Looking for an open concept kitchen?
Here are some key factors to consider before beginning your project. The term open concept is everywhere these days. Turn on HGTV and on every show the owners, house hunters, agents and contractors are all talking about open concept floor plans. This style reflects the way we live as a society today and I don’t see it going away any time soon. However, there are some key elements that you must consider before deciding to blow out every wall in your home. •Do you want your kitchen to be the central hub of your home?
•What are your organizational requirements and can you achieve them?
It may sound exciting to think about living in an open concept, but will your family function well in that environment. Do you all sit around and eat around the television or do you like to retreat to a quiet room for dinner while the kids play in the front room? Remember, when the walls are gone, everyone is together!
Removing walls and closets presents storage challenges that must be from the beginning design phases.
•Will you have to purchase new furniture to fit the new open layout? Remember the orientation of furniture pieces in relation to each other, and the spacing between pieces to encourage social interaction.
•Do you have the budget to achieve an open concept? Working with a Design Build firm is an important step in the budget process. A good designer can layout an open concept floor plan, but you also need the trained eyes of a professional contractor to know what construction elements that design is affecting. It does you no good to have a $200,000 design on a $100,000 budget

On behalf of the Birmingham Remodelers Council, welcome to the fall edition of Remodel Birmingham. There is so much talent within the home building and remodeling community in the Birmingham area, this particular issue of the magazine gives us a great opportunity to really show it off. On the pages that follow, you will find some terrific examples of the extraordinary work of the remodelers who work in our market. The Alabama Remodeling Excellence Awards (AREA), presented by the Home Builders Association of Alabama, are open to remodelers, contractors, kitchen and bath designers, and other building professionals who exhibit outstanding craftsmanship and attention to detail in projects throughout Alabama. This year’s competition was sponsored by Alabama Power, Spire and the Alabama Home Builders Self Insurers Fund. It is such an honor to be a part of this community, which is made up of some of the finest professionals I have ever known. If you have a special home remodeling project that you’d like to see come to life, contact one of our Remodelers Council members. I think you will be amazed at the quality of the experience.

GBAHB Remodelers
Certified Experts Professional Designations Set Professional Builders and Remodelers Apart When choosing a builder or remodeler, you want someone with the skill and expertise to do the job right. In a crowded marketplace, however, identifying a qualified professional can be difficult. That’s why the National Association of Home Builders (NAHB) created professional designations that help consumers identify builders and remodelers who have committed themselves to continually improving their skills and being committed to their profession. When a homeowner selects a builder or remodeler with a NAHB professional designation, they are getting a professional with superior training, practical experience, and in-depth knowledge in their chosen specialty. Certified Graduate Builder (CGB) The CGB designation means your builder has met the prescribed standards of practice, possess at least two years building industry experience, has a proven track record of successful project management, has completed a comprehensive education curriculum, and pledges to uphold the program’s code of ethics. The CGB course is designed to emphasize business and project management skills as the key to a professional building operation. Certified Graduate Remodeler (CGR) The CGR course emphasizes the development of business management skills as the key to a professional remodeling operation. Remodelers holding the CGR designation meet prescribed standards of business practice, possess a minimum of five years remodeling industry experience, have a proven track record of successful remodeling projects, compete a comprehensive education curriculum, and pledge to uphold the program’s code of ethics. Certified Aging-in-Place Specialist (CAPS) The CAPS designation program teaches the technical, business management, and customer service skills essential for remodelers doing home modifications for the aging-in-place. The NAHB Remodelers Council, in collaboration with the AARP, developed this program to provide comprehensive, practical, market-specific information about working with older and maturing adults to remodel their homes for agingin-place. Certified Graduate Associated (CGA) The CGA Certificate program offers associate members an opportunity to enhance their 86

