o you’re in the market for a private jet… well, seems like most of the UHNW cohort has one these days, perhaps even parked in their own dedicated hangar. What they don’t have—yet—is the latest in hoppedup helicopters. Meet the Hill HX50, what the company likes to dub the ‘world’s first private helicopter’. More specifically, the first of its kind specifically designed for personal use. Slated to hit the skies in 2023, the Hill HX50 starts at roughly $648,000 USD. Delivery of each helicopter will depend on the date the order is placed. Sublime proportions paired with sleek styling should appeal to the Maserati hypercar crowd, while the sheer stance of the chopper has a bold McLaren crossover feel. When it comes to exteriors, the HX50 has more in common with the styling of exotic supercars the likes of Lamborghini than a Bell Boeing silhouette. For experienced pilots, high performance is at your fingertips. The queue of clients is already well over 100; those at the head of the queue are expected to receive their order in August 2023, according to Hill.

Inaugural purchasers will work side by side with a team of engineers and production technicians— all with the endgame to create a custom dream machine that exceeds every childhood whim you ever had when it comes to the freedom of flight. According to Hill, each client can build up to 51 percent of the personal rotorcraft if they so wish, under the close supervision of professionals. Talk about taking bespoke liberties and liveries to a whole new level. Hill is on a mission to create an aerial grand touring helicopter—to make flying the HX50 as desirable as owning a fine automobile, or splurging on a Riva speedboat or Mercedes Cigarette Racer. “We see the personal aviation trend continuing to strengthen for many years to come. If you can make an aircraft obtainable and desirable enough there is going to be a very large market for it,” predicts Dr. Jason Hill, Chairman & Chief Engineer. ove over Maranello. There’s a new record holder in town, and this one is not from the same stables as the famous prancing horse. Dethroning the former top contender (a Ferrari 250 GTO sold privately for an estimated $70M in 2018), the title of the world’s most expensive automobile now belongs to an ultra-rare Mercedes-Benz 300 SLR Uhlenhaut Coupé. The significance of this special automobile cannot be overstated. Deeply rooted in performance and credited with developing the world’s very first motor car in 1886, Mercedes-Benz has long been a leader in automotive engineering with notable wins across a vast spectrum of racing disciplines. In 1955, Mercedes-Benz captured the World Sportscar Championship title, with its racewinning 300 SLR model (W196S). Among the season’s accolades was perhaps their most notable win, with legendary racing driver Stirling Moss at the helm of the 300 SLR for the 1,000-mile Mille Miglia event. The team’s record-breaking race time cemented both Moss and the 300 SLR into the history books as true legends of the sport. Fortunately for automotive aficionados, Mercedes-Benz also built two 300 SLR prototype race cars with hardtops that same year. Known as the Uhlenhaut Coupé, these two special vehicles were the only roadready versions of the groundbreaking race car ever made and were named after “the driving engineer” and father of the legendary gull-wing SL model, Rudolf Uhlenhaut, who is said to have driven one as a company car. With a top speed of nearly 180 mph, the Uhlenhaut Coupé was undoubtedly the fastest road car in the world in its day. To secure the sale of the world’s most expensive automobile, Mercedes-Benz partnered with RM Sotheby’s to arrange a top-secret auction. With less than ten handpicked bidders, each interested party had to meet a strict set of criteria and possess the funds needed to complete the purchase. After bidders arrived in Stuttgart by private jet on May 5th, the entire venue remained closed for the next 10 days, with the official public announcement of the $142M winning bid coming on May 19th, 2022. The automaker says proceeds from this unprecedented sale will be donated to create a worldwide “Mercedes-Benz Fund” designed to provide scholarships and educational research into the fields of environmental science and decarbonization. Darioush Winery is a visually spellbinding winery founded in 1997 by Iranian born Darioush Khaledi and his wife Shahpar. The couple had spent several years searching for an ideal vineyard site before settling in the southern part of the Napa Valley—in part, encouraged by Robert Mondavi. Their beloved hospitality “palace” was completed in 2004 and was constructed with stunning stones imported from quarries near Shiraz. This property is 33 acres and along with the winery is planted Cabernet Sauvignon, Merlot and Syrah. When Darioush purchased the property, vines were planted to Chardonnay and Sangiovese. Grapes for their Signature wines are not used until the vines reach at least 7 to 12 years of age. We sat down with the highly-accomplished developer following the announcement of his latest project, The Bentley Residences, to learn more about his one-of-a-kind living spaces and what he sees as the future of luxury branded real estate. Dezer is following in the footsteps of his widely successful father, Michael Dezer. He tells us, “I grew up in a real estate family where property and markets were talked about at the dinner table. My father started converting buildings in New York City in the 1970’s, and building new construction is what I brought to the company as we evolved to become developers in all asset classes.” Upon relocating to the Sunshine State, Dezer’s company embarked on its first Sunny Isles Beach venture – with none other than Donald Trump, to develop the six luxury oceanfront buildings that make up Trump Towers and the Trump Grande Ocean Resort and Residences. Dezer Development was the first in its industry to license the Trump brand and quickly realized the potential and advantages of working with a globally recognized name.

