Reshaping the Future of Automotive Manufacturing by David Haraldsen

30

JETSETMAG.COM

i

t’s been more than a hundred years since Henry Ford ushered in a new era of automobile production with the introduction of the world’s first moving assembly line. Since then, exponential advancements in technology have led to major breakthroughs in both automotive manufacturing and performance. While major manufacturers continuously jockey for the lead in cutting-edge advancements, there is perhaps no better harbinger of the future of automotive engineering than the new model 21C from US-based automaker Czinger. At first glance, the 21C may appear as just another Bugatti competitor trying to find a place in what is quickly becoming a crowded hypercar marketplace. The vehicle bears more resemblance to a prototype racer than a road-legal production car. The cylindrical wrap-around canopy and center-seat position of the inline two-passenger cabin take inspiration from fighter jet and superbike designs to invoke a sense of emotion and provide perfect positioning for high performance driving. But it’s what’s underneath the head-turning exterior that makes the 21C an unrivaled masterpiece of future forecasting. To develop Czinger’s ground-breaking hypercar, company founder and CEO Kevin Czinger enlisted the help of former Mitsubishi designer Dave O’Connell and Chief Technical Officer Jon Gunner, who previously led technical efforts at Koenigsegg. Together the team at Czinger has created an impressive list of breakthroughs, including the world’s most power-dense engine with the 21C’s 2.88-liter twin-turbocharged V8. The compact, flex-fuel-compatible motor is capable of sending a whiplashinducing 950 hp to the rear wheels at 10,500 RPMs. Further enhanced with two torque-vectoring-enabled 201 hp electric motors at the front end, the 21C’s hybrid powertrain produces an estimated max output of 1,233 bhp - and all with a better than 1:1 power-to-weight ratio. The performance metrics offer similar mind-bending figures: 0-60 mph in 1.9 seconds, the coveted quarter-mile in a staggering 8.1 seconds, and a top speed of 268 mph. Even with impressive performance numbers like these, it’s the design and manufacturing process that truly exemplifies the trendsetting work at the Czinger factory just outside of Los Angeles, CA. The production technology, developed by Kevin Czinger’s primary business Divergent 3D, uses a top-secret additive manufacturing method that eliminates the need for traditional prototyping and tooling, saving both time and money as well as reducing waste. The patented Divergent 3D process allows for parts to be designed and assembled digitally utilizing proprietary inhouse software before being “printed” in the factory. The end result is a perfectly balanced, lightweight hypercar with breakneck performance and one of the most unique driving experiences available. C21 production will be capped at 80 vehicles, with a starting price of $1.7 million and available in two limited edition versions, road and track. ISSUE ISSUE 32 .. 2020 2017

JACOB & CO. Opera Scarface Watch Working with Universal Pictures to obtain rights to the name and likeness of Al Pacino, star of the notorious Scarface movie, Jacob & Co. has created two versions of this high drama watch, which plays the movie’s signature theme. A black grand piano sits on the dial opposite the Scarface poster and its keys move when the music plays. A globe with the words “The World is Yours” inscribed in gold, takes center spot on the dial. The black version listed at $330,000, while rose gold is $360,000.

For the very first time, Breguet adorns the delicate oval dial of the Reine de Naples with pure, bright white grand feu enamel, complete with numerals in sublime shades. Poised in contrast to an immaculate background, the stylized Breguet numerals appear in blue enamel, as does the signature of the House. The alligator leather strap, fitted with a folding buckle set with 28 diamonds, echoes these celestial hues. 117 diamonds emphasize the bezel and the dial flange of this composition in white gold.

Daringly uninhibited in its homage to unabashed luxury, the brand continues to pay homage to its founding inspiration— the city of Rome — and its 2700 years of culture and enterprise. With a clever nod to the Colosseum, the design exudes power and audacity in equal measure. To the victor goes the spoils; think timeless yellow gold with precious diamonds. CARTIER Les Galaxies de Cartier Cartier’s latest high jewelry collection is inspired by the mystique of the cosmos. t’s the end of the world as we know it. No matter where you live or what you do, COVID-19 has forced a new way of life. These challenging times have brought about an opportunity for change, which is the precursor of growth. As such, we expect to see positive shifts in healthcare reform, personal and public hygiene, travel, technology, and home design. As we evolve together as a society on a large scale, we retreat as families and individuals. Our homes (our sanctuaries) have become makeshift offices, schools, restaurants, spas, gyms, movie theaters, and conference rooms. People value their homes now more than ever and continue to be reminded how beneficial they are to our well-being.

rchitects and designers are seeing an uptick of interest in areas of design that can better both our at-home lives and the environment. Efficient power and water, indoor/outdoor spaces, UV sensors, roof terraces, solar panels, urban farming, reimagined floorplans, EPAfriendly products, and a more hygienic atmosphere are some of the widespread upgrades expected in residences across the globe. Thoughtful design in architecture is top of mind as indoor and outdoor living takes new shape. Clearly Defined Spaces As more people work remotely and newly acquired behaviors become more permanent, the functionality of the home is getting an upgrade. Flexibility is one of the top priorities for luxury homeowners who find themselves with multiple spatial needs. Therefore, the popular open floorplan concept is predicted to morph into reimagined layouts with clearly defined spaces. Look for separate entrances, extended foyers, and mudrooms to act as a barrier from the outside world. These areas work as ‘drop zones’ where shoes can be removed, and hands can be sanitized before entering the sacred space of the home.

As we see longevity in the work-from-home model, a home office is a must-have. Not just any old makeshift home office, but a defined, technologically equipped, sound insulated, private space. The windows will be large allowing for natural light and a connection to the outdoors. The new home office will act as a private communication room with good acoustics and great lighting for virtual work meetings.

Outdoor Living This is the time to evaluate and alter the layout and functionality of outdoor spaces. “We need to be able to move around in nature, and because of COVID-19, we have learned that our front and backyards are the safest places to do so,” said architect Sybille Zimmermann, the founder of L.A.-based Studio Zimmermann. As indoor/outdoor living grows in popularity, alfresco dining and entertaining areas are getting some much-deserved attention. From vast, sweeping patios with gorgeous seating areas to hefty outdoor kitchens replete with pizza ovens, built-in WiFi grills, stainless steel appliances, and coordinating dining tables, designers are making our post-

coronavirus outdoor dreams come true. At the same time, they are bringing the surrounding landscape to life by integrating elements like water features, fireplaces, stone walkways, and custom lighting. The new luxury home will include a rooftop terrace retreat outfitted with a cozy seating area, lush greenery and planters, and trellises or canopies creating a space to relax and enjoy the fresh air and views, further extending the indoor/outdoor living concept.

Interior Design When it comes to interiors, hygiene is a top priority. Nonporous surfaces are gaining ground due to their antibacterial properties. High quality Caesarstone quartz countertops are environmentally responsible and available in designs that imitate marble and granite. These types of surfaces are flexible, allowing for several different applications around the home including office desks and workstations. Other hygiene products that are trending include Monogram professional cooktops, ovens, and refrigerators which feature WiFi connectivity with app-controlled settings that reduce the need to handle surfaces. Another welcome change in the kitchen, wet bar, and bathroom will be the addition of copper fixtures, sinks, and bathtubs, due to the metal’s sanitary properties. “Kitchen and bathroom sinks are among the most frequently used items in the home, so opting for a copper sink can play a powerful role in maintaining a truly sanitary environment. Designers are also harnessing the power of UVC light, which has been proven to kill airborne viruses, as a tool to help stop the spread and multiplication of viruses like COVID-19. Along with UVC disinfecting lamps that can be placed around the home, Smart UV has designed portable UV light sanitizing devices to take on the go. Look for vast improvements in air filtration systems, and further progress in home automation connectivity. Crestron Home has changed the game by delivering a seamless wire-free system that delivers one touch control of the entire home— lighting, temperature, entertainment system, security, and other audiovisual installations. Home workout equipment like Peloton and Mirror have seen sales spike. Homeowners are already transforming extra rooms into home gyms, so expect to see wellness rooms as prevalent as the home office in new builds. These spaces can be used as meditation areas too; anything to enhance our wellbeing at home.

