In this issue of Exposed we share with you our updated Product Governance document, which is available to all our Brokers as a PDF. If you would like a copy, please do get in touch with our Agency team via the contact details on page 11.
Other interesting snippets from this month’s issue include an FAQ Spotlight on our newest available product, Residential Let Legal Expenses and Optional Rent Protection, and a thoughtprovoking list of 15 ways to help promote your insurance business locally. Additionally, as we are in the height of summer, we draw your attention to our Holiday Home Insurance with an indepth exposé that sheds some light on the key features and details of the product.
On page 8 we learn what our Head of Agency and Marketing, Robin Gentle has been up to over the past few months in the return of our ‘Out and About’ feature. Furthermore, on page 11, we hear from him again when he stars in this issues’ ‘Meet the Team’ article.

Who are ABACUS?

As a distributor of the above non-investment insurance products, in accordance with PROD 4.2.14AR, we have given due consideration to:
The value of the core insurance products
We fully support the requirements of PS21/5 and the IDD, to ensure our customers receive good value and to keep our customers’ best interest at the heart of what we do, always treating our customers fairly.
The value of any additional products (including retail premium finance)
We will only offer additional products where the client does not already have cover in force. In the case of retail premium finance, this is not provided by us. However, we are aware that others in the distribution chain do offer retail premium finance, and their remuneration in this regard, forms part of our value considerations.
The overall price of the package to the customer, considering our proposed distribution arrangements
We have undertaken and documented an exercise requesting remuneration arrangements for all brokers that we may transact business with as part of a distribution chain. This exercise will be repeated regularly to ensure that the distribution chain does not adversely impact on the value clients receive.
We consider the fair value of the products we offer by using our extensive market knowledge: we are confident from the claims ratio data available to us, that these products offer fair value based upon our experience of placing business with the underwriters of these products. We are aware of their claims service, and we monitor closely the way claims are dealt with, thus satisfying ourselves that these products offer fair value to our customer.

Product Governance & Value Assessment
Our approach to measuring fair value is reviewed every twelve months.
In accordance with PROD 4.5.7, we have undertaken an assessment of value in respect of the products being offered as part of a distribution chain.
In respect of the products we distribute, we have put in place adequate arrangements to understand:
1) The characteristics of each insurance product; and
2) The identified target market of each insurance product.
We have carried out a PROD assessment on each available product, which includes:
The needs of the target market
Product testing
Regular monitoring and review of each product
Where there has been a significant change or amendment to the product, we have put the amended product through our PROD assessment
Consideration of the charging and fee structure for each product
Our rationale regarding our choice of distribution chain
Our approval process identifying whether each product provides fair value to customers in the target market, including whether it will continue
to do so for a reasonably foreseeable period, considering the price model we use to calculate the risk premium for:
– The initial policy term
– Any future renewal
Obtaining the appropriate information on product value and governance from the product manufacturer
The charging structure of the product including examination of whether the costs and charges are compatible with how useful the product is to consumers and the transparency of costs and charges.
How do we assess that this product offers Fair Value to the end Customer?
We produce monthly M.I. that is reviewed at Board Level to ensure this product offers Fair Value. The M.I. that is reviewed monthly is as follows:
New Business Income
Renewal retention rates
Loss Ratios
Claims review including withdrawn claims, repudiated claims, claims paid
New Business conversion rates
Discounted cases
These reports allow us to assess the Fair Value and ensure that the products are competitive and targeting the correct customer groups.
In addition we look at:
Our fees charged
End Broker fees
End Broker Premium Finance APRs
Taking into consideration all of these factors we are confident that our products are competitive, correctly targeted and offer the end customer excellent value for the product they are purchasing.
In addition to the above, we confirm that we have effective procedures in place to ensure that, on a continuing basis, the products offer fair value to customers.
While we have allocated ownership of product governance to a named Senior Manager, overall responsibility for our product governance and distribution strategy rests with our Board (Senior Managers).
They are responsible for ensuring that the products we offer, and our distribution methods, distinguish us from our competition by delivering superior quality cover and fair and positive outcomes for our customers.
It is crucial that our customers can trust us and have confidence in the policies and products they buy from us.

