It is now the most expensive single bottle of Japanese whisky. o other wine region on the planet draws as much attention or visitors as Napa Valley. It’s visited by over five million people every year and there are over 400 amazing wineries to choose from. Showcasing completely new views of the Auld Grey Toon, the Torrance (named for its designer, Ryder Cup hero Sam Torrance) is a manufactured links, while the Kittocks is pure clifftop golf at its finest. Through the miracle of modern equipment, the Torrance plays as close as possible to ancient stone property boundaries, as if it had been there for generations. The 14th to the 18th holes are particularly photo worthy, with greens perched dazzlingly high above the sea. Opened in 2002, Kittocks is known to be trickier than Torrance, a severe, smoke and mirrors mistress. Views are magnificent, and so are the shot values. Bring your A game to Carnoustie and pray for favorable weather. This sprawling series of seaside links is considered one of the world’s most challenging courses. This iconic, leading golf destination is home to ‘Golf’s Greatest Test’. The history of this Tayside course is staggering to the uninitiated; the first record of golf being played here dates back to 1527. In 1842, a 10-hole course was laid out by Allan Robertson from St Andrews. Fifteen years later, an 18-hole course was fashioned by Old Tom Morris. James Braid extended the course in 1926 and it has hardly changed since. Stalwart and stoic at first sight, Carnoustie is long at 7101 yards and its renowned burns have been known to test a champion’s judgement. Jockie’s Burn comes into play at the 2nd, 3rd, 5th, and 6th. Beware the Barry Burn, a narrow hazard that plays a large role on the final two holes. A thrilling challenge for players, who must JETSETMAG.COM

cross the hazard multiple times on both 17 and 18. The burn originally served an industrial purpose. The linen industry drew water from the burn, and its current drove the massive waterwheel at the nearby mill. The Barry Burn wraps three sides of the 17th fairway, hence the hole is often dubbed the “island”. Out-of-bounds to the left and deep bunkers to the right of the landing area, one must be bold, aiming down the left side, skirting past with enough steam but staying in bounds. Make plans to stay a while, in order to play all three 18-hole courses, the Championship Course, the Burnside Course and the Buddon Links Course. The Championship Course played host to The 147th Open in 2018, with Francesco Molinari becoming the Champion Golfer of the Year. The finishing holes are especially merciless at this seven-time Open Championship venue and many consider this the greatest back nine in golf. TRIUMPH OF DESIGN AT TRUMP TURNBERRY Poised on the spectacular Ayrshire coast and steeped in history, Trump Turnberry has endured as a landmark on Scotland’s renowned coastline since 1906. In 2014, The Trump Organization purchased the property; with an investment of $247M, the hotel was restored and the storied Ailsa Course was transformed under the stewardship of renowned architect, Martin Ebert. The Clubhouse was renovated, and an opulent new ballroom was added to the footprint of the resort. The thrilling King Robert the Bruce course opened in 2017, named after the castle boy who became King in 1306. Once upon a time, golf at Turnberry was a secret treasured only by locals. These days, golf culture and the highest level of competition thrives here; the course has played host to four Open Championships including the famous Duel in the Sun in 1977.

Martin Ebert made vital improvements to the previous Ailsa design. Slight changes to the opening holes lead to the par-three 4th, where the championship tee and green were moved closer to the water, making for a grander opening overture. Onwards to the 6th, this hole used to be an exceedingly long haul with a deceptive false front. The par three was shortened, tees moved from below the green to above it on dunes next to the beach. The result is quite a joy. The most compelling changes came to the 9th, where a short par four converts to a striking par three. What was once a blind tee now offers a range of tees allowing for more or less forced carry over the cliffs. Prior to Trump’s purchase, the lighthouse sat underutilized on a far corner of the course. With the 29th staging of the world’s premier golf event taking place on the Old Course in 2015, St Andrews has hosted the event more than any other venue. For visiting golfers, the Jubilee Course is a refreshing delight among the seven Links Trust courses, offering challenges on par with the Old, New and Castle. Originally opened in 1897 as 12-holes intended for women, it was later stretched to a full 18 holes in 1905, extending the course through a gap in the dunes. Locals flock to the Jubilee, affectionately dubbed “The Joo”, when they tire of congested tee sheets on the Old Course. Experienced golfers can get in 18 holes in about three hours.
The Jubilee’s greens are compact in comparison with the Old Course’s colossal fairways, defended by natural swells and deep bunkers. One double green is shared by the 4th and 14th holes. Like the Old Course, angle of attack spells make or break when approaching the Jubilee from the fairway. The most infamous hole is the par-4 15th, named “Steel’s Gem.” From the tee, you’re going in blind - the fairway wraps around a sweeping dune to an ensconced green with a steep, false front. As one can imagine, this hole has hosted more existential meltdowns than Larry King. e often hear how impersonal the world has become. We text rather than talk. We interact online through social networks instead of in person. However, marketing and training are two areas that are actually trending more toward the personal side. Both have shown the positive results of personalization. Customers are responding with increased sales and brand loyalty, while learners are showing higher engagement and knowledge retention. Companies are responding by innovating ways to meet the needs of their audiences on a more personal level.