“The design of the spaces we inhabit impacts on the way we feel, perform and behave.” - Oliver Heath

Biophilic Design Biophilic Design is more relevant than ever as nature is essential for health and well-being. “The basic concept of a desire to be in and around nature and closer to it in terms of how we build has become known as biophilic design,” said Oliver Heath of Oliver Heath Design. “It’s a common misconception that biophilic design is just about adding plants and greenery to spaces. It’s how we use the design of the building to improve mental well-being and help people to be less stressed, undertake tasks more efficiently, and recover from mental/emotional/ physical exertion.” While not a new concept, it is an important one to implement into residential design. By adding sustainable materials, good acoustics, natural lighting, vegetation including phytowalls, and opportunities to interact with nature, designers are able to create more productive spaces to live and work.

oving forward, in-home hygiene standards will undoubtably be raised to new levels. Germ resistance measures will be taken, and cleanable surfaces will be more in demand. Along with new technology in sustainability, architecture and design is rapidly experiencing innovations in building materials that harbor less bacteria like porcelain tiles, copper, and engineered quartz. Quartz is not new to the scene; it is just getting some muchdeserved attention. Caesarstone has been utilizing advanced technologies in quartz surfacing for over 30 years. Their nonporous surfaces that include countertops, backsplashes, wet bars, bath vanities, shower surrounds, office desks, fireplace hearths, interior wall cladding, outdoor counters, and more are bacteria-free and easy to clean. This material combines approximately 90% quartz with resin, pigments, and binders and is one of the most durable surfaces available that is also scratch and stain resistant. The nonporous nature of quartz gives the hyper-hygiene-conscious homeowner added confidence in the prevention of mold and microbes. In addition to sanitation methods soaring, we are seeing a greater interest in safety standards when it comes to surfacing. With a commitment to sustainability, Caesarstone supports healthier environments from production to product. An NSF51 certification

ensures compliance with the International Health and Safety Foundation that working surfaces are safe for use in food environments like residential and commercial kitchens. Caesarstone surfaces are also ISO-, OHSAS-, and LEED-certified; they comply with the GREENGUARD Environmental Institutes’ indoor air emissions standards; and hold the GREENGUARD Gold Standard seal. They are the only countertop manufacturer to hold the Good Housekeeping Seal. Due to a healthy code of ethics that protects their employees, partners, and customers, their surfaces are qualified for installation in residences, restaurants, hotels, hospitals, and more. Caesarstone leads the safety standards for the industry with the launch of Master of Stone – an online portal for professional information and guidance for stone fabricators. When it comes to aesthetics, innovations in the quartz surface industry have allowed a wide spectrum of design options inspired by marble, granite, and concrete. Textured finishes conjure the tactile feel of stone adding a natural, earthy warmth to any room. A polished luster emphasizes color and adds elegance to a space. Caesarstone’s newest offerings in the Dark Collection evoke classic luxury with captivating hues that are striking and set a bold tone. WE-KO-PA GOLF CLUB

FORT MCDOWELL, ARIZONA Even the most jaded golf junkie won’t grow tired of the ample options on offer at Arizona’s We-Ko-Pa Golf Club. The two courses (Cholla and Saguaro) are extremely different. Normally at a 36-hole facility, you find similar layouts with matching routing and design features and they’re often planned by the same designers. That’s not the case at We-Ko-Pa. The distinct courses are incredibly different and boast their own features, flavor, feel, and playability. Facing Covid era protocols head on, both courses have been impeccable in welcoming guests with enhanced sanitation. Best of all? You can truly lose yourself in the landscape here; you won’t find a single home, road, condo, gas station anywhere near the golf course. Scott Miller’s celebrated Cholla course offers more of a traditional desert challenge. There are some spicy forced carries, clear landing areas and potential snafus are always well defined so you know to avoid at all cost. Hole 8 is an outstanding downhill dogleg right par 5. The 15th is a true risk versus reward drivable par 4, and all of the par 3s have striking character instead of just a golf hole for the sake of a golf hole. More of a traditionalist? The Coore/Crenshaw Saguaro was built for you. Touted as a “links style” golf course, greens and tees were designed close together, and walkways lead the player from the tee box directly to the fairway. The course was designed with walking in mind. Walking the course mindfully endows a better understanding of the topography, and more time to think about your next shot. The result? Target awareness, increased rhythm, and potentially lower scores. Wekopa.com I 480.836.9000

After cinching the 2019 North American Golf Resort of the Year by the International Association of Golf Tour Operators, one would think 2020 has been dire for Fairmont Chateau Whistler Golf Club. On closer inspection, what we learned is quite the opposite. Fairmont Chateau Whistler’s 3-Course Golf Vacation package provides accommodation for two nights and golf for two adults at the guest’s choice of three fantastic Whistler golf courses. Guests may choose to play rounds at Fairmont Chateau Whistler, Nicklaus North Golf Course, Whistler Golf Club or Big Sky Golf Club during their stay. Fairmont Pacific Rim and Fairmont Chateau Whistler have also unveiled a new partnership with BMW Canada and Sea-to-Sky Exotic Cars to offer guests a four-day signature drive experience. “What we’re seeing at this property is encouraging and proof of the enduring appeal of golf,” observes Nick Droulis, Director of Golf at Fairmont Chateau Whistler, on a dedicated call with us to address how his team has adapted to moving forward. “More and more, we are seeing established, elite athletes who, shut out of their league sports due to Covid protocols, are crossing over to golf as a way to stay sharp.” Turns out this “crossover” new audience misses the highly competitive environment of their sport; they are flocking to the greens at Fairmont Chateau Whistler to find refuge in the monastic discipline of perfecting a putt, or the technical virtuosity required for a swift, solid drive down the fairway. An Audubon-certified course designed by Robert Trent Jones, Jr., the Fairmont Chateau Whistler course drapes along the foothills of Blackcomb Mountain, traversing creeks, granite outcroppings and ancient Douglas fir. So what happens when your clientele suddenly has all the time in the world to escape into nature to perfect their swing? “We’ve never seen such a spike in interest and bookings for trainers and instructors,” Droulis enthuses. “It’s remarkable, the support we’ve received from repeat guests.” Fairmont.com/whistler I 604.938.8000

