storey building retrofitted to adapt to new challenges. In a testament to the benefits of rebuilding, this is the third regeneration of the property. The initial street suffered bomb damage during World War 2, and it was eventually rebuilt into nondescript properties in the 1950s. These mid-cen tury precursors were adapted into the current project, which gave the property a bespoke, modern facelift that compliments the surrounding buildings’ traditional London brick. 12,670 Michelmersh Floren Polaris bricks were used in the project to provide an economical and thermally efficient shell to the orig inal building, which is nestled inside the outer struc ture. Elements of the project that may have ended up in a landfill were reused where possible and the combination of reused concrete and the brick skin means an increase in thermal efficiency that could save 4 tonnes of Carbon a year. This incred ible dedication to reusing materials has meant a restrictive budget could be used to its fullest extent. House-within-a-House won the “Individual Housing Development” in the 2021 Brick Awards, judges praised its complementary nature to the area without “trying to mimic the naturally aged material”.

He sees the UK market remaining robust over the next 12 months with the need for more effective insulation and sealing solutions of windows and doors becoming a rapid priority in the design, specification, new build housing and wider commercial construction sectors.

Refurbishment of existing housing stock is also expected to support growth in 2023, says Andy Swift, as retrofitting sealing solutions can be a more effective way to achieve greater energy efficient homes rather than building new properties. Indeed, national housing associations such as Broadacres Housing Association and Gateshead Housing have been upgrading their current stock with new door and window installations sealed by foam tapes.

In the modular sector, house designers will continue to invest in new ways to deliver low carbon structures, which use sustainable technologies such as foam sealant tapes to secure measurable airtight, acoustic and thermal sealing benefits.

Andy Swift said with energy rated and conservation products at the forefront of design and building regulations, there has to be ‘discernible’ growth for air tightness and thermal sealing products.

“With 25% of the heat leaking from around windows will be paramount for all in the construction and building sectors to effectively seal around the window to wall gap,” he said. “Millions of people will struggle to heat their homes and stay warm, but through the use of modern foam sealants to create a thermal and airtight seal around the window, the amount of heat loss around frames is significantly reduced, helping to save energy costs.”

MMC (modern methods of construction) will gain further traction as 2023 unfolds, which will lead to the continued integration of foam tapes with the more traditional methods of building, enabling developers to bring forward projects more expediently, Andy Swift said.

He added: “Retrofitting properties with products like Winframer, Vario SD and BLOCO ONE becomes a direct focus for property developers and housing associations and is a cost-effective way to insulate existing properties very quickly. As they say the greenest home is one already built. It just needs proper retrofit insulation.”

House building to higher air and thermal standards remains a priority, Andy Swift said - and is a message that will continued to be pushed in the coming months to architects and other property specifiers: “There are effective products out there to ensure that airtightness and thermal efficiency within buildings should never be overlooked or ignored - it’s a matter of designing in these products.”

To make the start of Fire Door Safety Week, ASSA ABLOY Opening Solutions UK & Ireland is urging those involved with the specification, installation, and maintenance of fire doors to educate themselves by reviewing its comprehensive Fire Door Guide.

New regulations being introduced to the Regulatory Reform (Fire Safety) Order 2005 (Fire Safety Order) contain a requirement for responsible persons in buildings above 11 metres in height to provide additional safety measures.

This includes things such as providing occupants with fire safety instructions and information on the importance of fire doors. Responsible persons will also be required to undertake annual checks of entrance doors and quarterly checks of all fire doors in common parts.

A Steel Window Association member company has created a large and elegant screen which forms the entire end wall to a new kitchen-dining room for a private residence in the desirable London Borough of Wandsworth.

Perla Windows worked in close cooperation with the building contractor, TA Prestige Construction, and the client’s architect MAP Architecture to design, manufacture and install the 5.5 metre wide, 3.5 metre tall screen. This was fabricated using the timeless W20 steel sections, which closely match the appearance of earlier steel frames often seen in warehouses and other old properties.

Finished in RAL 7009 Green Grey and glazed with Krypton-filled 20mm IG units, which also use warm edge spacer bars to help reduce heat loss, the opening lights and three doorsets feature high performance weather-stripping. All the ironmongery was sourced with an antique brass finish from Carlisle Brass.

The founder of Perla Windows, Nick Vassilopoulos, commented: “This is our favourite project to date, featuring an unusually large screen for a private home that incorporates a double door and single doors as well as fixed lights - all in a lovely grey colour, with cool ironmongery.”

REACH FINALS OF NATIONAL AWARDS

Two designers from Cheltenham-based Obsidian Interiors, have reached the finals of the Designer Awards.

Alison Evans and Lynsey Rowe’s designs caught the eye of judges at the prestig ious national awards, which recognise the best interior design work across the country.

Obsidian Interiors, situated on Fair view Road in Cheltenham, is part of the family-owned Bence Group, founded in 1854.

Interior designer Lynsey Rowe, who has worked for Obsidian for over four years, is a finalist in the ‘Bathroom Designer of the Year – Under £15k’ category, for her design of a bathroom under the eaves of a Victorian terraced home in Cheltenham.