Personalization isn’t a new concept. For decades, advertising has been geared toward specific audiences. Ads show products in ways that appeal to specific customer demographics. Messaging can be tailored to a publication’s audience. Digital ads are presented based on online behaviors and searches. All of these are examples of personalization. Companies use personalization to build strong ties with customers and differentiate themselves from the competition. It has the power to improve the customer experience by making people’s lives easier. Filters on shopping sites allow customers to find the right product by personalizing the results based on color, size, style, brand and more. Personalization also makes it easier to find information. For example, Google considers a user’s location and previous searches to deliver the most accurate results.
Amazon is an industry leader in personalization. Anyone who has shopped the retail giant knows it recommends products based on past purchases and items viewed, and presents similar items that others have purchased. The company uses artificial intelligence, predictive analytics and a team of specialists to continually refine and personalize the experience it delivers to shoppers. While personalization requires an investment in people, data and technology, it has shown a significantly positive return on investment. According to a study by Infosys, 86 percent of shoppers said personalization had at least some impact on what they purchased. The study also showed 59 percent of shoppers who have experienced personalization believe it has a noticeable influence on their decision to purchase. Content is another way to personalize the customer experience. With the amount of content being created every day, consumer attention is being pulled in an ever-increasing number of directions. Delivering content and messaging that is relevant to their interests can cut through the clutter. For example, websites can present customized content based on the visitor’s location and emails can include messages tailored to the customer’s interests and behaviors. Consumers are
more likely to appreciate an email that contains content relevant to them than they will a generic email sent to the masses. Personalization is not only an effective way to reach consumers, it can also be used in eLearning to drive engagement and knowledge retention. Learning has evolved to include training based on job role, experience level, strengths, weaknesses and goals. With developments in learning technology, learners no longer have to endure training that has no relevance to their responsibilities or interests. Learning Management Systems (LMS) can present content relevant to the learners’ job roles based on their unique log-in information and allow them to access learning on demand. Adaptive learning adjusts content based on learner activity, performance and interest level. This learning technology considers learner responses to interactivities, quizzes and pre- and post-

For example, if a learner is showing a low level of understanding of a certain topic, a module further explaining that topic will be presented. Microlearning is another form of personalized learning. Shorter modules accommodate shrinking attention spans and reduced time available for training. Learners have more control over the pace of their learning and can quickly go back and access information they want to reference in the future. Personalization in marketing and training is one of the most effective ways for companies to stand out and connect with their audiences. It shows a commitment to understanding and responding to customers’ unique needs, which builds stronger relationships. As technology and data collection evolves, the opportunities to make customer and learner experiences more relevant and beneficial will only grow. ISSUE 4 . 2019

I
’m staying at my childhood home this weekend in Seattle and it’s a home that my parents bought in 1962 for $12,500. I asked my mom (she is now 87) how much she paid for her car back then. She told me it was about $2,500. After a few minutes on the Internet, you can easily see what things cost back then, and being in the rental business, I found that the average rent was $110 per month. History can be a great teacher but I have found that some people have a tendency to look at things only as of today. In other words, we shop for a car today and a see what we can afford based on our cost of living as it relates to what we are making at the moment. My dad and mom most likely did the same thing back in 1962. As people move around the country or the world, they are constantly looking at the “cost of living” as compared to their savings or income. For example, I have friends that basically have very little savings and have moved to Mexico or Belize because it only costs them about $25 dollars a day to live. The cost of living is the amount of money needed to sustain a certain standard of living by affording basic expenses such as housing, food, taxes and healthcare. The cost of living is often used to compare how expensive it is to live in one city versus another.