FAIRMONT MAYAKOBA (EL CAMALEON) RIVIERA MAYA, MEXICO

Designed by legendary Australian golfer Greg Norman and inaugurated in 2006, El Camaleón Golf Course made sporting history in 2007 when it hosted the Mayakoba Golf Classic, the first PGA Tour event outside the US and Canada. The course is renowned for ever evolving views as it traverses three diverse ecosystems: tropical Mayan jungle, mangrove-fringed wetlands and wild Caribbean coastline. Lose yourself in the scenic crystal-clear fresh water canals of El Camaleón, certified by Audubon International for its environmental commitment. Witness a kaleidoscopic wheel of every conceivable green – chartreuse to emerald to lime, in volume so lush it frames the canal like horticultural couture. You can feel good about booking a stay at Fairmont Mayakoba as we inch back to making travel plans. Golf here is more than a game; it is a business providing economic vitality for myriad communities, jobs for hundreds of locals, and healthy outdoor recreation for families. Cultish and coveted, regulars are secretive about word getting out; it’s hard enough getting a tee time without the likes of Leonardo DiCaprio booking up weeks at a time. It’s just that kind of place. This course has a distinctively forgiving feel, unlike much of Norman’s more unrelenting repertoire. That said, stray from its ample fairways and you’ll pay a penalty as these holes weave through serious mangrove swamps. The views from many tees are heart-stopping, with two par threes playing to the dramatic edge of the beach. But no hole is more striking than the lst, where in the center of the drive zone rises a picturesque subterranean limestone cave. We tip our hat to Norman for drawing such delicious attention to these natural geological features that dominate this exotic landscape. Fairmont.com/mayakoba-riviera-maya I +52 984 206 3000

Streamsong Resort has proved a perfect canvas for golf architects. If natural bunkers and towering sand dunes hit your sweet spot, the 16,000-acre site offers elevation changes and 100-foot deep lakes and streams are sure to tempt your appetite for golf in the Sunshine State. A 60-minute drive east of Tampa and 90 minutes southwest of Orlando, Streamsong offers three top tier golf courses and a divine spa that’s worth the splurge alone. Debuting in 2014, the resort featured two courses designed by the esteemed Bill Coore and Ben Crenshaw, who teamed to design and build Streamsong Red, and Tom Doak, who crafted Streamsong Blue. Each play to a par of 72, with Red tipping out at 7,050 yards and Blue at 7,250. There also is the 37th hole, a 150-yard bye hole designed by Doak that’s nestled against a large dune and is used to settle bets. New for the 2020 Season, the resort will regrass all Streamsong Blue and Streamsong Red greens with a revolutionary new Ultradwarf Bermudagrass, Mach 1. With this enhancement, Streamsong will become the first golf destination in the world to showcase Mach 1 on multiple 18-hole layouts. The resort began this regrassing project in April 2020 to avoid guest disruption and offer all 54 holes of golf during the high demand periods between October and March. Mach 1 has been recognized as one of the cleanest and purest turfs in the industry with a super fine texture and smoothness that creates a highquality putting surface. Located in the lower portion of the dunes, more vegetation comes into play on Red. The links-style courses have few forced carries and generous fairways, especially around the greens where players are spoilt for options when it comes to chipping, putting and pitching. Blue has larger bunkers and more devilish, contoured greens, while Red has softer, yet equally fast, putting surfaces. With no housing developments in sight, there is an abundance of privacy here. CUSTOMIZE YOUR MARKETING AND TRAINING FOR GREATER RESULTS BY BARRY LABOV

W

e often hear how impersonal the world has become. We text rather than talk. We interact online through social networks instead of in person. This is even more so today in the midst of the pandemic challenges. Even at a distance, there are opportunities to make marketing and training more personal. Both have shown the positive results of personalization. Customers are responding with increased sales and brand loyalty, while learners are showing higher engagement and knowledge retention. Companies are responding by innovating ways to meet the needs of their audiences on a more personal level.

60

JETSETMAG.COM

Personalization isn’t a new concept. For decades, advertising has been geared toward specific audiences. Ads show products in ways that appeal to specific customer demographics. Messaging can be tailored to a publication’s audience. Digital ads are presented based on online behaviors and searches. All of these are examples of personalization. Companies use personalization to build strong ties with customers and differentiate themselves from the competition. It has the power to improve the customer experience by making lives easier. Filters on shopping sites allow customers to find the right product by personalizing the results based on color, size, style, brand and more. Personalization also makes it easier to find information. For example, Google considers a user’s location and previous searches to deliver the most accurate results. Amazon is an industry leader in personalization. Anyone who has shopped the retail giant knows it recommends products based on past purchases and items viewed, and presents similar items that others have purchased. The company uses artificial intelligence, predictive analytics and a team of specialists to continually refine and personalize the experience it delivers to shoppers. ISSUE 31 . 2020

61

Altitude // Industry

62

While personalization requires an investment in people, data and technology, it has shown a significantly positive return on investment. According to a study by Infosys, 86 percent of shoppers said personalization had at least some impact on what they purchased. The study also showed 59 percent of shoppers who have experienced personalization believe it has a noticeable influence on their decision to purchase. Content is another way to personalize the customer experience. With the amount of content being created every day, consumer attention is being pulled in an ever-increasing number of directions. Delivering content and messaging that is relevant to their interests can cut through the clutter. For example, websites can present customized content based on the visitor’s location, and emails can include messages tailored to the customer’s interests and behaviors. Consumers are more likely to read an email that contains content relevant to them than a generic email sent to the masses. Personalization is not only an effective way to reach consumers, it can also be used in eLearning to drive engagement and knowledge retention. Learning has evolved to include training based on job role, experience level, strengths, weaknesses and goals. With developments in learning technology, learners no longer have to endure training that has no relevance to their responsibilities or interests. Learning Management Systems (LMS) can present content relevant to learners’ job roles, based on their unique log-in information, and allow them to access learning on demand. Adaptive learning adjusts content based on learner activity, performance and interest level. This learning technology considers learner responses to interactivities, quizzes and pre- and postassessments, and modifies the content that’s presented. For example, JETSETMAG.COM

if a learner is showing a low level of understanding of a certain topic, a module further explaining that topic will be presented. Microlearning is another form of personalized learning. Shorter modules accommodate shrinking attention spans and reduced time available for training. Learners have more control over the pace of their learning and can quickly go back and access information they want to reference in the future. Personalization in marketing and training is one of the most effective ways for companies to stand out and connect with their audiences. It shows a commitment to understanding and responding to customers’ unique needs, which builds stronger relationships. As technology and data collection evolves, the opportunities to make customer and learner experiences more relevant and beneficial will only grow.

HOW WILL REAL ESTATE BE IMPACTED?

I

t may not be fair, but even pandemics tend to benefit some people and segments of society while devastating others. COVID-19 will likely leave both the world, and the real estate industry, looking different than they did before. Each and every day, I read various real estate predictions from different sources on what will happen. A continued factor to consider is that we don’t know what the future holds with the solution to the COVID-19 virus itself. There is no cure at the moment, which will most likely have additional impacts in the real estate industry.

At the moment, the economy is still being artificially inflated with massive government stimulus programs from the CARES Act, such as the PPP, EIDL, mortgage forbearance and unemployment, to name a few. When these programs end or get reduced, then we will all see the final results. As Warren Buffet famously said, “When the tide goes out, you see who is swimming naked.” When a tenant is unable to pay the rent because its business or employer had been forcibly shut down by government orders to prevent the spread of an infectious disease that’s completely out of its control, who takes the financial hit? The landlord, the lender or the tenant? Is the tenant still responsible for missed rent even though the enterprise had seen no business or very little during the involuntary shutdown? Will the tenant’s insurer pick up the check and classify the loss as a result of force majeure? Will the landlord just have to accept lower revenue for the period? These are going to be complicated issues facing an untold number of tenants and landlords across the nation. Industrial real estate was already in high demand before the pandemic struck, but with millions of people having been told to avoid going to unnecessary gatherings and limiting their trips to the grocery store, the demand for e-commerce deliveries has become so overwhelming, even giants Amazon and Walmart have been struggling to keep up. The companies are among those hiring tens of thousands of additional workers to fulfill e-commerce orders, and the trend is not likely to go away, even after COVID-19 has come under control. Data centers are on fire. Most of the planet may now be stuck at home, but we are still using lots of data to work, shop, socialize, binge new shows and stream our workouts. Unlike malls and hotels, data centers have gotten an “essential business” designation. In fact, some data center facilities are now operating at the peak of their capacity, according to Data Center Knowledge. And with no clear end to shelter-in-place orders in sight as of yet, that extra demand for cloud storage is likely to continue. We are seeing explosive growth in demand for supermarket chains and, by extension, owners of grocery-anchored shopping centers. Supermarkets and drugstores are among the last places people continue to venture out to, especially as time slots for online grocery deliveries can be booked up weeks in advance for some providers, and common household items can be out of stock online.

