The typical home buyer is 39 years old. Buyers in the South tended to be older (40 years). The highest percentage of buyers for all regions in the United States were in the 25 to-34-year-old range.

The median age of sellers who sold a home between mid-2006 and mid-2007 was 45 years. The median age of a home seller in the South was 46.

Creating curb appeal

is the common real estate term for everything prospective buyers can see from the street that might make them want to turn in and take a look. Improving curb appeal is critical to generating traffic.

While it does take time, it needn’t be difficult or expensive, provided you keep two key words in mind: neat and neutral.

Neatness sells Ÿ New paint Ÿ Immaculate lawn Ÿ Picture-perfect shrubbery Ÿ Potted plants at the front door Put them all together: drive-by shoppers will probably want to see the rest of the house.

Hand in hand with neatness is neutrality Ÿ If you are going to repaint, use light, neutral colors Ÿ Keep the yard free of gardening tools and the children’s toys Remember, when buyers look at a house, they are trying to paint a picture of what it would be like as their home. You want to give them as clean a canvas as possible.

Once your house is “For Sale”, you can maintain your curb appeal by keeping the following in mind: Ÿ Landscaping should enhance your property, not hide it. Trim shrubs and trees. Ÿ Repair driveways and clean the garage. Keep the garage door closed. Ÿ Trim and edge the lawn and remove all debris. Ÿ Weed the flower beds and plant seasonal flowers. The value of your home A Competitive Market Analysis (CMA) is essential to determine the value of residential property. Location and characteristics of the property are the key elements in determining value, along with the comparative values of similar properties in your area. The CMA takes into account the sales price of comparable properties currently on the market. The desired end result, of course, is to find a price that will attract a willing and able buyer in a reasonable amount of time.

We will consider the following questions when pricing your home: Ÿ What are the important selling points of your home? Ÿ How many comparable listings are currently on the market? Ÿ At what prices have comparable listings recently sold? Ÿ Which comparable listing in your community did not sell and why?

Once the value of your home has been determined, you decide on an offering price that will achieve your goals. If you want to sell quickly, your offering price should be very near the value.