One great thing about getting older is the wisdom and experience you can slowly acquire though basic financial education, and so now I get the opportunity to look back with a new lens at my own family and many of my friends and observe their own financial health. Let me tell you, it’s not good. It’s hard and painful for me to watch, but I love them all. I wish I would have learned at a much earlier age that there are two things that can dramatically change your financial life. One is understanding inflation and the other is interest rates. If you understand these two things, you will make better decisions on what you buy and how you save or invest. Period. If you understand these two things, most all the financial decisions you will make will be much easier and will increase your savings by the thousands. One of my favorite US Presidents, Ronald Reagan, said it best. “Inflation is as violent as a mugger, as frightening as an armed robber and as deadly as a hit man.” You should take note. When you’re figuring your cost of living, the inflation rates need to be part of the calculation. Inflation is simply a sustained increase in the general price level of goods and services in an economy over a period of time. That’s all it is. Something is being “inflated” like a balloon and in this case, it’s the prices in an economy. For example, if the interest rate offered on a one-year bank savings deposit is one percent and the inflation rate over this same period is three percent, your real rate of return is a negative two percent. You lost money that year. If you had $1,000 in that savings account, your one-year ending balance would be $1,010, so you really JETSETMAG.COM
did earn the one percent the bank promised, but when you calculate the annual inflation rate, the purchasing power of that $1010 is more like $980. Now, let’s go back to my mom’s house. She paid $12,500 in 1962, and today it is worth about $400,000. My mom is not a rock star investor by any means. In fact, she worked hard her entire life, cutting people’s hair for over 50 years. She has virtually no savings, but she does have $400,000 in equity in her home, as she paid it off years ago. The reason she has this equity is because of inflation, not how she invested. She didn’t understand it at the time, but inflation is the reason she has a retirement. This is lesson #1. Things with long-term value will go up over time due to inflation.
Now let’s turn to interest rates. Advertised interest rates that you may see at banks or other financial service providers are typically nominal interest rates. This means it’s up to you to estimate how much of the interest rate a bank may pay you on a savings deposit like the example above. When you borrow money, lenders demand that you pay them for their risk (in the form of interest) as they don’t know if you’ll repay the loan, so they want compensation. This concept is universal whether you’re using a credit card, financing a car, financing furniture or getting a mortgage on a house. Borrowing money is basically using OPM (Other People’s Money) to buy things. I am a big fan of using OPM to leverage my returns. It’s

The biggest mistake I see around borrowing money and interest rates is when people get lured into high interest rates with no understanding of the cost. Credit cards are the most obvious example. If you have a $5,000 balance on a credit card and the interest rate on that card is 25 percent, then it costs you $1,250 annually or about $104 per month. If you pay only $104 per month than you will always have a $5,000 balance and you will have a $104 monthly payment forever. If you move that $5,000 balance to a credit card with an interest rate of five percent, then it costs you $250 annually in interest or about $20 per month. So if you keep making $104 payments with the lower interest credit card, you will pay off that $5,000 in just a few years. It’s simply understanding the cost of money where one company charges 25 percent and another charges five percent. Money is just money. What people charge for it can range all over the map. The same is true with banks or other financial service providers. It’s important to shop around because it doesn’t matter where or who the money

comes from. I have seen people get out of debt just by moving entire balances to financial companies that are advertising zero interest rates and essentially paying nothing for borrowing money. So lesson #2 is always be looking for low-cost money.
Inflation will always reduce the value of money unless your savings interest rates are higher than inflation. And the higher inflation gets, the less chance there is that savers will see any real return on their money. Conversely, if you can borrow money at a low cost and invest it for a higher return (this takes education), then you are beating inflation and you are using OPM or leverage to do it. Just remember this, when you deposit your hard-earned cash into any financial institution, it is a liability to them because they owe you interest. It’s an expense to them. The rich understand how to borrow that same money and use it to make more. This is how the rich get richer and when you understand it, you can set yourself up for a nice financial future. Why I Invest in Silver By Robert Kiyosaki
I
remember the first time I was on Fox News, in an interview with Neil Cavuto, and was asked about what I was investing in. Without a moment’s hesitation I stated, “I’m investing in silver.”

The more important question is: why silver?
I began investing in silver in 1964, when I was 17 years old and a junior in high school. My investing career began when rich dad’s son and I noticed our “silver” coins, U.S. dimes, quarters, and half dollars, were no longer “silver.” After 1964, “silver” coins had a copper tinge around the edge. Today, I realize our silver coins had been debased, which means a base metal, such as copper, was added to a precious metal coin, in this case, silver coins. The copper tinge was a dead giveaway that something was wrong. We the people were being cheated, via our money. Our own government was ripping us off, via the money we worked for. Today, I realize that rich dad’s son and I were following Gresham’s Law, a monetary principle which states, in essence, that “when bad money enters the system, good money goes into hiding.” In 1964, we did not know about Gresham’s Law. We just, intuitively, sensed an “opportunity.” Soon, we got into the habit of taking our paper U.S. dollars to our local bank and trading paper dollars for rolls of dimes, quarters and silver dollars. While our classmates were doing their homework, we were active investors, searching for real silver coins, separating them from fake silver coins. We separated the real silver coins, put them in large cloth bank bags, and rewrapped the fake silver coins. The next day, we returned to the bank, trading in our fake silver coins for new rolls of dimes, quarters and silver dollars so we could repeat the process . . . in search of real silver coins. It was not long before we had several large bank bags, made of heavy canvas, filled with real silver coins. In 1965, we both graduated from high school. Rich dad’s son went to the University of Hawaii and I went on to school in New York. About 10 years later, I was home in Hawaii and asked my mom, “What happened to my bags of silver?” “You mean those bags of dirty old money?” she asked. “You mean my real silver coins,” I replied, correcting her. Without missing a beat, my mom replied, “I spent them. I needed the money.” ISSUE 43 . 2019 2017