“With fewer people being able to afford homeownership—loan applications to buy a home were down to 2015 levels.”

It’s been a while since we’ve seen distressed real estate funds in the market, but it looks like they are about to stage a comeback. Before COVID-19, many private equity real estate investors had amassed substantial cash reserves that they were unable to use for acquisitions because property valuations remained at a peak for so long. Some of those investors now see an opportunity to pick up attractive assets on the cheap, including hotels and retail centers. As U.S. commercial real estate properties deal with the fallout from widespread shutdowns and missing rents, expect to see investors in distressed debt and equity prosper. It might be a while before the opportunities emerge. Lenders are likely to give borrowers some extensions in the short term. But after the most acute phase of the crisis has passed, expect defaults to rise and with them, the opportunities for buying REO assets from banks. ISSUE ISSUE 34 .. 2020 2019

Altitude // Estates If there is one thing pandemics prove, it’s that demand for medical services exists in good times and in bad. Some medical practices may indeed have been temporarily shuttered by shelterin-place orders, but others—those offering services like dialysis and pregnancy monitoring—remain essential. Regardless, even if some medical tenants will be temporarily unable to pay their rents, real estate investors remain bullish on medical office buildings. Regional malls have been in a downward spiral long before the arrival of COVID-19, but the pandemic will likely accelerate the demise of many retail tenants from several years to a few weeks or months. Before the pandemic, regional mall landlords tried to protect themselves from retail bankruptcies by signing on more restaurants, entertainment venues, fitness studios and beauty salons. Even if people can buy whatever discretionary goods they want online and are not excited by the prospect of visiting a Macy’s or a Gap, they

hotel owners may find themselves facing the same dismal occupancy statistics and shortage of income for months. On the one hand, multifamily housing owners are sure to feel a significant amount of pain in the coming months from missed rents, as millions of people have been laid off or put on furlough as the result of pandemic-related shutdowns. On the other hand, people will continue to need housing, and reduced revenue is better than none. In addition, with fewer people being able to afford homeownership—loan applications to buy a home were down to 2015 levels, according to the Mortgage Bankers Association—tenants that under different circumstances might have become homeowners will remain apartment renters. With most universities sending students home in a hurry long before the school year was finished, managers of student housing complexes have been grappling with who is responsible for rent

would still show up to share a meal with a friend, see a movie or get a manicure or a haircut, the logic went. With multiple retailers already facing bankruptcy filings, regional mall landlords are among those in the commercial real estate universe least likely to ever recoup their lost rents, and some may go down with their tenants. Some of the hardest hit companies, at least in the short term, are senior housing operators and nursing home owners, in particular. Nursing homes were already facing difficulty maintaining their occupancy levels prior to the arrival of COVID-19. Part of the challenge for nursing home operators is that their residents are people the most susceptible to the virus—those older than 80 and with pre-existing health conditions. Hotel operators are the first to feel the pain when people stop traveling and industry groups cancel conferences and conventions. Hotel occupancies in the U.S. have likely hit the bottom last week, at 22.6 percent, according to industry sources. Many operators, including Marriott International, Hilton and Hyatt, have had to furlough their staff. Depending on how long the pandemic lasts, JETSETMAG.COM

“Regional mall landlords are among those in the commercial real estate universe least likely to ever recoup their lost rents, and some may go down with their tenants.” for the remaining period. In the short term, the disruption is likely to leave a dent on the sector, which was already struggling with overdevelopment in some markets, slower leasing and rising loan defaults. The big question is whether students will be back on campus this fall or whether we’re looking at one more semester of virtual learning before they return. Prior to the pandemic, the self-storage sector appeared relatively well positioned. There was strong demand from end users, though because of overdevelopment, especially in primary markets, rent growth was stalling. As matters stand now, self-storage REITs might

Altitude // Estates benefit from their low leverage levels and limited sensitivity of selfstorage demand in times of economic crisis. The pandemic will also limit competition in the sector, as construction projects stall. The question is whether millions of newly unemployed and furloughed people will use the government aid they receive to pay their self-storage dues when they are struggling to pay the rent on their apartments. The investing content service Seeking Alpha argues that self-storage rents are “collateralized by the renters’ possessions” and tend to be very “sticky” during downturns. But the world has not seen a downturn like this for at least a century and Inside Self-Storage expects that the industry is bound to see missed rents and renegotiated agreements. “The government’s disaster-relief checks aren’t likely to be used by consumers for selfstorage rent. Bigger priorities like food, transportation and utilities are likely to take precedence,” it notes. The single-family sector is still very much a wild card, since already more than eight percent of U.S homeowners, about 4.7 million households, have signed up for mortgage relief programs. This is up more than 2,000 percent since early March. When the pandemic hit, millions of listings where pulled from the real estate multiple listing services due to the uncertainty. This has created a short-term lack of supply issue and has resulted in increased single-family pricing in many markets. Pay attention to the migration patterns of people in the next couple years which will have a significant impact on shortterm and long-term prices in various markets. The big question is what will happen when the economy stabilizes and the real story is revealed regarding employment. With over 30 percent of Americans missing their housing payments in June 2020, I would expect a significant number of foreclosures over the next 12-18 months when the mortgage relief programs end. This factor alone will increase the supply of for-sale housing which will result in a drop in future pricing. ver Michael Keaton’s wildly successful career, the Oscar-nominated actor has been drawn to a seismic range of characters that dwarfs most of his contemporaries. Dating back to the 1970s, the Pittsburgh born talent has taken on playing stoics to sociopaths and everything in between. Perhaps the most formidable creative hurdle of Tim Burton’s Batman was the challenge of transforming Keaton into the dark knight, physically speaking. Sure, the charismatic lead delivered Bruce Wayne suave in spades. But let’s face it, Keaton had the body of a chartered accountant in 1989 and not much has changed. At 68, he’s rocking more of a rakish, insurance adjuster bod, albeit an adjuster with a nutritionally redeeming membership to Hello Fresh.

