Construction Expo returns to Sussex The South East’s leading construction industry exhibition, the innovative South East Construction Expo, will be returning to Sussex in April 2020. The event, being held at the South of England Event Centre, Ardingly, on 28 April 2020, will welcome speakers from across the industry, including Malcolm Clarke, Managing Director at Baxall Construction; Cedric Laurier, Chief Technical Officer at Gatwick Airport; and Julia Gregory, Director of Projects at Ebbsfleet Development Corporation. Free to attend, the events are dedicated to the construction section and brings together clients, contractors, developer, consultants and other related industries from across the UK. Alison Brooks Architects unveils brick archways on London apartments Red brick archways define the lower and topmost levels of Cadence, a housing development designed by Alison Brooks Architects next to Coal Drops Yard at King’s Cross, London.

Massimo Iosa Ghini’s multi-colored Muscovite neighborhood Colorful Russian residential development livens up surroundings. An effective and creative “colorful layer” on the facade of the buildings provides a tasteful contrast to the monotony of Moscow’s suburban areas while open courtyards improve perception and quality of life and offer a great number of recreational functions. Located within Moscow’s north eastern administrative district of Dmitrovskoe Shosse, the new residential complex includes 47 multistory buildings gathered around two massive 10,000m² communal courtyards, each providing the surrounding urban fabric with a new outward appearance. The concept was entrusted to Massimo Iosa Ghini’s Italian studio of architects, whose insights provided the immensely wide scale of the monotonous Russian suburbs with more “human” and distinctive traits, by using bright accents on the exterior facades and creating common spaces for collective use, whereas Russian firm Mosproekt-3 dealt with the technical aspects of the project. Color, used to create visual references and to provide a certain sense of bearing, is transformed into an artistic device used for communication and most importantly the fruition and better identification of the urban fabric, the appreciation of its identity and its cultural development. From a technical point of view, special attention was paid to finding innovative solutions for the exterior cladding while discarding the monotonous schemes employed for existing buildings; traditional Russian methods of prefabrication, with an external stained ceramic finish in a very small format, were abandoned in favor of panels of fiber cement. This system enhances the energetic performance of the buildings and allows for a greater degree of flexibility in regard to the aesthetic and chromatic output of the facades. A great number of color combinations were chosen in order to achieve a specific look, detached from that of the surrounding chromatic fabric. A series of portals usher residents into the main Lobby, built in accordance with the external aesthetic layout, in order to convey the same type of “look and feel”. Along with the redesign of the external facades, a multistory covered parking and several entrance halls were also created.

A total of 103 homes will be built behind the brick facades. Dramatic brick archways will form a colonnade along the ground floor, reflected back in a water feature in a central courtyard. White-washed vaulted communal spaces will feature at the entrance. Arches will also feature at the top of a multi-storey block of apartments that will have a row of recessed balconies. “We’ve created a new language of brick arches and vaulted spaces that echo the exuberant architecture of King’s Cross and St Pancras stations,” said architect Alison Brooks, founder of Alison Brooks Architects. “It will reveal itself slowly as you move around and through it.” Designed for developer Argent, the 103 homes will be a combination of studios, and one, two and three bedroom apartments. Conran and Partners, the architecture firm that recently converted Centre Point tower into housing, will be designing the interiors for 53 of the Cadence homes. Small homes developer Pocket Living will be managing the other 60 units in the development, renting them out to local workers on middle incomes. Pocket Living collaborated with architecture studio Metropolitan Workshop to build a 27-storey tower of 86 apartments in Wandsworth.

