The Hennessy 250 Tour was a multidisciplinary event in which the Maison showcased the treasures of its heritage. The tour blended the concept of a major traveling exhibition with that of a cultural festival. It featured a 360° perspective on the Maison’s past, present, and future, as rendered in carte blanche creations and performances by a selection of internationally-recognized contemporary artists. In tandem with the announcement of the Hennessy 250 Tour, Yann Fillioux, the Maison’s Master Blender, presented the Hennessy 250 Collector Blend. Over the past four years, in the hush of their secretive room, Fillioux and his Comité de Dégustation (“Tasting Committee”) have been preparing for this moment. This is an expression of absolute perfectionism, and a tribute from the present
members of the Comité to their predecessors. The team has been selecting eau-de-vie (a clear, colorless fruit brandy that is produced by means of fermentation and double distillation) from amongst the ones Fillioux has carefully chosen and matured throughout his 50-year presence in the Maison. In order to prepare the Hennessy 250 Collector Blend, these eaux-de-vie were aged in 250 handmade, specially-commissioned barrels of Limousin oak, each containing 250 liters. Prior to that, they were aged in barrels for at least ten years under the most optimum conditions (in an aging cellar near the banks of the Charente), and in a mild, humid atmosphere. Temperate and oceanic — the epitome of controlled balance. In anticipation of celebrating the completion of this milestone and world tour, I arrived in Paris and was immediately whisked off to Shangri-La Hotel, a stunning property that has been impeccably restored to its original glory as the former home of Napoleon Bonaparte’s grandnephew, Prince Roland Bonaparte. Located on the seventh floor, La Suite Shangri-La offers a sprawling 2,360 square feet of pure luxury, including a private terrace that spans almost 1,100 square-feet. This jewel in the crown of Shangri-La, is nestled atop this historic mansion and overlooks Paris and its monuments. Panoramic bay windows in every room offer views of bridges, the Eiffel Tower, the river Seine, and the Grand Palais. Being adjacent to Gustave Eiffel’s home, whose company designed and built his namesake tower, is just one more reason to hang your beret for a stay of any length. ISSUE 1 . 2016

After settling in and strolling the streets of Paris for the afternoon, I readied for a cocktail party off of the hotel’s elegant lobby which was attended by Hennessy Chairman & CEO Bernard Peillon, International Ambassador Maurice Hennessy, Art Curator Herve Mikaeloff, Hennessy Heritage Director Raphael Gerard, and the Hennessy 250 artists. After a tasting of the divine Hennessy 250 Collector Blend — which in my opinion is one of the finest ever — it was off to the Hennessy 250 Dinner at Paris Museum of Modern Art, set amidst Warhol Unlimited, the first presentation in Europe of “Shadows” (1978 to 1979) in its entirety. The following morning brought us in search of more culture and beauty as we explored the brilliance of Foundation Louis Vuitton through a private, curated visit. Housed in a truly spectacular Frank Gehry designed building, Foundation Louis Vuitton is committed to contemporary art and making it accessible to as many as possible. After lunch at the onsite restaurant, Le Frank, it was off to the stunning Grand Palais for FIAC (Foire Internationale d’Art

Contemporain) – one of the most prestigious contemporary art fairs worldwide, where we took in a vast array of 175 exhibitors before getting on a train headed to the beautiful region of Cognac. As a house guest, arriving at Hennessy’s private estate, Le Château de Bagnolet, was nothing short of spectacular. Built in 1810, it became the property of the Hennessy family in 1840. Privileged guests from all around the globe are welcomed each year to its elegant reception rooms imbued with history, where the French “art de vivre” reigns supreme. Situated on the banks of the Charente River, close to the town of Cognac, Le Château de Bagnolet is one of the most magnificent estates in the region and the history of this exceptional property is inextricably linked with that of Maison Hennessy. I seemed to step back in time with an elegant estate dinner with Yann Fillioux and Marucie Hennessy, and after a restful night’s sleep, we departed in the morning to explore the depths of Hennessy’s storied history.

Hennessy Ambassador Fabien Levieux gave us a detailed overview of the vineyards as we toured Hennessy’s Le Peu Distillery located in the heart of Cognac’s Grande Champagne region. This is one of the three traditional Charentais distilleries belonging to and operated by Hennessy. It is here, in something akin to a test laboratory, that partner distillers and Hennessy professionals analyze the wine from the recently harvested grapes, trying to capture and understand the vintage to adjust the parameters of distillation. As characteristics vary from year-to-year, specific expertise is called on for each “terroir” and each year. Next we visited the Founder’s Cellar where some of Hennessy’s oldest and unique eau-de-vie is stored. This cellar, built in 1774, was acquired by the Maison in 1850 to serve as an aging cellar. Today it is the oldest of the Maison’s cellars and holds its greatest treasures including eau-de-vie dating back to the year 1800, which are preserved in demijohns. Visiting the Hennessy archives was a fascinating education and spoke to the truly extensive history that encompasses millions