how he came up with the idea for the groundbreaking technology, Dezer says, “The Dezervator came about by a process where every NO got us closer to a YES. Car lifts have been around forever but were never designed to carry a passenger in the car, and as we sat down with the various governing bodies, elevator departments, fire department, and put in all the requirements, the elevator took shape and we patented it as Dezervator.” The pioneering developer further observes, “Everything was a challenge. From the motors used to achieve the speed of 800 ft./min. to the fire department allowing us to park a car full of gasoline on the 50th floor of a building, we had to prove our case using various methods, including enlisting Underwriters Laboratory to certify the entire elevator system.” Dezer was also instrumental in the development of a very different branded project with revered fashion house Armani. The luxurious, 56-story oceanfront Residences by Armani/Casa features 308 elegantly adorned residential units with interiors by the legendary Italian designer Giorgio Armani. Joining forces with awardwinning landscape designer Enzo Enea and architect Cesar Pelli, the immaculate Residences by Armani/ Casa has seemingly influenced other fashion labels to embark on real estate endeavors as well, with household names such as Fendi and Versace already hopping on the trend to develop their own branded properties. Both sides learned a lot throughout the process, and really created some interiors that are so spectacular that it will probably not be seen again for a long time. The attention to detail there was so great that the Italian team did not trust the skill set of local laborers and flew in groups from Italy to execute their vision.” For its forthcoming project, Dezer Development will spearhead the creation of yet another luxury tower on Sunny Isles Beach. Expected to open in 2026, The Bentley Residences will feature four-car in-unit garages and the one-of-a-kind robotic Dezervator to give residents direct access to their vehicles, regardless of which floor of the 62-story building they choose for their well-heeled abode. The now-canceled Tonino Lamborghini Residences Dubai is yet another example of the increasingly popular automotive/real estate synergy. The 4.6 million square-foot real estate development of nearly 8,000 sumptuous apartments bearing the Lamborghini name was perhaps the most extravagant and extreme example of a luxury branded residential project to date. Although the project was scrapped in search of a better opportunity to enter the Dubai market, Lamborghini is already in talks with several other developers to launch similar projects in Brazil, Pakistan, and Vietnam. Each has a unique story to share in hopes of enlightening and encouraging other ladies to get up every morning and seize every opportunity that comes their way.

Jessica Ceballos did just that when pursuing the Miss Jetset crown. This powerhouse woman has spent her life setting goals and crushing them, one after another. She is an absolute boss babe who has created a life she’s always envisioned through hard work and determination. She will now go down in history as the winner of the 2022 Miss Jetset Competition. It hasn’t always been easy for this go-getter. When Ceballos was 17, she bought a car and put herself through school. She did everything herself. Now, not surprisingly, Ceballos owns her own business, Spanish Barbie & Company, a boutique with a private showroom open exclusively to models, clothing designers, and celebrities. “They call me Spanish Barbie because I am obsessed with pink and because of the way I look. news reporter, a doctor, an astronaut, a cafe owner,” she said. Ceballos, however, is very real and can be found doing a variety of projects at one time and succeeding at all of them. “I feel really accomplished for the things I’ve done and the things I’m going to do,” she said. On top of owning the boutique, Ceballos is obtaining a real estate license so she can pursue her next big dream of being a million-dollar listing agent worldwide. “Over the next 10 years, I’m going to keep growing and have a financial status where I can just enjoy life. You have to be committed, dedicated, believe, and take your chance. You also have to walk in faith.” Along with making considerable donations to their church, Ceballos and her supportive husband, Enoch, have plans to build many churches with built-in business centers to give homeless people tools to live.

