Working with nature to create one-off luxury experiences To conclude a three-part editorial series, Hotel Designs understands Exclusive Tents’ unique relationship with nature when its comes to designing luxury tented accomodation

Exclusive Tents International could easily be considered the perfect evolution for Paul Zway’s philosophy, following his long experience as a Kruger Park ranger. Indeed, the African heritage of these luxury products is reflected in their names with most of the tents named after the legendary elephants of Africa, mainly past and some still present. Zway’s vision is to apply Exclusive Tents’ experience, skills and enthusiasm to the accomplishment of his clients’ dreams. The appeal of a stronger, more fundamental link with nature is often a factor shared with their clients. It is a joy for Zway and his team when clients invest wholeheartedly in the adventure and go the extra mile to work with all that nature can offer. The most rewarding projects seek to integrate their natural assets as much as possible with their living spaces, even going so far as to reintroduce indigenous wildlife and replant species that have been driven out or endangered by human activity. Alternative forms of accommodation are gaining popularity around the World, and Glamping is foremost amongst them. For those not familiar with African luxury safaris, the versatility and potential of these large, beautiful, ruggedly elegant, traditional real canvas tents requires

reevaluating most, if not all, of the core elements of a project that might otherwise be taken for granted. It is a refreshing and eye-opening process that can and should encompass all aspects of a project. Deciding to use tents rather than mainstream construction solutions can prove to be beneficial and advantageous for a number of key reasons – both aesthetic and financial. If you are reading this article there is a good chance that you are already intrigued by the possibilities that luxury tents might offer. Of course, the romance of a closer link with nature, the exhilaration of creating something exotic, seductive and sexy is foremost in the mind. Yet other key factors are equally important. Development time and costs can both be significantly reduced. The tents can be in production whilst the project site is being prepared, with tent installation time being very quick – normally a few days for accommodation lodges, and a couple of weeks for the largest of the main tents. All Exclusive Tents’ products are made to client’s order such that each tent is configured with the desired materials, colours, door and window placements, etc., that best serve the project. Whilst this means that they are bespoke products, all fabrication is exclusively

in-house with typical dispatch for delivery in only eight-10 weeks. On-site preparation can also become most efficient. Exclusive Tents recommend installing the tents on raised decks – most often timber, but sometimes masonry depending upon the environment. Many new clients will, quite logically, start with little knowledge about tents (especially large, genuine canvas tents – as opposed to stretch fabric tents and canopies), and may be unaware of the versatility that they embody. For example, some of the key considerations for a luxury tent project:

remembering the saying: “The bitterness of poor quality remains long after the sweetness of low price is forgotten” or, as once reminded, “The common law of business balance prohibits paying a little and getting a lot, it cannot be done. If you deal with the lowest bidder, it is well to add something for the risk you run and if you do that, you will then have enough to pay for something better”. For any commercial venture the cornerstone is ROI (Return on Investment): Successful resorts offer a quality experience & service at an attractive ROI. Luxury tent resorts embody this principal with the advantage of a quicker and potentially better ROI. Of course, any resort project depends on much more than just choosing what type of guest accommodation to offer or how to embody the resort facilities. However, reduced development costs, reduced construction time, low maintenance costs, and (almost always) higher room rates than for their main stream or hard-construction equivalent are strong arguments in favour of opting for a luxury tent resort. …And, that’s before remembering the exquisite charm of creating a project where magnificent vistas and a unique experience are enjoyed from the natureinfused deck of a beautifully made and furnished luxury tent! Even in trickier climates, the whole experience of staying in a luxury tent, relaxing on a beautiful terrace and enjoying the surroundings is invigorating. Glamping has evolved a lot in the short time since the name was coined. Exclusive Tents are at the forefront of this wave, constantly innovating, improving, and showing the way forward in all variety of environments, climates, and conditions. Mace and Atkins secure Thames Water AMP7 key roles Mace and Atkins have secured key roles to help Thames Water deliver its £9bn investment programme for the AMP7 period. The water company is moving away from alliancing with key supply chain partners to an intelligent client model that requires it to strengthen its in-house capabilities. To deliver this ambition Atkins has been named Strategic Delivery Partner. It will deliver asset management, project management and technical assurance services to support the utility’s transition, while Mace has secured a role as the Programme Management Office delivery partner. This will see Mace assist Thames Water with programme management, quality assurance, business systems and processes and governance and risk.

Mace’s team will also support Thames Water build its PMO capabilities with a comprehensive transition plan, selection and training of PMO personnel and development of PMO policies and practices. Javid Khaliq, Business Unit Director for Energy & Utilities at Mace, said: “Mace is delighted to work with Thames Water again, this time on the largest and most complex capital programme that the UK’s water sector has seen. “Our Programme Management Office capabilities will help Thames Water successfully transition to an intelligent client model, and we look forward to building this long-term relationship.” Atkins’ contract is worth £20m over the five-year AMP7 period.

