Sliding and folding door hardware manufacturer, P C Henderson, has been s a state of the art hospital build in Breda, Holland.

Covering 128,000 square metres, the new ultramodern Amphia Hospital was officially opened in November 2019. The design brief focused on creating a new world of medical care – aiming for increased one to one patient contact, shorter waiting times, the highest level of health care and a peaceful and comfortable environment. A key component in achieving this was the design layout of 514 private luxury rooms with adjoining bathrooms. The contactor wanted to ensure ease of movement around the room - as well as enhanced privacy and comfort. A key solution in achieving this was through the specification of a sliding door system to separate the main room from the developer-update.co.uk

Rene van den Biggelaar, Business Unit Manager at P C Henderson Holland, commented “Our Sirocco sliding door system is extremely popular in healthcare applications due to its integrated hydraulic self-closing feature which ensures the door always comes to a safe and gentle close”. In order to ensure a system that worked well for both patients and staff – a test room was set up during the build which was used for a number of months. This provided valuable feedback which led to some further customization of the product to ensure the best user experience.

Investors pile into skip hire startup, Skrap • Skrap announces £1.2m seed fundraise from range of investors • Skrap to go beyond skips and challenge £20b construction hire market with an on-demand service to transform the building trade • Skrap to accelerate growth, already 10,000 orders through their app, by providing coverage in all major UK cities in 2021 Skrap, a London-based proptech startup, has raised £1.2m seed funding as it sets out to transform how everything is hired in the construction industry by making it available on-demand. Gills Plumbing & Heating, an IPG member based in Welwyn Garden City has continued to respond to the current business landscape Gills began the year by rebranding their store inside and out, with new store signs clearly identifying them as an IPG member, it was looking great in the spring sunshine, and then COVID 19 arrived and dictated what happened next. Normally, there would have been a celebration and promotion, inviting customers to see the new look store however, Gills found themselves in extraordinary times. In early March, whilst the trade counter remained open, footfall dropped dramatically and home installations that were booked in had to be postponed. When the country went into lockdown at the end of March, it became clear that businesses who could adapt quickly would have a better chance of flourishing again. Gills adapted to new customer requirements, plumbers and installers were still supporting their customers with emergencies, so it was important that the essential trade counter remained open. In addition, local households required water softener and salt, and Gills were delivering these essential products to the doorsteps of those who were self-isolating and vulnerable.

It is often the small businesses which will adapt to a quick changing business environment, and in this case, Gills modified their service to over the phone payment, safe collection, and deliveries, ensuring their customers were able to shop in their local area – which clearly demonstrates the importance of independent stores all over the country. Chris Kania, Gills Managing Director also made some additional changes to the inside of his store, to keep staff and customers safe. Now a familiar sight in retail outlets, Perspex screens were installed across the counter, hand gel sanitiser made available on entering the store, the showroom, office and warehouse and visible social distance stickers were put on display – with only 2 customers allowed in the shop at any one time.

Homeowners are now visiting Gills for parts and to look at the bathroom showroom, a booking system has been introduced to maintain social distancing. This part of the business has remained very positive with many future installations in the pipeline. So, to coin a phrase, Gills, like many of The IPGs members, have reached a new type of normal, and as Autumn falls they remain strong, having adapted their business in this ever changing landscape, continuing to offer unrivalled service and unbiased and honest advice. And as for the new look? It continues to be well received amongst Gills regular customers, Chris commented: “We are proud to be part of The IPG, and to demonstrate this with our jointly branded store.”