I do not recall the spot value — “spot” means the international price of silver — on that day. I estimate the silver coins were worth 20 percent more, as “real” silver, than the “fake” money — the U.S. dimes, quarters, and half dollars that had been polluted with copper. My mom could not understand why I was upset. “Why don’t you just go out and find more silver coins?” she asked. “Because that ‘window’ has closed,” I replied. “Window? What window?” she asked. “The window of opportunity. The real silver coins have been picked over. There are only fake coins in circulation today,” I explained. In the 1980s, the Hunt Brothers out of Texas cornered the silver market and the spot price of silver soared to nearly $50 an ounce... and then crashed.
The Window Today, I am often asked, “Do you invest in Bitcoin?” My reply is, “No, I wish I did, but I missed the window.” A friend of mine did not miss the Bitcoin window. He invested $100,000 with Bitcoin at under $100 a coin. Needless to say, he did OK. By the time I found out about cyber currency, Bitcoin was about $9,000. The window was still open, but it was too high for me. Windows Open . . . and Close One reason why so many people struggle financially is because they fail to see “windows” opening and closing. If they do invest, they listen to their financial planner who advises them to invest for the long term, in a well-diversified portfolio of stocks, bonds, mutual funds and ETFs.

Personally, I do not invest for the long term. I invest when windows open. I invested in real estate in 2008, after the subprime real estate crash. It was a time when prices came down, as did interest rates. The years between 2008 and 2015 provided one of the biggest windows of opportunity for investors in real estate, gold, silver, stocks and bonds in the history of the world. Ninety percent of the U.S. population missed that window of opportunity because the crash terrified them. The Case for Silver Today, as I write, in September of 2019, the date is very important. Today the silver window is wide open. As you know, windows open and windows close. That is why I am a guest on news and business programs stating, “I am investing in silver.” I believe the silver window is open, and may be the biggest bargain of 2019. When I invest, I look 10 years into the future. Today, I am looking into my crystal ball to the year 2030. What do I see? Here are some snapshots...
#1: Has the Problem Been Fixed? The 2008 disaster has not been fixed. Rather than fix the problem, our leaders just “printed” more and more fake money. Rather than fix the problem, our leaders bailed out the bank that caused the problem and paid the bankers billions in bonuses, further stealing the future from you and me. In 10 years, in 2030, how big will this problem — this problem that wasn’t fixed in 2008 — be? What will real silver be worth if governments keep printing fake money?

#2: Boomers without Pensions Due to negative interest rates in the bond market, pension plans have not performed. Many government and private pensions are underfunded... leaving millions of Baby Boomers without pensions. Will the government bail out millions of Baby Boomers the way they bailed out the bankers? The student loan debt crisis took off after President Barack Obama took the business of loaning money to students and turned it over to the U.S. Treasury. In 10 years, how many college graduates will still be in debt?

#5: Negative Interest Rates As I write, there is over $17 trillion earning below zero interest rates. People are now loaning money to banks and expecting to lose money, receiving less money in return. This is nuts. In ten years, what will happen to the trillions in debt if interest rates climb to 10 percent and higher?
As compelling as they are, these are not the real reasons I am investing in silver at this time. The real reason is a simple one: the silver window is open. How long will silver remain a bargain? Only time will tell. The important lesson for today: the silver window is open. Now. If silver is around $20 an ounce in 2020, what do you think the price of silver will be in 2030?

I
n business, one thing you cannot understate is the value of having a good mentor. I’m thankful for all of the mentors who have helped me throughout my career and life. And almost every successful person I have ever met can vividly describe the mentor or mentors who helped shape their business knowledge and put them on the path to becoming who they are today. Mentors can be people who come into your life for a brief period or those who stick around forever. One of the best pieces of advice I can offer young entrepreneurs is that they should always be looking for mentors in their field and soaking up as much as they can from them. My firm belief in mentoring and helping provide mentorship has been a significant focus of mine for the past few years. In 2015, I was appointed a Global Ambassador of Entrepreneurship as part of the Presidential Ambassadors for Global Entrepreneurship to help under-served entrepreneurs. I was tapped by President Obama to work on his My Brother’s Keeper initiative to help mentor and support young African American males. And in 2015 I also launched my own mentor program, Daymond John’s Success Formula, which has held events across the nation that have been attended by over 100,000 people.
My friend and current mentor Jay Abraham recently shared a study with me that I found particularly illuminating. The study showed that startups that have helpful mentors and learn from those thought leaders raise seven times more capital and have over three times better user growth. Think about that for a second. This one single thing made that much of a tangible difference on these businesses. Mentorship is what allowed the successful companies to focus, not take funding too soon, and scale at a good pace. If you needed a reminder how vital good mentorship is in business, there it is right there. My first mentor was my mother. I have talked time and time again about how influential my mom was, however, most of the stuff that she taught me I didn’t fully comprehend or understand until I was at least 20 years old. Like most kids, I was deaf to my mother’s advice as a teen. Eventually, the lessons stuck though. My mother used to say, “money is a great slave but a horrible master.” She helped me gain financial education, which if you’ve read my books or routinely read my column in Jetset, you know I believe it is one of the most important things we need to impart to the younger generation. My mom taught me that it was my homework that was going to make me wealthy, not my remedial summer job. So she used the ISSUE 4 . 2019