This will see its staff seconded into the asset management and capital delivery functions of Thames Water to advise on future work such as master planning, asset modelling, surveying, data generation and analysis, as well as delivering a range of business-critical strategic studies. “Our work will involve supporting Thames Water across a breadth of disciplines, providing technical capabilities to the utility company during its transition to an ‘intelligent client’ delivery model, which involves the growth of their internal capabilities to increase control of decision making throughout the delivery process,’’ said Philip Hoare, President Atkins, Engineering, Design & Project Management, SNC-Lavalin.

APT Skidata Gives Parking Control to Paradise Tenants APT Skidata, one of the world’s leading parking solutions providers, has completed the first phase of a five-year project within Paradise, a major redevelopment of Birmingham’s civic centre being led by development managers, Argent. New parking equipment including Automatic Number Plate Recognition (ANPR) and APT Skidata’s cashless digital kiosk (Skiosk Lite) have been installed as part of Phase One of the Paradise scheme, in the basement level of the new Chamberlain Square Car Park. The equipment was in place to facilitate the arrival of the first tenant, the leading professional services firm PwC. The car park, which can currently accommodate up to 300 vehicles, has one entry and one exit lane, and four Skiosk Lite machines positioned at the pedestrian entry points. Contactless payment can also be taken at the exit. PwC and all future tenants will use APT Skidata’s proprietary web-based portal INS.reports to manage their individual car park usage and give instant access to data for insight on how their allowance of car parking spaces is being used.

Nigel Young, Business Development Director of APT Skidata, says the parking specification is complex but it is designed to be easy to use: “The parking solution has to take into account multiple tenanted, buildings and we have designed a solution that will give tenants full control over their allowance which will be used by employees and visitors alike.” The complexity, Nigel explains, comes from the number of registered parkers that the development will eventually have: “Even though the entire estate will have 550 car parking spaces when completed, there will be a higher number of registered users due to the ebb and flow of usage, and that requires careful management. PwC and future tenants need a system that enables them to easily manage the spaces they have available.” APT Skidata is working with Apleona, a leading European real estate and facility manager, and Parking Ideas which provides parking and transportation consultancy

and has been the lead consultant on the system design and build at the Paradise’ Chamberlain Square Car Park. Paradise is one of the highest value public-private commercial joint ventures ever created in the UK. The £700 million 17-acre development scheme incorporates some of Birmingham’s most historic squares and listed buildings, and on its completion is expected to transform the area into a vibrant office-led development of commercial, civic, leisure and hotel space. Phase two of the scheme will see an expansion of the initial car park to include an additional 200 spaces and providing circa. 30 electric vehicle charging points. By this time, the entire parking environment will be integrated and APT Skidata’s INSTANT.exit will create a completely frictionless parking experience allowing tenants to book their parking space through an app, as well as opening up the car parks for public use. developer-update.co.uk

Clean heat to spur low carbon jobs growth by 2030 A large percentage of lower carbon employment opportunities expected to emerge by the end of the decade will require individuals skilled in supporting green heat and power, says new research A majority of the low-carbon jobs available in the UK by 2030 are expected to involve providing cleaner electricity and heat, a new report has found. Research compiled by Ecuity Consulting for the Local Government Association (LGA) has considered the likely employments impacts of the emergence of a number of low carbon industries. These professions are seen as being central to support the government’s ambition to have fully eliminated or offset national carbon emissions by 2050. The research considered the jobs likely to be created in the fields of low carbon heating, which will focus on areas such heat networks, Combined Heat and Power (CHP) systems as well as installing technologies able to run on renewable energy. It has also factored in the likely skill requirements needed to sufficiently address demand for these systems and services. An anticipated reliance on alternative fuels such as bioenergy and hydrogen, and increased development of energy efficient products that includes insulation and monitoring and control solutions are also covered in the report. In England alone, efforts to move towards the government’s 2050 net-zero target are anticipated to see 690,000 low-carbon economy jobs exist by 2030. The figure is expected to rise to 1.18 million by 2050. Ecuity estimates that 46 per cent of these low carbon jobs by 2030 will be based around the supply of clean electricity and low-carbon heat technologies, such as providing heat pumps to homes and businesses. 21 per cent of the low-carbon employment opportunities will meanwhile be represented by work to developer-update.co.uk

introduce energy efficiency solutions such as insulation and controls, the report added. A “diverse” range of skills will be required to fill these potential employment opportunities, according to the research. Feedback from experts in the report identified immediate skills gaps in low carbon heat and power sectors. Another key finding of the research was the leading role local councils were looking to play to support net-zero transformation, particularly around funding for skills projects that can address local needs for new jobs. One such solution cited in the report would be the development of a pipeline of skilled individuals on a local level to fulfil lower carbon employment. Ecuity consulting added, “Councils and combined authorities could be supported to coordinate local education providers and businesses to bridge gaps in NVQ-related skills so that the workforce is equipped to meet emerging demand.” Robert Honeyman, economic analysis head with the consultancy group, said that a wide array of new technologies and workers would be needed for any viable national net-zero strategy. Mr Honeyman said that the shift to a low-carbon economy has been identified by researchers and economists as providing a clear route for economic recovery from Covid-19.

