eal estate prospects are looking strong for 2020 if activity from fall 2019 into the new year proves to be an accurate predictor, according to a group of experienced local Realtors® leading the Northern Neck Association of REALTORS® (NNAR).

“We’re all looking forward to a great 2020,” said Geneva Dawson, president of NNAR. “Sales have really picked up compared to this same time last year,” she added. She should know. Dawson, owner/broker at G.C. Dawson Real Estate in Kilmarnock, has seen plenty of up and down markets in her 48-year career. “A good economy and low interest rates are really helping to push the market. And the weather hasn’t hurt us either; a mild winter has put more people in the mood to look,” she said. “It makes us feel like things are really looking up.” Pam Nelson, secretary of NNAR, agrees. “Starting in the fall, and continuing into 2020, we all feel like we’ve been really busy. It’s been better than last spring.” Nelson, associate broker with Middle Bay Realty in Kilmarnock, has 31 years of experience upon which to base her opinion. She was also NNAR president in 2018. Debbie Newsome, NNAR treasurer and a Realtor® with Van Land Realty in Callao, has been in real estate for 32 years and is also a certified appraiser. “It’s been the busiest winter since I’ve been in business,” she said. “Typically, November through January are slow months, but we’ve been quite busy. It was almost like an early spring.” A quick check of market reports for the region shows that median sale prices have increased 11 percent from a year ago, and the number of homes under contract is 15 percent higher than at this time last year. Also, in

December 2019, the average sale price in the region was 96.2 percent of the average list price, which is 1.4 percent higher than at this time last year. “People outside the area have learned about the Northern Neck,” Nelson said. “They hear about it, come here and find people who welcome them. They enjoy the small-town feel — they can walk up and down charming streets and get to know their neighbors and merchants.” WHAT ARE BUYERS LOOKING FOR? Of course, waterfront property is, and always will be, a big attraction in the area. But Dawson added that buyers are showing a growing interest in inland homes and even land, compared to previous years. It’s common for out-oftown buyers to look for a weekend home on the water, with an eye toward making a permanent move when they retire; however, more and more permanent residents, second-home buyers with families, are looking at inland, water-access communities with amenities like boat storage, ramps, docks and beach/picnic facilities. “These buyers are very savvy,” she said. “We also get people who want to live here full-time and commute to the city for work,” Newsome added. TIPS FOR SELLERS “First impressions count,” said Nelson. “Work on curb appeal.” For example, Dawson said, “By all means, spruce up the outside — trim trees and shrubs, plant flowers, invest in fresh mulch.” All three of the experts agree: “Declutter!” Take those family photos down and pack away the knickknacks and doodads. “You have to pack them up anyway,” Dawson said, “you might as well get a head start.” Newsome noted, “Take the emotion out of it. Look at it through a buyer’s eyes. They want to see their families in the house, not yours.” Home “staging” boosts sales potential, too; most homes show better with about half of the furniture removed. Other selling tips include fresh paint, new hardware, updated lighting and neat closets.

The women learned to see the possibilities present in every property. “I’m fascinated with that vision,” said Dawson. “It’s been a way of life for me.” Likewise, they’re both optimistic about the possibilities in the coming year and praise the support of their colleagues and their local and state professional organizations.