She would save up all year so she could afford to send me away come June. I will never forget how incredible it was that she managed to do this (and had the wisdom to know it’s importance). One summer she sent me to stay with her friend on a naval base in Hawaii. (Other summer trips included Barbados, Trinidad, Canada, California wine country, and more.) Even though we were poor, my mother somehow found a way, whether putting me up with family or close friends, to make sure I developed a global view. The impact that had on me is quite profound. It taught me to appreciate a variety of cultures, and broadened my outlook on the world. Another mentor of mine, my stepfather Steve, came into my life after my parents got divorced. He is a white, Jewish man, who takes pride in his faith and culture. Steve taught me that I should be proud of who I am. He told me that I should absolutely be “pro-black,” but also not be anti-anything else. So I have embraced my racial identity, but never judged or put down any other race or culture. Living with Steve taught me that people are people. Here was a guy who came from relative wealth, but all he cared about was health and happiness. And Steve also had a passion for animal preservation and rescue, which has stuck with me as well. My FUBU partners were tremendous mentors too. Like any good business partners, their impact was invaluable. Keith, Carl, and Jay were my guys, my brothers really, whom I came up with and knew since I was ten years old. We used to call it “the brain trust,” as on the days that I wanted to quit, they wouldn’t let me and on days when they wanted to give up, I would save the day. We were working towards a common goal, and we were a force to be reckoned with.

Two more people, Norman and Bruce, became my partners after replying to an ad I had placed in a newspaper, seeking investors for FUBU. They didn’t have much experience in the urban market, but they were smart enough to let me do what I do best — market, brand, design and construct — while doing what they do best, make goods and sell them. We had a fantastic partnership back then, and still do today. Without these five people, I would not have been able to scale that business into the multi-billion-dollar force it was at its height. These mentors and the lessons they taught me have stuck with me until today. With every year of wisdom and every piece of new business knowledge, I appreciate and respect them more. How did you specifically help them? What lessons did you impart? And finally, I want you to think about how you can continue to mentor and pass along your wisdom to help grow more businesses and create new generations of millionaires. have been fortunate enough to be an educator for 47 years and a business consultant for nearly 37 of them. I have also had the opportunity to interview thousands of high-achieving business leaders to find out what they thought would be the most significant key to building sustainable businesses. The majority of them believed that great business leaders of the future will be moving beyond the earlier industrialized, patriarchal, dictatorial and autocratic approaches to leading companies. Instead, they will gradually move towards a more balanced and partly decentralized approach whereby creative, engaged specialists are doing more of what they love with more autonomous power. Instead of having an extreme oppressor and the oppressed — the punishment and reward approach — leaders will allow these specialists to contribute by applying creativity and innovation. JETSETMAG.COM
Those I interviewed believed that business leaders of the future will discover the power of achieving more of a balance between the masculine and the feminine. Please note that the masculine and feminine forces mentioned here are not limited to men or women leaders. Either gender can lean to one or the other side. Of course, with today’s definitions of each gender being questioned and adjusted, I won’t try to tackle the debate of what each gender is, but let your intuition and experience fill in the blanks. Some previous company leaders that assertively controlled, overworked and even exploited their workers eventually forced them to organize retaliating unions in order for a collective feminine force to balance out the masculine dominance that concentrated primarily on immediate profits. These unions were developed to protect the workers from burnout and to teach the patriarchal and sometimes
narcissistic business leaders to care more about the workers they were extracting surplus labor profits from. Many business leaders lean towards one side or the other in their approaches to leadership, but nature automatically forces them to oscillate between the masculine (visionary, profit-driven) and feminine (feeling, nurture-driven) sides. Business leaders of the future will consciously strive to maintain this essential balance of masculine and feminine forces within their enterprises just like the forebrain’s executive center does within the human body. I recently received an email from a very small company in Massachusetts that had a turnover of $32 million, but a slim profit margin of just over a million dollars, around three percent. No one on the company board had ever previously earned more than a million dollars. The board was very family, education and altruistically ISSUE 4 . 2019