Back then, Keaton certainly didn’t boast the brawny frame of the era’s top action heroes— Jean-Claude Van Damme, Sylvester Stallone, Arnold Schwarzenegger at the height of his swagger. The casting announcement was met with fierce howls of protest from rabid comic fans. Warner Bros was inundated with a truckload of complaint letters, bashing Keaton as absolutely wrong for the caped crusader. Apparently he wasn’t buff enough, or handsome enough; he lacked the gravitas vital to the character. Clearly, moviegoers typecast him for his early work, assuming he could only rally up the testosterone of Mr. Mom and the muscle tone of a decrepit Beetlejuice. No one would buy him as a millionaire playboy worthy of Wayne Manor, or so the squawkers said. Fan fears were quickly extinguished when Keaton turned in a complex, nuanced, and altogether riveting performance. He set pivotal scenes on fire with onscreen nemesis Jack Nicholson, playing the deranged Joker. The costume department struck cinematic gold as their Batsuit design transformed Keaton into a walking tank, an avenging nightmare in black rubber. Burton’s casting instincts proved bang on; he was convinced Keaton had the chops to portray a hero with the darkly obsessive personality he was looking for. The lead performance earned widespread acclaim from critics and audiences alike; 1989’s Batman emerged as one of the most successful hits of the year. It’s been nearly three decades since Keaton donned the Batsuit, complete with sculpted pectorals. What could be more rewarding for fans than to see the actor return to the role that made him a major star? Keaton is set to reprise the role of Batman opposite Ezra Miller in DC’s upcoming The Flash. The plot will introduce audiences to the motif of the multiverse, a core concept in the artistic architecture of DC Comics. The multiverse refers to a revolving door of alternate universes that coexist within the larger reality explored in the publisher’s storylines. Creatively speaking, it allows several versions of the same characters to simultaneously exist and interact. It is this multiverse mechanism that gives us the thrill of a Keaton return, while maintaining Robert Pattinson as the future of the franchise. ISSUE 3 . 2020

“BIRDMAN WON THE ACADEMY AWARD FOR BEST PICTURE, ALONG WITH BEST DIRECTOR, BEST ORIGINAL SCREENPLAY, AND BEST CINEMATOGRAPHY FROM A TOTAL OF NINE NOMINATIONS, INCLUDING A BEST ACTOR NOD FOR KEATON.”

72

We can only imagine the brooding/explosive/delicious chemistry that’s bound to brew between Miller and Keaton on screen. Keaton simply sizzles in an ensemble; he’s done some of his best work when surrounded by synergistic co-stars. This is most evident in the cast chemistry in Spotlight, Participant Media’s magnum opus on investigative journalism as a vital check for institutions of power. Keaton, Mark Ruffalo, Rachel McAdams, John Slattery, and Liev Schreiber took supporting performances to new heights in this drama based on the Boston Globe’s 2002 Pulitzer Prize-winning exposé on the Catholic Church. The film went on to win the Academy Award for Best Picture in 2016. Back in September 2015, Jetset was one of four vetted media outlets to make the cut to cover Grey Goose’s private party for JETSETMAG.COM

Spotlight. As the journalists portrayed in the film flew in for the world premiere at the Toronto International Film Festival, this proved a once-in-a-lifetime celebration of this history-making team reunited in one place, Soho House Toronto. In high spirits that night, Keaton was keen to connect with the legendary Ben Bradlee Jr., who was key to the investigative team. Adept at playing the high-octane, fast-talking ideas man, it’s no surprise Keaton has been cast as a newspaper editor twice, in The Paper and Spotlight. Curious to the core, Keaton soon had Bradlee Jr. reflecting on his father, Ben Bradlee, the esteemed editor depicted in All the President’s Men. Keaton didn’t seem to mind that Bradlee Jr. was the biggest draw at the party, with everyone from Paul Haggis to Liam Hemsworth jockeying to meet the man at the top of the masthead. Towards the tail of the affair, Keaton slid into the horseshoe-shaped booth where I was sitting with the film’s producers. Ever playful in conversation, he riffs on ideas the way Jimmy Page teases guitar strings, pulling plum parodies and plucking peppery puns out of thin air. Charmingly disarming with his trademark wisecracking grin, I found myself drawn into his jocular banter, altogether forgetting I’m in a booth with Batman. For a media junkie like myself, this party proved the highlight of awards season that year.

Anchoring yet another depiction of devastating American tragedy in the upcoming Worth, Keaton plays attorney Kenneth Feinberg, who was appointed by Congress to lead the September 11th Victim Compensation Fund. A superb showcase for Keaton with a Boston accent and haughty air, the role serves up delicious protein for the chameleon, typically cast as a man of the people. Both character study and courtroom drama, Amy Ryan delivers a robust, ravishing turn as his right-hand legal ace while Stanley Tucci shines as an adversary. Will Keaton be Oscar-bound yet again in 2021? Netflix is certainly stoking awards ambitions for Aaron Sorkin’s The Trial of the Chicago 7. The star-studded historical drama features Keaton, Eddie Redmayne, Joseph Gordon-Levitt, Sacha Baron Cohen, Jeremy Strong, and Frank Langella. The forthcoming film follows the trial of seven political activists charged with conspiracy to incite a riot during the 1968 Democratic National Convention. A late 2020 release of the Paramount Pictures film looks likely. More than Keaton reprising Batman, I would relish the actor reuniting with his Birdman director, Alejandro González Iñárritu. To see them collaborate on another succulent script? A cinephile’s dream. Birdman won the Academy Award for Best Picture, along with Best Director, Best Original Screenplay, and Best Cinematography from

a total of nine nominations, including a Best Actor nod for Keaton. Iñárritu “gets” Keaton like no other. The director shrewdly cast him for his dexterity in an array of acting styles. The Hollywood veteran nailed the idiosyncratic demands of stage work, the breathless up-close scenes, the grit and gravity of an absurd, unraveling story. Guild voters and juries certainly thought so, the virtuoso performance earned him a Golden Globe for Best Actor in a Musical or Comedy and nominations from the Screen Actors Guild and British Academy of Film. Indeed, 2021 is shaping up to be a big year for Keaton; he will make his streaming debut as the lead and executive producer of Dopesick, Hulu’s harrowing look into the epicenter of America’s struggle with opioid addiction. Empire co-creator Danny Strong is on board as showrunner, with Barry Levinson (Rain Man) set to direct the ambitious eight-episode limited series. Keaton will star as Samuel Finnix, an old-school doctor who becomes embroiled in Big Pharma controversy. The role marks his first television gig in 13 years, since TNT’s The Company. With so many provocative projects in the pipeline, Michael Keaton is proof positive that the best role of your career—regardless of age— may be just around the corner. With Birdman and Spotlight already in the books, Keaton’s third act has emerged as his finest hour. ISSUE 3 . 2020

A Fantasy Story Comes to Life By Robert Kiyosaki

T

here are many similarities between the Chairman of the Federal Reserve Bank and the movie The Wizard of Oz. One of the memorable lines from this film classic, adapted from a fantasy novel by L. Frank Baum, is, “I’m just a very bad wizard.” That line rings true today, more than ever, as the world economy teeters on the brink of collapse. If former U.S. Fed Chairmen Alan Greenspan, Ben Bernanke, Janet Yellin, and today’s Chairman Jerome Powell said the words, “I’ve been a bad Fed Chairman,” thousands would stand up and cheer. Honesty! At last.