Tim Whipps Windows worked wonders to replace the tired old windows in Mr and Mrs Farrell’s cottage, resulting in less maintenance and a more valuable looking property. hen Tim was first approached by homeowners Mr and Mrs Farrell, they were originally looking to replace their old externally beaded uPVC windows with a likefor-like replacement. However, after looking at the options for the standard casement windows, both Tim and the Farrells’ decided that actually this was not the best option. As a customer of Climatec for 10 years, Tim Whipps Windows exclusively installs REHAU window products due to their ease

of installation and high quality. Tim took the couple through the new range of REHAU Rio flush fit windows, as showcased in his Climatec brochure, which they agreed suited their property style better and didn’t compromise the quaint appearance of the cottage. The Rio flush fit window range is REHAU’s latest design of uPVC windows. It offers an alternative to traditional timber windows, with a realistic timber look and feel that blends in with the exterior structure. The sleek flush finish and authentic wood effect, means that


Rio flush fit not only retains the traditional looking windows that the homeowners wanted, but also offers the added benefits of durability, security, and energy efficiency of a uPVC window. Mr and Mrs Farrell’s decision was further solidified by the colour options that Rio had to offer. Where previously they had been restricted to just the white uPVC, being situated close to the road, the option for Pearl Grey would be easier to maintain compared to their older white windows. Tim stated that the initial feedback was a positive one, the Farrells were looking forward to replacing their old white windows with REHAU’s modern yet traditional looking Rio windows. There were 12 windows in total to install, all pearl grey on white, and took approximately four to five weeks from the initial conversation to install. Tim used the fully welded jointing option, although Climatec also offer a mechanical joint and an External Timber Look (ETL) weld option. Despite it being the first time he had installed Rio windows, Tim was thrilled at how easy the installation process was. He said: “It’s just like any other REHAU casement window installation I’ve done, I was very impressed.” John Banks, Product Manager at Climatec added: “Tim isn’t the first installer to praise the new Rio window and how it makes their lives easier by being based on the TOTAL 70 profile. It’s well known to be installer friendly and our customers have shown an encouraging interest in Rio.” In response, the homeowners, Mr and Mrs Farrell, were delighted with their new modern windows, Mr Farrell said: “It’s the best decision we’ve ever made; the windows look really good and, more importantly, expensive. They’ve added huge value to our home in so many ways.” Upon reflection, Tim added: “I was very pleased with the outcome of the job and the way the windows looked in this property. Definitely one for my portfolio.”

He has since gone on to fit more of REHAU’s Rio Flush Fit windows and went on to say: “I have fitted more Rio windows since the Farrells’ and find them very easy to install. I would definitely recommend them, and this style of window suits a lot of properties found in Norfolk.” Rio is continuing to gain traction across the UK as fabricators report that many REHAU installers are claiming it to be a much anticipated addition to their offering. Doors & Windows Widely recognised as one of London’s most perfect villages, full of beautiful shops, prime period properties and green open spaces, Wimbledon is an idyllic location for any family. Therefore, it came as no surprise to Up Architects when they were appointed by a young family, who required more space, to deliver the full refurbishment and extension of their existing home. Kebony, a global leader in the production of sustainable modified wood, was carefully selected by the architects for the exterior cladding of the extension to create something truly beautiful without being ostentatious. fter making the decision to stay in their house, rather than moving to a bigger property in the area, or moving away from the children’s school, the family recognised their pressing need for more space. Up Architects wanted to design an extension that stood out from the run-of-the-mill extensions in the area, and started with the idea of a single large space that could be adapted to suit the family’s needs over time, incorporating dining, living, a playroom, study area, TV room and guest room into the brief. Now their hectic family life could take place in a modern, light filled open-plan living space, all with an enhanced connection to the garden.

In keeping with the client’s brief, the design is simple, un-assuming and honest with two simple roof forms sitting over the main space, formed from an exposed glulam timber structure with Kebony cladding used for the exterior walls and roof. The simple geometry of the twinhipped roofs breaks up the bulk seen from outside and defines the different spaces internally without a physical division. The timber Kebony cladding lines up across the walls and roof, with compound mitred joints, making the whole extension appear to be carved from one block of wood, with no visible gutters to compromise the sharp lines. All the timber used was sustainably sourced and the Kebony cladding is guaranteed for 30 years. Developed in Norway, Kebony’s revolutionary