While Ceballos is building her empire, her greatest accomplishment is being a mom of two and a step mom of five. She is, first, a mother and wife, but she is also everything else. “When I first started my boutique, I learned how to sew and was making my own clothes. I do marketing, packaging, and customer service. I’m a perfectionist, and I like to get things done the way I want.” Now modeling is part of her journey, as well. “Modeling fits right in because if I have new releases and new collections, I jump right in to show them off.” Maybe it’s because she’s stunning or perhaps because she gives trust only to people who deserve it, but Ceballos often gets mistaken for being everything but her true self: honest, patient, approachable, determined, inspiring, successful, beautiful, and simply a nice person. Ceballos also has a little hidden talent that is not so small. “Did you ever watch the show ‘That’s so Raven’? That’s me. I have this weird thing where if something goes missing or if something is off, it just comes to me. I get a vision. It comes into play with his [Enoch’s] business and if he’s making moves,” she said. Ceballos believes in manifestation and making her dreams a reality. To her, it’s all about faith and walking with God. “Knowing that I have the strength of God behind me pushes me forward. I love knowing that I have that support for me. We know it’s not us; it’s a calling on us.” Let’s not avoid the fact that this doll is still a little “Extra,” but in a fabulous way—she loves glitter, diamonds, jewels, and everything pink (she has a 10c diamond ring with a pink diamond set in the middle). “I used to put everybody first. But the older I get, I have to put myself first. I have to make myself happy before I can make everyone else happy.” The biggest thing Ceballos can take away from the competition is learning how much support she has. “I never asked anyone for help, but I got it in a big way. I want to give a shoutout to my sister-in-law, Naomi, and my actual sister, Nancy, who probably felt like she competed because she was right there with me. I couldn’t have done this without my number one supporter, my husband. And then my 15-year-old, Zackery, told all of his high school friends to do the daily vote. My two stepsons, Elijah and Isaiah, came through at the end of the competition. My mom, Maria Candy, is another person I want to mention. Outside of performing, Bosnjak is on a mission and life path to coach people struggling with mental health. “Helping others achieve their wellbeing in life is a goal of mine. I want to be a social worker to help my community—especially the youth. I struggled through my own mental health stuff, so I want to tell people they are not alone with it. Sometimes when you’re in that mental state, you think no one understands. But, there are people who are going through the same exact thing. I want to be able to help kids at a younger age so, as they get older, they know how to work through it and work through the hard times,” she said. “I currently volunteer at a Big Brothers Big Sisters program and will be at the University of Fraser Valley in September to start my social work journey.” Bosnjak is a family girl who is close with her mom, Marina, and her dad, Tony. Marina describes her daughter as a smart, persistent leader who knows what she wants. She is a bubbly social butterfly. Being well-traveled, Bosnjak has seen and experienced different cultures, making her a more well-rounded, understanding individual. She may be young, but she has already lived enough to offer sound advice. To her younger self, she’d say, “Don’t listen to what other people have to say about you. I wasn’t really liked in middle and elementary school—I don’t know why. I look at some of the people who bullied me, and I see where I am now. I am living my best life. Continue focusing on yourself.” Not bad advice for people of any age. In her spare time, Bosnjak loves to do arts and crafts, and puzzles. “I love the feeling of accomplishment.” She also just started playing softball on a beer league team. “I’m not very good, but I’m having fun with it. I also like going on hikes, boating, and sitting outside to enjoy nature. And I love listening to music; it’s my form of self-care,” she said. “Thanks to everyone who supported me and came through the whole journey with me. She is a lifelong learner who has spent so much of her time going to school that she’s ready to go big with modeling. With her statuesque presence, sultry gaze, and curls for days, Lougue has a look as unique as a blue diamond. “I’ve always wanted to be a model, but I haven’t had the time, to be honest. I have always been a full-time student and have also worked part-time, taking winter and summer classes. Now that I’ve graduated, I’m waiting to start dental school next year. I’m trying to see how far I can go into modeling and how far I have to adjust my schedule when I go to school again. But honestly, I want to be in magazines and advertisements,” she revealed. Lougue is fluent in French, English, and Dyula, and she enjoys learning about chemistry and biology for fun. She loves traveling, so she continues to find joy in exploring different locations worldwide. Lougue also has an adventurous side and plans to try all the adrenaline-filled activities—indoor skydiving, parasailing—at least once, maybe twice. Her family has been her biggest supporters throughout the competition (and life in general). Her dad always pushes her to do better than he did in school. “I’m their first child, so he told me it’s like a train: You see the head of the train, and wherever the train goes, that’s where the rest will go. So, you are the head of this family. Wherever you go, that’s where your siblings will go, so make sure you go in the right direction,” she said. Lougue would like to thank her family, friends, and community for their support throughout the competition. Being a finalist has been a dream come true for this travel enthusiast. Bennett enjoys the finer things in life, but she also has a down-to-earth demeanor and a loving heart. She feels very strongly about humanitarian work and plans to start a business in that field. The charitable component of the competition was essential to her. “My dad had cancer, and he beat it. When I read the story about Andrew McDonough and the B+ Foundation, I was sold. I also have a daughter, Aria, who was born with half of a heart. It gives me goosebumps because something so small can trigger something so big. So, what meant more to me was the cause—between having family with cancer and because I have a medical-needs daughter,” she said. Bennett resides in Richmond, MI, with her supportive boyfriend, her daughter, Aria, and their Husky, Luna. ny successful team has a few utility players, those who can perform well in several roles. One of the best utility players in the MLB was Ben Zobrist of the Tampa Bay Rays. He seamlessly moved between infield and outfield positions, from pitcher to second baseman to right-fielder to shortstop, delivering stellar performances along the way. Players like Zobrist are the secret (or not-so-secret) weapon teams need to win. The same holds true in business, where utility players can not only be people, but inspired strategies like differentiation. The concept of differentiation is often associated with products. How is one product different from all the others on the market? It might be a design feature, superior engineering or a special capability. But differentiation is at its strongest when used as a company’s utility player—one that goes beyond a product to other areas that also add uniqueness and value. Products may come and go, based on demand, changing markets or copycat competitors. A differentiation strategy that goes deeper into an organization, however, is significantly more sustainable. 80

