PROPOSAL : CONVERSION OF DYEHOUSE UNIT 3


INTRODUCTION DAN MASSINGHAM is an experienced carpenter, He’s already converted 2 warehouses to a professional standard in Manor House (N4 & N15) and assisted in 2 other similar conversion projects. He’s also a fine dining chef for Roux Fine Dining. KRISTIAN GOODCHILD is an experienced multi-builder with one succesful warehouse unit in seven sisters under his belt. He grew up in the building industry, working for his father’s renovations comapny and has a full complment of building skills. His most recent project was the renovation of a cottage in Cornwall for his parent’s cottage holiday retirement business whcih entailed an array of decorating, carpentry, electrical and plastering work. JOELLIE LIN is a multi-disciplinary designer and artist, with an acute eye for detail and style. She is in the process of starting an interior design company. Her influences include Tadao Ando and Ludwig Mies van der Rohe. Her work has been featured in a number of publications such as Indie Magazine, Vrag (a blog under AnOther Magazine). We have good contacts with the building suppliers of North London and a keen eye for warehouse design through our collective experiences in the warehouse communities of manor house/seven sisters over the last 3 years.


THE PROJECT We aim to convert Unit 3 of Dye House into a multi-use live-work space. We intend to build a place that is not only homely, stylish and comfortable, but also an environment in which designers, writers, musicians and artists can feel free to create. Over a two month period we will install a full, modern kitchen, stylish bathroom and 8 studios, built and decorated to a professional standard. The rooms will then be sub-let out to creatives at competetive rates with a high regard placed on fashioning a productive and dynamic mood through the right mix of designers, artists, musicians. We will stay on as live-in warehouse managers.


DESIGN INSPIRATION Inspired by New York style apartments and coffee houses, the unit will feature a bright, cafe inspired kitchen and dining area which will double up as a working area during the day, in which occupants can hold meetings, work and create. The lounge will be fitted with a projector and soft furnishings, ideal for film screenings, presentation events or everyday entertainment. The bathroom, toilet and shower will feature sleek concrete bath/shower housings, white metro tiles and black slate flooring. We also plan to incorporate upcyling design solutions in order to give the place an interesting and quirky character.

MEETING THE MARKET Live-work units in london have boomed in popularity over the last few years. 18-30 year old young professionals in the creative sectors are increasingly looking for new and exciting places to live and work. Creative people need beautiful settings, space to work, find inspiration and commune. Over the last few years the average rent on live work units has almost doubled from £450-525 in 2009 to £650-900 in 2012. This rise exemplifies the increased reliance on property rental in the face of the economic downturn. It also highlights the increased popularity of alternative styles of living. The freedom of warehouse living is often cited as a reason for its popularity. The ability to create ones own space and mould it to fit the tennant’s way of living is a huge draw. Our aim is to provide well equipped, comfortable and tastefully designed rooms, but allow the tennants to adjust and re-design them according to their own personal preferences.
