This region has boomed with gas drilling. At the center of this opportunity for gas companies and property owners are property rights and contracts. When approached about a gas lease, here are a few things to remember: 1. There is a difference between natural and methane gas. Natural gas is owned by the property owner unless it was reserved by a prior owner. Methane gas is owned by the owner of the coal rights. Only a title examination can identify the precise owner of the coal or gas rights. 2. You can reserve the right to approve the location of the wells and pipelines on your land. You can also limit the number of wells and approve the location of access roads may be required. 3. Don’t tie up your property with a lease that may not be drilled for years. You may demand a lease provision that will cause the drilling to start
soon while receiving a “minimum” royalty. Contrast this to “advance” royalties which are amounts paid today that will be deducted from actual royalties earned later. 4. It can be required that the land is contoured and presentable post drilling. The lease should contain a provision to ensure this. 5. Pooling gas from various sites means gas is stored for a later date. Your gas royalty may not be paid until the gas is removed. You may be entitled to a percentage of royalties based on the number of acres you own compared to other property owners pooled with your gas. Gas wells can be advantageous for a property owner if the terms are reasonable. Leases, like most contracts, should be reviewed by your lawyer before signing. Among her past and current accomplishments, she has served on a multitude of school, sports, and church related boards and directorships, in addition to the United Way and Mon Valley Hospital MATCH. She is a church pianist, a disaster relief trainer, volunteer seamstress, and a positive and cheerful influence on all who she comes in contact with. Karen Juskowich owns and operates Juskowich Notary Service in Finleyville which recently celebrated 20 years in business. She also serves on the Finleyville and Mon Valley Regional Chamber of Commerce boards. Members are encouraged to respond to their invitations by Dec. 7. Flaherty said. It appears that the project will continue to grow and become a mainstay in the community. "We had people asking if we could catch their businesses too," Flaherty said. "We did it for the first time last year. Everybody in town seemed to give us good reviews on it. It's going to be like a tradition now." Flaherty said one student who used a ladder to paint a life-sized snowman on a store window appreciated working on a project large in scope on a unique canvas. Some of the students said the project gave them a better look at the downtown area and provided the chance for them to meet some of the retailers. In organizing the field trip, the school district teamed up with the Charleroi-based Mon Valley Regional Area Chamber of Commerce and the Team Charleroi Business and Community Alliance.

CHARLEROI — In the name of Christmas, a bunch of Charleroi Middle School students set out to paint the town — literally. In an effort to spread a little Christmas cheer, about 60 elementary, middle and high school students spent the afternoon of Nov. 27 sprucing up a dozen storefronts in the Magic City's downtown business district with seasonal artwork. Middle school art teacher Mike Flaherty said he watched the students take part in a valuable learning experience that caught the eyes of store owners and shoppers alike. The good-will gesture brought out some Christmas spirit in the community. Flaherty said a woman walking by the Dollar General store went inside and bought mittens for the students who were painting the windows outside. One of the businesses provided lunch for the kids,

Flaherty said. It appears that the project will continue to grow and become a mainstay in the community. "We had people asking if we could catch their businesses too," Flaherty said. "We did it for the first time last year. Everybody in town seemed to give us good reviews on it. It's going to be like a tradition now." Flaherty said one student who used a ladder to paint a life-sized snowman on a store window appreciated working on a project large in scope on a unique canvas. Some of the students said the project gave them a better look at the downtown area and provided the chance for them to meet some of the retailers. In organizing the field trip, the school district teamed up with the Charleroi-based Mon Valley Regional Area Chamber of Commerce and the Team Charleroi Business and Community Alliance.

Among her past and current accomplishments, she has served on a multitude of school, sports, and church related boards and directorships, in addition to the United Way and Mon Valley Hospital MATCH. She is a church pianist, a disaster relief trainer, volunteer seamstress, and a positive and cheerful influence on all who she comes in contact with. Karen Juskowich owns and operates Juskowich Notary Service in Finleyville which recently celebrated 20 years in business. She also serves on the Finleyville and Mon Valley Regional Chamber of Commerce boards. Members are encouraged to respond to their invitations by Dec. 7. This region has boomed with gas drilling. At the center of this opportunity for gas companies and property owners are property rights and contracts. When approached about a gas lease, here are a few things to remember: 1. There is a difference between natural and methane gas. Natural gas is owned by the property owner unless it was reserved by a prior owner. Methane gas is owned by the owner of the coal rights. Only a title examination can identify the precise owner of the coal or gas rights. 2. You can reserve the right to approve the location of the wells and pipelines on your land. You can also limit the number of wells and approve the location of access roads may be required. 3. Don’t tie up your property with a lease that may not be drilled for years. You may demand a lease provision that will cause the drilling to start
soon while receiving a “minimum” royalty. Contrast this to “advance” royalties which are amounts paid today that will be deducted from actual royalties earned later. 4. It can be required that the land is contoured and presentable post drilling. The lease should contain a provision to ensure this. 5. Pooling gas from various sites means gas is stored for a later date. Your gas royalty may not be paid until the gas is removed. You may be entitled to a percentage of royalties based on the number of acres you own compared to other property owners pooled with your gas. Gas wells can be advantageous for a property owner if the terms are reasonable. Leases, like most contracts, should be reviewed by your lawyer before signing.