oriented. This was the value system that guided them. These values dictated their perceptions, decisions and actions, and, therefore, the destiny of their company and its profit margins. As a result, consultants, such as myself, were brought into the company to initiate a shift in values through new links and associations made in their brains in order to concentrate the leaders more on the objective of efficiencies and profits — to bring an essential masculine side to the equation. If a business leader does not place a high value on making profits, but places a higher value on managing and taking care of his or her people, the company may be a great place to work, but their profit margins may be sacrificed. On the other side of the scale, if a leader is too focussed on the bottom line and focused only on making profits, the company might not be the greatest place to work and worker burnout and retaliation may be an inevitable result. It’s therefore essential for business leaders of the future to allow for a balance of the masculine and feminine forces. Successful business leaders typically oscillate between the two poles, but those that strike a synchronous balance are the most loved and caring and can make their companies efficient, profitable and sustainable. I have studied business management ideals for over three-anda-half decades and found fluctuating trends return roughly every seven to ten years like a slow swinging pendulum. Currently, some countries are heading into a possible recessionary period and are already temporarily focusing on building their muscle and trimming their excess fat. This means they are likely to find ways of becoming more efficient and focused to maximize essential profits. But before the possible recession adjusts the tide, many companies will be making sure their health services, flexibilities for their people and socializing working environments are moderated. In a few more years, after the present masculine side completes its trimming phase of the cycle, this more rigid structure will again begin to give way to the feminine side. Business wisdom requires a close balance instead of the uncontrolled extremes of opposite gender polarities. A company is the most basic unit of socioeconomics and is wisely led and managed when it demonstrates the principle of this essential gender balance. The quantum values of everyone within the company will ensure that all complementary opposites concerning gender will be expressed and a balance of masculine and feminine forces will be maintained and conserved. For every concern that is important to the selective few, there will be a collection of others who will think it to be of little or no importance. What the few express the many repress. If the complete company of leaders and workers were put into a blender together, all complementary opposites and values would become neutralized. All opposing values organically emerge naturally as is demonstrated by the law of eristic escalation. For instance, in companies there are the assertive over-workers or drivers and the passive under-workers or undriven, sometimes stereotyped as capitalists and socialists. If a business leader becomes over-infatuated with the former, they will also breed the latter. If an over-worker gets to work early and stays late and is labeled by others a workaholic, they will be balanced by the under-worker who will come and go at the scheduled times and do nothing more than what is expected. If the leader becomes infatuated with one, they will reject yet breed the other. Business leaders of the future, though, must understand how complementary pairs of gender and non-gender opposites are necessary for the overall balance and not try to get every worker to become one-sided, which nature will wisely not allow. Like for all reproducing pairs of organisms found within nature, there must be a gender balance, too, for all sustaining business organizations. The inspiring business leaders of the future will remain conscious of the need to integrate this most important principle before their companies disintegrate.

Bubbly, buxom, and beautiful, Enea Culverson is set to stage a culinary coup near you. Winning over the hearts and palettes of fans with her savory imagination, her signature dish is lobster risotto. Speaking with us from her home in Las Vegas, Culverson recalls the thrills of cinching the crown, “I enjoyed every single moment and aspect of the experience — the entire journey from competing, winning, flying on a private jet; the Jetset staff were a dream come true.” Always on the lookout for what’s next, Enea envisions success as showing respect, working hard and always learning. The 27-yearold stunner has rather rational goals when it comes to allocating the $50,000 prize. Instead of splurging on a new Mercedes, our winner plans to use the funds to continue her education, adding a business major to pair with her culinary degree. “I would like to open my own tapas catering business,” she explains, “The plan is to build on the momentum of catering to eventually open my own tapas restaurant.” She hopes to use business and culinary skills to help the homeless community in Las Vegas as well. When we chat on the ravishing beauties that have graced our covers, from the likes of Halle Berry, Charlize Theron, Jennifer Lopez and Margot Robbie, she is stunned to be following in their footsteps. “How monumental!” she exclaims, “No one knows where their journey will take them in life and to know my journey is anywhere near similar to these icons is unbelievable.” Culverson, in her second semester

at College of Southern Nevada, has previously competed in pageants throughout Nevada and was the top fundraiser for the Miss Jetset pageant and fundraiser for pediatric cancer. Culverson originally enrolled at CSN to study broadcast journalism, but moved to culinary after having an epiphany that cooking gave her more joy. Passionate about linguistics, she is keen to travel while actively practicing the languages she’s been studying. “My life experiences would be the inspiration behind my hopes and plans for 2020,” she shares with us. “I hope my love for culinary arts and philanthropy together will make a huge impact in small and large communities.” We couldn’t help but ask our glowing winner what star ingredient she would be if she were on a dinner menu. Her response has us drooling. “A 2000 vintage cote de boeuf,” she replies coyly. “Very rare, very expensive and like a fine wine, it gets better with age.” At roughly $3,200, the 2000 vintage rib steak is the world’s most expensive steak. We admire her charisma and passion for promoting body positivity. “By advocating body positivity, we can challenge the world as a whole to break societal standards,” she reflects. “Uplifting women and men of all shapes and sizes brings forth vulnerability and strength all at once, and that’s a beautiful thing.” Enea is philosophical when it comes to feeling empowered in her own skin, “When you can be fearful and fearless all at the same time, there is beauty in duality and there is acknowledgment when the spectrum on representation is broadened.” ISSUE 4 . 2019