He said, “Local authorities can play an important role in identifying, allocating funding and supporting collaboration between local low carbon employers, education providers and the labour force.” “Through the implementation of ambitious reskilling schemes and emission reductions targets, local governments stand to gain not only by reducing their own carbon emissions, but also as promoters of strategic industries within their region and leaders within the net zero transition.” Cllr Sir Richard Leese, Chair of the LGA’s City Regions Board, said that a demand for ‘green jobs’ would “sky-rocket” in number towards 2050. He said that such a shift in the labour market would see local government having to play a vital role - based on each authority’s local knowledge and expertise - to fill these positions. He said “Localising and devolving skills investment, back to work support and any job guarantee will be critical to ensuring everyone benefits from new local jobs, including these one million new low carbon jobs.” “To help meet national climate change targets and capitalise on the green jobs revolution, councils need to be given long-term funding, devolved powers and easier access to complex government funding pots to help realise the government’s target of being carbon neutral by 2050.”

Panasonic Aquarea Cascade Provides Control for up to 10 Air Source Heat Pumps • Designed for small hotels, supermarkets, restaurants etc, for central heating projects • Large, easy to use touch screen display • Built in MODBUS IP for remote access for off-site management Premises across the world require efficient heating and cooling systems with the capability for remote monitoring, control and maintenance in a variety of applications. For Panasonic systems, Aquarea Cascade Control is a highly integrated interface which allows for establishments such as supermarkets, hospitals, care homes and hotels to control up to ten Aquarea Air Source Heat Pumps to deliver and remotely manage the demands for energy-efficient heating and cooling across their organisations. Panasonic’s Aquarea Cascade Control (PAW-A2W-CMH) has a large, easy to use touch screen display and provides control for up to 10 Aquarea airto-water heat pumps, connected at any one time, to run simultaneously or in cascade mode and creating a system with capacity up to 160kW. The Aquarea Cascade Controller can also connect to solar photovoltaic (PV) panels and 3 way valves for cooling, ideally suited for commercial and hospitality applications with additional means of energy sourcing which require specific solutions or programmes, yet can all be managed using one device. With its own built in MODBUS IP, the Aquarea Cascade Controller integrates with the building’s BMS communication and can have up to 3 M-BUS devices connected for a smarter way to manage heating, cooling, and domestic hot water (DHW). Logging, analysing, optimising and controlling energy, as well as processing data, can all be accessed via the single control interface. Remote access for off-site management at any time of the day could not be easier, helping to prevent any disruption to the building’s inhabitants and allowing business to continue as usual by connecting the control to BMS. For many projects: energy, cost, and time efficiency is key to creating

a more sustainable building and reducing heating and cooling costs. Cascade Control is being increasingly utilised across many sectors to make use of parallel-connected heat pumps and the benefit of remote access for management and maintenance resulting in multiple savings. An example is a recent project in the UK – a healthcare facility where six highly efficient Panasonic Aquarea H Series T-Cap 16kW Air to Water heat pumps, along with a Panasonic Cascade Controller, have been installed to provide underfloor heating to 2022m2 of floor space

within the building. This brand new €10m modern facility houses 15 in-patient rooms with en-suite facilities for those with life limiting conditions, several treatment rooms for out-patient clinics and multidisciplinary specialist services. The Care Home is benefitting from the Aquarea Cascade Control which modulates the air source heat pumps to meet demand and further save on energy usage. Leading HVAC industry figure predicts resurged IAQ interest in response to Covid19 The former CEO of Worcester Bosch, Richards Soper CBE, is predicting a renewed interest in indoor air quality amongst homeowners, residents and developers.

Utilising the renewable energy, the air to water system is used for space heating and warm water generation. Flooded vets need lift replacement Valley Vets, based in Gwaelod y Garth in South Wales is a state-of-the-art, hightech facility providing animal care with ten consulting rooms and six operating theatres, plus hydrotherapy, physiotherapy and two x-ray suites.

They already had an existing platform lift, but during the recent heavy rainfall, unfortunately the building flooded, leaving the lift unit under 3 feet of water. While most buyers choose a home that accommodates their current lifestyle, considering its potential resale value is also important. However, with complete home renovation being a costly project, which home improvements will provide a significant return on investment? People who are interested in renovating a property often fit into one of two categories: homeowners who have already lived in the home for a long time with resulting wear and tear, or buyers purchasing a neglected home for a cheaper price. In either of these circumstances, it’s important to weigh up which home improvements will yield the most transformative result and resale value. Extensions, conversions and renovations Adding an extension is likely the most expensive home improvement project, but could also yield the most profit. In fact, a survey conducted by Zopa, of 1,550 UK homeowners who had recently taken out a home improvement loan, found that extensions generated the most profit, generating an average of £17,090. ONE LESS EMERGENCY AT KING GEORGE HOSPITAL, THANKS TO LANGLEY WATERPROOFING SYSTEMS The roofs at King George Hospital had become in urgent need of repair and posed a risk for leaks. Serving over 750,000 patients as part of the Barking, Havering and Redbridge NHS Trust, it was critical for this to be addressed.
