Rutherford County continues to set the pace for growth in Tennessee. The county’s 2009 population stands at 255,239 — a more than 40 percent increase from 2000 — and is ranked No. 1 among Tennessee counties for its rate of growth. A major asset of Rutherford County is the high quality of its schools and availability of a range of higher-education options. Rutherford County has six middle schools ranked in the state’s top 50 schools and is in a three-way tie with two other Tennessee counties for top-performing middle schools. Murfreesboro’s elementary school system is ranked No. 6 statewide. Rutherford County is the geographic and population center of Tennessee. Threequarters of the nation’s population is within a day’s drive and access to markets is a snap with easy access to three major interstates. La Vergne is home to the county’s largest industrial park, including one of the largest distribution centers in the Southeast. The county’s workforce numbers nearly 131,000, up 26 percent since 2000. ROAD READY Getting around Rutherford County is getting a bit easier thanks to two road improvement projects. The Tennessee Department of Transportation has begun improvements to State Route 99 (New Salem Highway) that will widen the two-lane road from Eagleville to State Route 269 (Concord Road/ Hoover’s Gap Road.)
EXPANSION IS ON THE MENU The Demos family has made the restaurant business a family tradition since 1943. The four-generation family company opened its flagship Murfreesboro eatery in 1989, expanded into downtown Nashville in 1992 and added two other locations in Middle Tennessee in recent years. Now, the family has opened a Demos’ Restaurant in Florence, Ala., its first location outside Tennessee.
Murfreesboro also plans improvements to Highway 99 from Old Fort Parkway to Southwest Loop Road, with bids scheduled for 2009. Meanwhile, a new State Route 840 interchange has opened at Beesley Road. Motorists living in western Murfreesboro will be able to get on the major thoroughfare and gain access to I-24 without having to drive onto Old Fort Parkway.

SIGN OF THE TIMES Motorists will have an easier time finding attractions and points of interest thanks to the Rutherford County Convention and Visitors Bureau and Rutherford County Wayfinding Program Board. Some 135 directional and nine welcome signs have been put in place in what is the only countywide wayfinding signage project in Tennessee.
YEA FOR YEAH Youth Empowerment through Arts and Humanities is a nonprofit in Murfreesboro that gets young people involved in arts in a hands-on way. YEAH’s offerings include an after-school program that teaches kids the art of sound recording and a screen-printing club that provides hands-on experience in the design of T-shirts and fliers. The Southern Girls Rock and Roll camp lets girls from 10 to 17 learn about music performance, music appreciation and music-related arts. Ninety campers and 60 volunteers meet for one week at Middle Tennessee State University’s Wright Music Hall to develop their skills in preparation for a final showcase with professional production in front of nearly 1,000 people. LOTS OF FIDDLING AROUND They’ll be kicking up some dust in Cannonsburgh Village in Murfreesboro from July 10-12 at the annual Uncle Dave Macon Days.
LISTEN TO THE MUSIC The music scene and night scene are lively in downtown Murfreesboro, where venues such as the Maple Street Grill offer live entertainment, including a “music in the round” series on Wednesday nights. Professional singer/songwriter Diane Untz and her husband, Jack, host the Music in the Boro series and invite two seasoned professional singer/songwriters or independent music artists to perform with them each week. The old-time music and dance festival annually gathers more than 45,000 people to honor the memory of Uncle Dave Macon, a longtime Rutherford County resident and one of the first Grand Ole Opry stars. The event has been selected by the Southeast Tourism Society as one of the Top 20 events in the Southeast. SOME POSITIVE PUBLICITY You don’t have to take Murfreesboro’s word for it that it’s a great place to raise a family. Business Week in 2008 placed the city on its list of Best Places to Raise Your Kids. The magazine cited housing affordability, the presence of Middle Tennessee State University and abundant recreation and cultural options. The city, the magazine noted, “hosts a jazz and a folk music festival in the summer and most major high school sports championships. It has expansive sports fields, including a new $13 million soccer complex.”

