MONTHLY HIGHLIGHTS What a great month I got to indulge in all things property. I had a blast at the Melbourne property show. It is always fun catching up with dynamo Money Magazine editor Effie Zahos, my mate Bryce Holdaway from Australia’s Location Location TV Show, Bradley Beer from BMT and so many more. I then caught up with buyer’s agent Cate Bakos and interviewed her for my Investors Choice Mortgages Diamond clients. She shared a secret for those buying in Melbourne. Did you know that the period between Spring starting and Grand final weekend is when there is an influx of properties on the market but the focus is on footy so no buyers are out looking? Which makes the first 6 weeks of Spring a buyer’s market. The seller’s sentiment is reduced and there is a small window of opportunity to buy at a great price without a lot of competition. So watch the Melbourne property market and see if you can grab a bargain. Then last night I got a sneak peak of the completed TheBlock Glasshouse. Wow! So they banned my camera but it was fun meeting Michael, Carlene and Chris. Now here is some inside gossip. They finished all the rooms 3 weeks ago, and have been home for a while. The best part is that I got to see all the finished rooms. What is it with all that copper? A wooden bath tub and outdoor showers in Melbourne?Overall though there are some amazing design pieces and these guys have done a nice job. Would they make money out of the Reno if it was not on TV? We know the answer to that but hey it is TV and fun. Anyone who has lived through a renovation knows it is tough, but these guys seem to have it a bit rougher than most. They were given 2 weeks to pack up house and home, get 14 weeks off work, somehow live on a small living allowance and cover their mortgage at home and don't forget living under a microscope. RP Data - Wrap Watch this 10 min video – for a quick recap on the state of the market according to

the RP Data and Rismark home value index.Capital city dwelling values moved 4.2 per cent higher over the three months of winter, the strongest capital gain over the three months of winter since 2007. Onceagain driven by dramatic capital gains across the Sydney and Melbourne markets where values recorded a 5.0 per cent and 6.4 per cent lift.

Did you know…‘The residential property market is Australia’s single largest, and most valuable asset class with a total estimated value of $5.2 trillion as at January 2014. In comparison the total value of listed equities is almost 3.5 times smaller at $1.52 trillion. Over the past year, national gross domestic product (GDP) was recorded at $1.53 trillion indicating that the total value of residential housing is significantly larger than the annual output of the Australian economy. Clearly most Australian’s accumulate their wealth through residential property.’ Furthermore… “ The combined capital city home values reached a recent low point in May 2012 and over the 21 months from May 2012 to January 2014, home values have increased by a total of 13.2 per cent. Demand for higher density product is likely to increase over the coming years as the relatively high prices of detached houses deter potential buyers and force them to consider more affordable unit product. Recently released dwelling approvals data supports this notion with more than 50 per cent of all capital city dwelling approvals over the past year being for units rather than houses.” SEPTEMBER|2014

Magazine Summaries and Reviews for the Month Money Magazine I love property and I encourage people to buy when they can afford it, with emphasis on the right location and the right price HOWEVER sometimes buying isn't right. In this month’s edition I answer a reader’s question. A father wants to help his daughter buy a home, and give her some of her inheritance now. However unlike the other expert who concentrated on where to buy I looked at this differently. In fact I encouraged him not to put his daughter in financial stress, after all she only earns $20,000 a year. I thought he would be better investing himself, leading by example for the next generation by showing her how to do it, rather than his daughter being limited to where she could live. He could then have agreat mix of yield and growth. Anyway, if you have looked at helping the kids out, then make sure you read this article. Your Investment Property Magazine Ok I agree the cover story '$1 portfolio debt free' had me hooked after all my mantra is 'with 2 investment properties and one renovation you can put $1million in the bank in 15 years'! (And even sooner if you want). The article is a year by year property by property purchase plan.Now the strategy shown does take 9 properties but it is another twist on how to do it. Recently I have spoken to quite a few property investors with household incomes less than $50,000 and portfolios worth over $1mill so I found myself nodding whilst reading the article on how low income families can invest. The buy, live-in, renovate and sell is just one of the great strategies discussed.

Australian Property Investor Magazine I was talking to the new editor of API at the Melbourne home show and she proudly took me through the new features of API. Talk about even more jammed packed! The new behind the scenes, in the hot seat and an upcoming Experts Mistakes sections are ones to watch. The later because I share my biggest property investing mistakes.
