The entries combine functionality, interesting aesthetics and, thanks to the use of green and low-emission products, support the idea of sustainable construction. That statement is confirmed by the fact that almost fifty of the buildings which got through to stage two of this year’s competition are BREEAM and LEED certified.”
Award winner Erskine House is a £17m development which sits prominently on Chichester Street, one of Belfast’s oldest and busiest thoroughfares. Offering 10,000 sqm of office accommodation above a ground floor retail space, the eight storey scheme comprises of limestone framed glazed screens over the lower levels, topped by a setback two storey glazed penthouse which provides panoramic views over the city. Aluprof systems used in the construction were fabricated and installed by Walsin Limited and consisted of Aluprof’s MB-SR50N capped system and MB-SR50N EFEKT capless structural glazing systems with Aluprof’s MB-86 doors. Initially designed speculatively, the building was selected by HMRC to become their new Regional Hub in Northern Ireland.
Prior to the awards ceremony, ALUPROF hosted the international Future Builders conference, where prominent architects from Poland and around the world discussed current trends with particular emphasis on the future of architecture, design, sustainable construction and modern city culture. Neil Pennel, Head of Design Innovation and Property Solutions at Landsec in the UK was among the panellists invited to contribute their insights as a guest of Aluprof UK. During the panel discussion

PUMPED SYSTEMS

SELECT warns that skills shortages could create challenges for green heating plans
Scotland’s largest construc tion trade body, SELECT, has warned that “signif icant investment” is needed to ensure there is a suffi ciently skilled workforce to install new domestic heating technology and meet net zero targets safely.
The campaigning electrical associ ation says investment in “proper” apprenticeships and upskilling the existing workforce is essential – and it’s also vital to upgrade the nation’s electrical supply to accommodate green domestic technology.
SELECT’s warnings came after it responded to a recent Scottish Government consultation into the New Build Heat Standard, which is due for launch in April 2024 to reduce carbon emissions from the Scottish building stock.
The body said that while it agrees with the standard’s aim of regu lating direct emissions heating (DEH) in new buildings, rolling out greener options could bring unin tended consequences.
In its response, SELECT said: “Zero direct emissions heating (ZDEH) installations may impact on the consumer’s electrical installation and require the upgrading of some aspects of the consumer’s distribution equipment. Has the availability of sufficient skilled and competent installers been considered?
“It may also become an issue where government targets for conversions and retrofit are to be achieved. Has the industry sufficient capacity to undertake the levels of expected ZDEH installations?”
The association added: “Additional electrical supply capacity for ZDEH systems may be necessary in certain geographical areas of the country, especially where large numbers of conversions are planned.
“Significant investment in the existing national cabling infra structure is therefore required. Alternatively, such problems may preclude the upgrading to provide a ZDEH system.”
SELECT also warned that poorer households could be less likely to install new low-carbon heating technology, leaving them with outdated, expensive and unsafe systems.
Its response noted: “The capital and operating costs of zero direct emissions heating (ZDEH) systems are more costly than most tradi tional sources.
“It is likely that lower income households will not have suffi cient resources to enable them to upgrade their existing DEH systems easily and householders may be content to continue to use the older, and possibly redundant, systems well beyond their intended lifespans.
“This has the potential of increasing the number of safety incidents if systems are operated without adequate maintenance to ensure their safe and efficient operation and much higher running costs, as older products will be much less energy efficient.”
SELECT is now recommending a phased introduction of ZDEH systems based on property size, with the tariff structures for elec tricity be reviewed to provide a wider range of choice for users to make the transition more appealing.
Its response added: “In speaking to colleagues across Europe, all northern countries are proposing to introduce similar plans but over a longer period.
“For example, Denmark, who are much more advanced in
installations of solar, heat pumps and insulations than Scotland, are not going to make a change until 2028.”
Bob Cairney, Director of Technical Services at SELECT, said: “We all understand the importance of making the move to a net zero society and reducing our carbon footprint, but at the same time it is important to be realistic and recognise the impact on all householders.
“In this consultation, we are suggesting that all plans are looked at and revised properly and the practical timescales and costings are taken into account when developing targets to ensure Scotland is ready for the tech nology of tomorrow.”
The Scottish Government opened the New Build Heat Standard Consultation in anticipation of the Standard’s launch in April 2024.
It aims to remove DEH systems from new buildings and conver sions to reduce carbon emissions – which currently create 20% of Scottish emissions – and move completely to ZDEH systems.
In 2020, it was determined through EPC certificates that 80% of new buildings were heated using gas, 3% being oil or LPG and 10% being ZDEH.
The pathway to 2024 will be paved through the use of the Building (Scotland) Regulations 2004 with the new build heating standards being implemented through the building standards.