Rutherford County doesn’t sit still in attracting investment, creating jobs
T
he smart money doesn’t sit still and neither are Rutherford County business and government leaders. They continue to meet with site consultants and court potential companies to grow and diversify the region’s economy and land new business. The ongoing efforts paid off even in 2008, a difficult year that still saw creation of 1,000 jobs in the county. ClaimTrust, a medical data processing center, moved its corporate headquarters from Florida to Murfreesboro. Meiko, which makes commercial dishwashers, relocated to La Vergne. Ideal Tridon, an auto industry supplier, expanded its Smyrna plant, which created 75 to 100 jobs. Chromalox, a Michigan-based maker of industrial heating elements, added more local jobs after consolidating elsewhere in the United States. “We are still out there marketing. We are not sitting in our offices waiting for things to get better,” says Holly Sears Weber, vice president of economic development at the Rutherford County Chamber of Commerce. In September 2008, The Milken Institute/Greenstreet Real Estate partners ranked the Nashville-DavidsonMurfreesboro MSA the 15th best market for business and careers. George P. Johnson, a multimedia marketing firm that represents IBM, General Motors, Cisco Systems Inc. and other major clients at trade shows and customer events, set up its third U.S.

manufacturing center in La Vergne. Dan Patterson, senior vice president and general manager, says the company employs up to 40 people now and expects that to at least triple. “Our plan is to be a full-service operation,” he says. The company picked Rutherford County after looking at 28 locations. Swaying its decision was proximity to Southeast markets, skilled workforce and overall business climate. “It’s been great,” Patterson says. Hans Ott, chief executive officer of Franke USA, also is pleased. The company
makes commercial cooking equipment and helped McDonald’s refit 7,000 restaurants with cappuccino and specialty coffee machines. The business came to Tennessee in 1995 and business has expanded sixfold, Ott says. “When we originally relocated here, it was to be in a much more central position to distribute east of the Rocky Mountains,” Ott says. “We also find the people here are very friendly. We have a very loyal and good workforce, with good schools and reasonable traffic.” Franke invested $40 million in a new, 250,000-square foot headquarters complex. The move means more space for R&D, prototype manufacturing and distribution. The building is LEEDcertified and features a 168-panel solar roof array installed by LightWave Solar Electric in Nashville and exterior charging stations for electric cars. Aiding the cause is Destination Rutherford, a chamber-led public-private partnership that promotes economic development. The Rutherford County chamber also offers or administers a number of incentive programs to help businesses relocate, grow and expand. “We aren’t going to sit around and wait on the economy to get better,” says Bill Jones, Destination Rutherford chairman and area executive for Pinnacle Financial Partners. “We are out talking to site consultants and relocation consultants. The work we are doing now will pay big dividends for us.” – Pamela Coyle

Out More Insight RUTHERFORD COUNTY SCHOOLS Rutherford County Schools educate 32,700 students in grades K-12. All 42 of its school are 100 percent accredited by the Southern Association of Colleges and Schools, with 98.5 percent of its core courses taught by highly qualified teachers. MURFREESBORO CITY SCHOOLS The district has nearly 7,100 students in grades pre-K through six. All 12 of its schools are 100 percent accredited by SACS. On the Terra Nova test administered in the spring, the grade average at all levels exceeded the national norms.

Campaign spreads the word about Rutherford’s top-ranked schools
sk any relocation expert what ranks highest among companies’ criteria for a new site, and the quality of public education inevitably nears the top of the list. Yet business and public officials found that companies considering a move to Rutherford County had no idea it was home to the No. 1 English and math elementary school in the state, one of the largest universities in the Southeast and a K-12 public school system that routinely convinces residents working outside the county to buy homes in Rutherford and commute. Destination Rutherford, a public-private economic development initiative of the Rutherford County Chamber of Commerce, has launched the We Know campaign to make sure the schools are no longer a best-kept secret. “When we were sitting down with companies interested in relocating, they spent a considerable amount of time asking us about our education system,” says Rob Lyons, Murfreesboro city manager. “We knew the schools’ quality was outstanding, but since they were out of state, they didn’t know much about that. We picked up on those signals and realized we could do a lot more to get that word out.” The chamber has been a major backer of business-education alliances. Its Business Education Partnership program promotes collaborations between businesses and schools through grants, programs and services such as the BC3 Science Academy, Summer Business Camp and job shadowing. The We Know marketing campaign touts the educational and extracurricular strengths of the

county’s public schools and Middle Tennessee State University – the largest undergraduate university in Tennessee – to corporate relocation experts and companies exploring relocation. Through an e-newsletter, DVD, Facebook page, printed materials and Web site (www. rutherfordeducation.com), We Know details local educational achievements. Among them: six middle schools in Rutherford County rank in the state’s Top 50; the Discovery School at Reeves Rogers is ranked No. 1 statewide in math and English proficiency; and Middle Tennessee State University’s College of Education draws the best and the brightest, who often stay in the community to teach. Community-based programs such as Murfreesboro Youth Orchestra, the Discovery Center at Murfree Spring and CSI: Middle Tennessee State University’s Forensic Science Camp are highlighted, as is MTSU’s partnership with local schools. The goal of the campaign is to add education to the long list of known community strengths – quality of life, a business friendly environment and proximity to urban amenities among them – that are important to businesses considering relocation, says Holly Sears Weber, vice president economic development for the Rutherford County Chamber of Commerce “They’re looking at relocating employees, and those employees’ top concern is education for their children,” Weber says. “They also want to make sure they have an educated and sustainable workforce 10 and 20 years down the road.” – Anita Wadhwani