T

he problem is that without any real financial education in our school system, 99 percent of graduates—even college graduates—know little of this mysterious, shadowy, global institution known as the central banking system. That’s why I thought I would use the story of Dorothy and the Wizard of Oz, a story loved by millions, to explain money, central banks and the mysterious Wizard . . . aka the Chairman of the U.S. Federal Reserve Bank. The children’s novel titled The Wonderful Wizard of Oz was published in 1900. The book is filled with symbolic allegory about U.S. economics and politics in the 1890s, the timeframe during which Baum wrote his book. Biographers report that he had been a political activist in the 1890s with a special interest in gold and silver. Baum died in 1919, and, to my knowledge, was never asked if his classic children’s book had any hidden political or monetary symbolism . . . so his classic novel is open to interpretation. For many, Dorothy represents the financially naïve ... a sheltered but gutsy girl from Kansas. The scarecrow represents the farmers in the West. The scarecrow, who had been told he had “no brains,” is thought to be a stereotype of an uneducated rural farmer, a prejudicial characterization shared (some say . . .) by many elites in the East, even today. When deflation hits, the value of farmers’ farms go down, but their mortgages do not. The Wicked Witch of the East, it’s been said, represents the corrupt “Eastern financial and industrial interests,” especially Wall Street. And so the story repeats. On February 15, 2006, Fed Chairman Bernanke, an academic elite from the East, said: “Housing markets are cooling a bit. Our expectation is that the decline in activity or the slowing in activity will be moderate, that house prices will probably continue to rise.” On September 15, 2008, Lehman Brothers filed for Chapter 11 bankruptcy protection, the largest bankruptcy filing in U.S. history. Real estate prices in the United States and around the world crashed, triggering the biggest real estate crash in world history. Modern, naïve and poor scarecrows . . . In 2008, many believed it was poor, “subprime buyers,” purchasing homes they could not afford, that caused the crash. In reality, it was financially-engineered derivatives, investment vehicles Warren Buffett has called “financial weapons of mass destruction.” These weapons of financial mass destruction were manufactured under the watchful eye of the modern-day Wicked Witches of the East—the Fed, the Securities and Exchange Commission and Wall Street investment bankers like Bernie Madoff, non-executive head of the NASDQ stock exchange. Bernie served as NASDQ non-executive head until his arrest on December 11, 2008. Bernie was arrested a for running a $64-billion Ponzi-scheme fraud, the largest financial fraud in U.S. history. Until the time of his arrest, Bernie’s firm was one of the most respected “market maker firms” on Wall Street. Bernie was a Wicked Witch of the East. In The Wizard of Oz, Dorothy represents the naïve and financially uneducated American working class. In 2008, modern Dorothys— who have been characterized as naïve, uneducated Americans—were buying homes with Ninja (no income, no job) loans. The tornado that carried Dorothy and her crew out of Kansas was much like the subprime crash of 2008 that cost millions of the financially-naive their homes and jobs. In 2008 alone, 861,664 American families lost their homes. In 2008, there were 3.1 million foreclosure filings. Foreclosure filings were up a record 81 percent between 2008 and 2009. In 2008, Bernie Madoff took $64 billion from 4,800 high-income, high-net worth “Dorothys.” One of Dorothy’s most famous lines is “Toto, I’ve a feeling we’re not in Kansas anymore.” In 2020, an estimated one million Americans have not yet returned ‘home,’ 12 years after the 2008 subprime crash. In 2017, Fed Chairman Janet Yellin stated: “Would I say there will never, ever be another financial crisis? You know probably that would be going too far, but I do think we’re much safer and I hope that it will not be in our lifetimes and I don’t believe it will be.” ISSUE 3 . 2020

Altitude // Finance In March of 2020, the biggest stock market crash in history occurred, dropping the U.S. economy into a depression in less than three weeks. In May 2020, rioting broke out in over 140 U.S. cities and cities all over the world. None of us are in Kansas anymore. It is more than the murder of George Floyd. It is more than the shutdown of the world economy. We know something is wrong, very wrong. The economic crisis is more than race, money and poverty. Personally, I think the problem is the Wizard. Tragically, most think the Fed Chairman is a “good Wizard.” Yet, in the end—in that classic movie every one of us has undoubtedly seen at least once—the Wizard says to Dorothy, “I’m just a very bad wizard.”

But wait . . . there’s more . . . We are fast approaching a world where the richest one percent of the world’s population will have amassed over 50 percent of the planet’s wealth. The bottom 80 percent will be left with 5.5 percent of the wealth. In May 2020, the Fed printed about $3 trillion. Most of it went to Wall Street, making people like Jeff Bezos and Mark Zuckerberg even richer. Think about this: A trillion is 12 keystrokes on a computer. It takes less than a minute to create a trillion dollars. Yet, if you spent $1 every second, it would take 31,710 years to spend a trillion dollars. How long will it take the American taxpayer to pay back that huge sum?

Since 1977, the Federal Reserve Bank has operated under a Congressional mandate to provide: 1. Maximum employment 2. Stable prices 3. Moderate long-term interest rates

This is why I own gold, silver and Bitcoin. They are outside the control of the Wizard—and the Wicked Witches of the East. The Wizard has been artificially propping up the government and Wall Street, loaning trillions of dollars, at virtually no interest, to banks and public corporations. The rich receive trillions in low-interest debt, in many cases, close to zero percent. What does Dorothy get? When the Dorothys of the world need money, they borrow at staggering interest rates, some that can climb to over 30 percent. Even worse for financially-naïve Dorothys, they work for money and save money while the Wizard prints trillions in fake dollars, devaluing the purchasing power of Dorothy’s paycheck and lowering interest rates on Dorothy’s savings.

In June of 2020: 1. Unemployment is over 30 percent 2. Prices are crashing 3. Interest rates are near zero 4. Debt is increasing–GDP is decreasing

76

Does that make sense to financially-naive Dorothy? JETSETMAG.COM

Corporate oligarchs (CEOs) receive money, indirectly, from the Wizard via QE, Quantitative Easing, a money-printing scheme used in 1930 during the Great Depression. Rather than use this “free money” to improve their businesses, the CEOs use the money to ‘buy back shares of their businesses, inflating their companies’ share prices for the few who are in the stock market. This “free money” from the Wizard weakens the CEOs’ businesses, although the share price of their company stock goes up. Dorothy’s job security is threatened when a CEO uses debt to buy back shares, because the credit rating of the company she works for goes from AAA to “junk.” This is why Neiman Marcus, J. Crew, JCPenney, Hertz, Gold’s Gym, True Religion and others have recently filed for bankruptcy

are lower than “ordinary income” tax rates. Financially-naïve Dorothy has no idea what the Wizard and Wicked Witches of the East are doing.

Why do corporate CEOs do this? To receive income at lower tax rates. And how do they do that? They use the debt from their companies to buy company shares. Rather than make a company stronger, borrowing corporate debt drives the company shares higher . . . but the company is weaker, due to debt. Many AAA-rated corporations such as AT&T, GE and Ford have had their credit ratings downgraded to BBB, also known as “junk bonds.” This begs another question: Why do they sell their stock options? The CEOs and executives sell their stock options—their bonus for doing a good job—at inflated prices. And these ‘sales’ are taxed at “capital gains” tax rates, which are lower than the tax rates their employees pay via their paychecks. Dorothys pay taxes at “ordinary income” tax rates, while executives pay “capital gains” tax rates, which

The Tin Man in The Wizard of Oz, it’s been said, represents industrial workers who are tired of being treated like robots. In 2020, real robots are replacing real human beings. Like the Tin Man, they should have an oil can handy for squeaky joints . . . due to unemployment. In 2020, college graduates are caught in the vice of student loan debt, low paying jobs and rising national debt. These issues are fueling revolt and unrest. So are underemployed artists, journalists, lawyers, cooks, waiters, small business owners and teachers who are joining a growing wave of vocal protesters. And while peaceful assembly is a First Amendment right, looting and violence are criminal acts. Ironically, while Dorothy protests peacefully, Wall Street’s Wicked Witches of the East are looting the pensions of teachers, firefighters and police officers via hedge funds and IRAs via the fees in mutual funds.