“Anti-Landlord” Renters Reform Bill published by the government
Billed by the government as the pathway to a fairer deal for tenants, a story on the Renters Reform Bill in Landlord Today recently branded the proposed legislation “anti-landlord”.
The proposed reforms are certainly likely to make life easier for tenants:
• landlords may find it harder to secure repossession orders, for example;
• tenants will be given formal rights to keep pets in their rented property;
• privately let properties must reach a new Decent Homes Standard; and
• landlords will be obliged to sign up to a new Ombudsman scheme.
The reform of the private rented sector has been mooted by the government since at least 2019 and one of its most controversial aspects is the abolition of so-called “no-fault” evictions (under Section 21 of the Housing Act).
The abolition of Section 21 will be welcomed by tenants since it gives them greater security of tenure. To compensate for this loss of advantage by landlords, however, the government has promised to make it easier for them to repossess the let property they own if tenants fail to pay the rent when it falls due or engage in anti-social behaviour. Landlords will also be given greater powers to repossess their property if they plan for it to be occupied by a close family member.
Leaseholds will not be abolished by government this year
Despite earlier promises, the government will not be abolishing the system of leasehold ownership of property any time this year, reported the BBC in May.
An undertaking to scrap the contentious leasehold system was given by the Housing Secretary Michael Gove. Although legislation designed to improve the lot of leaseholders is now promised for later this year, the proposals will not include a date for the abolition of this now outdated form of property ownership.

Rent and mortgage payments are missed by 700,000 households
The financial pages of the Daily Mail revealed that an estimated 700,000 tenants and owner-occupiers fell into arrears with their rent or mortgage repayments in April. This accounts for some 2.5% of all households in the UK.
Missed payments and arrears were especially prevalent among tenants –with about one in 20 (5.2% of all renters) failing to make a payment that fell due during that month.
Landlords plan to sell properties at record rate according to new research
The exodus of landlords from the buy to let sector of the housing market continues to alarm the National Residential Landlords Association (NRLA), it said in a press release recently.
Recent market research revealed that a third of landlords interviewed in the first quarter of this year said that they intended to reduce the number of buy to let properties they owned. This represents a record proportion of landlords – only 20% of those interviewed in the first quarter of 2022 said they intended to sell up and quit the market.
On the other side of the coin, only one in ten landlords have said that they plan to increase their holdings of buy to let property.
Stricter fire regulations make inventories more important
A recent news story drew a connection between making an inventory and complying with ever stricter fire regulations in let property.
Legislation such as the Regulatory Reform (Fire Safety) Order and the Smoke and Carbon Monoxide Alarm (Amendment) Regulations impose an obligation on landlords to reduce the risks of fire in every way reasonably practical way and to ensure the safety of their premises by installing smoke alarms and carbon monoxide detectors.
Even so, fire and rescue services attend more than 33,300 domestic fires in the UK each year – underlining the important role that landlords can play in improving fire safety in their let property.
Drafting and conducting an inventory at the beginning of every tenancy offers the perfect opportunity for ensuring that those fire safety precautions are taken.

Residential Let Legal Expenses and Optional Rent Protection FAQs
As you are aware, since 1st April 2023, Rent Protection Insurance is back and can be quoted online as part of our Landlords Legal Expenses and Rent Protection Insurance policy.
The following article – which can be used on your own website to inform your customers – answers some Landlords Legal Expenses and Rent Protection Insurance FAQs.
What is Landlords Legal Expenses and Rent Protection Insurance?
Available as a stand-alone policy (or as an add-on to an existing landlord insurance policy you have with us), legal expenses insurance can cover the legal costs associated with residential property disputes, tenant eviction, etc.
Optional rent cover (in the form of Rent Protection Insurance which we discuss below) is also available should your tenant default on their payments, giving you peace of mind.
Why do I need Landlords Legal Expenses Insurance?
As a landlord, you face many risks and challenges such as legal expenses relating to tenant and other third-party disputes, property damage, rent arrears, and other financial losses.
If you are involved in a legal dispute or debt recovery relating to the insured property, then Landlords Legal Expenses Insurance is there to help.
What does Landlords Legal Expenses Insurance cover?
While policy features and benefits may vary depending on your insurer, typically, Landlords Legal Expenses Insurance covers legal expenses associated with:
l tenant disputes
l property damage
l rent arrear recovery, and
l other financial losses that may result from disputes with tenants or third parties.
The insurers offer a Legal Advice Helpline, plus indemnity up to £50,000 per incident.