Dough, dairy help diversify Rutherford’s manufacturing base
A
healthy portion of Rutherford County’s bread and butter involves making bread and butter. Or at least bread and milk products. The county is home to a full menu of food-production operations, including baking giants General Mills and Rich Products, vegetable processor Taylor Farms, Heritage Farms Dairy, Murfreesboro Pure Milk Products and Lewis Brothers, the producer of Bunny Bread, an American classic. Such consumer staples are part of a good economic mix; even in slow economies, people buy bread and milk. Company executives praise the region for good distribution access and loyal employees. At Heritage Farms Dairy, for example, turnover among a workforce of 200 is less than 5 percent, and attendance is 99.7 percent, says Jeff Phillips, the company’s manager of human resources. Each month, Heritage Farms produces 4 million gallons of milk and culture products, such as yogurt, cottage cheese and dip, plus fresh juices. The company is owned by Kroger and supplies 205 of the grocery giant’s stores in the Southeast, though it also Rich Products makes dough for 350 types of cookies, rolls, French bread, pizza and muffins in Murfreesboro.

has contracts with other food stores. “We have that capacity and flexibility,” Phillips says. “All of it is perishable. Nothing is frozen. Most of it is processed and shipped the same day.” For Rich Products, frozen is a big part of what it does. The plant, which once was considered the largest frozen-dough facility in the world, makes dough for 350 types of cookies, sweet rolls, dinner rolls, French bread, pizza and muffins. “We pride ourselves on being the brand behind the brand. We prefer that our customers get the recognition,” says Bill Calder, manufacturing director for the Rutherford County plant and several others, including two other Rich’s operations in Tennessee. The plant employs 350 people, and Calder raves about them. “It is a great labor force,” he says. “It shows in the abundance of willing workers. People here traditionally want to work.” The General Mills operation is big, too, employing more than 800 people and making it one of the county’s largest privatesector employers. The plant runs 24/7, making Pillsbury refrigerated dough products and Yoplait yogurt. The yogurt facility was built in 2001 and expanded significantly in 2007, says Pat Murphy, plant manager. “We expect to continue to grow, maybe not as much in jobs but in volume,” he says. “All our products have a relatively short shelf life, so we manufacture to demand.” Demand remains strong, and General Mills, Murphy says, “has invested significant capital in this site.” All three executives tout the location as ideal for serving the Southeast and much of the rest of the country. A solid school system translates into a good flow of qualified workers, and the overall business climate is attractive, they say. “It is a friendly, really cooperative community,” Calder says. “It is an easy place to do business.” – Pamela Coyle

More hospitals are managed out of Middle Tennessee than anywhere else in the United States.” Ferro says he specifically chose to construct his business in Rutherford County because, basically, his entire workforce resides in the county.
“I heard a statistic where 75 percent of working people who live in Rutherford County actually travel to Davidson County or Williamson County for their jobs every weekday,” he says. “I’m glad that my employees don’t need to travel far to work. As a result, they don’t have to sit in traffic for two hours a day. That’s another bonus of living and working in Rutherford County.” – Kevin Litwin

oe Ferro decided in 2007 to relocate his ClaimTrust Inc. health-care data company from Florida to … somewhere. “My choices came down to Boston and Middle Tennessee, and Middle Tennessee won out – thankfully,” says Ferro, ClaimTrust president and CEO. “We constructed a new building in Murfreesboro and moved into it in March 2009. It was built to comfortably house about 30 employees, and we were fully staffed the day we moved in.” He adds that six of his top employees from Florida joined him on the move to Rutherford County, but those employees would not have moved if the company had relocated to Boston. Ferro says that the relocation effort to Rutherford County was made that much easier because he and his wife, Kathy, both graduated from Middle Tennessee State University in 1991. “We also both know what a great school system is in place here for our kids,” he says. “Plus we enjoy the quality of life, parks and recreation options, and the cost of living is much less expensive than Boston or South Florida. Rutherford County is very family oriented – it’s just a nice place to raise children.” Ferro founded ClaimTrust in 1998 in Fort Lauderdale, and the company’s main mission is to help hospitals make sure they are sending out insurance claims that are fully coded and documented. In other words, ClaimTrust helps hospitals get paid for the medical services they provide. Middle Tennessee and New England each offer good workforces that are highly trained in the health-care sector, so either destination would have provided top-level talent. “A key reason why we chose Rutherford County is that Middle Tennessee is not only known for country music, but more

