Premier Inn restarts construction work on 35 sites

Premier Inn owner Whitbread is reopening 35 construction sites in England and Wales to restart building work on its pipeline of new hotels. Sites under construction include new build hotels led by Whitbread’s in-house construction team or by external development partners, as well as extensions to existing Premier Inn hotels. Work represents more than 4,500 rooms scheduled to open from 2020 up to the end of the 2022-23 financial year. Whitbread’s development team has been working closely with its construction partners to put in place additional measures on sites to protect workers and the general public.

Alex Flach, UK Development Director at Whitbread, said: “Despite the challenges currently facing the hospitality industry, our ambition to continue to grow the Premier Inn and hub by Premier Inn brands has not changed. “That starts with making progress with our construction sites across the country and bringing new hotels to the locations our customers want them.” Whitbread is also preparing to resume work at its four construction sites in Scotland once the Scottish Government confirms it is safe to do so.

London £130m Old Kent Road scheme approved Developers Avanton and Urban & Provincial have gained planning approval for two residential blocks on Old Kent Road in South London. Architect Farrells designed the 262 flats in two towers, of 19 and 10 storeys, which form the final piece of Ruby Triangle scheme. The project also includes a new public park, private and community amenity

space, associated car and cycle parking.

Navigating a way through the Crisis Bond It Builds in the Community Bond It, one of the UK’s fastest growing manufacturers of sealants, adhesives and building chemicals, has, adapted and evolved forging ahead in a world dramatically changed by the Covid-19 pandemic.

Bond It’s adhesive was used in the construction of a 500-bed capacity NHS Nightingale Hospital the Harrogate Convention Centre by one of our major customers. It was opened on 21st April by Captain Tom Moore, the then 99-year-old army veteran who at the time had raised more £27M to support health service workers. Plans go in for 42 acre London food market

The City of London Corporation has submitted a planning application to create a new home for Billingsgate, New Spitalfields and Smithfield markets at Dagenham Dock.

The submission to the London Borough of Barking and Dagenham (LBBD) paves the way for the transformation of the former Barking Reach power station site. Construction will create the country’s largest wholesale food market across 42 acres of industrial land. Designs by architects Chetwoods will provide market tenants with developer-update.co.uk

new modern facilities alongside a new food school to train the next generation of traders, butchers, fishmongers and fruiterers. If consent is granted, the City Corporation will be required to submit a series of detailed planning applications to the LBBD, with the target of opening the new markets by 2025/2026.

James Tumbridge, Chairman of the City Corporation’s Markets Committee, said: “As we look beyond the current pandemic, it is so important to invest in the future and help recovery. “These plans aim to provide an exciting new home for our markets at Dagenham Dock that will safeguard their long-term future, securing jobs.”

SES Engineering Services MD steps down The Wates Group has today announced Jason Knights, managing director of SES Engineering Services, is leaving the business. Knights plans to take on new challenges elsewhere Knights will continue to lead the MEP business while a successor is found and will help in the transition to new management. He leaves as Wates enters redundancy consultations to slim the group business down by around 300 staff, many expected to come from the SES business. Knights said: “I’ve worked with some incredible teams throughout my time at Wates, and I’m immensely proud of the role I’ve played in helping establish SES as a leading specialist contractor. However, the time is right to take on new

challenges elsewhere, and I’m confident the business will continue delivering innovation to the UK’s MEP sector, as well as support the success of the Wates Group.” Knights joined the private building group 10 years ago from Mace where he had been an MEP operations director. He was initially a regional services director for Wates Construction in London. Later he developed Wates’ in-house mechanical, engineering and plumbing division, Wates Building Services before becoming managing director of SES in 2017, following its acquisition from the Shepherd Group in 2015.

During this time, Knights has helped spearhead the firm’s expansion into new and emerging sectors including high-tech builds, as well as the growth and relocation of its offsite manufacturing facility, Prism. Paul Chandler, Group Managing Director, Wates Construction Group, said: “After 10 great years, Jason has now decided to pursue other opportunities outside of the Wates Group, and we wish him the very best for his future endeavours. “I would personally like to thank him for the support he has given to the construction board and for helping to establish SES as an acknowledged leader in its field.”

Subfloor preparation for optimum results when refurbishing floors Ensuring a professional flooring finish as part of a refurbishment involves following the basics of subfloor preparation. These situations often mean dealing with damaged or contaminated subfloors. There’s also the common problem of damp, the leading cause of floor failure, which old buildings are more prone to because they will be less likely to have a structural damp proof course in place. Neil Sanders, technical director at F. Ball and Co. Ltd., the UK’s leading manufacturer of subfloor preparation products and adhesives for floorcoverings, provides a guide to these situations. developer-update.co.uk