technology is an environmentally friendly and patented process which modifies sustainably sourced softwoods by heating the wood with furfuryl alcohol - an agricultural by-product. By polymerising the wood’s cell wall, the softwoods permanently take on the attributes of tropical hardwood including high durability, hardness and dimensional stability. This unique process also provides Kebony with its characteristic appearance, which only grows more beautiful with time. Door and Hardware Federation (DHF) reflects upon 2019 as one of its most successful years Tamworth-based trade association, the Door and Hardware Federation (DHF), is reflecting on what has been one of its most successful years to date. In 2015, the pro-active federation had under 300 members on its books, but the past five years in particular, has seen considerable growth across every area of the organisation; today, it has more than 500 members. It remains the oldest trade association in the industry, and the ‘go to’ body for technical knowledge, information, advice, and practical help as well as training. Highlights from 2019 include: • A successful collaboration with Secured by Design (SBD) and the Fire Industry Association (FIA) in March, to publish a joint document on fire safety. The publication: A Guide for Selecting Flat Entrance Doorsets; A publication for housing associations, landlords, building owners and local authorities in England, brings together the best industry advice in one straightforward document, highlighting the fundamental issues of fire safety and security for those selecting fire doorsets and enabling greater clarity in an increasingly complex market. It goes without saying that DHF’s voice has been one of the most effective in its drive for thirdparty certification of manufacture, installation, maintenance and inspection of fire, smoke and security doorsets. • Continuing to lead the industry through training. In the past year alone, nearly 1000 people have been trained by DHF, with more than 450 candidates attending the two-day safety diploma courses and the same number of learners opting for the Level 2 Award one-day safety training courses. In 2019, 100 inspection and installation of metal or timber fire door courses were held in conjunction with BRE Academy. More than 3200 individuals have now completed at least one of DHF’s safety training courses, whether a diploma or Award course. In July, it announced the launch of its first one-day public Automated Gate Group Level 2 Award Course in Ireland.

ABBE (Awarding Body of the Built Environment) is the UK’s leading awarding organisation providing qualifications for the built environment. Qualifications are offered through its network of assessment centres, approved against a set of national criteria, laid down by Ofqual, the regulator of qualifications, tests and examinations in England. • The launch of CSCS cards in November in collaboration with the Automatic Door Suppliers Association (ADSA). Whilst not a legislative requirement, CSCS cards provide evidence that individuals working on construction sites have the relevant training and qualifications for the job that they are doing. The CSCS card offered by DHF is for anyone who needs to access a construction site to work specifically with industrial doors, domestic garage doors, automated gates & traffic barriers and metal or timber fire doors and is an important step toward a safer and more compliant industry. “There is little doubt that DHF’s accomplishments in 2019 have been achieved as a result of its hands-on team, and the expertise

Reducing costs throughout a building’s whole lifecycle During design and construction, there is often a lack of focus on a building’s costs across its whole lifecycle – both in terms of financial costs and costs to environmental and occupant health. By prioritising health, members of the construction industry can create a more resilient, sustainable and natural built environment which enhances the wellbeing of its occupants and the environment. This durability ensures a longer lifecycle for healthy buildings, with a reduced need for regular maintenance or renovation work to improve aesthetics or performance.

The true cost of a healthy building When considering the costs associated with constructing a healthy building, it is often perceived that natural materials are more expensive than their synthetic alternatives. Since 2018, natural and synthetic materials are at near price parity, meaning it is no longer always more expensive to build healthy buildings. Added to this, the whole lifecycle costs for a healthy building is much lower due to enhanced durability, weather resistance and improved indoor air quality. These costs go beyond monetary – environmental costs, costs to human health as well as costs of keep a building regularly maintained can all be reduced by putting health at the fore.

1. Decreased environmental costs The use of natural materials is a key element of a healthy building. Natural materials, such as wool or woodfibre, are sustainable, meaning they do not deplete natural resources. They also use much less carbon in both their production and use, resulting in lower carbon emissions and minimising their overall environmental impact. Wood sequesters carbon and thus carbon is captured or locked into the product for its entire lifespan. This knowledge allows architects and builders to reach ambitious CO2 reduction targets laid out by the Government1. Healthy buildings also improve the energy efficiency of homes. High quality, thermally efficient insulation and the utilisation of natural light wherever possible contribute to a consistently comfortable temperature and a well-lit home, reducing reliance on artificial heat and light. This subsequently minimises energy consumption.