It has never been so important to support the independent merchant in the heart of your community, many of them (like Gills), have been part of it for decades. The Case for Upcycling in Architecture

Aaron Betksy on the merits of reuse as defined in a new book by Daniel Stockhammer. Out of Liechtenstein, that tiny principality wedged between Austria and Switzerland, comes one of the most rousing clarion calls for upcycling I have read. Upcycling, let us be clear, is not recycling. The former term, which, if we can believe Wikipedia, first appeared in 1994, refers to adding value through reuse, rather than finding residual value in used or leftover materials. It is a process that is by now well-established in music (recycled riffs), fashion (Virgil Abloh selling salvaged Polo shirts), and industrial design (the Campana Brothers making furniture out of rags or toys). It is not, however, that well-known in architecture. Enter Daniel Stockhammer, an assistant professor at the Institute of Architecture and Planning at the University of Liechtenstein who heads the design studio Upcycling with Cornelia Faisst. In his new book, Upcycling: Reuse and Repurposing as a Design Principle in Architecture (Triest Verlag, 2020), Stockhammer makes the following argument: “The preservation and qualitative reuse and repurposing of existing building stock means: –architectural relevance is gained through complexity and multiplicity of meaning (instead of through form) –Identity, longevity, and historical and social continuity are bolstered –Knowledge of building culture and construction is secured – The simplicity, durability, and sustainability of building construction, building materials, and technology are challenged and promoted. The exploration of reuse and upcycling perceives buildings as once again being part of processes of social change. For the designers of our built environment, treating architecture as project (and the intellectual property) of many generations entails a transformation from creator to contributor. It means rethinking traditional certainties (and single-layered ideas) of modern building and preservation of architecture and it means posing new questions: –How do we conceive designs if indeterminacy As is expected, much of the global news cycle is currently being dominated by stories of Covid-19 and the impact it is having on people and communities as they are quarantined and self-isolated.

Finding aesthetic and economic merit in the combinations, defects, and recombinations of upcycling is as important as the actual reuse itself. A beautiful example is a recent art work by Victor Solomon, who applied the Japanese craft of kintsugi to a crumbling basketball court using gold paint to highlight, rather than mask, the concrete’s defects and repairs.

RMJM introduces database for quarantined architects

In February, videos went viral of scenes in Wuhan where quarantined residents across the city were chanting the phrase “ jiā yóu” from their windows and balconies as they encouraged one another to keep going and persist despite the adversity they have been facing. Literally translated from mandarin, (pinyin: jiā yóu) means “Add Oil”. The phrase is a Chinese expression of encouragement that is often used as a motivating rallying cheer. Inspired by the optimism and encouragement the people of China have shown each other and the world, RMJM is launching RMJM Jiayou. This new initiative will offer opportunities to ensure that architects, engineers and designers affected by the coronavirus crisis around the world can keep working and earning while they are distanced from their workplaces and teams. “In establishing this initiative, our goal is to provide opportunities for architects who are confined to their homes to connect and work with other architects and the RMJM studios around the world. We want to create a collaborative platform to keep our peers working and motivated over the coming months.” RMJM Family

The announcement of Covid-19 as a global pandemic encouraged RMJM to establish this initiative to support architects and designers worldwide. RMJM felt it is their responsibility as global citizens to support their peers around the world. The RMJM Jiayou initiative will offer architects the opportunity to be involved in live projects. Users logged into the system will receive access to a tender database of international projects, can upload their CVs and receive support directly from RMJM’s Marketing Team in compiling the necessary tender documentation to present a bid. 08 Industry News Winvic is testing Artificial Inteligence (AI) technology on two of its sites in a bid to improve safety. The system will see site cameras monitor work and identify any hazards to operatives. Safe working zones will be projected onto any potential hazards and workers alerted via a mobile app or wearable device when they move into a possible danger area. Any operative not wearing appropriate PPE will also warned and the Project Manager alerted of the issue. The projects has been dubbed as Computer-Vision-SMART and will run for two years. with funding from Innovate UK. Tim Reeve, Winvic’s Technical Director is leading the Computer-Vision-SMART project. £30m boost to help unlock land for new homes In a speech at the Chartered Institute of Housing’s annual conference, Cabinet Office Minister Lord Agnew has announced that the government is boosting its Land Release Fund (LRF) and the One Public Estate (OPE) programme with an additional £30m to help release surplus land for housing and support local economies to bounce back from the pandemic. The LRF will offer councils the opportunity to bid for £20m for remediation works and infrastructure to bring their surplus sites forward for housing. The LRF targets small sites with a focus on supporting SME builders. The LRF currently supports 73 council projects which are on track to release land for more than 6,000 homes by next March. Examples include: Broadland District Council in Norfolk: awarded funding to deliver improvements such as site highways works and the developer-update.co.uk

