New listings (681) in West Portland decreased 0.4% from the 684 listed in January 2021, and decreased 15.6% from the 807 listed in February 2020 . Closed sales (535) increased 6.4% from the 503 closings in January 2021, and decreased 4.8% from the 562 closings in February 2020. Bottom Line: Sales have begun to slow in the $650k and below segment as inventory becomes more of anissue every month. Those looking to move up from the $650k to $1M+ price points have foundthis to be an ideal time. Unprecedentedsales in the luxury and ultra-luxury segments continueto set records.$1M+ sales are up 34% on the Westside year over year.

New listings (842) in East Portland decreased 0.8% from the 849 listed in January 2021, and increased 3.2% from the 811 listed in February 2020. Closed sales (714) increased 11.1% from the 643 closings in January 2021, and increased 7.2% from the 666 closings in February 2020. Bottom line: 96 homes have sold in North Portland in the last 90 days with only 15 currently active.Incredibly, there are only29 homes in all of NE Portland active on the market below $450k.Nowhere is affordability more of an issue than N and NE Portland. $1M+ sales are up 27% onthe Eastside year over year

Bottom Line: New listings continue to shrink with the market down9% from last year. $2M+ sales are up 41%in the South Portland markets year over year as ultraluxury homes move quickly, modern andlarger lots especially.

Bottom line: The Portland condo market continues to be the polar opposite of the single-familyhomemarket.Inventory is not a problem and value purchasing continues, especially in the 2+bedroom market. Choice townhomes and traditionally strong buildings have begun to seeimprovement, but this overall marketing continues to languish.