Why do I need Rent Protection Insurance?
Imagine one of the following scenarios

l a tenant absconding and leaving arrears
l tenants running up rental arrears when they cannot pay the rent for any number of reasons including unemployment or a change in circumstances
l tenants withholding the payment of rent due to a dispute with you.
If you are unable to resolve any of the above issues of unpaid rent with your tenants, your options may be limited. Typically, however, you can seek legal recourse or compensation through Rent Protection Insurance.
What does Rent Protection Insurance cover?
Rent Protection Insurance is an optional add-on to our Landlords Legal Expenses policy. While policy features and
benefits may vary depending on your insurer, typically, protection includes:
l cover for loss of rent up to £1,500 per month for a maximum of 6 months (or until vacant possession has been achieved)
l tenant mediation and eviction costs (limits apply)
l legal costs incurred in evicting anyone, other than tenants who have your permission to be in the property.
Rent Protection Insurance typically may cover these types of situations. It can be bought alongside your Landlords Legal Expenses Insurance. So, if a tenant gets into arrears or leaves the property, you have peace of mind with Rent Protection Insurance.

April was a busy month, with Robin visiting and speaking to brokers all the way from London to Edinburgh. Whilst in London he spoke to a Key Account Broker about their targets with ABACUS and how their staff are all aware of our portal and use us regularly. They discussed how we were their biggest account for Property Owners, which is something we always love to hear! Whilst talking to brokers in Scotland, spanning the country from Glasgow, to Edinburgh, Inverness and Dumfries, Robin took the opportunity to discuss our updated Product Governance document, which was gratefully received by all. One of our Scottish brokers, another key account of ours, spoke to Robin about how they gather their leads and remarked that they have grown to use us here at ABACUS as a first port of call and are expecting to put on lots of new business in the coming year.

May is BIBA month here at ABACUS. The team including Richard our CEO, Jecelda and Jasmine from the Agency and Marketing team and Ben and Charlotte from the Scheme’s team joined Robin in preparing for and exhibiting at the BIBA Conference in Manchester. ABACUS hosted a dinner with brokers on Tuesday evening which went well and made our whole team very excited for the next few days of the conference. The team were lucky to be able to see so many brokers and friends throughout the actual conference itself, with many people popping over to visit us on our stand. We had the opportunity of exhibiting opposite our Partner’s at BlinkIS as well, which is always a pleasure. Robin and Richard used the opportunity that the Conference provides to meet up with brokers and take small meetings at the stand, whilst the rest of the team said hello to brokers passing by and talked to new enquiries. Many were impressed with the range of property risks that ABACUS are able to provide quotes for, and quite a few brokers remarked on our ‘Residential Let Legal Expenses & Optional Rent Protection’ product, as it is a fairly new addition to our range, added in April this year.

June was an exciting month as the sun actually started to make an appearance, it seems to be arriving later and later as the years pass by! In June Robin had the opportunity to see many brokers, he travelled up to the north of England to see brokers in the Leeds area at the start of the month, then spent a day out in the sun watching a heated cricket match with Steve Horner from BlinkIS and a few of their broker friends, and at the end of the month Robin was spotted at the coveted event the ‘Seaton Delaval Northumberland Plate’, held at Newcastle Racecourse. On that sunny Thursday afternoon Robin entertained a group of brokers whilst they watched the horse-racing. They were able to discuss their business with ABACUS and how they had been interacting with our website and how our teams had been helping them with their enquiries over the phone, and on our live-chat platform.