knowledge of the fundamentals of the home building industry. Modeled after the CGB curriculum, this designation is attained by completing three required and three elective courses that focus on improved management skills and business performance. The CGA designation is maintained by completing one course annually. Certified Green Professional (CGP) The National Association of Home Builders’ Certified Green Professional™ designation recognizes builders, remodelers, and other industry professionals who incorporate green building principles into homes—without driving up the cost of construction. Classwork leading to the designation provides a solid background in green building methods, as well as the tools to reach customers, from the organization leading the charge to provide market-driven green building solutions to the home building industry. Master Builder (MB)/Master Remodeler (MR) The purpose of the Master Builder/Master Remodeler Program certification of the Greater Birmingham Association of Home Builders is to further enhance the professionalism of participating members and to provide the consumer with contractors of the highest professional standards. Members of the program must pass a rigorous entry process in order to receive the designation as Master Builder or Master Remodeler. They are screened by a committee of their peers who review customer, supplier, and subcontractor references; check for any current or pending litigation; and verify full liability and workman’s compensation insurance coverage. Membership is reviewed on a yearly basis, and failure to meet the program’s requirements can warrant disqualification from the program. Graduate Master Builder (GMB) The ultimate designation for the building professional, the GMB designation is for experienced veterans only. Before beginning the GMB designation process, candidates must have the CGB designation, CGR designation, CGA designation with five years of building experience, or ten years of building experience, and have competed three CGB/CGR/CGA courses. GMB course topics include risk management and insurance, negotiating, financial management, and quality construction, to name a few. They are more advanced with in-depth instruction geared for experienced building professionals.

Precision Homecrafters PROJECT PROFILE
PROJECT NAME: VESTAVIA HILLS KITCHEN PROJECT SCOPE: By re-programming existing interior space and adding a new room to the side of the home, this Vestavia kitchen remodel grew from a U-shaped kitchen to a larger galley-style kitchen with peninsula. The additional room added to the side of the home now holds the couples’ music room. SF: The original kitchen was 180 SF and the new kitchen is almost doubled in size. MATERIALS/FINISHES: Cabinets: All of the cabinetry in this kitchen is completely custom and features interior organization. The door/drawer style is a variation on a shaker style in a custom off-white color. The hood is also in the same shaker styling. FINISHES AND FIXTURES: Working with a palette of natural materials, the finishes were chosen in soft gray and white shades. The countertops are Thunder White granite and the backsplash is a 3” x 6” Bianca Giola marble with gray and white veining. Above the range is a Versailles marble mosaic with marble liner. The stainless steel faucet is the Deltra Trinsic with Touch 2o technology provided by Southern Kitchen and Bath. The lighting is provided by the owner (try not to highlight them or show them in any photos). The wall paint, Benjamin Moore, Cement Gray, is carried from the kitchen into the living room to create a more cohesive space. The hardwood floors are new in the kitchen area and replaced the original 18” x 18” beige tile. APPLIANCES: Allsouth Appliances provided a 42” built-in subzero French door refrigerator, a kitchenaide warming drawer, built-in microwave, dishwasher, and a 48” dual fuel Wolf range and hood insert. TIME FRAME: Summer 2017 The challenge here was creating a kitchen that would encompass all of the owner’s desires and needs for organization and detail. To accomplish this, we utilized the existing dining room into the new kitchen to allow for more cabinetry and a larger space. We also organized each drawer and door to fulfill the owners’ desires for pull-outs, cutlery divides or interior trays. Maximizing each drawer with organization tailored to the clients’ wishes, allowed for the best use of the space. For example, there is a hidden bookshelf and wine rack combo at the end of a row of cabinets. There is even vertical tray and platter storage in one of the larger drawers near the range. Inside the pantry is a series of pull-out trays that house individual baskets for vegetables and fruit. The peninsula itself acts as not only a double sided seating area for four, but also as hidden appliance storage with pull out trays on the kitchen side and extra storage for platters on the living room side.