What sparked its founding? What values was it built upon that remain today? Every brand should have a narrative about its history and heritage. THE UNIQUE FACTOR Some of the most successful companies have a unique ingredient or process for creating their products. It might be a proprietary grain or a more expensive component competitors don’t use. ’m a true believer in real estate. It’s hard to find an asset class that will hedge against inflation more reliably. I’ve been investing in multifamily properties for pretty much my entire adult life, due to their consistency and reliability. While my enthusiasm for multifamily properties remains strong, I’ve also discovered other types of real estate that offer the same advantages of long-term passive income while edging out inflation.


As a real estate investor, I have learned to see opportunities where others don’t. Over the course of my career, it’s become increasingly clear that there are milliondollar ideas all around us that we tend to ignore. Without a doubt, you’ve passed by data centers, industrial real estate and billboards without giving them a second thought, but each of these can offer incredible revenue streams.

DATA CENTERS While you’ve probably never set foot in a data center, you are using one every time you go online. Data centers are home to the technological infrastructure that allows all online activity to take place. Data centers can be a building, a dedicated space within a building, or a group of buildings used to house computer systems and associated components, such as telecommunications and storage systems. Data centers have unique requirements that make owning one more expensive. It costs about $1,000 per square foot to build your own data center, and that doesn’t include the added cost of having fiber optic cable installed to reach it, which will typically run over $10,000 per mile. That buy-in is typically too expensive for most, but accredited investors can still invest in data centers through private investment funds specializing in them. One thing is certain: the demand for data centers is not going to slow down. After record growth in 2021, data centers are being built as fast as possible to keep up with demand. According to projections by the International Data Corporation, data usage is expected to grow at 24 percent per year compounded through 2025.