Lead designer and showroom man ager Alison Evans, who joined Obsid ian in 2016 is a finalist in the ‘Super Lux Project Design - Bathroom’ category, having created a luxury ensuite bathroom in an Edwardian family home in the town.

Lynsey said: “A huge amount of work goes into projects like this, so it is really rewarding to be recognised by the Design Awards. Social media has led many people to believe a project is as simple as a quick makeover and a ‘before and after’ shot, but it’s so much more. At Obsidian we pride ourselves on taking the time to really get to know our clients, asking about their likes and dislikes, their tastes, what they need the space to do and of course, making sure our design is in keeping with the rest of their house.’

She continued: “In this case, my clients were renovating their entire house so rather than use our own installation team, I worked directly with their contractors. As the bath room was in the loft of the house, there was a lot of technical work involved, from making sure I chose tiles that need minimal amounts of cutting, to getting the grout lines and the heights of the cabinets right and ultimately making sure the patterns and textures I chose worked in the scale of the relatively small room. My clients said they wanted something a bit different but were nervous about doing anything too drastic; I asked them to trust me, which they did and I was allowed to be really creative which, as you can see, achieved a great result which they, and appar ently the judges, loved.”

Lynsey’s client said: “I love it. It’s really different for me because everything in the rest of the house is very neutral, but my husband and I both wanted to go a little bit crazy and quirky with the bathroom in the loft and we’re thrilled with the results (in fact it is the only room in the house that we both love.) We didn’t do any amends to Lynsey’s design for the room at all; she asked us to trust her and we are so glad we did. When peo ple see photos, the bathroom in the loft is always the one they comment on; everyone loves the tiles. We really hope Lynsey wins the award, she did such a great job for us and we’d be thrilled for her if she won.”

Lead designer Alison Evans was working with a couple who’d recently added a new two-storey extension onto their large Edward ian house in the town, which included a brand-new master bed room, master bathroom, dressing room and ensuite bathroom. The brief from her clients was that they wanted the bathroom to be a showpiece but to retain the original character of the period house. To ensure continuity, Alison carried the Edwardian cornicing and skirt ing through from the original house into the new bathroom, which also housed his and hers showers, sinks and toilets. A stud wall was installed at the entrance to form a feature wall with a free-standing bath and

Alison used book-matched porce lain tiles on the walls, revealed by slide-back pocket doors. The effect was luxurious, light and airy.

Alison said: “I really enjoyed work ing on this project, mindful not only of the client’s brief for a luxurious, show-stopping space but also ensur ing we kept the Edwardian features. My clients wanted double sinks, showers and toilets so there was quite a lot to fit in. I installed a stud wall to help break up the space. They were nervous about the use of too much pattern but when I asked them to trust me they did and were delighted with the finished look.’

Alison’s client said: “‘We knew we wanted our new bathroom to be a showstopper but apart from that we didn’t know what styles or colours we wanted. Alison spent time getting to know us and finding out what we liked and didn’t like, then put forward lots of ideas. Our master en-suite now

really has the wow factor we were hoping for. I wouldn’t hesitate to rec ommend Alison if you are looking for quality and individuality.”

Alison continued: “I have spent 25 years designing homes for clients across the Southwest; when a client gives me free rein like this, it gives me the opportunity to create something really special. The bathroom is light, opulent and spacious and the view from the master bedroom gave us the showstopper effect we were looking for. Ultimately, I design rooms for my clients, not to win awards, but it’s very flattering when one is recognised in this way; I am very grateful to the judges for choosing Lynsey and I as finalists in the Designer Awards and we look forward to seeing them at the finals on 25 November 2022 in London.”

ANITA BUYS INTERIOR DESIGNED READY TO GO SHOW HOME APARTMENT

She was delighted when she was shown the exclusive gated development of Osborne House in Sunningdale, Berkshire, built by award-winning house builder Kebbell.

Why were you looking to move?

“I am Polish but was recently living in Columbia but because of my job I needed to move back to Europe. I chose the UK to be my base, but I regularly travel across Europe. Whilst living in Colombia I came to the UK for one day to see prospective houses. Knight Frank took me to see Osborne House and I immediately liked the development and the apartments.

“I am a single person who doesn’t have the time to decorate and furnish an apartment and I loved what the interior designers had done in the show apartment, so I decided to buy that one with all of the fittings and furniture as well. We negotiated a deal, I placed an offer and it was all very convenient. Apart from that one day at looking at apartments, I could do all the rest from abroad online or on the phone. It was all super-efficient.

“Because I travel a lot I didn’t need the apartment immediately, so I then rented the apartment back to Kebbell to continue to use as a show apartment for six months. When I moved in, the sales team were there, and they were very helpful in accepting my parcels and belongings when I was away and helping me set up the house and utilities. What were you looking for in your new home?

“I needed to move because of my job but I really wanted a lovely garden, privacy, to enjoy a green landscape and peace and quiet in the country. I like the feeling of country life living.