“We know for many people that the ongoing energy crisis, which has seen bills soar, is extremely worrying,” says Adey marketing director, Claire Miller. “Results from a recent survey of 2000 homeowners that we carried out revealed that 76% of people would like to reduce their energy bills from making improvements to their heating system, but more than half (52%) are unaware that it is water circulating through the system that is the most common cause of breakdown and inefficiency.
“That means there’s a huge opportunity for installers to talk to their customers about the importance of looking after their heating systems and encouraging them to fit a MagnaClean, with the added benefit of being entered into the prize draw on top of that.
“And with up to 7% yearly saving in gas usage and up to 47% improvement in radiator heat output through ADEY Best Practice, it’s an investment that has huge long term benefits.”

CALLING ALL GREEN HEATING HEROES
Worcester Bosch has announced the relaunch of its consumer sustainability campaign and is looking to recruit installers to sign up to become ‘Green Heating Heroes’.
The aim of the campaign is to help householders think ‘greener’ when it comes to their home heating and those who enlist will be part of a UK wide ensemble of installers committed to providing support and advice to customers.
Each installer who signs up will receive a Green Hero t-shirt, van sticker and campaign social content to promote their green credentials to their customers. Later this month, they’ll also receive new guidance in the form of a toolkit full of helpful facts and information they
can provide customers who are considering a switch to greener home heating, as well as additional energy saving tips.
According to research by the Department of Business, Energy and Industrial Strategy (BEIS) only 52% of consumers are aware of renewable heating systems, so Worcester has identified a need to highlight and educate around low carbon alternatives.
The digital campaign went live on the 5th October and will run through to November, providing over
50 million opportunities for UK adults to see the campaign and drive installer interactions, which means that for registered installers there is also opportunity for new business leads, as well as being able to show existing customers that they are committed to a greener future.

To aid protection from rapidly deteriorating weather conditions, the client was looking for temporary screening to secure a 15-storey office building, guaranteeing their programme of work could continue uninterrupted and meet pre-arranged turnaround times.
To meet the requirements of the proposal, Base Structures installed forty-four screens across the length of the building with a total fabric area of 1,800m². Designed to withstand all relevant British Standard wind loadings and fire retardancy requirements, new attachment methods were devised with the client to circumvent existing columns not being appropriate. The results were cost effective, versatile, and offered much more flexibility when considering site conditions and access requirements.
The client, said: “The temporary weathering solution installed by Base Structures is a great design and fitted our needs perfectly. The installation team have maintained an extremely high standard of quality and safety and have delivered the install ahead of the anticipated programme.”