New meeting complex makes Murfreesboro a choice destination

ecky Vealey hears the word “convenience” a lot. As director of sales for the new Embassy Suites Hotel & Conference Center, she hears from event planners who like the Murfreesboro spot because it is just off Interstate 24, adjacent to The Avenue Murfreesboro, a bustling retail development, and free of traffic and parking hassles found in large cities. The $70 million development opened in September 2008 and in March 2009 hosted a conference of Global Fire Ministries. April 2009 brought 300 military historians from across the United States. The Sons of Confederate Veterans is eying the conference center for its 2012 gathering. “It is an ideal location. It is dead center in the middle of the state,” says Mona Herring, vice president of the Rutherford County Convention & Visitors Bureau. The complex has a 28,000 square-foot ballroom and 43,000 square feet of meeting space. Younger Associates estimates the hotel and its

meeting space will draw more than 107,000 visitors and generate nearly $18 million in spending each year. A conference for school guidance counselors sponsored by the Tennessee Department of Education used all the meeting space for breakout and general sessions. Before the venue opened, the largest available meeting space in Rutherford County could accommodate only 400 people, Herring says. The Embassy can hold several thousand. The Tennessee Society of Association Executives hosted its annual trade show at the Embassy Suites in December, and members were impressed, says Becky Shilt, executive director. Free parking and easy access to The Avenue Murfreesboro shops make the conference site even more attractive, she says. “It is absolutely beautiful, with gorgeous artwork and furnishings,” Shilt says. “They really did a fabulous job getting it together.” – Pamela Coyle

usiness is brisk at the Smyrna Airport, and not only in the number of private and charter planes using its runways. The 400-acre Smyrna Airport Business Park has 33 tenants that range from aviation-related businesses to corporate headquarters operations to manufacturing enterprises. The airport itself has 5,500- and 8,000-foot runways, more than 60 acres of ramp space, and commercial and corporate hangars. Among Tennessee’s 78 general aviation airports, Smyrna, with 1,700 acres overall, is the third largest. But it also is the state’s busiest general aviation facility, with more than 100,000 flight operations a year, says John Black, executive director of the Smyrna/Rutherford County Airport Authority. The authority’s goal, says Black, is to lease the property in long-term deals, including for corporate headquarters and spec buildings. “In the last 12 months, we have entertained 10 different clients, two of them major investments with high employment numbers and high wages, which is exactly what we are after. We want to be ready when the economy moves,” Black says. “We think we are.” Video Gaming Technologies, which has operations in California, Virginia, Oklahoma and South Carolina, set up its corporate headquarters at the park, as did Dominion Financial Management, a Christian nonprofit that helps people with money management and reaching their goals. Gary Bradshaw, owner of Pilot Journey, a small, family-owned company, moved into a two-room office early in 2009. The
company helps market and promote flight schools. Bradshaw could have rented office space elsewhere, but likes planes and wanted to support the airport. “The general population has this concept that it is a bunch of rich people with their toys,” he says. “But this airport enables Nissan to quickly get its technical teams between Mississippi and Smyrna. It is also a matter of needing an air ambulance. You can pick up someone in Smyrna and take them to the Mayo Clinic. You don’t think of that until you need it,” Bradshaw says. Among manufacturers, Wearwell moved into leased space in 2007 after operating for 57 years in Nashville. The relocation allowed the maker of floor mats for the auto, medical and foodproduction industries to consolidate from three buildings into one space built to its specifications. “The closeness of employees has created, culturally, a lot stronger company,” says Elliot Greenberg, chief executive officer. “Heating and cooling is much more efficient. It is just so much more convenient, cleaner and nicer.” The Rutherford County location has made commuting easier and opened up a recruiting base that includes recent graduates of Middle Tennessee State University in Murfreesboro. Wearwell occupies 150,000 square feet now, but has room to expand. The location gives employees easy access to shopping, restaurants and banks. Even the local YMCA is only a mile away. “We see things picking up in 2010,” Greenberg says. “We want to grow.” – Pamela Coyle