2. Reduced cost to occupant health As natural materials are vapour permeable, they enable moisture to pass through their fibres,

minimising the build up of mould, rot or condensation. This contributes to a higher indoor air quality within a healthy home, decreasing the prevalence of common respiratory ailments such as asthma. In addition to this, by making the most of natural light, healthy homes can also act to improve motivation, focus and regulate sleep cycles – enhancing the mental health of occupants.

3. Reduced maintenance and upkeep costs Natural materials are also strong, durable and weather resistant. The resilience of these materials will decrease the need for regular upkeep and maintenance, minimising the costs associated with these over the building’s lifecycle.

Managing cost misconceptions surrounding healthy building Healthy building is not a luxury – it’s a necessity – and one we no longer have to pay more to achieve. Natural building materials not only now compete on price with their synthetic alternatives, but the healthy buildings they create also carry much lower costs across their whole lifecycle due to their enhanced resilience and durability.

Future homes we can be proud of As government consultation on home standards ends, Max Halliwell looks at the likely outcome his saw the government call on the construction industry to feedback its thoughts on how we achieve the massive reduction in carbon emissions needed, along with increasing efficiency from each new home by increasing the use of renewable technologies such as air source heat pumps.

Remember that we need to build at least 300,000 new home a year to help with the shortage of housing and we will not get anywhere near zero carbon if we continue to use gas. Originally published by the Ministry of Housing Communities and Local Government (MHCLG) on 1st October 2019, The Future Homes Standard included proposals to require, amongst other things, an 80% reduction in carbon emissions from new dwellings by 2025.

It was also accompanied by a proposed interim step in 2020 with two suggested options: 1. a reduction of either 20% or 2. a 31% in carbon emissions.

A code for living For me and many others though, these proposals simply do not go far enough, and there is a real fear that even these ‘modest’ plans will eventually be watered down. If we look back to the plans detailed in the former ‘Code for Sustainable Homes’, then we were already supposed to be building zero carbon homes in 2016 – What happened there then? The Code was first introduced in 2006 and is an environmental assessment method for rating and certifying the performance of new homes in United Kingdom. It was pushing a national standard for use in the design and construction of new homes with a view to encouraging continuous improvement in sustainable home building. In 2015 the Government withdrew the Code and consolidated some of its standards into the Building Regulations.


An end to gas and oil

At that stage, social housing was required to meet Code Level 4, which made the fitting of gas boilers in new-build virtually impossible and also encouraged the retrofitting of renewables into refurbished properties to replace coal, oil and direct electric.

As we wait for the results of The Future Homes Standard consultation, and look at what government will take on board from the industry, we have to find ways to encourage wider adoption of renewable heating and fast, whether that is through legislation to enforce or incentives to encourage.

This is a major part of the reason that social housing has been so quick to adopt renewable heating and has led the way in the adoption of air source heat pumps. This is reflected in the September 2019 report from the Sustainable Energy Association called ‘Social Housing: Leading the Way to Net Zero’.

And the housebuilders? With the Code, the pressure was always on social housing to lead the way, so the major housebuilders were one step behind, at Code Level 3 when it was abandoned. This means that even today, housebuilders are able to build new estates with gas boilers, even though there is now a significant and rapidly growing awareness amongst consumers of the need to do something for the long-term, especially in our homes. I genuinely believe we are at a pivotal time in consumer awareness and I do think we will start to see people demand more sustainable options for their homes as awareness of the climate crisis grows. But without this demand, and with no real legislative ‘sticks’, why would the major housebuilders look to install renewable technology that they are currently unfamiliar with, and that they don’t yet have to? There are some pioneering housebuilders who are ahead of the rest, but if we are to have any chance of hitting our net zero targets, then we actually need the Building Regulations to be beefed up to tackle this area so that all of the others have to follow. . . and soon.

We know that air source heat pumps can make a huge difference to housing stock emissions and help developers achieve new standards. We also know they can be readily retrofitted into the older homes that also must become part of the solution but this may also involve other measures such as an increase in thermal efficiency. The retrofit market therefore remains both a major challenge and a significant opportunity. Yet the renewable heat incentive (which has never applied to new-build) is ending next year and, as yet, we know nothing of any replacement or other scheme to encourage the take up of renewables. There’s lots to be done and lots of opportunity to make a difference. The very least we should expect from our leaders and policy makers is that the revisions to Part L must not be dumbed down. Earthborn E doubles silicate colours

arthborn believes its Ecopro Silicate Masonry System is the most advanced masonry paint available and in response to a growing demand, it is increasing the colours available from 24 to 48, offering plenty of choice.