GLEEDS’ INDUSTRY SNAPSHOT SHOWS STARK BUT IMPROVING PICTURE
The latest market report from international property and construction consultancy Gleeds reveals that rising labour and materials prices continue to threaten growth in the construction sector. Over three quarters of contractors questioned said they had seen further increases to labour rates in the preceding quarter, and nearly 70% reported continuing volatility in materials prices.
The ongoing escalation of costs was cited as the biggest threat to the industry, with 77% of contractors believing that growth is suffering as a result and around a third of all respondents warning that recession will do further damage going into 2023. Issues around availability of labour also persist, with 60% of contractor respondents experiencing problems, however almost half of all of those quizzed were optimistic that concerns around the availability of materials were beginning to settle.
Gleeds CEO Graham Harle said of the survey, “Our report reveals that spiralling costs of materials and labour show no signs of abating, although there is some hope that availability of both is stabilising compared to the previous quarter. It seems inevitable that the turbulent political backdrop will impact investor confidence, and the prospect of a recession has led to predictions of a decrease in tender opportunities going into Q4. Productivity remains high, though and the teamwork we’ve seen on projects to combat these challenges has continued to increase, with over 80% of those we surveyed experiencing greater collaboration on schemes.”
The consultancy’s report also found that a massive 91% of respondents believe the government should be doing more to support retrofitting measures and energy performance, with 64% of non-contractors and 47% of contractors reporting that clients themselves are giving greater consideration to both on projects. Meanwhile, 82% and 69% respectively said that projects are also increasingly incorporating futureproofing measures such as flexibility for change of use or easy renewal of components.

This latest victory recognises Landmarc’s partnership with the Defence Infrastructure Organisation (DIO), the British Army and modular construction specialist Reds10, as well as the team’s commitment to sustainability on the Ministry of Defence (MOD)’s UK Defence Training Estate (DTE).

These recent awards highlighted the Net-Zero Carbon Accommodation Programme (NetCAP). NetCAP is an army and government-funded programme that is transforming the lived experience for our Armed Forces, whilst contributing to the MOD’s carbon reduction goals.
It is delivering over 70 new carbon negative accommodation facilities and providing around 4,000 bed spaces in several locations across the UK. DIO wanted to boost
environmental performance, not only in construction, but for the ongoing lifecycle of the buildings, which meant a variety of innovative green measures were implemented to ensure long-term operational efficiency.
Powered by air source heat pumps and rooftop solar panels, this new sustainable modular accommodation replaces old, inefficient buildings and uses SMART technology to monitor and adjust energy usage using data, driving down Energy Performance Certificate (EPC) ratings from 12 to -10.

, worldwide leader in trusted identity solutions, announces today the successful implementation of its mobile access solution, HID Mobile Access, and mobile-enabled Bluetooth® readers at the new Skyliner skyscraper in Warsaw, Poland.
Located in the vibrant Wola business district, Skyliner is one of the tallest buildings in the capital at 195 metres high. It is the first skyscraper commissioned by the developer, Karimpol Group, a developer of office and business parks in Europe. With 42 stories, it offers 49,000 m2 of leasable space with the lower levels dedicated to retail.
In terms of physical access control, the strategy has been to segment the building and create various zones based on usage: office space for tenants, free access areas for the public, along with underground parking. To meet security protocols, people are prevented from going directly from the garage to the office floors and are routed to the lobby area first.
Szymon Zduńczyk, Karimpol Group’s technical department head, explains, “Another key goal was to introduce touchless entry as people pass the turnstiles in reception, with a lift automatically
called to take them to the correct level. We wanted to keep everything as simple as possible for people who work and visit the building.”
To achieve this and add value to tenants, Karimpol Group has installed a feature-rich workplace platform developed by Hellopark—the SkylinerAPP.
The SkylinerAPP provides a range of functionality for each tenant and their staff: the ability to reserve car parking places, book desks and conference rooms, as well as receive information and news about the building or events going on within it. It is also a tool to log any maintenance requirements: the building’s facility managers are informed about them via the system so they can be dealt with promptly.