of documents and a vast collection of cognac, and was highlighted by interesting insights from Hennessy Maison Ambassador and member of the Hennessey Tasting Committee, Renaud de Gironde. Our final stop was a cognac tasting at Rue de la Richonne which is located on the shores of the Charente, and dates back to the eighteenth century. Six tasting experts of the Comité de Dégustation, meet every morning at 11:00 am under the direction of the Master Blender and Taster — a process that is not duplicated anywhere in the world. Each expert represents a facet of the art of producing a Cognac eau-de-vie. It is from this location in the heart of Cognac, that Hennessy’s influence radiates around the world, much to the delight of millions of people, spanning 120 countries. ob Parsons is not your typical CEO. I am reminded of this as I walk into his Scottsdale office. Littering the walls is an assortment of macho memorabilia — replica motorcycles, a Full Metal Jacket poster, what looks an awful lot like a buffalo helmet — but as we sit down, over his shoulder I notice the room’s most impressive decoration: a collection of Parsons’ many medals from his service in Vietnam. Most people know him as the brash, outspoken founder of GoDaddy (a prominent fixture in all those lubricious Super Bowl ads), but fewer know him as a decorated war veteran, a Purple Heart recipient who went from being “poor as a church rat” to sitting on an estimated $2.3 billion net worth.
Parsons’ story is a fascinating one, a classic tale of American rags-to-riches success, but we are not sitting down today to discuss his past. We are here to discuss his future. Since stepping down as CEO of GoDaddy in 2011, Parsons has focused his attention on his many philanthropic efforts (including the non-profit he runs with his wife), and the myriad businesses that his umbrella corporation YAM Worldwide Inc. oversees. As for business, he only has time for what he is zealous about, which as he tells me is “motorcycles, technology, golf, and firearms.” Parsons believes that if you are passionate about what you do in business, “the money will follow.” And Parsons is really passionate about golf. But one thing kept hindering Parsons’ passion — the belief that somewhere out there lay a better set of golf clubs. He was sick of hearing all of the inflated claims from different club manufacturers promising to improve your game. So with money a non-factor, Parsons set out on a mission to devise the ultimate set of golf clubs. He enlisted the help of former Ping engineer Mike Nicolette, and told him, “We’re gonna use the finest materials, we’re gonna use the finest processes, and unless I wanna hit these things, we’re not selling ‘em!” He continues, “The bar was, you only have one stipulation — and it’s not time, it’s not money; it’s ‘they’ve got to outperform everything…and they’ve got to be noticeably better’” And thus, Parsons Xtreme Golf (PXG) was born. But the road to a better set of golf clubs was a long and strenuous one. “We found a guy who was a metals expert,” Parsons tells me, “we struck a deal with a manufacturer in China who does real highend stuff, stuff that is only possible to do there actually, and then we began our trial and error.” It was an arduous process, although the design team only had one person to please…Bob Parsons. “If I didn’t like it, I didn’t care who liked it, we weren’t gonna sell it!” he says. The first few prototypes didn’t come close to Parsons standards (“I wouldn’t even hit ‘em,” he tells me), and the design process drew on, with the costs mounting. But Parsons refused to abandon the project. He was determined to play the perfect set of golf clubs. “Then one day the boys called me,” Parsons says, “and there was a breakthrough.” The minute he swung the clubs, he knew it. “It took many many refinements; whenever you make something new you run into problems you never dreamed you would have. Well we did that too, and we solved them all.” What they did was inject a thermo plastic elastomer, or TPE, into a hollow-bodied iron. After removing a significant amount of mass from the interior cavity of the iron, the team then inserted 11 high-density tungsten weights into the perimeter of the club head to optimize the CG position and produce longer, more consistent shots. Or to put it in layman’s terms as only Parsons can: “Our advertising claim — and a lot of those claims are smoke, but ours is dead true — is: ‘It’s the most forgiving, it’s the highest-launching, it’s the longest-hitting, and it’s got a sweet spot the size of Texas!’” Today PXG has 90 patents filed (the fruits of their hard labor), and a set of clubs that truly must be played to be appreciated. But for him it’s not about the money. “I don’t really worry about making money going into anything, what I do is focus entirely on doing the job right,” Parsons says. “I try to do things that I like…things that really hold my interest…because when you love something, you’re gonna work a little harder at it.” He elaborates, “You can tell the difference between someone who really likes what they do and someone who’s just in it for a buck.” Whatever you think about Bob Parsons, you can’t deny that he likes what he does…and that he’s pretty damn good at it.

ar from being sheepish about our golf addiction, here at Jetset Magazine, we revel in our obsession — from playing in flash summer storms to fixating on highlight reels of legendary 1970s tournaments. Those elements which made him a legendary athlete, also make him an intuitive designer. The Island Nine at Champions Retreat shares the personality of his architectural vision — it’s both challenging and auspicious. I found Palmer’s Island course to be the Grace Kelly of the trio, breathtakingly beautiful from every angle, and a demanding challenge to woo. The course is flanked on one side by the broad Savannah River and on the other by the Little River. Thoughtfully designed and shaped, the course is distinguished not only by its playability but also for its respect to its natural surroundings. Impeccably manicured, the Island course is loaded with memorable holes, most notably the par-5 3rd and the par-4 4th.
to course design, as he uses the natural tendencies of the land to amplify both its risks and rewards. Nicklaus’ Bluff course is the Brigitte Bardot of the lot: all voluptuous curves and languid repose until the flirtation comes to an abrupt end and the catharsis begins. This quiet enclave features dramatic shifts in elevation amid substantial inland forests, setting the tone for a remarkable lay-of-the-land journey. The design itself fosters no controversy; it’s a rolling layout studded with sporty holes such as the undulated par-5 5th and the creek-slashed, par-4 6th. The course fits perfectly with the existing terrain and its surroundings, which soothe the soul with the sight of pine-covered backdrops and dramatic wetland panoramas. Wildly-rollicking fairways that yield an unending variety of lies and stances put a premium on well-struck approach shots. Frequent changes of direction in the routing, firm, fast-running fairways and a compelling set of finishing holes combine to form one of the world’s great inland links.

With superior conditioning, a remarkable variety of holes, and no weak links, the Island course dishes out a supreme challenge via its cunningly-placed bunkers and (most notably) its ingeniouslysculpted greens. Wide fairways and wild and woolly bunkers not only contribute to the beauty and variety, but are seamlessly integrated into the strategic aspects of the design.

