New listings (891) in West Portland increased 28.7% from the 692 listed in February 2021, and decreased 6.7% from the 955 listed in March 2020 . Closed sales (756) increased 38% from the 546 closings in February 2021, and increased 0.8% from the 750 closings in March 2020. Bottom Line: Sellers - expect multiple offers of as high as 25% over asking price when priced appropriately. Buyers - be prepared to compete with many other well qualified offers and find ways to provide value in the terms and conditions of your offer.

New listings (1242) in East Portland increased 47.1% from the 844 listed in February 2021, and increased 3% from the 1206 listed in March 2020. Closed sales (889) increased 23% from the 723 closings in February 2021, and increased 16.3% from the 764 closings in March 2020. Bottom line: Sellers - be wary to not overprice, especially in the luxury segment. Proper pricing will bring multiple offers and over asking prices. Buyers - be prepared to make decisions quickly and provide highest and best offer.

New listings (145) in South Portland increased 88.3% from the 77 listed in February 2021, and increased 0.7% from the 144 listed in March 2020. Closed sales (92) increased 22.3% from the 75 closings in February 2021, and increased 22.3% from the 75 closings in March 2020. Bottom Line: Sellers - inventory continues to shrink, get your game plan for what terms and conditions you want up front. Buyers - identify your needs and be willing to sacrifice on some of the nice-to-haves. $2M+ homes continue to see unprecedented sales.