Skyliner, one of Warsaw’s Newest Skyscrapers, Uses HID Mobile Access to Increase Convenience, Boost Efficiency and Maximize Security
A HID Mobile Access solution has been integrated with the SkylinerAPP to allow physical access to the building, with both Apple iOS and Android-based smartphones supported. Leveraging Seos® as its underlying credential technology, the HID solution was sourced and installed by GMP Power, who also managed the programming of 300 door readers so they integrate with the mobile access solution.
Simplified setup and integration
To date, 1,600 users are registered in the SkylinerAPP. The process of adding and authorizing staff to use it is straightforward. On the backend, an office administrator first registers them in the building’s security management system. Each employee then downloads the SkylinerAPP by visiting Google Play or the Apple App Store.
Maciej Kizlich, Hellopark’s chief executive officer, explains further, “To make this work at the door level, we’ve integrated HID’s SDK into our mobile app, along with HID’s Origo portal which links to our admin panel. Origo allows us to manage the credentials based on available licences and assign batches of virtual cards to specific tenants. It also integrates with the security management system, so that as long as the user is registered in it, all they need to do once they’ve downloaded the SkylinerAPP, is confirm their identity by clicking on a registration email and they get access.”
The system has also been designed so that tenants can manage the virtual credentials themselves from within the SkylinerAPP.
At the outset of the project, Karimpol Group specified an access control solution which offered the option to use physical cards as well as an appbased mobile approach. “We expected to run a dual system. As it turns out, 95% of tenants have only ever used the mobile one, with physical cards just given to visitors. That’s due to the success of the SkylinerAPP,” Zduńczyk continues.
Integrated mobile access control drives workplace app usage
Having mobile-based access control tightly integrated with the SkylinerAPP has added considerable value and driven its usage. Traffic is high and tens of thousands of requests are made within the app. “The amount of interaction people have had with it shows we’ve done a great job. It’s not just another building management app that no one uses. It really helps people get the most out of the building and be more productive in their day-to-day work,” Kizlich adds.
Tenants in the building are very positive about it, too. Bolt—the European mobility super app offering ride hailing, shared cars, e-bikes and scooters along with a food and grocery delivery—is one such organization.
Karolina Cieślak, Bolt’s regional office manager, explains, “In our previous building, we just used plastic cards. But staff were always losing or forgetting them which wasted my time. Our reception would have to call me to confirm that an individual was really an employee and I’d then have to reissue a card. The attraction of the SkylinerAPP in conjunction with HID’s mobile access solution is one of convenience as frankly no one leaves their home without their phone, I can activate and deactivate virtual credentials easily and, as physical plastic cards aren’t used anymore, it helps us be more green.”
Looking to the future, Karimpol Group is preparing to start work on the second phase of the Skyliner masterplan. “We’re collecting feedback from tenants and going through a lessons-learned process, but the expectation is that we’ll implement a HID and Hellopark solution in the next project based on our experiences,” Zduńczyk concludes.