CREEK The Black Knight, a long-standing nickname of one of golf’s greatest competitors, speaks to Gary Player’s gentlemanly demeanor and intense approach to the game. Built to challenge and charm, the Player Creek Nine is the vision of a man who understands the worth of both power and form. To complete the analogy, Player’s course is the Marilyn Monroe of the group — deceptively innocent until ravishingly complex, coyly pandering until profoundly prophetic. I spent my morning rituals in rapt anticipation, as this course boasts a bevy of thrills for an experienced golfer. I was expecting the world on this course, and I was not disappointed. A superb and strategic delight, it is stern but
fair, featuring wide, expansive fairways, sculptured bunkers, and large, undulated greens. The opening four holes play in a beautiful wetland area, while the remaining part of the course moves upland, traversing higher ground through native hardwood trees, but never letting up. A bold start that features a 471-yard par-4 and a 193-yard par-3 give way to gentler (though strategically rich) holes that are favorites amongst the club’s members. The Creek’s character is unmistakably Gary Player, thanks to such holes as the 527-yard, par-5 5th, with its vexing undulations yielding superb risk/reward opportunities. Its outstanding cluster of marvelous terrain, notably the 6th and 7th, provides a terrific canvas for any skill level. Adding difficulty, the 9th dramatically plays over and around a large lake on the right, allowing players to finish with a variety of shot-making challenges. When Champions Retreat promises new members will want for nothing, this extends to inside tips from experienced caddies, which

We begin in fabulous Las Vegas, at an all-time Jetset favorite, the chic Cosmopolitan hotel. In 2013, it was rated “Best Hotel in the World” by Gogobot, and it’s not hard to see why. Fine details separate the Cosmo from other Vegas hotels, and posh sophistication is omnipresent, from the crystalline Chandelier bar to the massive collections of multiperiod art that litter the walls. Three pools (including the one on the opening spread), and a sterling collection of restaurants like STK and chef Jose Andres’ Jaleo (one of three Andres restaurants at the hotel), only bolster the Cosmopolitan’s stature. And while all the rooms are sumptuous enough for a Jetset reader, we are particularly fond of the West End Penthouses (which top out at 3,700 square feet). It’s no secret that the Palms Casino Resort is home to some of the most absurdly-extravagant suites in all of America, as the rooms in the hotel’s Luxe Collection have become part of Las Vegas lore. Surely you’ve seen the 9,000 square-foot, Two-Story Sky Villa (with its trademark, strip-overlooking, cantilevered pool) on a reality show or three. Billed as the “first-ever nightclub turned on by Cirque du Soleil,” LIGHT at the Mandalay Bay, is an utterly awe-inspiring nightlife experience. This 38,000 square-foot club is nothing short of revolutionary in the way that it incorporates you into the show. While you are there absorbing the sounds of one the hottest DJs on

whirlpool deep-soak tubs. And a dedicated ambassador ensures that your entire stay in the Duplex is as unforgettable as humanly possible. Lastly, few restaurants in Vegas can compete with the brilliant cuisine, first-rate service, and awe-inspiring views of Scarpetta. Anyone who’s dined at the Beverly Hills, Miami, or two New York locations knows exactly what they are in for when they sit down at this modern Italian marvel. Celebrity chef Scott Conant consistently serves up dishes that are somehow simultaneously unique and classic, like ricotta & truffle agnolotti, fennel spiced black cod, and duck & foie gras ravioli. An absolute must-try is the 20-ounce prime bone-in rib-eye smothered in bordelaise and bone marrow butter. For a true Jetset experience, you must opt for the six-course, chef-selected wine-paired tasting menu. From the Hong-Kong style Chilean sea bass to the citrus-sauteed scallops, from the crab fried rice to the truffle mac and cheese, nearly every dish at Eddie V’s Prime Seafood is as close to perfection as one can imagine. The atmosphere is upscale and refined, yet energetic, with live jazz music every night. The staff is supremely attentive and devoted, always going out of their way to please. There’s also a sushi bar and an elegant lounge area. Everything on the menu is to die for, but I must insist that you try the bananas foster — doused in rum, ignited, caramelized, and extinguished all before your very eyes.

Restaurants include Chef Michael Mina’s awardwinning BOURBON STEAK and Richard Sandoval’s La Hacienda (widely heralded as the best Mexican restaurant in Arizona).

A few hundred feet from the W you’ll find the one block expanse of bars and clubs that constitute the best in Arizona nightlife. Of all of them, one clearly stands out above the rest. Since its opening, MAYA Day + Night Club has played host to nearly every preeminent electronic act, all while injecting the local scene with the ethos of a world-class, Vegas-style day and nightclub. The place is lively, vibrant, and meticulously well-run, with perfectly-situated VIP tables and a first-class bottle service. In the warmer months, the 17,600 square foot pool area (with its massive LED video wall and abundant private cabanas and daybeds) comes alive, but on any given night MAYA is unquestionably the hottest spot in the Phoenix area.

The absolute epitome of everything that Jetset stands for, the hotel possesses a kind of rarefied sophistication and understated opulence the likes of which few places in the world can contend. The rooms, like the massive suites that overlook the ocean, are opulent to the very last detail. The butler service is absolutely impeccable. The spa might be the best we have ever encountered. The newly-launched Burger Bar has a foi grais burger that you cannot live your life without trying. Meanwhile over at J&G Grill, chef Dagan Stocks serves up some of the most succulent cuts of meat and specialty dishes imaginable. If money is no option and you wish to avoid the noise, this is the one place to stay in Miami. Now if you don’t mind the noise, then you cannot leave Miami without going to LIV. Regarded by many as the greatest nightclub on earth, this dance music utopia delivers the absolute ultimate affluent nightlife experience. The local bar has unbelievable live music like virtuoso Spanish guitarists and there are frequent art exhibits in the lobby. n my inaugural column last issue, I mentioned the concept which defines my new book, The Power of Broke. Now I am going to further break down just what the power of broke is. The power of broke is a mindset. It exists in all of us, whether we have money, opportunities, or advantages. Trouble is, most people don’t recognize this power for what it is. They leave it alone, or maybe they don’t even know it’s there. Instead, they buy into the line from the people in who tell us that there’s a certain way to start businesses — we need money.