But wait . . . there’s still more . . . Dorothy is happy to have a 401(k) because her money and her company’s matching contribution goes into her 401(k) tax-free. Taxdeferred is a more accurate statement. The problem is that when she retires, the income coming out of her 401(k) is taxed at “ordinary income” tax rates, the highest tax rate. For the Dorothys of the world, the only way a 401(k) makes sense is if they plan on being poorer when they retire. If they plan on being rich, the income from their 401(k)s will be taxed at the highest tax rate.

Many are angry at capitalism. But capitalism is not the problem. It is the corruption of capitalism, aka crony capitalism, led by the Wizards (corrupt politicians), the Wicked Witches of the East and a dysfunctional education system that steals from students via student loans—and teaches Dorothy nothing about money.

78

The real story . . . There has been quite a bit written about the symbolism in The Wizard of Oz and here are some relevant highlights: The Emerald City represents the place that produces “greenbacks,” which were first produced for the Civil War between 1861 and 1865. In 1913, the Federal Reserve Bank was created. That same year, the 16th Amendment was passed and the IRS—the tax department— was created. Debt and taxes became fake (fiat, government) money. Today, the Emerald City represents the Eccles Building which is where the U.S. Federal Reserve Bank is housed in Washington, DC. In The Wizard of Oz, the Yellow Brick Road is the gold standard. In the original book, Dorothy’s slippers were made of silver, not rubies. And while there is no mention of gold or silver in the title of The Wizard of Oz, many believe the “Oz” is the abbreviation for “ounce,” or a gold and silver oz. In 1971, the United States went off the Yellow Brick Road. That year, President Richard Nixon took the U.S. dollar off the gold standard, and the United States could print as much money as it wanted to pay its bills. That is why our nation’s debt exploded from millions in 1971 to trillions in 2020. JETSETMAG.COM

It shouldn’t be surprising that when the Wizard and the Emerald City prints money, the rich get richer and the poor and middle class get poorer. On May 29, 2020, defending trillions of dollars of money printing, Fed Chairman Powell stated: “Money printing does not create income inequality.” Is the Wizard lying . . . or telling the truth? In my opinion, he is telling the truth. The truth is, most of the money the Fed prints goes to Wall Street and that money is transferred to the rich, via higher stock prices, not income. The corporate elite and the Wicked Witches of the East get richer. Dorothy grows poorer.

Cowardly Politicians It’s been suggested that the Cowardly Lion in The Wizard of Oz represents the cowardly politicians, those who roar loudly and appear fierce, but are essentially cowards. Cowardly politicians are why the issues related to the economy, education and the environment grow worse, but nothing changes. They are all on the Wizard’s payroll. In 1933, the Glass-Steagall Act was passed. This act was passed to restore confidence in U.S. banks and helped end the Great Depression. This 1933 act separated the Dorothy banks (commercial mom and pop banks) from Wicked Witches’ East Coast Banks (investment banks). Unfortunately, a number of politicians (aka cowardly lions) such as Bill Clinton, Larry Summers, Robert Rubin and Phil Gramm repealed the 1933 Glass-Steagall Act, an act designed to protect Dorothy from the Wicked Witches of the East.

Three storms brewing . . . In 1900, the story of the Wizard starts with a “typhoon” or “tornado” that twists Dorothy out of Kansas. In 1999, with the repeal of the Glass-Steagall Act, the Wizard, the Wicked Witches of the East and cowardly politicians in Washington turned our banks and Wall Street into giant casinos. Dorothy’s money was now co-mingled with Wall Street money, and a brand-new casino was opened. The Wizard, the Wicked Witches of the East and the Cowardly Lions’ giant casinos caused the typhoons that hit—the 2000 dotcom crash, the 2008 subprime crash and, in 2020, the corona crash. In 2020, tornados are called protests, rioting, looting, unemployment, murders and bankruptcies. Trillions of dollars in fake money are being handed out to Dorothy, and more money is being distributed to keep Wall Street bankers happy. Many believe the Wizard from the Emerald City—cowardly politicians, including politicians who in 1964 ended the silver standard, President Nixon who in 1971 ended the gold standard and in 1972 opened the door to China, President Carter who authorized the 401k in 1978 and Clinton who repealed the Glass-Steagall Act in 1999—encouraged excessive risk taking in stock markets. The stage was set for the “tornados” of 2000, 2008 and 2020.

When tornados strike . . . The saying inside the Emerald City—the Fed, inside the nation’s capital, and the den of cowardly lions aka The White House and Congress—and inside the home of The Wicked Witches of the East (aka Wall Street) is: “Winnings are privatized, and losses are socialized.” That means: When elites win, they keep their winnings. When tornados strike, and elites lose, the Wizard, cowardly lions and Wicked Witches bail out the elites. And once again, the Dorothys, the mom and pops and the taxpayers lose.” A few final words: In 1900, the Wizard’s final words to Dorothy were: “I’m just a very bad wizard.” In 2020 . . . the words are the same.

Best known as the author of Rich Dad Poor Dad — the #1 personal finance book of all time — Robert Kiyosaki has challenged and changed the way tens of millions of people around the world think about money. He is an entrepreneur, educator, and investor who believes that each of us has the power to makes changes in our lives, take control of our financial future, and live the rich life we deserve. With perspectives on money and investing that often contradict conventional wisdom, Robert has become a passionate and outspoken advocate for financial education.

HOW YOUR MOST DOMINANT THOUGHTS CAN BECOME TANGIBLE REALITIES BY DR. JOHN DEMARTINI

Every individual, regardless of age, gender or culture, lives moment by moment with a unique set of priorities or values — things that are most to least important to them in their lives. Whatever this set or hierarchy of values is determines their destiny, because it determines how and what they perceive, efficiently decide, persistently take action upon and inwardly most think about. Every decision they make is based upon what they perceive will give them the greatest advantage over disadvantage, gain over loss, or benefit over drawback at every moment in time. They also filter their reality according to what they value most. The pulvinar nuclei in the subcortical thalamic portion of their brain acts as a filtering or gating center for specific perceptions to prevent them from being overwhelmed and distracted by the vast barrage of external stimuli they face from their outer environment and the actions they decide to take