INDUSTRIAL REAL ESTATE As is the case with data centers, the pandemic accelerated the already-high demand for industrial real estate. When online shopping shifted from a convenience to a necessity, the demand for warehouse space and e-commerce fulfillment centers exploded. Industrial real estate in coastal markets has played a major role in e-commerce, but space near the ports is limited. In 2021, rents for industrial real estate shot up by 33 percent near port cities in California and the northeast. The scarcity of inventory in these areas has often led to bidding wars and has forced developers to consider other areas far from ports. In an effort to solve the industrial real estate shortage, retailers and developers have moved inland, creating what is known as the Golden Triangle of industrial real estate. While the name may evoke pricey coastal markets, the Golden Triangle actually stretches through the south and Midwest between Illinois, Texas and Georgia. Once goods arrive at a port city, they’re put on trucks or trains and sent off to one of the many new warehouses in this region. Issue 3 . 2022 |

According to a report by Deloitte, industrial real estate demand is expected to increase by 850 million square feet, to 14.8 billion square feet, by 2023. Much like residential real estate, the supply of industrial real estate is barely keeping up with demand. In the first quarter of 2022, the vacancy rate for industrial real estate reached an all-time low of 4.1 percent.

BILLBOARDS For me, billboards are the ultimate example of a milliondollar idea that’s buried in plain sight. I speak from experience, as I have owned billboards and know firsthand what a great investment they are. While data centers and industrial real estate have tenants, in the case of billboards, your tenants are the advertisers paying for your space. Billboards aren’t the most cutting-edge form of advertising, but they are still tremendously attractive to advertisers. That’s because per viewer, billboards are the least expensive. A static billboard ad costs from $2 to $10 per one thousand impressions (or views), while a digital billboard costs from $9 to $32 for the same number of impressions. The location of your billboard will determine how much you can charge advertisers.

The billboard was two-sided, so we put ads on each side. We were making a good cash flow as a static billboard, but then we decided to take it a step further and turn the billboard digital. That allowed us to rent to multiple advertisers at the same time. After turning it into a digital billboard, our monthly revenue skyrocketed. Recently, my partner and I decided it was time to sell the billboard. Our profit from the time of purchase to the time of sale turned out to be one million dollars. While I have to admit that I hadn’t been especially interested in billboards prior to that experience, I have always been open to learning more about potential opportunities. Even now, just driving by a nondescript building can pique my interest. My invitation to you is to look for the million-dollar idea that’s right in front of you.

But it was still in 1906, more than two millennia later, that physicist Ludwig Boltzmann committed suicide, in part because he was mercilessly ridiculed for believing in such atoms, for which there was still no direct and absolute proof yet established. Just as Aristotle and a series of other ancient philosophers proposed an evolutionary theory more than 2,300 years ago, it was not until Charles Darwin documented and reported the evidence that supported such an evolutionary theory in a way that made it valid did it become eventually embraced as a viable or useful movement and school of thought. Even in the first half of the 19th century, the theory of evolution was mired in conjecture until he and Alfred Russell Wallace compiled a body of evidence and posited a mechanism—natural selection—for powering the evolution machine.

Just as Nicholas of Cusa looked at infinity and promptly declared, ‘terra non est centra mundi,’ which means ‘the earth is not the center of the universe,’ the church did not yet realize how dangerous and how revolutionary this idea truly was. It was not until the time of mathematician Georg Cantor, who expressed his opposition to widespread views on the mathematical infinite, that any form of formal appreciation for infinity even begun to be generally acknowledged. James Clerk Maxwell’s discovery that visible light was one of the electromagnetic waves traveling at the speed of light (not instantaneously) was so revolutionary that his idea was ignored for many years in the physics departments of most universities. In essence, it was his love letter to humanity in which he shared his dazzling discoveries, which now have become wonders of the world. Galois was far ahead of his time. His ideas were so radical that his contemporaries could not initially understand them. His papers were rejected by the French Academy of Sciences, and it took almost fifty years for the work to be published and appreciated by other mathematicians. His work is now considered as one of the great pillars of modern mathematics. Svante Arrhenius uncovered the relationship between electricity and chemistry in 1883 but was doubted and rejected by the scientific community of his time. Only after gradually winning over the minds of the scientists for twenty years did he finally receive his Nobel Prize in 1903. Einstein’s particle theory of light was not accepted for two decades. Eight, eleven and seventeen years after the publication of Einstein’s paper, even respected physicists such as Max Planck, Robert A. Millikan and Niels Bohr were still rejecting it.

Only 600 copies of the first edition ever sold the first eight years. The theory of continental drift, proposed in 1915 by Alfred Wegener, was not accepted by most scientists until the 1960s, with the discovery of mid-oceanic ridges, geomagnetic patterns corresponding to continental plate movement and plate tectonics as the driving motor. Charles T. R.