1. Tell us a bit about your brokerage, and the origins of the company.
ACE Insurance was set up in 2017, so we have just entered our 7th year of trading. We are predominantly a Motor Trade broker, and I joined the team in 2021 to set up and build a Household and Property brand.
2. What makes your brokerage unique? Being a Niche Product Insurance Broker - we believe that this in itself makes us unique.
We specialise in certain classes of business in order to give the client the best possible service through product knowledge and pricing from our carriers.
3. What does a typical week look like for you?
I’m lucky enough to be able to work a three day week, but that can often feel like working 100 miles an hour for those days. Mondays are always extremely hectic, so before you know it, it’s Wednesday and the working week is done!
4. What are the best pieces of advice you have received in your years of experience working in the insurance industry?
I suppose it’s generic advice really, and it can be used in any walk of life, but a wise person once taught me to take a step back from any situation before reacting, giving yourself time to really think about what you should say or do. It’s served me well in my career so far..
5. What, in your opinion, is the biggest reason you continue to work with us here at ABACUS?
ABACUS have always been such a great business to work with, the system is user
friendly, and there’s always a friendly voice at the end of the phone should you need support. ABACUS are extremely engaging and it’s a pleasure to have worked with the team while at ACE and for many years in my previous role.
6. Your main office is based in Redditch, near Birmingham; If someone were to visit your area, what would you recommend they go and see or do first? We’re pretty close to Cadbury World so I would say that’s a must for anyone visiting the area.
7. What is your go-to holiday destination?
Myself and my husband recently bought an apartment in Spain, so after spending the first year renovating it, we like to spend as much time as we can enjoying the sunshine in Costa del Sol.
8. It is July and the sun is finally shining regularly, what is your favourite thing to do on an English Summer Day?
Light the BBQ, get the cold beers out and invite some friends and family over to soak up the sunshine
9. If you had to choose an animal to represent your brokerage, what animal would you choose and why?
I would say we are a Giraffe, as I think the service we offer to our clients is head and shoulders above others in our field. (Also, quite ironic as the MD is small)
10. Is there a particular ABACUS event that you have attended that stood out for you?
I’m laughing as I write this, as there have been a few, but I’m sure one event would spring to mind if a few certain Directors were asked. ABACUS kindly hosted a Horseracing event (it may have been Kempton) On leaving the box, I was advised to take the bottle of Courvoisier with me, as I’d had a couple out of measures out of it so it would have to be paid for anyway. I proudly put the bottle in my handbag (clearly slightly inebriated at this point) and sneakily poured myself the occasional drink or two in the pub that evening. We later found out that only the measures used had to be paid for…. A somewhat costly mistake, and I’m still taunted for ‘stealing’ the bottle to this day!!

Hello! I’m Robin, and I am Head of Agency & Marketing here at ABACUS.
2. What is your role within ABACUS? There are many facets to our Agency & Marketing team, and my role includes being involved in our relationships with our broker partners (including visiting and assisting brokers across all levels of their business), event co-ordination, developing our plans for e-mail marketing, telephone touching and our strategies at exhibitions.
3. What do you like about working at ABACUS, and what do you think ABACUS does the best?
My favourite thing about working at ABACUS is genuinely the relationships we have made with our brokers. It is what motivates me the most and certainly what I find the most fulfilling element. I think as a business we try to marry all of the elements that you would require to help develop your property owner’s business, be it from the products to the service, we are here to help you.
4. What are the values that drive you?
One of the key reasons I enjoy working at ABACUS is that the business’ core values align with what is important to me. Honesty, integrity, and respect mean an awful lot to me, as well as delivering good outcomes for all our customers.
5. What do you enjoy doing when you are not working?
I like a variety of things! I enjoy doing anything with my family. I am often taking my children to crazy golf or visiting an aquarium at weekends.
6. Who inspires you?
I take inspiration from many platforms. My family inspire me to work hard, but honestly,

inspiration is all around us. I take advice and words of wisdom and inspiration from many people and stories, and I love hearing about the success of others.
7. What is something you are proud of?
I am proud of how our Agency & Marketing team work together to provide support and assistance to our broker partners.
8. What is your most-used productivity hack? I have become much better at planning throughout the years, rather common I am afraid but two keys for me are making to do lists and planning well ahead of time.
9. What three items would you take with you to a deserted island?
Gosh, I think I would select a plane and a pilot! One other thing… some bottles of water!
10. Tell us about a memorable moment with ABACUS.
There are many, many, memorable moments, it is hard to select one. I think I will briefly mention something about life on the road. I had only been out on the road for a couple of months, back in January 2012, when I went to Northern Ireland to visit brokers. I stayed in a Premier Inn in Coleraine, when at 4am the fire alarm goes off, and I, in just my pyjamas, head into the Premier Inn car park in the freezing cold January frost. After standing next to my car for what felt like an eternity (it was, in reality, 10 mins) a security guard comes up to me. They tell me that the fire alarm went off in error, and no one else had left their rooms….
Keeping on the winter theme, I also remember falling on my backside outside a broker’s office in Durham in the January snow before and also the time that I was stuck in a car with Ben Brook whilst having to wait to be winched out of the snow… perfect stories for July heat as you read this!
