MONTHLY HIGHLIGHTS This month has been so busy. In the offices we are preparing for the opening enrolment for new students in The Ultimate Guide to Renovation October course. Enrolments will only be open for 4 days so if you are interested make sure you don‟t miss out. Register your interest now. That aside it is obvious that the property market is on a high. There have been so many people buying properties and so many interviews with property experts my head is spinning. RP Data - Wrap Watch this 10 min video – for a quick recap on the state of the market according to the RP Data and Rismark home value index.The RP Data Rismark July home value indices results out today confirmed that Sydney and Melbourne continued their strong capital gains trend, with dwelling values rising 2.0% and 1.8% over three months ending July 2014, taking dwelling values across the combined capital cities index 1.1% higher over the three month period.

RP Data – Property Plus Newsletter The optimism continues from RP Data in their newsletter: “From an investor’s perspective, the best opportunity to enter the Sydney, Melbourne or Perth markets has likely passed, especially considering the strong value growth over the past year and falling rental yields. It will be interesting to see whether investors start to turn their attention away from these cities and towards higher yielding markets that are much earlier in their value growth phase such as Brisbane and Adelaide where value growth is now becoming more evident.”

ANZ Housing Update – Positive Growth till end of 2014 Consumer confidence has rebounded in recent weeks. Auction clearance rates in both Syd and Melb have been strong with further price gains expected till the end of the year.Click here for the full report.

Magazine Summaries and Reviews for the Month Money Magazine This month is a cracker! The cover story is all about Renovation and better yet it deals with Flipping as a renovation strategy. Now that is when you buy a property, renovate and sell quickly, usually within 12 months. I share one of my renovation stories on how I added $140,000 in value with a 10 day $14,000 renovation. I also share in detail the mortgage/lending restrictions you need to be aware of and finally share how to locate the right area to pull off this strategy. Here is a hint it is all about Pricing Disparity between the renovated and unrenovated properties.

Your Investment Property Magazine This month a slight error is a big gain for us. The cover story this month looks at Unit hotspots: Where to find units that could outperform the market. Including an exclusive report on the best-performing one- and two-bedroom units across Australia and each state plus a must-have forecast on the fastestgrowing areas for units over the next five and eight years. We all know affordability is an issue for many first property buyers so this is a great feature. And the error well they left a few of the suburbs off the list so on their website they have added a PDF with them all listed. Australian Property Investor Magazine Even the new API Editor has the property bug she is buying property this month and with all the data Nicola has on hand you can bet that she has done her research. Some of the BRAND NEW data this month is from SQM. They have shared access to their new Asking Price Report. The QR code allows you to check out suburb asking prices – and if you can’t get enough of that then check out the SQM website. Borrowing Capacity and Where to Buy Calculator Check out theInvestors Choice Mortgageswebsite. Thank you for those who sent me emails on how much you loved the Property Plus calculator.It’s a borrowing capacity calculator that tells you where you can afford to buy AND now it shows you on a map all the properties currently for sale and rent in your target area. A wonderful resource, check it out if you have not already and bookmark the page.