control itself is being given a lot more attention, as seen in a CIBSE journal article entitled “Taking the temperature – domestic hot water” which looked at the potential of reducing carbon and providing modern, safer low energy solutions simply by focusing more on temperature and revising guidance (CIBSE, 2020). The importance of being able to accurately control hot water temperature will be explored in this paper.

How is precise temperature control achieved? Temperature control is the procedure where the change of temperature of a space or substance is measured and the movement of heat energy into or out of said space or substance is adjusted to achieve a desired set temperature. In the case of hot water heaters, this process is governed by a temperature controller. This instrument simply calculates the difference between a set-point and a measured temperature by taking an input from a sensor and giving an output signal for the connected heat element. Venturing into system design, another way to ensure the desired temperature is provided at the outlet is by using thermostatic mixing valves (TMV’s). A TMV uses an internal thermostat that blends hot and cold water to achieve this result.

Table 1 opposite shows a comparative analysis between a continuous flow and storage water heater. As you can see from the data, the storage tank option tends to be less efficient and consume more energy. Once you factor in replacement costs, a continuous flow hot water heater is the more cost and energy efficient option as well as being better at reducing the carbon footprint. However the most important feature with regards to temperature control and what makes continuous flow the preferred option for this application is the ability of some continuous flow water heater models to constantly provide temperature accurate hot water with a precision of up to ±1°C.

The two main forms of supplying hot water are the conventional storage tank water heater and the continuous flow (instantaneous) water heater. The main differences are outlined below. Storage water heaters: • Have a limited amount store of water. • When store depleted takes time & fuel to reheat before use. • Require greater plant room space. • Materials handling issues, heavy and cumbersome. • Standing losses. ACOP L8 is the Health and Safety Executive Approved Code of Practise that governs the control of Legionella in water systems. Legionella – full name Legionella pneumophila – is a bacteria that causes, amongst other less serious conditions, Legionnaires disease, a potentially fatal form of pneumonia. Legionella bacteria are common in natural water sources but the conditions are rarely conducive to people catching the disease. This usually occurs in purpose-built water systems and the risk of being exposed to Legionella increases in warm, stagnant water, passed to humans via breathing in miniscule, aerosol-like droplets of water. Specific guidance for the control of L pneumophila in water systems is provided in ACOPL8 and its associated regulations, HSG274 Part 2. When it comes to combating Legionella, precise temperature control is one of the strongest weapons available. The bacteria begins to die in temperatures above 50°C and cannot survive above 60°C Certain conditions support the growth of bacteria, such as a temperature range of 25°C to 45°C as well as the presence of certain deposits such as lime-scale, rust, sludge

Traditionally this is done via temperature control, keeping stored water at least at 60°C and ensuring distributed water is supplied with 50°C water (55°C for healthcare) at outlets within 1 minute.

Scalding When discussing temperature control of water the risk of scalding should always be considered, especially in the health and social care sector. According to the Health and Safety Executive (HSE), high temperatures over 44°C can create a scalding risk and as such water temperatures discharged from outlets accessible to those vulnerable or where there is the potential for full body immersion must not exceed this temperature. Engineering controls can be put in place in order to ensure this. These include using the aforementioned thermostatic mixing valves which should be placed as close developer-update.co.uk

to the outlet as possible, temperaturerestricted or temperature accurate instantaneous water heaters. This would allow water of a safe temperature to be provided continuously and reliably at the outlet. For example there could be a scenario where a water heater was set using the controller to provide water of 43°C directly to the outlets. In this case, the use of thermostatic mixing valves would not be required though there could be legionella concerns. However regimes could be put in place to help control this. One method that could be used in addition to normal operation is a pasteurization regime. This would consist of raising the water temperature very high to over 70°C, the point at which legionella bacteria are killed instantly, and flushing the system. This could be done when the building in question is not occupied, the water is returned to a safe temperature prior to occupancy and it could potentially allow for water to be supplied as low as 43°C during regular use, reducing consumption immensely.