Exterior masonry is probably the toughest test of all for a paint. It needs to be durable and weatherproof, as well as good looking and not all masonry paints were born equal. Ecopro Silicate Masonry Paint is a highly durable, breathable and weather resistant mineral paint.

The system comprises a primer and paint, which together form a chemical bond with the underlying mineral substrate. The result is a very hard wearing, water and weather resistant barrier, yet it is highly breathable, which prevents moisture damage within walls. Now, both the primer and all of the 48 paint colours are available in 100ml tester pots, so the whole system can be tested on site. The new colour card and tester pots can be ordered from the Earthborn website. Conventional acrylic based paints may stop rain driving into a wall but they also create a barrier that stops moisture escaping. It’s widely recognised that unless a wall can breathe through the paint there will be a build up of moisture within the wall, causing blown paint and plaster or render.

Being water based and free of oils and acrylics, Ecopro silicate paint is virtually VOC and toxin free. That means it is very environmentally friendly and better for the health of decorators. It’s a simple three-coat system: a primer followed by two paint coats (the first diluted with 10-20% primer). The system can be used on any porous mineral surface such as stone, brick, concrete, harling, plaster and render. If a wall has been painted previously, the preparation differs depending on the type of paint used. For limewash, all that’s required is a good scrub to get rid of any loose paint. Ecopro silicate will happily bond with limewash. It gives a classic matt finish that will not discolour over time. It even helps prevent algae growth and mould. Earthborn conservatively states a lifespan of 15 years for the Ecopro Silicate Masonry System but fully expects applications to last much longer. There are buildings painted with silicate paint more than 80 years ago, which are still in excellent condition.

Openreach extends free full fibre installation for developers to benefit additional 13k new build premises a year • Openreach extends its free full fibre installation offer to include smaller developments of 20 homes or more. • Around 13,000 homes per annum nationwide set to benefit • Openreach urges Government to move forward with ambition to make full fibre mandatory for new builds

housands more new-build homes are in line for a broadband boost as Openreach extends the reach of its scheme offering Fibre-to-thePremises (FTTP) installation free of charge for new housing developments.

Developers building smaller new sites of just 20 or more properties are now eligible to have full fibre connectivity built across their sites at no cost when they register with Openreach.1 More than 13,000 new homes across around 600 small housing developments per annum stand to benefit from being connected to the cutting edge technology – which provides a faster, more stable service that’s ideal for families, home workers and small businesses. The new threshold extends the reach of the company’s existing scheme to install FTTP free of charge to all new housing developments from 30 or more homes. The programme has so far proved very successful with 99 per cent of plots on sites of 30 or more homes registering for future-proofed FTTP. Since launching in 2016 – Openreach has connected 354k new build homes with full fibre technology. This financial year alone the company has built full fibre to 125k new build premises, reaching around 3.5k new premises with full fibre every week, and is on target to reach 175k by the end of the fiscal year in April. By dropping the threshold for free eligibility from 30 to 20 homes – Openreach plans to drive take up of full fibre by developers on these smaller developments from its current level of 45 per cent to 100 per cent. In addition, Openreach has capped the amount UK house builders contribute if they ask Openreach to build full fibre to smaller-scale developments of just 2 and 3 premises – to help encourage further full fibre take-up.2 This is part of a revised rate card for developers – enabling them to upgrade broadband connectivity for new developments to full fibre by paying a set contribution for the size of the site. 1 Applies to developments with 20-29 plots where, previously, developers would have made a contribution according to the size of the development. 2 Developers’ contribution under Openreach’s rate card will be capped at £2k per plot for 2 and 3 plot sites.