Originally from Scottsdale, now based in Orlando, McKenzie Fraley is currently pursuing an undergraduate degree in international business. She has also studied Spanish for five years; one of her major personal goals is to become fluent in the romance language. Jetsetting to the Royal Palace or Prado Museum of Art is her idea of a fantasy trip; she even dreams of the possibilities of immersion into daily life in Spain. Not merely content to trip out just for the sake of Instagram, she’s genuinely fascinated by the culture and history. Brimming with wanderlust, she takes inspiration from local events, markets and people’s homes. She loves seeing how people host one another in different cultures. Fraley is grateful for the Miss Jetset experience pushing her to the limit, bringing bright new people into her life, while also invigorating friendships she thought long

expired. This entrepreneurial minded beauty enjoys building relationships with modeling industry influencers and insiders. She’s always been interested in entertainment, both in front of and behind the camera. At home on a modeling set, she hopes to continue to thrive in the modeling world. Described as independent and driven through the confidence she exudes, Fraley has certainly made her mark in the community. A big fan of the B+ Foundation, Fraley enthusiastically thanked her fans for supporting families dealing with childhood cancer. At one point in the competition, McKenzie started making a video to thank everyone. “It took three hours to make my two-minute video,” she recalls with humor. “I wanted everyone to know I appreciated how they rallied for this vital and meaningful cause.” One of her greatest passions is fundraising for children with Down syndrome, so the charitable aspect of Miss Jetset was right in her wheelhouse. Staying healthy and giving back, even while surrounded by complex external influences is her daily mental and physical commitment. A model wears many hats, no pun intended. McKenzie was a “role model” model in the process of gearing up for Miss Jetset. It’s takes grit and persistence to make it in this industry. Success certainly isn’t linear — it’s twists and turns spiked by highs and lows, often never the path you imagined. Letting her true personality, quirks and all, shine through, she’s learned to capitalize on what makes her unique. Cultivating a healthy sense of self is crucial to longevity in this business, and McKenzie has this in spades. Wherever she lands, she’s driven to build a strong community. This was vital to many of our finalists, as modeling can often be a lonely journey. For the most part, candidates that were mindful and intentional about sparking a movement in their community rose to the top. By drawing on established bonds while igniting new friendships, our finalists become part of something far larger and more meaningful.

CREATING A BUZZ Dancing with fire, Jameson is used to sparking flames everywhere she goes. The accomplished performer got involved with fire dance through good friends living in Hawaii. Currently based in Las Vegas and St. Louis, she often performs with Hawaii Fire Artists, a fire dance troupe based in Honolulu that performs every year as part of the Burning Man Fire Conclave. Speaking of the Burn, Jameson’s passion for creating more than consuming set her apart from the competition. Raised in North County of St. Louis, the passionate nature enthusiast began Beekeeping two years ago, inspired by the lush forage available on her family’s property along the Missouri River. Who knew sustainability could be so sexy? Jameson is quick to educate anyone across the table that every third bite of food you eat is possible because of pollinators - bees, butterflies, bats, beetles. She advocates for conscious organic farming practices and pollinator conservation methods. Earning a Bachelor of Arts in International Relations from Hawaii Pacific University, her studies focused on cross-cultural comparisons of social sciences and politics. A self-confessed lover of sailing, she thrived in a semester at sea, circumnavigating the globe. The trailblazing conservationist has an outerwear line in development, set to debut this fall. The inspiration behind her business? Faux fur may be PETA friendly, but it won’t biodegrade in a landfill.