Booster Shot New facility gives Murfreesboro Medical Clinic expanded services
B
efore the new Murfreesboro Medical Clinic opened in July, space was at such a premium that surgeons performing outpatient procedures simply couldn’t handle any more cases. That all changed in July 2008, when the first phase of a new, state-of-the-art facility opened in Murfreesboro’s Gateway development. In February 2009, in just 20 working days, the new, larger suites saw 630 procedures. “Typically, we see a little of a lull at the beginning of the year, but this year we really haven’t slowed down,” says Dr. Dan Brown, the center’s anesthesiologist. The new facility has four operating rooms, three endoscopy rooms and larger pre-op and post-op areas. Outpatient surgery, plastic surgery, and physical, occupational and speech therapies are all in the new $15 million, 78,000-square-foot building. Murfreesboro Medical Clinic’s new facilities also house MRI services, as well as surgery, ophthalmology, gastroenterology and ear-nose-throat services. Other specialties, such as internal medicine/family practice, pediatrics, obstetrics/gynecology, neurology, endocrinology, dermatology, podiatry, rheumatology, urology and some radiology, remain at the clinic’s original campus in downtown Murfreesboro. The split does cause some confusion, says Joey Peay, the clinic’s chief executive officer. “Having 30 years of history
in one location and then to transition, it can be difficult to adjust,” he says. “But once patients get there, they’ve been very pleased.” The clinic and its board are now laying out the timeline for Phase 2, which will bring the new space to 200,000 square feet. The target to finish is early 2013, Peay says. Doctors and other staff are already involved in the planning, helping to decide how many exam rooms and other interior spaces they need to create good patient flow. The goal is to break ground by the end of 2011, with 16 to 18 months of building. Because Phase 1 included high-ticket items like radiology and the SurgiCenter, Phase 2, though bigger, won’t cost as much per square foot to build, Peay says. “Our expectation is not quite twice the cost of Phase I,” he says. The new Murfreesboro Medical Clinic, once complete, also will offer comprehensive breast treatment. It joins a robust lineup of health-care providers that economic development officials say help attract new businesses to the region and retain existing ones. Middle Tennessee Medical Center is in the midst of constructing a new, $287 million hospital campus in the Gateway development that is scheduled to open in 2010. And Stonecrest Medical Center in Smyrna has capped off a $6.5 million expansion that added 26 beds and

15,000 square feet to the 210,000-squarefoot hospital. “Quality of life, schools, recreation, retail, high quality of medical care, that’s what folks are looking for,” says Bill Jones, area executive for Pinnacle Financial Partners and chairman of Destination Rutherford, a public-private economic development initiative. – Pamela Coyle

tones River Mall in Murfreesboro has undergone a multimillion dollar upgrade that gives the retail center the best of both worlds – a sheltered modern interior combined with an outdoor shopping promenade styled with classic lampposts, shade trees and a fountain. “We’ve made it a better place to be and a better place to shop,” says Heather Rose, the mall’s marketing manager. About 320,000 people live in the mall’s trade area, with an average household income of $57,000. The mall, built in 1992, underwent its last major upgrade in 1997. The latest upgrade added 200,000 square feet and transformed the center’s feel with Tuscan-inspired features that include Italian tile floors, arched ceilings and entrances trimmed with stack stone. As part of construction, J.C. Penney demolished its anchor store and built a new location from the ground up that is nearly twice the size of its former store. A 400-seat food court with wireless Internet opened on Penney’s old site. Dillard’s, the mall’s other anchor along with Sears, razed its old location, building a 146,000-square-foot replacement that is nearly 50 percent larger than its previous quarters. Dillard’s old home was then turned into the Shops at Stones River, a chic outdoor shopping promenade that features national retailers, including C.J. Banks, Shoe Carnival, Gap, Forever 21 and clothing retailer A’GACI. The additions increase the number of shopfronts in the mall to nearly 50, Rose says. One of the biggest newcomers to the mall is Books-A-Million, which arrived in fall 2008. Kids can enjoy the mall’s “old-time Tennessee” themed play area, which gives a nod to local history. The site includes state facts and replicas of a log cabin, a rowboat and native animals. “We have spoken to our consumers and, hopefully, we have given them what they want,” Rose says. – Sam Scott A $52 million renovation has given Stones River Mall in Murfreesboro more stores and restaurants.