The temperature of hot water is critical for many hygiene regimes across a variety of industries such as laundry for hotels, care homes and healthcare, particularly with regards to the cleaning and disinfectant processes. Being able to reliably provide water at these temperatures not only serves to properly disinfect the items in question every time but gives the end-user peace of mind. According to the Health & Safety Executive’s HSG (95)18 Hospital Laundry Arrangements for Used and Infected Linens, “The washing process should have a disinfection cycle in which the temperature in the load is maintained at 65°C (150°F) for not less than 10 minutes or, preferably, at 71°C (160°F) for not less than 3 minutes”. This is especially important as there are a number of harmful bacteria that can survive temperatures of over 50°C degrees such as Staphylococcus aureus, a well-known pathogen that if allowed to invade the skin deeply can cause a plethora of diseases, ranging from superficial skin infections that cause boils to more systematic issues like pneumonia and blood infections. Maintaining high temperatures ensures that such bacteria are killed before they have a chance to become a problem.

The need of hot, potable water is essential in any food processing operation as it is a major component of the cleaning process. To reduce the risk from hazards, comply with legislation, presenting a hygienic visual image or to ensure the variety of bacteria and residue left behind during production is removed, having clean equipment is of paramount importance. Hot water (thermal energy) plays an integral role in the effectiveness and rate of the cleaning method. Increasing the temperature generally increases the rate of the chemical reactions involved in the cleaning and so make it more effective and take less time. In the same vein, higher temperature of water may require the use of less detergent, allowing money to be saved. The goal is often to find the perfect balance between cost, efficacy and food safety and so the ability to precisely provide water of specific temperatures is hugely beneficial and allows great control.

Conclusion It is clear to see that implementing temperature precision and control in the specification and installation of hot water systems is vital and will only continue to grow in importance, particularly in the current pandemic and the aftermath. Being able to choose between providing water hot enough to combat Legionella and disinfect laundry or low enough to prevent scalding is a useful tool and if it is more widely incorporated as one of the first steps in the design process, a plethora of issues can be avoided and effectively design-engineered out of the equation.

Three quarters of tradespeople want the industry to hire more apprentices In a recent survey it was revealed that over 3/4 (78%) of tradespeople think it’s crucial the industry recruits more apprentices with 57% believing they are currently underutilised. These findings come from a new survey by Dakea, a leading manufacturer of highquality, affordable roof windows that are built for the trade, which questioned 500 roofers, installers and local contractors around the country about attitudes and opinions surrounding apprentices in the construction industry. 74 per cent of respondents said that they believe there needs to be more support for apprentices and the skilled workforce of tomorrow. In 2011, it was estimated that one in every five UK-born construction workers were aged 55 or older meaning that by next year, those people will be near retirement age causing a significant skills gap, something that can be remedied by apprentices. However, the recruitment of apprentices can have significant benefits outside of the traditional construction job role. As the world looks to adopt more digital practices in the wake of COVID-19, ensuring those working in construction are adopting technology can have a significant impact on the success of a business. Despite this,

