f the latest trends tell us anything, then the desire for industrial style design continues to rise having grown in notoriety over the last three decades. Able to adopt both traditional and contemporary design ideas, industrial home interiors have taken their cue from the surge in urban brownfield sites being redeveloped into new homes and green spaces. In its raw state, an industrial-style décor almost evokes an unfinished look, commanding a range of mixed materials, architectural features, and rival design styles in one space.

Now an established trend, the kitchen remains the strongest supporter of industrial-style design as UK homeowners continue to seek out darker colour palettes, raw materials and statement hardware that introduce new levels of functionality. BLACK EDITION RANGE THE NEWICK 1000
With the rising and continuing popularity of Black fixtures within the bathroom we have extended the Black Edition Range to include The Newick 1000, a horizontal rail, popular as a statement within the bathroom but also fits easily below most windows. The Newick measures 600 high by 1000mm wide and retails at £299.80 exclusive of VAT.

e have also introduced the profile valve in Black to the Black Edition. Designed to complement the black edition rails these valves will not protrude into the room and sit neatly within the rail visually enhancing the product. The valves are brass and powder coated with a good solid weight. We are selling more and more of the black edition towel rails we feel the reason for this is two fold. Firstly that we have the rails in stock whereas there are still widespread shortages of supply generally speaking so those who would normally buy a cheaper mild steel rail are realizing the difference in price is not that great compared to the cost to disrupted contractors. But also the rise in customers who value sustainability and although it may at first seem unnecessary to

manufacture a coloured powder coated rail from stainless steel, the properties that set the non-coated rails apart from their mild steel counterparts still stand. They will not rust or corrode, you are buying into a product that will endure the entire life of the bathroom itself. Stainless steel is manufactured from over 90% recycled material and 100% recyclable in itself. In order to maintain the ethical sustainability of all of our products across the range, we chose to powder coat the stainless steel. Powder coating is highly protective of the environment, it contains no solvents and emits negligible, if any, polluting VOCs into the atmosphere. Powder coating is a clean process, allowing exhaust air from the coating booth to be returned to the
plant. Powder overspray can be retrieved and reused and there is no costly waste disposal equipment as unused powder can be reclaimed and returned to a hopper. HygieneGlaze further improves the hygienic properties of the toilet. The new development is not a surface coating but an antibacterial ceramic glaze that provides almost indefinite effectiveness.
Bacteria in areas where hygiene is critical
The optimized formula of HygieneGlaze contains a new combination of metal ions and other active substances, which is particularly effective in blocking bacteria growth like E. coli, for example. Baked into the ceramics and extending from the interior to the rim of the toilet or urinal, HygieneGlaze is effective in the areas particularly susceptible to the accumulation of bacteria and germs.

OFFSITE SOLUTIONS DELIV PODS FOR £3.2M CONTRAC Offsite Solutions, the UK’s leading bathroom pod specialist, has delivered the final pods for a £3.2m contract to manufacture luxury bathrooms for its second Berkeley Homes residential scheme.
D
esigned by Foster and Partners with Broadway Malyan, 250 City Road in London is a landmark development set in 1.9 acres of landscaped green spaces and courtyards. Offsite Solutions has manufactured a total of 221 bath and shower pods in two different bathroom designs for Siena House. The delivery of the pods to site was completed in just seven weeks to meet Berkeley Homes’ scheduling for installation. This involved careful logistical planning with 44 separate batches of pods required on site and up to 10 deliveries in a single week. The project was for the third phase of the City Road development, which will provide one, two, and three-bedroom apartments for private sale, and homes for shared ownership managed by Peabody Trust. The interior design for the bathrooms and ensuite shower rooms for the private sale apartments is opulent and elegant. Fittings are finished in striking brushed gold – wall-mounted taps to the hand basin and bath, heated towel rail, and overhead and hand-held showers. This contrasts with white sanitaryware, a white steel bath, large format grey stone porcelain tiles with colour-matched grout, and a grey stone vanity top. High end bespoke vanity cabinets with fluted doors in dark blue and contrasting gold trims are designed to match the fitted furniture in the bedrooms. Aurimas Vaitkus, Site Manager at Berkeley Homes, said, “Bathrooms are one of the most challenging elements to build on a major residential scheme with so many different trades and subcontractors to procure, co-ordinate, and benchmark which takes a lot of management time. Accurate tolerances and high-quality finishes are also vitally important to achieving the required standard – and these are easier to attain in a manufacturing environment.” “Specifying bathroom pods simplifies the process of internal fitout and reduces the duration of second fix. There is a huge saving in management time by removing the need to co-ordinate different trades on site. Offsite manufacturing is just a more efficient way of working and we
estimate it was at least 20 per cent faster on this project than in-situ construction.” “Offsite Solutions has performed well at every stage. An effective and innovative underfloor heating solution was used for City Road, with a sub-floor with grooves to hold the pipework and an aluminium diffuser plate for even heat distribution. This was all integral to the pod and fully fitted in the factory.