The lower threshold for free FTTP for sites with 20 or more plots will take effect on April 1, this year.3 Kim Mears OBE, MD Strategic Infrastructure Development, said: “Our existing offer already provides huge benefits to both buyers and builders alike, but we want to go further and make sure everybody moving into a new build property can enjoy the advantages of Full Fibre broadband. “The UK is a world leader in digital infrastructure and services today, but as the digital revolution continues at an ever increasing pace, and our demand for data grows, we need to make sure this country stays ahead of the curve by building fast, reliable networks that cater for all the activities we’ll want to do online in the decades ahead. “We hope these new measures will provide the necessary incentive for housebuilders to adopt this future-proof technology across smaller developments so that no-one’s left behind. “We urge the Government to push forward with planned legislation to ensure all new build homes have infrastructure to support gigabit capable connections, and we will work closely with government and housebuilders on how best to deliver this.”

Kieran Walker, Technical Director for the Home Builders Federation commented: “The HBF and its membership welcome this change to Openreach’s fibre offering and fully support Openreach in its strategic objective of providing full FTTP to all new dwellings. “The customer of today expects, in line with other utility suppliers to be provided with fast, reliable, uninterrupted service upon receiving the keys to their new home. This further step improvement will assist housebuilders in ensuring their customers overall journey is positive one. “This latest offering from Openreach allows housebuilders to further integrate FTTP to new developments that previously may have been financially constrained and is a demonstration of Openreach’s commitment to provide FTTP to all new dwellings.” According to a London School of Economics & Political Science study of British homebuyers, a good broadband connection now tops off-street parking and access to local amenities as one of the vital deciding factors for people buying a new house. The study also finds that one in ten buyers have walked away from properties with poor internet connection and that broadband is generally connected even before gas. Home owners in London are willing to pay up to 3 per cent above the market price for properties in areas offering very fast broadband speeds. Providing full fibre to new homes is an important part of Openreach’s commitment to invest in faster, more reliable broadband technology through its new ‘Fibre First’ strategy. The company is on track to reach 4 million homes and businesses with its Full Fibre network by the end of March 2021, and wants to reach 15 million by the middle of the decade if the right conditions are in place.

Sustainability

The new UK benchmarks being proposed by the RIBA 2030 Climate Challenge arise out of reports and research from the Committee on Climate Change and the Green Construction Board. The 2030 target is <300kgCO2e/m². This is based on Net Internal Area, NIA (RICS doc 3.2.7) which is very close to the TFA (Treated Floor Area) figure used by Passivhaus Designers and covers the RICS Whole Life Carbon model which takes you right from material sourcing through to end of life. This links back to a current benchmark (M4i) of <1000kgCO2e/m².

What does 300kgCO2e/m² look like? A published footprint study by XCO2 Ltd. looks at a notional twostorey house of 160sqm house for three different construction types and the embodied carbon from cradle to gate – masonry, SIPS and a light-weight timber frame. The results (once adjusted to ensure like with like comparisons) are challenging. The results for above ground between Masonry/SIPS/Timber are 159/120/40 kgCO2e/m² – that’s a fourfold difference between masonry and timber. The largest impact by far is the embodied carbon within the groundworks (in this example a typical trench fill footing with a 150mm concrete slab). This standard UK construction solution for this detached house emits circa 30 tonnes of carbon •52•

or around 188kgCO2e/m². Once this is added into the mix the carbon cost of both the masonry solution (348kgCO2e/m²) and SIPS solution (308 kgCO2e/m²) fail the 2030 challenge. Note that the groundworks account for over 50% of the embodied carbon of the masonry building. The embodied carbon within the SIPS solution is also higher than one might expect due to the use of oil-based insulations. The light-weight timber construction has been calculated alongside the use of cellulose insulation (oil-based insulations can be up to 30X more carbon intense than cellulose). Given the volumes of insulation required for a low energy construction, the choice of insulation type will have a significant impact on overall embodied carbon.


Sustainability If this embodied energy target is robustly conceived then it looks like we are set to build our new housing mainly from timber. If timber is set to become a much more common building material in the UK, then we also should use it carefully – minimal use like small section I-joists are a good solution alongside incorporating supply methods which avoid waste on site e.g. offsite cutting at a factory or pre insulated panels plus the much greater use of timber insulation products such as flexible batts, rigid boards or floc.

