On the west side of Seoul, where the Korean international airport is, there is the city called Incheon. This city is not only the gate of Korea but also the hub of cultural diversity from the history. our site is located in front of the downtown of Incheon. it has lotte department store and the Incheon central bus terminal currently. the client wants to expand and enlarge the business.

Our challenge is how to maintain the business while construction for the expansion ongoing and how to connect circulation between the old existing department store which has low floor height and new shopping mall that suppose to have higher floor height and adapt new retail stratagy of post Covid. One of our post covid retail strategy is "additional 20% off everything". Especially for "Experiential area".

This project started years before our involvement. The client’s original vison for the development was to create a futuristic destination based on the themes of space travel and technology. By the time we started working on the project, the original scheme was partly constructed yet the vision felt obsolete and inappropriate for the location.

THE NEW VISION The redevelopment of the project coincided with a series of events that shook the fundamentals of tourism. Firstly due to the growing awareness of the immense impact of global tourism on the environment and, later on, due to the pandemic that fundamentally challenged our notions of travel and mobility on a global level.

How could we build a sustainable model of local tourism? How can we create a meaningful destination for the people of Chongqing? How can we reinvent this scheme while retaining all the structure already constructed?

LOCAL TOURISM Chongqing, a city of 30 million people, is only 3 hours by car or train from the site. It quickly became clear that the busy city dwellers of this fast-growing metropolis were not interested in visiting the mountains to be in a futuristic environment. In fact, they were looking for the very opposite, a respite from modern urban life where they can reconnect with nature, relax and recharge.

EXISTING STRUCTURE The concrete and steel structures of the previously proposed buildings were already constructed. While we retained the function of the hotel, the VR/entertainment building was converted into a thermal spa, and the retail building into a healthcare clinic. Beyond the programme of the buildings, the most pivotal question was how to better integrate these buildings to their physical context; how to anchor them into the landscape and create a scheme that contributes to the wider environment, with the least possible impact on the already built concrete and steel structures to minimize the carbon footprint of the construction.

MASSING How to better integrate these buildings to their physical context? How to anchor them into the landscape? The same horizontal gestures that form the massing of the buidlings continue to shape the landscaping. This consistent language across architecture and landscaping allowedfor a much deeper integration of the buildings into their context and contributed a seamless relationship between the architecture of the development and the nature it is nestled in.

FACADE The fine screen like texture of the façade of the hotel building create a dialogue with the outline of the ridge lines of the surrounding mountains. The warm terracotta façade complements the green colours of the landscape while giving a very natural, crafted feel to the facades. It also builds on the local vernacular architecture of red brick houses. The screen like facade reduced the solar gain and improved the thermal performance of the building.

The Maze

THE MAZE The new masterplan to bring together a hotel, a series of tree-house villas, a thermal spa, a healthcare clinic, indoor and outdoor educational spaces for school groups and families, a restaurant, teahouses and an outdoor playground. The different functions connected by meandering pathways across nature. The paths meet in the ‘Maze’, a pedestrian circulation node.

TEA HOUSE The houses formed by landscaping ribbons starting from the terraces of the tea plantation. These ribbons form the indoor and outdoor spaces of the teahouses looking onto a small lake.

This project is a Masterplan for the historical area in Chongqing. the location of site is right in front of government building and it has a heritage building, Daili mansion. from the topography of Chongqing, this site has lots of levels different and it has a cliff. the main street, Zhongshansilu, is a famous destination for Chinese and meaningful for Chongqing people. The design challenge was how to connect circulation regarding height difference, and how to invite new buildings into this historical area.

Retail mall of total GFA 236477.6 sqm, located within a new town development by Future Land holdings. Positioned next to a train station, and facing the riverside, the mall has 7 floors of retail space and 3 basements of parking, with extensive landscaping throughout the mall. Modern style shopping mall interior for L1-L5, and Chinese heritage style mall interior for L6. Shopping mall L6 consists of 41 houses with old Chinese heritage building style design. Narrow street and bridge design is also coming from a heritage village. People can enjoy a different experience inside of one shopping mall when they come into L6.

This project is a mixed-use site with unobstructed views towards the West Lake. The brief called for a destination that brings a strong Hanoi identity and local narrative whilst offering commercially viable retail, office, hotel, and civic spaces. Occupying an area of 360,000 m2, Benoy’s design features two grade-A office towers, six levels of retail, a hotel, a SR and ample civic and landscaped spaces. An events hall, theater, a kid’s zone, a food quarter and cultural street are all included in what is set to become Hanoi new iconic landmark. Maximizing the engaging views and integrating usable outside spaces, Benoy has designed a destination on the West Lake that is set to become an icon for Hanoi for years to come.

Across all cultures, the first forms of writing date back to the dawn of civilization, when humans sought shelter in caves. It is on the walls and ceilings of these intimate, protected spaces that they formed the first communities and felt the need to share and record their experiences.

Caves are not just the conceptual inspiration of the building, but for the design process itself. While in nature, caves are created by the erosion of rock by the flow of water and wind, the flow of people through the park and into the exhibition spaces carves out cavities from a perfectly rectangular mass. The result of this process is a sequence of carefully crafted moments that allow the park to flow through the building in a seamless relationship.

As one steps under the soffit, a skylight lets in a beam of light to create a moment of reflection and inspiration. The soffit’s monolithic cuts are further carved with words in languages from around the world. This simple articulation breaks down the massing to a human scale and signals an entry into a building intimately designed with writing in mind.

MAPO Through history Mapo naru (Mapo port) represented one of the most important merchant ports in Seoul. Water has therefore been a crucial element in area’s development and economy. WATER Water molecule forms a hexagon when it freezes. This distinct molecular structure transitions into design of the facade, creating an array of BAY WINDOWS. MAST View of water is extremely rare luxury in Seoul therefore the key corner that offers the view to the river has been opened up with a thin mast cut that seemingly continues into infinity.