The Future of Business and General Aviation at John Wayne Airport By Jamie Wilson
“s
tunning, oceanfront views from this midcentury-modern beach bungalow await you,” read the real estate listing. Situated on five coastal acres, the house is charming, if not rustic. You move quickly. After a mountain of paperwork, that coastal charmer is now yours. Yet, as you sip a celebratory champagne from your new porch, it hits you: The bungalow — built decades ago — while functional and adequate, doesn’t match the potential of the property itself. Its physical location on the property, while appropriate when built, is limiting. Though a major renovation may delay the inevitable, it doesn’t solve the underlying issue — the house is simply on the wrong spot on the property. The prospect of a tear down and rebuild is bold, but it’s the right decision. From time to time, airports must make the same decisions, and reexamine their airport layout. Called master planning, it is a process that determines the long-term needs and future development of an airport to maximize the user experience. Similar to tearing down the coastal bungalow and building elsewhere on the property — an airport may determine that terminal buildings, hangars and aircraft parking areas may require a new location at the airport to meet future demands. Recently, the Orange County Board of Supervisors made the thoughtful decision to initiate a new master plan to improve the General Aviation experience at John Wayne Orange County Airport (JWA). Much like a home constructed a few decades ago couldn’t possibly anticipate today’s modern conveniences, many aircraft flying today weren’t even conceived of a few decades ago. For example, the very first ultra-longrange business jets — the Gulfstream V and the Global Express — are still less than 25 years old. By contrast, JWA is 80 years old. As part of the modernization, the new JWA master plan calls for construction of new executive terminals — FBOs — on opposite sides of the main runway.

While the change improves both safety and efficiency, the planned addition of a dedicated US Customs facility to JWA will make it a true port of entry for business and general aviation travelers. One of the strongest supporters of this redevelopment, and a current operator of a private aviation terminal at the airport, ACI Jet, is excited about this decision by the OC Board. “This well-planned layout positions JWA well for the future of business and general aviation at the airport for decades to come,” says William “Bill” Borgsmiller, CEO of ACI Jet. He adds, “ACI Jet has been ‘Built by Californians, Committed to California’ who understand the expectations of aircraft as well as the unique operating climate in the Golden State. This thoughtful modernization is a step forward that will transform the user experience at this airport for the better.” Much like that new beautiful piece of property with breathtaking views but an outdated home, the Orange County Board and John Wayne Airport has realized that their property needs modernization to safely maximize the user experience. This improvement program at JWA is a result of careful planning based on good, thoughtful decisions that support JWA’s private aviation customers. While the changes won’t happen overnight, the future ribbon cutting will involve champagne.

Separating Fact from Fiction in Hangar Development By karen brost

f one of mankind’s greatest dreams was to fly, the pursuit of that conquest certainly attracted its share of dreamers over the years. Old black and white newsreels of “flying contraptions” – the majority of which were never built — are especially humorous when juxtaposed against the look of a modern business aircraft. At the time of those newsreels, though, only a handful of people had flown, so separating aviation fact from clever marketing was difficult. While time eventually yields winners and losers in business, making a multimilliondollar purchase decision on a few conceptual renderings is no easy task. Few know this as well as Ronald Rasak, a seasoned Southern California commercial real estate developer and the visionary behind CloudNine at Camarillo, a luxury, private hangar complex that breaks ground at the Camarillo Airport in mere weeks. “There’s much for a potential hangar buyer or lessee to consider before the steel rises on a hangar development project, and good diligence is key. The Catch-22, of course, is if that customer waits until after the steel rises to make that purchasing or leasing decision, they’ve likely missed the opportunity. Diligence, notes Rasak, will reveal the authenticity of the project, and by extension, its likelihood of success — or failure. It’s no secret the aviation industry is littered with the headstones of development projects that never made it past the conceptual stage, notes Rasak. Because of this, he suggests three areas for would-be hangar tenants and/or owners to concentrate their diligence. First, check the term on the underlying ground lease for the proposed hangars. “Most will be in the 20 to 30-year range, which though customary for airport ground leases, makes them fairly plain vanilla. The longer the term the better. Our development background helped us secure a favorable term for CloudNine, which our hangar owners enjoy as part of their investment,” says Rasak. With a 50-year underlying ground lease, nothing in the Southern California hangar market comes close to CloudNine at Camarillo. JETSETMAG.COM
Second, vet the developer. While aviation expertise can always be sourced to assist an experienced commercial developer in the airport environment, the same is not true in reverse. Says Rasak, “FBOs may only build a new hangar every 20 years or so, which contributes to significant ‘blind spots’ in the development process. Blind spots manifest as another term: unforeseen delays. Commercial developers, by contrast, oversee multiple construction projects daily; there are no blind spots. “Building, leasing and project management is what we do for a living.” Rasak speaks from experience on this. While CloudNine at Camarillo approaches ground breaking, the development itself has been quietly hitting its milestones on time for the past year — milestones a hangar buyer should be asking about as part of diligence. “While it’s not as ‘sexy’ as, say, the ribbon-cutting ceremony, we received our CEQA (California Environmental Quality Act) permit in July. It’s the behindthe-scenes milestones that separate fact from fiction.” Lastly, says Rasak, ask about their development team itself. “Have they already hired the architect and selected a GC (General Contractor)? Have either ever built hangars before?” With a good-natured laugh, Rasak adds, “And do they know they have to file for environmental permits?