But that only works for a few of us — and only for a while. Why? Because, take it from me, the power of broke is all about substance over flash. It’s about creativity over certainty. It’s about taking a shot over playing it safe. And here’s another thing: The money runs out after a while. Those deep pockets you (as a Jetset reader, almost certainly) have, they’ll never be deep enough to buy all the passion, ingenuity, and determination it takes to have success over the long haul. Even if you’ve got money behind you, there’s no guarantee that it will see you through. It’s the money in front of you that counts, after all. It’s the money you need, not the money you have, that makes all the difference. Because let’s face it, when you’re up against all odds, when you’ve exhausted every opportunity, when you’re down to your last dime... that’s when you’ve got no choice but to succeed. You’re out of options, so you double down, dig deep, and switch into that relentless turbo mode we’ve all got kicking around in our machinery. And that’s when the real magic happens. Are we clear on this? The power of broke is the half-court shot you fire up with time running out and the game on the line. It’s the shot your teammates won’t take because the likelihood of that ball kissing the net is pretty damn thin and they don’t want to mess with their stat lines. They’re playing the percentages while you’re playing to win — and this can mean everything.

Because if you’ve got to succeed to survive, you will. Trust me on this. I come from the world of fashion. And a lot of the most iconic fashion brands started out in a small, hand-sewn way. Haute couture, at the high-end of high fashion, is based on the same principle: highquality clothing, made by hand, with a personal touch. In French, the
I don’t mean to mix my sports metaphors here, but I’m reminded of that great Wayne Gretzky line, “We miss one hundred percent of the shots we don’t take.” So, take the damn shot! Absolutely, take the shot. The power of broke is all about taking that shot. The power of broke is looking up at the sky, wondering what you’ve got to do to catch a break, and saying, “God, why am I doing this?” It’s living with the constant fear that you’ve gone crazy for putting it all on the line — but putting it out there anyway. There might be a million reasons for you to throw up your hands, throw in the towel, throw away your dreams, and put an end to whatever craziness you’re pursuing, but the power of broke is that one reason you keep going. So even if you just sold your brilliant startup for a billion dollars, or you’re the CEO of a Fortune 500 company, or just signed that $100
word couture simply means “dressmaking,” and when it started out, it just referred to plain folks figuring out a way to dress nicely — to turn their rags and loose fabrics into clothing that made them feel a little more like nobles. But today the term has come to symbolize the best of the best. Why? Because it came about in this genuine way. This idea that the best concepts and innovations tend to happen organically, authentically, is not limited to art and discovery. It cuts to our personal lives, too. Our most lasting relationships are built on the same solid foundation. It’s got to be pure, got to be real, or else it just won’t work. If you’re a guy, and you pull up to meet a girl in a hot car, you’ll make a certain kind of first impression, right? Then you take her out for an expensive dinner, buy her a nice pair of shoes and maybe some bling, sip the finest champagne, and by the end of

And if you keep it up, at end of the week, she’s totally into you. Doesn’t matter what you look like; all that matters is that you showered her with power, bought her a bunch of gifts and flowers, took her away on romantic weekends, and so on. It all adds up. You’ve presented yourself to her in a certain way. But what happens to that kind of relationship in the long run? What happens when all that money goes away and there’s nothing left but to be yourself? What happens when you buy her a present every time you see her, and then all of a sudden you lose your job? Then what? Don’t be surprised if you find your relationship was only as strong as the money you put into it. When the jewelry runs out, there’s no more fancy dinners, and the getaway vacations end... what’s left? You’ve been riding a superficial high, a false emotion — and it’s bound to catch up to you. Or let’s say you open a new restaurant. You design a gorgeous new space, in the best part of town. You have no experience in the kitchen, but you have the money to hire a top chef, the best

decorators. You have no vision, no specific market you’re trying to serve, no style of cooking that speaks to you, but your research tells you that a certain kind of cuisine is crazy popular right now, the edge of the cutting edge, so that’s what you decide to pursue. Basically, you focus-group the crap out of the place, spend all kinds of money throwing in all the bells and whistles and every conceivable amenity, open your doors, and wait for the tables to fill. But it doesn’t always work out that way, does it? Remember: Eight out of 10 new businesses fail within the first 18 months. Why is that? Many times, it’s because they’ve been cashed to death. And businesses built on steroids and injections of capital are living on borrowed time. When the money runs out, the business runs its course. Because in the end, it’s about your brand and your relationship with your customer, and with the marketplace. It’s a marriage: I’m giving to you, and you’re giving to me. It’s a partnership: I’m here for you, and you’re here for me. If the authenticity is there, if the business is built on a solid foundation,

you’ll have a shot to succeed. If it’s just a superficial enterprise, built on flashy gimmicks, machinated hopes, and a big budget, the odds run a little longer. My point here is that there’s great value in being true to yourself, having an organic business concept, and behaving like your back is still up against the wall when you’re starting out. That’s why I’ve worked hard to champion the underdogs on Shark Tank, to shine a light on the hardworking success stories, and to help people recognize a good idea — a real idea, a winning idea. Because when you start from a place of nothing much at all, when you’re hungry and laser-focused on succeeding at whatever it is you’re out to do, when you’re flat-out determined to get where you’re going no matter what...well, then you’ve got a running start. You’re moving in the right direction, for the right reasons. Remember those great Rocky movies? When does Sylvester Stallone’s Rocky character start to stumble? When he starts throwing all this money around, letting success go to his head, right? He gets away from wanting it, he gets away from needing it...and it costs him. The same goes in business. When you want it, when you need it, you find a way to make good things happen. When you expect it, when you feel entitled to it, you might just be headed for an ass-whupping. Now, I’m not suggesting that you can’t start a business with a ton of money
and great contacts behind you — because, hey, too much of a good thing can still be a good thing. And I’m not suggesting that the only way to start a business is from a place of desperation — because, hey, why struggle if you don’t have to? umb money is now entering the commercial real estate market. The last several years have been amazing with abundant deals, low interest rates, rising demand, and positive corrections in most real estate classes. As a result, the professionals of the real estate industry are celebrating the economy and the industry’s rising tide. Capital is on the move, and low-cost debt and equity are ready, willing, and able to be put to work in real estate. ISSUE 1 . 2016

Altitude // Estates In the next few years this capital, or “dumb money,” will be mostly institutional capital, which is typically the last money in and it will be invested at a much riskier time. After all, this money is not the institutions’ money, but rather it belongs to average people that pay very little attention to the fees they are being charged or where their money might be invested. This “institutional managed money” goes to money managers that work for pensions, life insurance companies, retirement plans, hedge funds, private equity, and so forth. Typically, these funds come from hard-working people’s paychecks, usually via direct deposit (but sometimes through direct investment). Most people stake their entire financial future on the decisions of money managers that are often more focused on fees rather than performance. In the majority of these investments, regardless of the performance of the investment, the money manager still gets paid. There is something inherently wrong with this scenario.