LONDON ARCHITECTS’ PLANS FOR NEW DUBLIN BOUTIQUE-STYLE HOTEL APPROVED PLANS BY LONDON ARCHITECTS STUDIO ANYO FOR A NEW €15 MILLION BOUTIQUE HOTEL AND LEISURE FACILITY IN THE HEART OF DUBLIN WILL GO AHEAD AFTER THE PROJECT GOT THE GREEN LIGHT FOLLOWING AN APPEAL. Plans by London architects Studio Anyo for a new €15 million boutique hotel and leisure facility in the heart of Dublin will go ahead after the project got the green light following an appeal. The move will see a 65-bedroomed hotel with rooftop bar, mezzanine and basement, together with ancillary facilities, created on Meeting House Lane in the north west corner of the city. Approval to transform the site on behalf of developer Padraig Kehoe of Development 8 was secured on appeal and comes as demand from international tourism for luxury hotel and leisure accommodation in Ireland continues to recover post pandemic. The development will be on a site surrounded by a number of significant buildings and propert y, including nearby offices and shops in The Capel Building, a popular local fruit
market, and the former Cistercian St Mary’s Abbey Chapter House. Studio Anyo has created an ambi tious , contemporar y design that will see a nine-storey mixed development featuring a hotel and restaurant complex with a spacious glazed roof-top eco-garden. The current basement roof will be removed along with the interconnected second storey building to the rear, internal floors and walls to facilitate the core structure of the new-look property. CEO of Studio Anyo, James Walsh, who is overseeing the development and planning application, said: “ We are delighted the project will now proceed. This is an exciting scheme that will see regeneration of an important site in a way that enhances its setting, while delivering environmental, social and physical improvements to benefit both occupants and the local community.

PYE HOMES APPOINTS WILTSHIRE-BASED MANOR INTERIORS TO SUPPLY HANDMADE KITCHENS Pye Homes has appointed Manor Interiors to provide fitted kitchens in all its new properties. Based in Wiltshire, Manor Interiors specialises in the design, manufacture and installation of handmade kitchens for the new homes sector. Previously the Oxfordshire developer, which is owned by Blenheim, had worked with a company based in Germany. However, as part of its ongoing commitment to sus t ainable de velopment and re ducing carbon emissions, they have now switched to Manor Interiors as their main supplier. “We are looking at every aspect of our operations to see how we can further reduce our environmental impact and suppor t local businesses,” said Pye Homes’ MD Graham Flint.

ACQUISITION OF MACTAGGART & MICKEL’S HOUSEBUILDING BUSINESS SPRINGFIELD ACQUIRES PREMIUM SCOTTISH HOUSEBUILDING BUSINESS AND TIMBER FRAME FACTORY

pringfield Properties (AIM: SPR), a leading housebuilder in Scotland delivering private, affordable and PRS housing, is pleased to announce that it has entered an agreement to acquire the Scottish housebuilding business of Mactaggart & Mickel Group Ltd (“Mactaggart & Mickel”), which has been delivering high-quality housing across the Central Belt of Scotland for almost 100 years. The total consideration is £46.3m, comprising £10.5m cash paid on completion and a deferred cash consideration of £35.8m to be paid proportionally as homes are sold over the next five years (the “Acquisition”). The Acquisition will be funded from Springfield’s internal resources and existing debt facilities with Bank of Scotland. Under the terms of the Acquisition, the Group has acquired six live private and affordable sites with work in progress with a fair value of approximately £15m and fixed assets. The Group has also acquired a brand licence to build homes as Mactaggart & Mickel on a further 11 private and affordable sites, which will transfer to Springfield as homes are sold in line with the payments of the deferred consideration. The total 17 sites, of which 16 have planning permission and equating to the delivery of c. 700 homes, have a gross development value of c. £230m. The Group expects to generate gross margins on these sites materially in line with margins delivered by the rest of the Group. Springfield intends to retain all of Mactaggart & Mickel’s housebuilding business employees. The Acquisition also includes Timber Systems, a timber frame