Cladding – the profiled exterior and predominately metal finish to industrial and commercial buildings, is mostly coated in the production process which gives it a life of approximately 20 years before it starts to discolour. Both flexible and adaptable, it can be overpainted at any point during its lifetime, the process normally being relatively quick with minimal disruption.
A primer and finish in One Can
Most of the commonly encountered external cladding on buildings can be over coated using Bradite One Can which is both primer and finish, with excellent adhesion and anti corrosive properties. Steel and non-ferrous metals must be properly prepared and primed while wood, fibreglass, concrete and mineral substrates should be free of contamination, dust and efflorescence. Suitable existing epoxy and polyurethane coatings should be cleaned and abraded as necessary.
Most external cladding will last for a period of between 10 and 20 years before any maintenance is needed. The deterioration is usually gradual and will move from simple chalking or colour fading, to failure of the coating. This is followed by corrosion of the protective zinc or aluminium alloy under the decorative coating and finally by failure of the steel substrate itself. When the steel substrate itself has failed, it is usually by perforation or excessive steel thinning by corrosion. This is when the cladding needs to be replaced.
Up until the corrosion and failure of the steel substrate itself, Bradite’s One Can can be successfully used to upgrade the cladding and extend its life by up to 10 years.
Bradite One Can is a cross linking, anti corrosive water thinned coating that’s easy to apply and can offer a 10- year maintenance
cycle. Full BS 4800, RAL and NCS Colours are available, while specific corporate colours can be achieved by using Bradite’s extensive colour mixing database and can match specific corporate colours.
Atmospheric Exposure Conditions
In an Industrial environment, corrosion is mainly caused by a high level of airborne sulphur dioxide or other pollution from industrial and domestic processes combined with high moisture levels.
In a Marine environment, corrosion is mainly caused by a high level of salt, carried as salt spray and combined with high moisture levels. Salt spray can be carried up to 3 kilometres inland depending on the prevailing winds.
One Can has proven excellent performance in both of these exposure conditions.
Specification
It is essential to ascertain that current cladding coating still has good adhesion, before over coating. This can be checked by carrying out a cross hatch adhesion test on a sufficient number of elevations (differently exposed elevations may give different results). Where the adhesion is insufficient, the elevation should be completely stripped of old coating, before applying three coats of Bradite One Can, intact areas will only require two full coats, with recoat possible after one hour projects can be completed in shorter time making use of weather conditions and meaning less downtime and more profit.
Preparation
As in any decorating project, good preparation is the key to a successful finish. Bradite recommends high pressure water cleaning to remove all
loose and flaking paint, salts and other contaminants. A detergent like Bradite TD39 should be used combined with scrubbing and high pressure water cleaning to remove any oil contamination not removed by high pressure cleaning alone. Rusted and damaged areas should be mechanically or manually prepared to SIS St 3, clean metallic appearance with little or no rust present.
An intact area of galvanised steel or aluminium substrate should be primed with a first coat Bradite One Can. Care must be taken to ensure that the minimum thickness given in the available data sheets is achieved on the edges of the cladding profile as well as the flat surfaces. It is advised that application by brush and roller may not achieve the required dry film thickness and may then require extra coats.
Application of the surface coating should always be avoided under adverse weather conditions and in particular, low temperatures. Rain on the surface shortly after application can affect the final appearance. Application should also be avoided in areas exposed to direct sunlight as this may accelerate the drying and affect the application.
Additional Preparation and Procedures
The life of all protective systems can be prolonged by ensuring that the dry film thickness of the paint system on all welds, sharp edges, bolts, nuts and other fixings is at the correct level. This can be achieved by giving extra stripe coats of each coat to more sensitive areas.
For improved performance, all welds and sharp edges should be mechanically ground to a radius of 2mm or more and all pittings filled by welding or with the use of a suitable filler.

W20 DOOR SCREEN STREAMS LIGHT WANDSWORTH KITCHEN EXTENSIONS
A Steel Window Association member company has created a large and elegant screen which forms the entire end wall to a new kitchen-dining room for a private residence in the desirable London Borough of Wandsworth.
Perla Windows worked in close cooperation with the building contractor, TA Prestige Construction, and the client’s architect MAP Architecture to design, manufacture and install the 5.5 metre wide, 3.5 metre tall screen. This was fabricated using the timeless W20 steel sections, which closely match the appearance of earlier steel frames often seen in warehouses and other old properties.
Finished in RAL 7009 Green Grey and glazed with Kryptonfilled 20mm IG units, which also use warm edge spacer bars to help reduce heat loss, the opening lights and three doorsets feature high performance weather-stripping. All the ironmongery was sourced with an antique brass finish from Carlisle Brass
The founder of Perla Windows, Nick Vassilopoulos, commented: “This is our favourite project to date, featuring an unusually large screen for a private home that incorporates a double door and single doors as well as fixed lights - all in a lovely grey colour, with cool ironmongery.”
Jessica Meech, Architectural Assistant at MAP Architects, added: “We were impressed with the communication from the Perla team and their work on assuring that the site survey was accurate and delivered on time (even during the pandemic!)