Yet private equity funds are pooling capital from the “one percent” and beyond to bid on the most notable of trophies, while also scouring the country for any overlooked property opportunities. So we find ourselves in a situation where “everyone is in the pool.” The amount of capital flowing is frustrating because there are just too many people, with too many dollars, and too few deals. Demand for property investment is much higher than the supply of property. Real estate investors continue to be willing to pay what either are, or quickly will be, record prices for assets in the major markets in the United States. Meanwhile on the debt side, every lender is in every other lender’s business, making this environment as competitive as it has ever been. This is a great time to be a borrower. The continued loosening of debt underwriting standards will be one of the most important trends in 2016. JETSETMAG.COM

Worth noting is that, remarkably, residential housing seems to be putting the excesses of the bubble and the ensuing collapse behind it. The trend in residential real estate looks to be one of returning to the classic principles of supply and demand. As this represents a major segment of the economy, and is still the principal repository of wealth for tens of millions of households, we should see increasing confidence emerge in the residential sector. There could hardly be a more positive trend for the economy as a whole. Real estate investment is not immune to the economic laws of supply and demand, and as more capital flows into the asset class, two main scenarios present themselves. The first is that competition for desired assets increases, driving up prices and lowering returns. The second is that capital begins to look for alternative investments where there is less competition. We are seeing now that investors are moving into an array of asset choices in a widening number of markets as they seek ever more attractive yields. This of course drives up pricing in these markets as well. The basic “principle of anticipation” posits that any investment is priced by the expected benefits of ownership into the future. The outlook for 2016 is that commercial real estate fundamentals will continue to improve but its popularity, as evidenced by everincreasing investment flows, could create the conditions for another bubble in some areas. I believe that the success of real estate investing over the next few years will be a direct result of basic supply and demand and, ultimately, paying attention to what the local real estate investors are doing. If the locals are not investing in their own markets, then why would you? If your money manager is investing in these markets, then you need to ask that same question. ears after his passing, Dr. Seuss is releasing a new book, thanks to his former assistant and his widow unearthing a complete manuscript that had never before seen the light of day. What a great find for all of us, not just kids. Because if you’re looking for an example of imagination and creativity, you need only to open a Dr. Seuss book. The same can be said for Pixar movies, whether it’s Toy Story, Ratatouille, Finding Nemo, or any of the studio’s other creations. Several years ago, Pixar co-founder Ed Catmull shared his thoughts on how the studio fosters creativity. He spoke about how when creating an original product, the initial idea is not the most important element — it’s the people and the culture in place. As Catmull puts it, it is about preserving the “confluence of forces necessary to create magic.” 84

Much can be learned from Pixar’s model of “creating magic,” or fostering creativity, no matter what business you’re in. It’s important to keep in mind that this is something that’s fluid at Pixar. It goes back to the old maxim that if you’re not changing, you’re not growing. The studio is continually learning and enhancing its creative culture. For evidence, look at its latest smash, Inside Out, a bold, emotional film that takes place inside the mind of an 11-yearold girl. It made over 800 million dollars and was beloved by critics. With Pixar, the process is never done, never set in stone. The first thing that struck me about Catmull’s explanation of fostering collective creativity comes from his view of management’s position in the process. Many leaders see their jobs as preventing and minimizing risk to their company. It’s a natural tendency, and one that’s often expected, especially if someone has shareholders to answer to. However, focusing on minimizing risks essentially stifles creativity. According to Catmull: “Management’s job is not to prevent risk, but to build the capability to recover when failures occur. If you want to be original, you have to accept the uncertainty, even when it’s uncomfortable, and have the capability to recover when your organization takes a big risk and fails.” It’s a principle that is crucial to fostering true creativity and to forming unique, original ideas rather than simply taking something that has succeeded before and building upon it or altering it slightly. It means being open to the fact that a good idea can come from anyone, anywhere, and at any time. Catmull describes a good leader as someone who listens and appreciates all contributions, regardless of where they originate. Another important learning is that creativity is not a solo act or a single idea, but rather several people from different disciplines working together to solve challenges and creating not just an initial idea, but many other ideas that support it. In the case of a movie, that can be tens of thousands of ideas from hundreds of people. Catmull states, “The director and the other creative leaders of a production do not come up with all the ideas on their own; rather, every single member of the 200-to-250-person production group makes suggestions.” This concept of creativity being a collective effort is applicable to virtually anyone in any industry. For it to work, there must be an environment where people support one another, understanding that results will be far greater when everyone collaborates and contributes ideas. “Everyone is fully invested in helping everyone else turn out the best work,” Catmull explains. It’s an all-for-oneand-one-for-all mentality.
A peer-driven culture is one in which colleagues have come to trust and respect one another. It happens when coworkers realize that it’s better to learn of problems from each other rather than from an audience in the case of a movie — or from a client or customer, in the case of other businesses — when it’s too late to fix them. Frequently sharing works in progress is a great way to invite peer feedback, which can make the end product stronger. As Catmull explains, it is people’s natural tendency not to want to show their work until it’s complete, but once they get over that fear or reluctance, they can become more creative. He states that at Pixar, “People learn from and inspire each other.” And it should be known that sharing work early and often doesn’t mean one relinquishes ownership — the decision should still rest with the director or creative leader on a project. There are many things to be learned from Pixar’s culture of collective creativity. Creating an environment that breeds “magic” isn’t something that happens overnight. It has to be grown, nurtured, and continually improved in order to work. Without the right environment and the right people, the big idea could be as lost as Woody was in Toy Story. You’ll need Buzz and the team to make sure it sees the light of day.