factory near Glasgow. The Group already constructs 90% of its homes from timber kits and the addition of a second timber frame factory will secure kit supply and increase capacity for future growth while further reducing its carbon footprint. Springfield will retain all of Timber Systems’ employees.
In addition, Springfield and Mactaggart & Mickel have established a strategic alliance with an agreement that gives Springfield opportunities for future acquisitions of sites from Mactaggart & Mickel’s remaining land bank of approximately 2,300 acres across Scotland.
industry news The housebuilding business of Mactaggart & Mickel is a premium brand housebuilder primarily targeting the larger private home market. The land bank is in highly desirable locations within the Central Belt of Scotland, expanding the Group’s footprint in areas with a higher price point.
The consideration for the Acquisition will initially be satisfied from the Group’s existing cash and debt facilities and the deferred consideration will be paid proportionally as homes are completed. It will also partly utilise the Group’s existing uncommitted land purchase budget for the next five years.
The payment of the deferred cash consideration is subject to an annual minimum payment of £7.7m from the second year following completion. Each annual minimum payment will be reduced by any excess deferred consideration paid by the Group over the annual minimum payment in the prior year. The Group has the option to defer any year’s minimum payment by 12 months.
The Acquisition is expected to be earnings enhancing in the current year to 31 May 2023. For the year to 31 May 2022, the Group expects to report results in line with market expectations, with good revenue growth and a better-than-expected reduction in net debt to c. £39.0m at year end (30 November 2021: £43.0m). Further details will be provided in the Group’s full year results announcement, which
is expected to be published in September 2022. veryone’s been going on about rough luxe over the last few years and it’s not stopping anytime soon. Rough luxe specificities are immediately recognisable, one such example is skilfully scraped wallpaper in the rooms, which is just enough to give it a distressed look and let the walls tell a story. In a nutshell, rough luxe is all about bringing a sort of grunge boheme, shabby chic vibe to your home interior.
1. Rough luxe: a history Rough luxe first came about in England in 2008. According to some, reknown designer Rabih Hage initiated the trend as he was working on a 4 stars boutique hotel overhaul in Campden, called Rough Luxe (or “poorgeois” for the more cynical among us). Hage might have made Rough Luxe become a thing, but the trend has certainly been about for longer: in the 1990’s, grunge already made a point of mixing luxe and distressed elements. In any case, shabby chic has become the norm for a lot of boutique hotels around the country, from Fife to Dorset.
2. The principles of rough luxe It’s all about creating a distressed appearance, as if the room hadn’t been redone for a while, but balance is important if you don’t want your home to look gloomy and unwelcoming and there are a few good rules to follow imperatively. Furniture should look retro but not like it’s been taken out of the dumpster.
3. Why is rough luxe an insider trend? The irony of rough luxe is that despite using reclaimed materials, it can actually be quite hard to master and source the right pieces for your home. Most people that are after this particular vibe for their interior often seek the help of a professional designer which can also make it quite expensive – the home design equivalent of those $ 500 ripped pair of jeans. Nevertheless, with a bit of creativity and the right addresses, it’s a style that’s still achievable. Look out for specialty stores that now sell trompe l’oeil rough luxe patterns and decor: the result is uncanny and some of them even include windows!
4. Don’t just focus on distressing the walls Rough luxe is mostly known for its scraped wallpaper look, but you could very well choose to highlight a nicely distressed tiled floors by redoing the walls and leaving the tiles in their original condition.
5. Don’t forget furniture Old leather sofas and wooden furniture with a chippy patina finish will be perfect to finish up the rough luxe look. Look out for them in flea markets, garage sale and second-hand stores in your local area!