F. Ball recommends that contractors check that subfloors are suitably sound, smooth and dry before proceeding with any floorcovering installation. In the case of refurbishments, it will frequently be necessary to deal with subfloor contamination, including adhesive residues left behind after the removal of old floorcoverings. Where excess subfloor moisture is detected, an appropriate moisture management solution should be deployed to prevent floor failure. The application of a levelling compound is then

advisable to achieve a perfectly smooth base for floorcoverings. Damaged subfloors Upon removing old floorcoverings as part of a refurbishment, contractors may discover that the subfloor is cracked or damaged. This needs to be addressed before proceeding to the next stages of subfloor preparation. Where subfloors are very badly damaged, mechanical repair of the subfloor may be necessary. The appearance of cracks should always

be investigated in case there is an underlying issue that may result in floor failure. In most cases, cracks as deep as 50mm can be filled with a repair compound. Some levelling compounds can also be filled up to 50mm when graded aggregate is added and the water content in the mix reduced. It may also be the case that contractors find a sand/cement or calcium sulphate screed has a weak or friable surface – often the result of improper installation or curing. To avoid having to completely remove a weak or friable screed by mechanical means, it may be possible to treat it using a surface reinforcement system, such as Stopgap SRS, a two-component epoxy resin reinforcement material designed to quickly stabilise and reinforce weak sand/cement or calcium sulphate screeds. Contractors simply mix the components thoroughly, pour the mixture over the weak subfloor and spread out with a rubber squeegee, working into the surface until no more liquid is absorbed. Stopgap SRS is fastacting, meaning weak screeds can be reinforced overnight to provide a base suitable for the installation of subsequent subfloor preparation products. Contamination Subfloors in older buildings may also be contaminated with oil, grease or other chemicals. In this case, the surface will need to be removed using mechanical means before applying

other floor preparation products. In the case that the subfloor is very badly contaminated, the screed may need to be completely replaced. Old adhesive residues, such as bitumen and carpet tile tackifiers, may also be present after removing old floorcoverings as part of a refurbishment project. Traditionally, contractors would have to remove these completely by mechanical means before proceeding to apply other floor preparation products and installing new floorcoverings. Recent innovations now offer a new time-saving solution for preparing subfloors where old adhesive residues are present. As long as adhesive residues are minimal and well bonded, contractors can apply a levelling compound that’s been specially formulated for use over old adhesive residues. In such cases, there’s no need to prime before applying, saving further time. F. Ball’s Stopgap Isolator Membrane offers an alternative where subfloors are contaminated and cannot be prepared by traditional methods. Stopgap Isolator Membrane is an impervious loose-lay sheet that can be laid over damp or contaminated subfloors prior to the installation of vinyl sheet, linoleum or rubber floorcoverings and bitumen backed carpet tiles. Moisture management Just as when installing floorcoverings anywhere else, flooring contractors need to be aware of the problems

posed by damp when refurbishing floors in old buildings. Excess levels of subfloor moisture can result in moisture rising up and attacking adhesives and floorcoverings, possibly causing complete floor failure. Building regulations introduced in 1965 made it a legal requirement to install a structural damp proof course in new buildings, so damp is more likely to be a concern in buildings built before this time. Even if a damp proof course is present, contractors should always conduct a moisture test to determine subfloor moisture levels before proceeding to apply subfloor preparation products, least of all because the damp proof course may have been compromised at some point in the building’s history. Where a moisture test indicates that subfloor relative humidity (RH) levels are above 75% (65% if wood floorcovering will be installed), a waterproof surface membrane will be required to suppress excess subfloor moisture levels. Epoxy waterproof surface membranes are available that will isolate excess subfloor moisture where relative humidity values are up to 98%, with a single coat application, and fully cure in as little as three hours. Next steps Once it has been determined that subfloors are suitably sound, smooth and dry, contractors can proceed with preparing the subfloor for the installation of new floorcoverings. Where an isolator membrane has not been used, this should include the application of a levelling compound to create a perfectly smooth base for the receipt of floorcoverings. www.f-ball.com/en developer-update.co.uk

New build school gets a lift

Located to the South West of Sheffield, Ecclesall School serves the communities of Greystons and Bents Green.

The school has recently moved to a completely new building which required a lift to offer disabled access next to a flight of stairs. Balfour Beatty was the main contractor for the £4.9 million project, which has seen the site grow to a 600 place school, and they contacted local lift experts, Ability Lifts, also based in Sheffield, to provide expert advice and installation services for a suitable lift. The new building had a floor area adjacent to the flight of stairs, with a lift travel requirement of just over three metres. Ability Lifts recommended their Optimum 100 Platform lift as the perfect solution. With a shaft footprint of just 1250mm x 1560mm, and a platform size of 1120mm x 1480mm, this lift offers full compliance with Part M of the Building Regulations whilst still taking up little floor space. fully self supporting, the only building requirements were a 60mm recess in the concrete slab, along with a single phase electrical supply and cabling within the building for the intercom unit. The lift was installed with an open through configuration utilising glazing to three sides of the shaft to maximise light into the area. Lift installation was completed in just two days. Historical School gets Modern Lift In the late 1800`s George Cadbury of Cadbury Chocolate, had a vision of how to join the worlds of industry with that of social and home life. After the Cadbury Chocolate factory moved to a rural area just outside Birmingham, he embarked on the development of Bournville Village. They constructed houses for the workers, shops, parks and schools, including Bournville junior school which was founded in 1906 and has been successfully educating the children of the area for the past century. This year, the school wanted to provide disability access to a section of the school that had a flight of 9 steps. Invalifts were contacted and after consultation, they suggested a possible solution with their Inva Stair Riser, an inclined platform lift. The unit was specified with a 90 degree curved rail at the lower level to enable it to park without causing an obstruction. The 1000mm x 800mm platform lift offers entry and exit from the short side of the unit and has a 300Kg capacity. The school chose to have the unit and the stanchion posts finished in a black powder coating. The lift has a full external specification and stainless steel guide rails along with a protective cover for when not in use. Wireless upper and lower level call stations were provided as part of the installation, allowing them to be positioned in the most convenient locations. The installation of the unit only took 1 day and required minimal builders work, with just an electrical supply and 5 concrete pads for the lower stanchions that were mounted into the existing tarmac floor.