So conduct a market needs assessment. If you don’t identify or establish a true and substantial need to fill in the market place, there will be little or no business opportunity available. When I was nine I went to my dad and asked if I could earn some money. He told me that all the chores he needed were done, and if I wanted to earn money, I had to go to the neighbors. So I walked door-to-door offering my landscaping services. And as a result, I was able to fulfill many of my neighbors’ needs, earn money, and form and grow a small landscaping company utilizing three teams of my neighborhood friends for assistance. (I am thankful that those pesky child labor laws were not yet as extensive back then.) So a wise first step is to identify the true needs in the marketplace and then be willing to directly or indirectly fill those needs. If you are unable to directly fulfill those needs with your products, services, or
ideas, then consider finding someone who can do it and then broker a deal or refer your future clients. This is the cornerstone of any thriving business. 2. FIND WHAT YOU LOVE TO DO This one sounds obvious, but so many people work jobs they hate in industries they cant stand. You ideally want to find the service that truly inspires you — that way, you can do what you love, while at the same time, serving others. Thus if you can identify what peoples’ needs are and then find the ones that inspire you the most to fulfill, you’ll have two vital components that can drive a thriving business. These two components are not only empowering and inspiring, but will also give your business a competitive edge. So take a close look at what really inspires you. Your life demonstrates your highest values daily. If you can evaluate what makes you happy, you will be spontaneously inspired from within to fulfill what is truly important.

IDENTIFY THE HIGHEST PRIORITY ACTIONS THAT WILL HELP YOU FULFILL YOU AND YOUR POTENTIAL CUSTOMER’S NEEDS Make sure that you and everyone else in your company are working on top priority actions and delegating low priority actions to take advantage of Ricardo’s Law of competitive advantage. These are your highest priority actions in sales, marketing, advertising, managing, research and development, and so forth. In fact, when you analyze all functions or departments of your company, these are the 25% that gets you 75% of your results. If you are doing these key actions with precision and inspiration, you are going to increase your business potential and profit margin. The key is doing top performance on top priorities, or majoring in majors and minoring in minors. That does not mean overlooking the small details. It simply means doing the details that truly count.
If you are not working on your business, you will be stuck working in your business. Every day ask yourself the following six quality questions: What worked and what didn’t work today? How can I do what I do more effectively and efficiently tomorrow? What can I streamline? What can I standardize? What can I simplify? What proven action steps can I add to my daily checklist today so I don’t have to occupy or distract my brain with it tomorrow? Don’t leave the office until you have answered these six questions. The quality of the company you build will be based upon the quality of the questions you ask yourself, your executives, and your team members.
6. PUT ENERGY INTO INNOVATION AND RESEARCH It is essential to put time, energy and resources into innovation and research. Keep your eyes open for new opportunities to refine, and present to your teams and clients, your products, services, and

DELEGATE LOW PRIORITY ACTIONS OR RESPONSIBILITIES Make sure that you are sourcing and hiring qualified people to do the important things that you are not qualified, perfectly designed, or inspired to do. By delegating your lower-priority actions (which are actually higher priority actions to those you delegate to), you can extract surplus value out of their labor services and free yourself up to do what you do what is most inspiring (and your highest priorities). By allowing others to specialize in what they love doing and surrounding yourself with those more talented than you in their respective specialties, you accelerate your competitive advantages in the marketplace.

STRUCTURE YOUR BUSINESS IN SUCH A WAY THAT IT MAXIMIZES ITS PROFITS It is wise to reduce any redundancies, so make sure you are not doing actions that are superfluous or unnecessary, and make sure you are doing things most effectively and efficiently. Look closely for areas where you can streamline procedures, simplify processes, standardize duplicated efforts, and reward more effective or efficient innovations. JETSETMAG.COM

Nobody goes to work for the sake of work; they go to work to fulfill their highest values. If you effectively communicate the vision of your company and all job duties, delegations, and projects, your employees will become inspired by what they have the opportunity to do and produce more in less time. If your team members cannot see how what they do will help them fulfill their highest aspirations, they will end up adding to your overhead and will ask for more raises, want more time off, have more
sick days, and expect more perks due to their lessened enthusiasm. When team members are grateful for their career, love what they are doing, are inspired by the vision of the company, and are enthusiastically working, your company is going to build momentum, go to new places, and your profits will soar. This same principle of communicating your team members’ responsibilities in terms of their highest values also does wonders for your clients and customers during the sales process. Make sure you are effectively communicating within your clients’ highest values and needs with your marketing, advertising and sales literature and scripts. Not only do you need to discover what is most important to them (their dominant buying motives), but you constantly have to keep what these motives are at the forefront, as they change, and continuously get feedback from them to assist you in forever filling their evolving needs.
8. SAVE A PORTION OF YOUR PROFITS AND BUILD CUSHIONS OF LIQUIDITY This is a big one. It is wise to save an ever-progressive portion of your profits. When you have a great cushion of liquidity, you automatically have more stability, end up with higher-quality clients, attract more business-building opportunities, and transform any potential frustration or desperation into inspiration. You’ll be inspired to select the highest-quality brand-building clients when you are flush with cash. Obviously once you have this large cushion of cash it is wise to then invest. But remember, before you invest, before you speculate, save. Some of the wealthiest individuals and companies have large cushions of cash liquidity in reserve for the great business and investment opportunities that periodically emerge. Have enough liquidity to let no emotional distraction or market fluctuation alter you from your mission of providing and expanding your quality of local or global service.
9. INVEST A PORTION OF YOUR MONEY AND MAKE SURE YOUR MONEY IS WORKING FOR YOU AND YOU ARE NOT WORKING FOR YOUR MONEY Once you have enough cash liquidity to sustain even the most extreme volatilities in your business cycle, then continue to build ever-greater cushions of ever-more-wisely-selected, quantitativelyvalued-yet-leveraged investments to super-stabilize your primary business so it becomes a greater financial magnet. The more money you accumulate and masterfully invest into businesses, the more business opportunities and service-rewarded profits and money will come to your primary business. Money flows where money goes. When you manage money wisely, you receive more money to manage. It’s that simple. Your hierarchy of values dictates your financial destiny. When you are truly dedicated to refining your business procedures so as to maximize your services and profits, you will reap the economic rewards. 10. MAKE SURE YOU EXPAND YOUR BUSINESS VISION You will grow to the level of your vision. y the time New York finalist Elise Cuthbert called into Howard Stern’s Sirius XM radio show to campaign for the title of Miss Jetset 2015 (sparking a lengthy repartee between Robin and Howard about the competition), the three-month-long search had become somewhat of a phenomenon. On September 1st, the day the contest launched, the Miss Jetset website was viewed nearly 10 million times. The traffic almost crashed the servers. All in all, there were over 10,000 women of all ages, races, and body-types from across the world who competed for the title.