young woman and mother, for instance, with three young children whose highest value is her children, will spot anything in the shopping mall that will give her an advantage over a disadvantage of providing for her most precious children. A young man and entrepreneur with a new business venture whose highest value is his business, will spot anything in that same mall that will give him an advantage over disadvantage providing for his inspiring new company. They will both spot valuable items and make purchasing decisions more rapidly and stick to them and take the essential actions required to fulfill what they value most. For anything that is lower on their list of values, they will experience a sort of attention deficit disorder leading to procrastination, hesitation and frustration as a feedback mechanism just to get them to return to their highest priority where they are most creative and productive. If they do not fill their days with higherpriority actions, their days fill up with low-priority distractions. Whatever their highest value is, their thoughts, life and identity will therefore more probably revolve around it. Whatever is highest on their list of values they will spontaneously take action on and they will be disciplined, reliable and focused on fulfilling it. Just like a young boy who loves his video games will reliably be playing his games. Whatever is lower on their list of values, they will require repeated extrinsic motivation (punishment if they don’t, and reward if they do) to get them to take action and they will procrastinate, hesitate and frustrate trying to fulfill it. Just like a young boy who does not love his chores, homework or room cleaning will be unreliable and forgetful about getting them done. He just doesn’t want to think about them. Whatever is highest on their list of values, they will also spontaneously think about, and it will dominate their thoughts within their brain/mind. Their thoughts will therefore reflect their hierarchy of values. Whatever is highest on their values, they will spontaneously and reliably think about, and whatever is lower on their list of values they will procrastinate and hesitate thinking about. Because their thoughts reflect their attentions (what they perceive) and their intentions (what they act upon and toward) their thoughts will determine their perceptions, decisions and actions which will, in turn, dictate their direction, destination or destiny. Identifying what is truly highest on their list of values is therefore essential and wise, and setting objectives that are congruent to it, or to the top three highest values, is paramount for them to obtain their greatest achievements and fulfillment. Their inner most dominant thoughts become more spontaneously manifested into reality when they are most congruent. In addition to the relationship between their thoughts and their hierarchy of values, some individuals have also noticed times when they have thought about some individual and then within a relatively short period of time, this contemplated individual suddenly appears, communicates or is run into mysteriously and in some cases almost synchronously. It happens too frequently for them to ignore such synchronicities, but not frequently enough to bet large sums of money on them. It is in a grey zone of probability. Over a certain period of time during the 1980s, 1,000 doctors experimented with the power of their thoughts by focusing on 50 of their inactive patient files, those patients unseen for more than six months, and 20 percent of these contemplated patients (10) mysteriously showed back up in their practices within one week. Synchronicities of running into individuals publicly or receiving calls or emails or some form of direct or indirect communication from them when they were previously thought about, often exceed random and predictable probabilities. ISSUE 23 . 2020

Altitude // Inspire There appears to be a rational reason why individual thoughts become things and outer realities as described initially above, but there also appears to be a more subtle, yet-to-be-fully-explained mechanism responsible. Why individuals think about other individuals or things and they then come into their awareness and/or reality, is similar to two strings on a musical instrument with resonant frequencies attuning to each other. Individuals have little to lose by concentrating their thoughts on what is truly valuable and meaningful and that inspires them most. Michael Phelps was noted for his mastery of focusing and thinking about his swimming perfectly and this impacted his reception of 22 gold medals. What does an individual lose by focusing their thoughts on what they would love to bring into reality and highly value most when their thoughts can become things? Your highest value-initiated thoughts are your most creative and original and are the source of your inner genius. And your inner genius is forever yearning to manifest your most original serviceoriented ideas that solve the greatest problems and make the greatest difference. When you inwardly receive inspiring and illuminating ideas from your innermost authentic being or essential self or soul, they become thoughts, pictures and words in your bi-hemispheric brain and feelings of love in your heart. If you write or type these thoughts, visions, callings and feelings down on paper or in a computer in detail, put space and time frames on their accomplishments and spend time thinking, visualizing and affirming them, you will feel more called into action with an inspiring and vital energy with which you can ‘create,’ manifest, or transform them into your tangible reality. If you don’t put a limit on the transformable material substance available to you, and have the thankfulness for whatever comes your way and see whatever emerges to be on the way and not in the way and you feel worthy or deserving because of your congruency, you will powerfully manifest them on Earth.

What you think and thank about, you bring about! Think and thank about what you would truly love daily! It is wise to frequently think about what you would love. If you would love to achieve a great and inspiring undertaking, it is vital that you concentrate your thoughts on what you would love and intend to do. You will move in the direction of your innermost dominant thought. Since thought is constantly emphasizing something, it is wise to concentrate on your higher-valued flowers, not your lower-valued weeds. Your flowers are those inspiring ideas and thoughts you would love to bring into reality that align with your highest value, life mission or primary purpose. Your weeds are the tangential thoughts or lower priority impulses, obstacles or distractions – generally originating from outer authorities or opportunists. When your primary purpose and most inspiring goals are truly aligned with your highest value, you will automatically and consistently think about them. Your inner most dominant thought will be a reflection of your highest value and will determine your inspired destiny. If you require reminding to think about what you say you love, what you say you love is not what you love and is not what is truly highest on your list of values. Your highest value spontaneously emerges from within and requires no outside motivation, reminding or incentives to get you to think about it. When you are grateful and your mind is attuned to your highest value or essential self or soul, the only ideas that rise up and flash into your mind are those of flowers. Gratefulness sharpens your concentration on these flowers. When you are present, your mind becomes clear and focused on what you love, and you become a great formula leader and alchemist who can transform and manifest. s Ron Rasak, a seasoned Southern California commercial real estate developer and the visionary behind CloudNine at Camarillo Airport notes, “If there’s one thing the world has learned the past six months, it’s the less people one interacts with, the lower the risk of exposure to COVID-19. How does that translate into business aviation? Privacy matters. Exclusivity matters. While those things are usually synonymous with luxury, today it also means health and wellness.” As Rasak points at, the lobby of an FBO, a community aircraft hangar, and much of the infrastructure business aviation interacts with is in a word, communal. While these communal spaces can still be high-end and offer luxurious amenities, they remain shared with other business and general aviation travelers. For many, that’s a non-starter in today’s environment. Fortunately, much needed privacy is coming soon: CloudNine’s four new 25,000 square foot hangars are under development at Camarillo Airport. RKR, the development firm at the center of bringing CloudNine to life, has been quietly, methodically hitting milestones during the pandemic. “It sure hasn’t been easy,” laughs Rasak. “CloudNine received Airport Board Approval in March, and then like most, suffered a set back when stay-at-home orders meant delayed in-person meetings. June however, was a banner month for CloudNine’s customers.” In June, the Ventura County Board of Supervisors adopted the Environmental CEQA, and received CloudNines’ application for construction permit, which clears the way for groundbreaking when issued. “While even I’ll admit an environmental permit doesn’t sound allthat-exciting, the milestone allowed us to finalize our updated plans for CloudNine- which include some pretty cool features,” adds Rasak. The most notable of those features include the move from 28-foot to 30’ doors on each of the four hangar bays, and a clever internal wall between Hangars Cumulus and Virga, as well as Hangars Cirrus and Stratus, that allows a prospective tenant to lease or purchase up to 50,000 square feet of contiguous hangar space. Says Rasak, “As we look at the private JETSETMAG.COM

aviation landscape, while business aircraft have grown much quieter, they have also grown much, much bigger. Fleet composition has changed too, with individual owners or flight departments operating multiple large cabin aircraft- not one. The move to both taller doors and more flexible space options reflects that market dynamic.” In addition to expanded door height and hangar bay size options, a ground support office and two parking stalls for dedicated aircraft refueling vehicles have been added to ensure near instantaneous response to service requests. A fuel supply agreement with Air 7, one of Camarillo’s FBOs has also been secured, offering uninterrupted fuel supply at competitive pricing for CloudNine’s customers. “We’ve even reduced the travel time between LA and Camarillo,” jokes Rasak. Known for his affable demeanor, Rasak’s travel time joke recognizes a new era in business aviation post-COVID: Fewer and fewer people will go to a downtown office after the pandemic. Commercial real estate is already showing weakness as more and more businesses adopt full or partial remote-working practices. Fewer commuters mean less traffic, bringing CloudNine at Camarillo that much closer to the LA basin. Indeed, timing is everything. Who would have thought new executive private hangars would arrive just in the nick of time amidst a world turned upside down? CloudNine at Camarillo, that’s who.

About CloudNine CloudNine is a luxury, private hangar complex for the discerning aircraft owner at select markets throughout the country. Created by visionary commercial real estate developer Ron Rasak of RKR, Inc., CloudNine in Camarillo, CA offers some 100,000 square feet of private hangar space.