LANGLEY FURTHER DEMONSTRATES COMMITMENT TO MITIGATING FIRE RISK WITH A SYSTEM APPROACH TO FLAT ROOFING Langley Waterproofing Systems Ltd, the leading roofing and waterproofing systems supplier, has invested further in British Board of Agrément (BBA) independent assessment - to continue to demonstrate its commitment to, and the importance of, mitigating fire risk in construction through a systems-based approach to compliance. Additional comprehensive, independent testing and assessment of its BBA certified systems further endorses the fire performance of Langley’s industry leading RBM range. It certifies that its TA-20, TA-25 and TA-30 Flat Roofing Systems meet Broof(t4), the highest fire testing classification under the European standard system. The substitution of components within a system without the appropriate testing was among the key issues raised in the Hackitt Review of the Building Regulations. Langley continues to support the 100% Hackitt campaign, led by Local Authority Building Control (LABC) and the BBA, that aims to ensure that all recommendations made in the review are fully implemented. “Those responsible for the specification of the flat roof must ensure they carefully examine the information provided by system suppliers and that they fully understand the performance certification,” said Daren Fraser, Head of Technical at Langley Waterproofing Systems Ltd. “They should be extremely wary of systems that are only tested in very limited situations as any specification that deviates from the certified configuration risks non-compliance and potentially undermines the safety of the building in the event of a fire.” Langley’s TA Flat Roofing Systems, also have LABC Assured status. The Globe Theatre stands in the London Borough of Southwark, boasting an affluent history, with the current structure being the third to stand on the site. Originally constructed in 1599, the first structure was destroyed by fire in 1613. The second structure was built following the blaze but was subsequently demolished in 1644 after the closure of all theatres. This left the site empty until 1997, when the third, and current, Globe Theatre was constructed.

As part of general maintenance of the theatre, and to ensure the building was safe and could stand the test of time, an on-site survey of the lime plasterwork at The Globe was required. With around 2,000 individual lime panels, of various shapes and sizes, the job was a challenging one. Artisan Plastercraft, a plaster restoration and conservation specialist, was commissioned to conduct the inspections and make recommendations as to the remedial works needed.

Artisan Plastercraft conducted a full survey of the building in August 2019, which involved inspecting each wall panel and assessing and documenting its condition. 135 defective panels were identified, which all needed to be removed and replaced.

Sustainably improving Shakespeare’s Globe Theatre

The current structure is around 3,000ft in circumference and includes approximately 250 tonnes of lime mortar. It was built using traditional materials and techniques, notably featuring the first thatched roof in London since 1666.

31 “To us, it was important that traditional and sustainable building methods were used throughout the remedial works,” says Deborah. “We had used Lime Green’s products previously, and continue to work closely with the company to ensure we have access to the highest quality and most suitable materials for any given job,” says Russell Brewis, head of marketing at Artisan Plastercraft. Artisan Plastercraft provided a selection of materials for the team at the Globe Theatre to choose from, with Lime Green’s Ultra and Lux being selected for use.

“Sustainability, safety and strength were key for us when carrying out the remedial works at the Globe Theatre,” says Deborah McGhee, head of building operations at Shakespeare’s Globe.

The repair method required Artisan’s craftspeople to selectively remove the old, defective lime plaster and laths from panels, then apply lime plaster as a three-coat system over new, hand riven laths, with a Tallow lime wash to finish. “After visiting Lime Green’s site and seeing how it operates, we were more than happy to use their materials for the remedial works. It is a very impressive facility,” says Deborah. Phase one of the repair work began in March 2020, with work being carried out on the external and internal staircases and walkways of the North Tower and East Tower. Following this, phase two commenced in July 2020, with repairs being conducted on the building’s external sides. Under ordinary circumstances, the Globe Theatre is incredibly busy, as it is open 364 days per year. This makes it difficult to carry out any construction work during the day. For lime plaster in particular, this was a challenge, as it needs the correct temperature and the right conditions to be applied effectively.

COVID has laid the path to allow remedial work to be carried out more quickly and more in-depth analysis to be conducted, with the theatre being closed for a significant period of time.

The ideal solution “We wanted to use a product which is traditional, yet environmentally friendly, and really stands the test of time. Lime Green Ultra achieves exactly that,” says Deborah. The Globe Theatre’s location, on the bank of the Thames, means the building is subject to a lot of movement. Lime’s flexibility allows for this movement, and its rigidity provides protection against weathering. “The finish looks great and it appears to be a really easy product to work with, seeing it being expertly applied by Artisan Plastercraft. We’re incredibly pleased with the results so far and would absolutely recommend Lime Green’s products to others,” concludes Deborah. “Working with the Artisan team and Deborah at the Globe Theatre is a real pleasure.