Altitude // Cover Feature Of those 10,000 women, 5,000 were selected by our judges in the first round of the competition. A lengthy campaign for the title ensued. Millions of followers took to social media to voice their support for their favorite contestant. From Krisondra, a professional model representing the state of Hawaii to Santana Maynard, a young cosplay phenom from West Virginia to Rebecca Eger, a fitness guru grandmother from Pennsylvania, contestants were as exceedingly diverse. Some, like Sherika Key of North Carolina, campaigned so tirelessly that they became ubiquitous on social media. Soon the 5,000 became 51 finalists (all of whom can be seen on Page 94). But of those 51, Becca Tepper of Illinois was the one who prevailed in the end. Tepper, 25, is an intrepid Brazilian-American entrepreneur and jewelry designer originally from San Diego. As a designer she is known for her unique, signature hand and body chains (as well as some pretty striking swimwear). You also may know Becca (and her boyfriend, Motivational Mogul impresario Justin Cooper) from their appearance on the hit realty show Millionaire Matchmaker. If not, there’s a good chance that you know Becca from her massive social media following. In the end, it was her shrewd ability to galvanize supporters online that led to her victory. In addition to the title of Miss Jetset, and the honor of gracing the cover of the very magazine you are holding (something no other nonmega celebrity or business titan can claim), Becca won over $100,000 in cash and prizes and will represent our brand for all of 2016.

As I fly on a private jet to San Diego to pick up Becca and bring her back to Scottsdale for a three-day photo shoot and an elaborate week of activities (including a Will Smith movie premiere and an exhilarating day of racing at Bondurant School of High Performance Driving), my expectations are admittedly low. I fear that a “realityTV star/beauty contest winner” might be a bit of a diva. But shortly after I meet her, all my fears are allayed. I quickly find Becca to be a humble, caring, kind young woman with a tenacious work ethic and an erudite knowledge of social media marketing. It’s easy to see how she cultivated a massive enough following to capture the crown. Like most of the Miss Jetset contestants, Becca Tepper is not a professional model. She’s never had a professional photo shoot. And now here she is surrounded by jets and MacLarens and $150,000 custom motorcycles being photographed by James Tampone, who’s shot for the likes of Maxim and Playboy. “It’s been a little overwhelming,” Becca admits to me during a break from shooting. But she handles it with aplomb, and by the end of the shoot, is working the camera like a natural. When I ask her about the inherent stress associated with earning the title of Miss Jetset, Becca brushes it off: “I am honored to have this title and represent this brand,” she tells me, “but I’m not going to rest on my laurels. I want to build a platform to help young girls become entrepreneurs and encourage them to follow their dreams.” Professional, philanthropic, and driven, Becca Tepper is the quintessential Miss Jetset. AUTHENTIC FROM THE START Fresh off the mega success of his debut album, The Foundation, I had the opportunity to collaborate with Brown in 2010 as part of a GRAMMY in the Schools promotion. From the word “go,” he was all-in, offering to meet and perform for kids at schools with heart and meaning. At the time, Brown commented on harnessing the power of music. But he also made a commitment to do more. s there anything sweeter than male bonding rituals, kayaking among icebergs, spectacular whale watching and bear viewing that feels like you’re in a National Geographic film? After a week at Stillpoint Lodge, it’s hard to recall a more adventurous, memorable travel experience.

I had been dreaming of going to Alaska for years, but I could never find the time. I’ve heard Alaska is wild and unpredictable. Especially when it comes to weather. Most remote lodges I’d heard about were accessible only by small plane. Planes easily weathered in, sometimes trapping clients for days or even weeks. That was a chance I couldn’t take due to my hectic schedule. My Alaskan friends Heath and Zack, who’d been after me for years to join them on an Alaskan adventure, invited me to a littleknown private lodge they’d found, Stillpoint Lodge. It’s a very accessible lodge set literally on the edge of wilderness in a quaint little community of artists and fishermen called Halibut Cove. We took my friends’ private jet from Scottsdale direct to Homer, which has a 6,000 foot runway and a great FBO. Bald Mountain Air provides jet fuel, GPU, a pilot lounge, Wi-Fi and catering only twelve miles across the bay from Stillpoint. To add to the dramatic sense of arrival, instead of picking us up in a bog standard boat, we were met by a helicopter! As guests of Stillpoint Lodge, we were treated to jaw-dropping vistas —we came face-to-face with glaciers and mountains no human has ever set foot on — before landing at the lodge itself. very year thousands flock to Fort Lauderdale and brave the humidity to witness the largest annual gathering of in-water boats on planet earth. From November 5-9 last year, seven massive locations encompassed more than 3 million square-feet of exhibit space in what is called the “Marine Hub of the World.” As always, Jetset was on hand to cover it all, as more than 1,000 exhibitors showcased nearly 1,500 boats of all sizes.