FAMILY MATTERS
Multi-generational households are a growing trend across America. A record 20% of the population now lives in a home with two or more adult generations. The benefits that are often cited include lower cost of living, less stress with child and elder care issues and keeping family wealth invested in a homestead rather than an outside facility. The metro Birmingham area is seeing its share of the trend. “This has been a growing part of our business for several years,” says Tom Coan, President of Case Design/Remodeling. “Economics, boomerang kids and caring for aging parents are causing families to think outside the box about their living arrangements.” The Haynes family of Trussville sought out Case when they were considering combining households under one roof. “My mother-in-law had passed away. My father-in-law, Ernie, and husband, Matt, and I started talking about the idea of all of us moving in together,” says Cailyn Haynes. “We began meeting with Case and began talking about creating an in-law suite at my father-in-law’s house. The more we met with Case it became clear that it was a good possibility.” The house is located in Trussville’s Tutwiler Farms development, a large suburban house built in the 1980s on a one-acre lot on a quiet cul-de-sac.
“The project involved renovating about half of the home. There was a lot of structural work in taking down walls and creating an in-law suite by converting the downstairs garage and workshop. On the main level, they worked on common areas like the kitchen and dining room to update the house and improve the flow. “My husband’s dream was to have a big long table in the dining room. The dining room now fits 10 to 12 people,” says Cailyn. According to Coan, an effective multi-generation project needs to address more design issues than the average project; space planning, circulation and style plus universal design/aging-in-place and the need for privacy and boundaries among family members. In the Hayne’s case, Ernie’s space was designed on the lower, driveway level to provide private, barrier-free exterior access. Since the space was unfinished, avoiding narrow hallways and door openings was easily achieved. Coan says his company particularly enjoys multi-generational projects. “It’s very exciting work for a client-centered, design/build company like ours. You’re working with a diverse set of client needs and a broader range of design considerations. It’s very satisfying when you see the finished product

working well for the family.” Matt and Caitlyn have two boys in elementary school. “They are old enough to come home now and it is so great having Poppa there. He fixes them an afternoon snack, for example, and just
talks about their day. I love the influence that he has on their lives as they are growing up. It just works for us,” Caitlyn says. “We really enjoyed working with Case. they were easy to work with, offered great ideas and design. It was a real pleasure.”

ASK GEORGE
We love our home, but we live in a little house on a little lot. What are some things we can do to get to most out of the space we have?
A:I would suggest starting with a list of needs and wants. Define what you and your family, if applicable, really need that the house does not currently provide. This list should include, or at least consider the possibility of, an outdoor living space. I would then have a second list of wants. These are items that would be desirable and add to the comfort of your lifestyle but are optional based on budget, return on investment, and limitations based on zoning or neighborhood restrictions. I would then recommend doing an inventory of lifestyle, personal habits and preferences. Maximizing every square inch in a small space requires a lot of effort on the inhabitants. Some things to take a look at might include: Organization •Does everything have a place and is it put back there when not in use? •Are you utilizing any of the many organizational tools that are available on the market today. This might include cabinet dividers and hardware, closet systems designed to maximize the utility of small spaces and smaller furniture designed to accommodate smaller spaces.
Living a minimalistic lifestyle or hoarder lifestyle. •I know people that live each of these life styles. Obviously being a hoarder in cramped spaces can become problematic. It is also hard to just get rid of our stuff on a regular basis just because we have not used it recently. Most of us however have more than our share of stuff that we will never use again. Donate it to someone that can benefit from it. Start with the closets on this one and decide if you will ever wear it again, or really can wear it again. There are people that will help you address each of these issues if you could use help with this. Once this has been completed an experienced design/build contractor can help you create a vision for modification and organizational improvements in your home that will help to meet your needs and wants list. This would be done by defining a scope of work and designing the existing space and/or additional space accordingly. A design/build firm can also explore with you outdoor living spaces that can tremendously add to your actual utilization of space that is not now being used. Alabama’s climate allows for these spaces to be used at least 9 to 10 months of the year. Another resource we would recommend is the “Not So Big House” by Sarah Susanka. As a licensed Architect, Sarah has done an outstanding job of designing small spaces that truly utilize every square foot of space. Spaces are designed around lifestyle and the daily requirements of you and your family.