26 Roofing LANGLEY PROVIDES WATERPROOFING SOLUTION FOR GREEN ROOFS ON EXTENSIVE NEW-BUILD HOUSING PROJECT When approached to work on a large residential new-build housing project in Walthamstow, leading waterproofing and roofing expert, Langley Waterproofing Systems Ltd was on-hand to provide the ideal solution with Approved Contractor, T & T Roofing Limited.

Walthamstow continues to be the centre of a large-scale modernisation and renewal strategy. Taylor Wimpey is one, of several developers, working to turn the former industrial area of Blackhorse Lane into a vibrant community that will attract a new generation of residents and businesses. As a part of the ambitious regeneration, Taylor Wimpey’s Eclipse development on Blackhorse Lane will deliver 499 one, two and three bedroom apartments across three phases. Each block features innovative green roof spaces over both affordable and private properties. Building pressure for national housebuilders to meet the targeted number of new build homes continues to increase year on year. Latest information included within a Commons Library Briefing (March 2020), now estimates the number of new homes needed in England is up to 345,000 per year. In 2018/19 the total housing stock in England increased by approximately 241,000 homes, and although this is 9% higher than the previous year, it is still lower than estimated requirement. On phase three of the development, Taylor Wimpey needed a supplier and trusted roofing contractor team that could reliably respond to the demand of delivering system installations swiftly. This project contributed towards achieving the defined number of new homes needed for the local area. To this end, it was important that the roofing system developer-update.co.uk

specified could reliably be installed swiftly to help meet this requirement. Speaking on the decision to choose Langley’s roofing system solution, Ryan Gow, Externals Site Manager at Taylor Wimpey, commented: “The huge scale of the Blackhorse Lane development presented several challenges that we needed to overcome. For the roofing, we needed speed of installation without compromising quality and durability. We were impressed with Langley’s HM-40 Paratech Hot-Melt Roofing System performance. As this was the third phase of the development space

was a critical factor, it was therefore important that deliveries were closely managed to avoid delays to the build schedule. Langley ensured that this was always the case, so that delays never occurred.” Langley’s innovative HM-40 Paratech Hot-Melt Roofing system offers a number of features and characteristics that made it the ideal choice. Unlike other hot melt solutions, which tend to use fleeces, the Paratech system incorporates a reinforcement mesh allowing the system to be rolled out and thus making installation quicker.


Roofing

Speaking on the installation process, Thomas Peebles, Managing Director at T & T Roofing Limited, a Langley Approved Contractor, commented: “The features of the HM-40 system provide a seamless, issue-free, roof installation, with minimal disruption and speedy install times. Langley’s technical team is always on-hand to provide assistance when necessary, working collaboratively to guarantee a consistent and high-quality installation.” The HM-40 Hot Melt Roofing system has been specially designed for new-build projects, particularly where a fast install and fully bonded system is required, meaning further trades can access the area. As such, the solution is primarily used for concrete substrates, but can also be used on plywood and for a warm or cold roof configuration. As well as offering quick installation, the solution can be used for weatherproofing for green roofs, terraces and podium decks. Additionally, when installed by an approved contractor, the HM-40 system provides up 40-years

durability. To this end, the system also meets NHBC Technical Standards Chapter 7.1 for roofs and balconies and its performance has been certified by the British Board of Agrément (BBA). Speaking on the specification of the HM-40 Hot Melt Roofing system, Chetin Ali, Area Manager at Langley commented: “The solution used at Blackhorse Lane perfectly encapsulates what sets us apart. As with all our projects, we provided the project team with a full holistic package, which includes technical and design advice, specifications, site monitoring, reporting and warranty inspections. The monolithic, elastomeric waterproofing system is long-lasting and has incredible tensile strength. Its rapid drying solution means it can be quickly accessed by following trades on-site. It also enables rapid installation, which was a big benefit on this project.” Ryan Gow concluded: “We were thoroughly pleased with the waterproofing solution and how

efficiently it could be installed. The 40-year warranty that is included to cover both the materials and workmanship, provides us and the new homeowners at the development with peace of mind and the quality of construction we pride ourselves on.” The majority of the development is now complete, with the final homes due for completion in 2020, and a new community is developing as more residents move in.