Final Descent // Charter This year the show had more boats on display than ever (up four percent from last year), and you could feel it as you walked the docks and surveyed the seemingly-endless parade of monstrous yachts. According to Fort Lauderdale Show Management’s president Efrem “Skip” Zimbalist III, five yachts this year topped 200 feet each: Oceanco’s Lady Lola, Oceanco Tri Deck’s Natita, Feadship’s Positive Carry, Icon Ocean Going’s Meridian, and the grand behemoth of the show — the epic, 247foot Northern Star from Lurssen. Sales of boats, equipment, accessories, and marine art at the show totaled more than $4 billion, with everything on sale from sportfishers to sailing yachts to catamarans to the aforementioned monsteryachts. Moreover, the annual boat show has a greater economic impact upon the Fort Lauderdale area than the Super Bowl on its host city. The last conducted impact study (back in 2007) estimated the benefit of the Boat Show to the Fort Lauderdale area at roughly $500 million. (A Super Bowl typically generates around $400 million to its host city.) “The Fort Lauderdale International Boat Show brings together B2B and B2C vendors, manufacturers, yacht brokers, and customers from more than 34 countries to conduct business at the best boat show in the world,” says Phil Purcell, executive director of the Marine Industries Association of South Florida, which owns the show. “This year’s show delivered on experience, expectations, imagery, new products and world debuts at all levels of the marketplace.”

Many major players had solid showings at the show. Fraser Yachts had a strong fleet on display, including two beauties that hovered around 170 feet in length: M/Y Felix and MY Helios 2. The latter features some of the most advanced technologies ever seen on a modern superyacht, while the former can accommodate up to 14 guests. Worth Avenue Yachts threw an excellent private party which displayed a selection of nine incredible superyachts. In Jetset fashion, Rolls-Royce Cars were on display, and very special guests enjoyed a complete Louis XIII experience while browsing through the yachts. Paragon Yachts partnered with Jetset in displaying one of their gorgeous, one-of-a-kind yachts — an all-new Bahamas JETSETMAG.COM

And Tom George of Tom George Yacht Company was gracious enough to sit down with me and gave tours of several of his marvelous listings, including the most incredible fishing boat I’ve never seen. The feeling of the size and scope of show was omnipresent. As Yacht Chandlers vice president James James said, “We saw more owners, captains and project managers through our booth than ever before.” Even if you don’t own a boat, even if you aren’t in the market for a yacht, any lover of boating (or fan of the promise of ocean exploration) owes it to themselves to witness the splendor of the Fort Lauderdale International Boat Show.

very year the National Business Aviation Association’s annual convention draws tens of thousands of aviation insiders, manufacturers, and enthusiasts into one centralized meeting place. NBAA’s 2015 Business Aviation Convention & Exhibition (NBAA-BACE) in Las Vegas assembled more than 27,000 key aviation contacts from across the globe, including present and future private jet owners, manufacturers, and customers. Over 1,000 exhibitors unveiled their latest products and services, and Jetset was there for all of the major announcements.

On day one, Honda Aircraft Company announced that it has completed all function and reliability (F&R) test flights for the HondaJet. “Honda Aircraft will conclude testing with the FAA in a few days, which will pave the way for HondaJet type certification and entry into service,” said Honda Aircraft Company President and CEO Michimasa Fujino. “We are expecting FAA type certification of the world’s most advanced light jet very soon.” Elsewhere, Cessna debuted its new Cessna Citation Longitude business jet — a 12-passenger plane with the most legroom in the super-midsize class. Cessna parent company Textron also announced

plans for its largest business jet to date: the Cessna Citation Hemisphere. The clean-sheet, large-cabin jet is expected to cost between $30 million and $33 million, and will have a range of 4,500 nautical miles. The Longitude and Hemisphere will join the Citation Latitude to form a new, large-cabin, three-aircraft Citation family. Bombardier announced that its new Challenger 650 business jet will enter service with private charter flight company NetJets by the end of the year. Syberjet announced its first European service center—Rheinland Air Service — based in Mönchengladbach, Germany. Meanwhile, Rolls-Royce announced it’s expanding its

A well-attended, second-day Opening Session featured various aviation leaders and legends, including “Miracle on the Hudson” hero-pilot, Captain Chesley “Sully” Sullenberger, while the National Aviation Hall of Fame announced its 2016 class of enshrinees. A charity benefit, co-hosted by NBAA and Corporate Angel Network (CAN), successfully raised over $500,000 in support of CAN’s mission to provide life-saving flights aboard business aircraft for cancer patients to treatment centers.

One of my personal highlights from the show was having the opportunity to chat with Shaesta Waiz, the first civilian female certified pilot from Afghanistan, who is attempting to be the youngest female to ever fly solo around the world. “As a pilot, I have this passion for aviation that I want to share, Waiz said. “But it’s more than that. I want to show women that they can succeed in anything – including flying around the world.” Waiz is a two-time graduate of the world’s largest aeronautics university, EmbryRiddle, and was a focal point of their showing at the convention. Still, the best part of NBAA in Vegas is never at the convention center; it’s always at Henderson Executive Airport, where nearly 100 side-by-side business aircraft are on static display. Walking through the splendid, sold-out assembly of private jets is always a mystifying experience. A few highlights at the static display this year were the brand new Gulfstream G500 and the SyberJet SJ30 (the world’s fastest and longest range light business jet). With attendees from the show representing all 50 U.S. states, and 96 countries, NBAA 2015 was truly an incredible experience.

Nick Lowery Youth Foundation ‘Concussion’ Movie Screening FORMER PLAYERS TURN OUT FOR A GOOD CAUSE BY TY FAHLMAN
O
n Monday, December 21, many former NFL players (including veteran quarterback and brain trauma-awareness advocate, Jim McMahon) came to the iPic and Tanzay Restaurant in Scottsdale for a special screening of the new Will Smith film Concussion. The event was arranged in support of the Nick Lowery Youth Foundation which promotes better safety in our youth sports. Lowery, who played for the New England Patriots, Kansas City Chiefs, and New York Jets during his career, has made concussion awareness a crusade and worked to prevent these insidious injuries from occurring in our contact sports. “[Concussions are] a reality we have to confront with courage,” Lowery says. “Let’s move forward in this era and stop pretending there’s not an elephant in the room.” The event featured a cocktail reception followed by some impassioned speeches on the subject, and culminated with the screening of the film in which Will Smith plays the real-life medical examiner who discovered the inherent brain disease concussions can lead to. It was a powerful film and an important evening, and Jetset was honored to have co-sponsored the event and been on hand in support of the cause.