ARE WHITE SHAKER KITCHENS TRENDY? One of the most recurring questions I get these days is “Are white shaker cabinets going out of style?”. I believe the market has been saturated with white shaker kitchens over the last 5 years, but I don’t think everyone is tired of them yet, nor will they be any time soon. I believe this is such a classic look that it never gets old. If you look at restoration of historic homes, most of the time they go with white shaker cabinets. It is clean and simple. White is always going to be a classic cabinet color. Now, there has been an upswing in requests for different cabinet finishes lately. I have had a lot of clients requesting accents of natural wood. They are requesting a wood that shows variation, character, and grain. Wood species such as a character maple, knotty alder, and even hickory gives you a beautiful example of the variation there is in a single tree. There has also been an increase in softer whites and off-whites. I believe the trends are heading towards more natural finishes and softer whites, but shaker style is still going to be the leading door style. Gray continues to be a great cabinet color, wall color, and accent color. We design tons of kitchens with gray islands. The gray tones vary from a soft cool gray to a deep charcoal gray. Gray is just an awesome neutral that goes with almost anything. Other hot trends right now are navy blue and soft blues and greens. We have been designing several spa-feeling colors for islands, laundry rooms, and bathrooms. Light blues and soft greens are making their way into the cabinet market. I love the variety of popular cabinet colors and it is so fun to incorporate several of these design trends into a home. I think you should select what you LOVE, because after all-- It is your home and you have to live with it!

What’s Cooking?
AllSouth Appliance Tips & Advices for Your Kitchen Remodel 1) What are new trends/features in appliances homeowners should be on the lookout for this season? There are tons of new trends and incredible features hitting the appliance market! Smart kitchens is a big one. Homeowners can connect all of their appliances to their mobile device or even an Alexa. You can preheat your oven from your living room or the grocery store! Another big trend out there is black stainless appliances. They add a sleek and luxurious look to any kitchen. 2) When remodeling a kitchen should I pick my appliances first or decide on a design and then pick appliance to fit the space? Go ahead and pick your appliances. You could be thinking you’re just going to want a standard 30” slide in range, but once you start looking you might decide you want a cook-top with double ovens. It’s best to know the exact appliance you want right away instead of risk having to settle because it doesn’t fit your cabinets.
3) Can AllSouth also help me with new cabinets for my remodel? Absolutley! AllSouth’s Birmingham showroom has a full kitchen and bath design department to help you design your dream kitchen. From the appliances to the cabinets, we’ll be with you every step of the way. 4) Why go to AllSouth over a big box store? At AllSouth, we want to make appliance shopping more than something to just check off your to-do list. We want to make it an experience. Our showrooms are a tool for you to not only see the appliances first hand, but to also learn how they work. Our appliance specialists have been in the business for a long time and they can provide you with honest advice so that you’re getting the most for your money.

So not only do we create your typical “blue print” architectural style drawings, we also create 3D perspectives, what we call Virtual Tours, to provide a 95% plus accuracy of understanding of what the final project will be. With the advances in our software, we are now able to advance beyond a virtual tour on a computer screen! We now have the ability to use VR Headsets to immerse a client directly into a completed space allowing them to experience the space in a detailed and unique way. By doing this, it gives our client complete confidence in the final outcome before the first hammer ever swings! Secondly, we create a scope of work document. This is the project in word form. We write in plain English, no fancy construction terms, so that we all understand what is
being said. This is where paint colors are listed, tile is specified, model numbers for appliances and fixtures are placed and descriptions of the items to be completed. If the virtual tour is a picture of our destination, the scope of work is the road map to get us there. Once under construction, we assign a Project Manager to each individual project, meaning one project at a time per project manager. He is there to oversee the work, ensuring that the plan is followed and being completed efficiently. We strive to schedule our projects in half-day increments to help ensure a timely completion of the project. Through the planning, design, scheduling and our onsite project manager we are able to complete projects up to 40% faster than average! In addition to those items we have other standards that set us apart; like no tobacco usage nor foul language on our jobsites. Once your project is complete, we bring in a professional cleaning service to deep clean the project area and all other affected or adjoining spaces, so all you have to do once we are done is enjoy your new space! So, from concept to completion we are here to take away the stresses, headaches and burdens of your home remodeling project and make your needs, wants and wishes come true.

CUSTOM SOLUTIONS We believe that each and every project is unique and one of a kind. No matter the project, there should be elements that are customized solutions for our clients. A couple of recent examples are; When a client wanted an open style railing, while staying on budget, we created our own railing style, The Dogwood Rail, to accomplish the goal. Another customer was
bothered by her mismatched engineered flooring. Our solution was to unify the space with reclaimed solid wood flooring. The new floor features a maple and oak border with a reclaimed heart pine end grain tile rug inlay in her foyer. Both solutions can bee seen above. We would love to create a custom solution for your next remodeling project.