What happens if you compare these embodied carbon figures with the operational carbon, if the house was built to meet the Climate Challenge 2030 target. The 2030 Climate Challenge for operational energy is comparable to a Passive House Classic. Operational carbon will reflect the energy supply solution as well as the efficiency of the house itself. For example Thoughtful management of a sustainable supply compare a gas boiler for space heating with a 4kw PV chain to meet the increased demand will be a critical (photovoltaic) array (a common Passivhaus choice) component for success. According to Jae Cottrell of against an all-electric solution with an ASHP (air PH Homes using timber solutions like CLT (which source heat pump) plus a 4kW PV array, both options is timber heavy) should only be used where the modelled in PHPP software. Sustainability where lightweight, small section timber will do. Carbon storage within the timber structure is accounted for only at end-of-life and this avoids the danger of thinking that using timber is carbon negative, that maximising timber in constructions will be best, and thereby encourage profligate use. The challenge of embodied energy is that the emissions related happen NOW and carbon is sent out into the atmosphere – this is unlike operational carbon where the impacts of our choices today might be mitigated to some degree over time (e.g. swapping out a gas boiler for an ASHP after 5-10 years, or further decarbonising of the grid). There is a lot of good stuff happening in this area. There is the latest version of the ICE published in 2019 (Inventory of Carbon and Energy) and launched at the RICS. There are more materials listed and greater detail incorporated. Products are also starting to come with Environmental Product Declarations (EPD’s) which cover lifecycle environmental impacts large manufacturers of timber products such as Steico have EPD’s for all their products. The AECB recently brought out version 2 of PHribbon, a plug-in software for PHPP to measure embodied energy (it gathers lots of the ICE and EPD data for you) – it is not expensive and is a valuable addition. Tim Martel, the author of the PHribbon software has done similar calculations to the above with the new version of PHribbon, from the AECB. This now includes the full life cradle to gate calculation required for the RIBA 2030 challenge. So in addition to the stage A covered above it also includes the replacement of products with short lifespan (stage B) and the end of life (stage C). Together, stages B and C can double the footprint over stage A (cradle to gate) and there is a further storage effect of timber and timber based materials that can be legitimately included in a full life LCA if the timber is from FSC or PEFC approved sources. •54•

It works off quantities provided in the PHPP energy calculation, can be produced quite quickly at design stage and follows the RICS professional statement that guides the RIBA 2030 challenge. (though not an official RICS calculation, since that can only be done when the building has been built). He compared a new semidetached house of 78m2 constructed using Passivhaus principles in masonry, SIPS and I-beam/ cellulose. The concrete raft foundation was the same in each case. The extra stages substantially change the result and the largest effect is from stage C, the end of life or disposal stage. Masonry and SIPs have emissions from all stages of 201 and 214 kgCO2/ m2 respectively and would pass the 300 kgCO2/ m2 NIA limit. However, the timber frame/cellulose option is over 30% lower at 135 kgCO2/m2. Carbon storage of the timber products is included in this figure, assuming they are FSC/PEFC grade according to the RICS methodology. Amazingly, that already low result can be improved further by refinement of stage C scenarios. In stage C, the standard RICS scenario assumes that 75% of timber is incinerated and 25% goes to landfill, this is based on research into current practice. Half the emissions from the timber option are from this incineration assumption. However we’d want to be using our resources much smarter than that in the future, even if the incineration has heat recovery. Timber captures CO2 and stores it, but it takes 40 years or more, so that is also a good reason that the life of the products should be as long as possible and it should be reused and recycled rather than burnt. If reuse and recycling were chosen instead of incineration (in stage D) then there is great scope for further reducing the timber frame footprint, and this is still with a concrete raft foundation, there are ways of removing that too with timber. Tim says we should also be aware of recycling possibilities for oil based insulation. It makes no sense to cut down trees and throw away plastic. Plastic has a long lifespan and foam insulation of various

types could, he suggests, be shredded and used as lose fill locally without the need to take them to specialist facilities to melt them down and reform them. They would be a very similar product to foam bead approaches in new build and of course need the appropriate membranes. Perhaps they might even work with the timber frame options that have already been shown to work so well.