HOW PARIS’S HOTTEST YOUNG DESIGNER ADDED DRAMA TO A CLASSIC PIED-À-TERRE Hugo Toro draws obsessively. Sometimes on notepads, otherwise on his tablet. “If I’m not drawing, something is wrong,” says the Parisian architect and interior designer. He claims it even helps him concentrate in meetings. “Often, people think I’ve switched off, but it actually allows me to stay connected with them,” he says. In recent times, Toro has been sketching at a particularly furious pace. Since setting up his solo practice in 2020, he has created a corner for Orient Express to sell travel objects in Paris’s iconic department store La Samaritaine. He is also responsible for designing a trio of fashionable restaurants in France, all called Gigi, as well as Booking Office 1869, a flamboyant eatery at St. Pancras station in London. “I think my style is well suited to restaurants, where the goal is often to create a strong atmosphere,” he says. In the dining room, a travertine fireplace complements chairs by Willy Rizzo. The sofa is by Pierre Augustin
Rose, the table and chandelier are by Garnier & Linker, and the nesting bowls are by Jaimal Odedra. There is certainly a touch of drama to the pied-à-terre he renovated in the heart of the Saint-Germain-desPrés district for a Monaco-based financier. His client was attracted to the one-bedroom space for its classically Parisian architectural attributes, high ceilings, and brightly colored stained-glass windows at the rear. He was interested in working with Toro, meanwhile, for his aesthetic exuberance and originality. “I wanted to be transported to a different world every time I opened the front door, and Hugo seemed the perfect person to take me on such a journey,” the client says. The art of travel, especially by train, has captivated Toro from an early age. He was brought up in the

Lorraine region of France, near the German border, where his grandfather ran a coal business located close to a railway station. “My sister and I would play on mountains of coal and come back home completely covered,” he says. He inherited his love of interiors from his Mexican mother and describes the family home as being well appointed and painted in vivid colors. “My father would go crazy because we’d move the furniture around every other week,” he says. “A piece you’ve never seen before often has 10 times more impact.” In the Parisian apar tment, he carried out very little structural work. He simply removed a mezzanine level in the bedroom, as well as most of the double doors in the public rooms. The rest of his intervention is marked by several
home decor padded forms of the custom leather bed. Toro has a beautiful way with textures too, as evidenced by the wallcovering made from banana leaves in the bedroom and the doors in the kitchen, which have been painted with a trompe l’oeil leather effect. But his interiors really sing through his highly personal and exquisitely curated choice of furnishings. Here, he mixed a couple of design classics already owned by his client—the Librar y bench in the T V room and the LC4 chaise longue—with both bespoke items and mainly anonymous finds from the Paris flea market. Examples of the latter include a puf f y Italian leather armchair in the entry hall and the puddle-shaped oak cocktail table in the sitting room. “Not everything needs to be signed,” he says. “A piece you’ve never seen before often has 10 times more impact.” In all of his projects, Toro likes to integrate references to the past. “It gives the architecture more meaning,” he says. One element
here is of particularly personal significance—the washbasin that has deliberately been left visible in the entry hall. “When I entered my grandmother’s house as a child, there was one by the door directly on the right,” he recounts. “I find the presence of water poetic. For me, it offers a sort of mental purification.” Just like drawing.

Equally eye-catching, in the adjacent living room, is the custom screen composed of yellow travertine—broken up and reassembled like a jigsaw puzzle—set into a patinated-brass frame. Each of its four elements can rotate. The stained-glass window in the bedroom is original to the apartment. The chair is by Timothée Musset, and the curtains are from Silva Paris. The carpet and the leather bed frame are custom. Aesthetic echoes ring throughout: Fluting is found along the base of the sweepingly sculptural sofa in the living room, on paneling in the primary bathroom, and in the

MODULAR SPECIALIST TOPHAT TO OPEN VAST HOUSING FACTORY
Volumetric modular house builder TopHat is to open an enormous new housing factory in Northamptonshire next year.
At 650,000 sq ft in size it will be bigger than rival L&G’s 550,000 sq ft warehouse in Sherburn-in-Elmet near Leeds. The Goldman Sachs-backed house builder aims to employ the latest robotics technology to manufacture and distribute up to 4,000 homes per year. If it reaches full production, it could produce up to “one-house-an-hour”. Goldman Sachs’ fresh injection of investment builds on the success of TopHat’s existing site in Derby, which produces up to 800 homes per year. The new Corby facility will be 11 football pitches in size, with construction due to start later this year at logistics developer’s GLP’s Magna Park site. Jordan Rosenhaus, CEO and Founder of TopHat, said: “Our new facility will increase our capacity to over 4,500 homes a year. Our homes are designed to be beautiful and green, being lowcarbon to build and much cheaper to run.
