Central Park is literally surrounded by Sydney’s best and brightest. It lies directly across the road from the University of Technology Sydney (UTS), and the University of Sydney is just fifteen minutes away by foot. Other educational facilities in the area include Ultimo TAFE on Broadway, the University of Notre Dame, the University of Southern Queensland and Curtin University. -Central Park Sydney Brochure

Sydney has a humid subtropical climate with warm, sometimes hot summers and mild winters, with rainfall spread throughout the year. The weather is moderated by proximity to the ocean, and more extreme temperatures are recorded in the inland western suburbs. The warmest months are January and February, with an average air temperature range at Observatory Hill of 67.3–79.7 °F for January and 67.5–79.7 °F for February. An average of 14.9 days a year have temperatures of more than 86 °F. In winter, temperatures rarely drop below 41 °F in coastal areas. The coldest month is July, with an average range of 47.7–63.3 °F. Rainfall is fairly evenly spread through the year, but is slightly higher during the first half of the year. The average annual rainfall, with moderate to low variability, is 47.79 in, with rain falling on an average of 134.7 days a year. Snowfall was last reported in the Sydney City area in 1836, while a fall of graupel, or soft hail, mistaken by many for snow, in July 2008, has raised the possibility that the 1836 event was not snow, either. Extreme temperatures have ranged from 114.4 °F on 18 January 2013 to 35.8 °F on 22 June 1932, the lowest recorded minimum at Observatory Hill. The city is rarely affected by cyclones, although remnants of excyclones do affect the city. The El Niño–Southern Oscillation plays an important role in determining Sydney’s weather patterns: drought and bushfire on the one hand, and storms and flooding on the other, associated with the opposite phases of the oscillation. Many areas of the city bordering bushland have experienced bushfires, these tend to occur during the spring and summer. Chippendale, Australia The area was first occupied by the Gadigal people of the Dharug Nation. William Chippendale was granted a 95-acre estate in 1819. It stretched to the present day site of Redfern railway station. Chippendale sold the estate to Solomon Levey, emancipist and merchant, in 1821, for 380 pounds. Solomon Levey died whilein London, in 1833. Levey’s heirs sold over 62 acres to William Hutchinson. According to the 2011 census, there were 4,057 residents in Chippendale. 38.3% of people were born in Australia. The most common other countries of birth were China 10.6%, England 3.8%, New Zealand 3.3%, Indonesia 2.6% and India 2.5%. In Chippendale 50.1% of people only spoke English at home. Other languages spoken at home included Mandarin 10.5%, Cantonese 3.0%, Indonesian 2.2%, Thai 2.2% and Vietnamese 2.1%. Frasers Broadway Property Arguments raged over height, density, preservation, and environmental protection. The city council was dismissed and reconstituted, competitions held and won, master plans drawn and redrawn, and litigation initiated. World financial markets collapsed, the site changed hands twice, and jurisdiction shifted from city to state government. But the placement also meant that Central Park’s tallest structure would sit on the development’s northern boundary. This move was diplomatic, since it will keep shadows off adjacent neighborhoods. But it was also problematic, because One Central Park would cast a major shadow over its own site—in particular the 69,000-square-foot public garden… Mick Caddey, development director of Central Park, said that while it is the building’s on-site water recycling factory and power plant that are responsible for most of the water and energy savings, the gardens are a visible and tangible reminder of innovative green infrastructure. “If you take a walk down Broadway and see people stopping to wonder at the vertical gardens, or talk with the locals whose sense of Chippendale has been transformed and enriched by this surprisingly organic building, it’s clear that One Central Park has not only won international acclaim but it has also found its way into the hearts of Sydneysiders – and that’s something we’re all very proud of.”-The Guardian

PTW Architects PTW Architects (formerly Peddle Thorp & Walker) was established in Sydney by James Peddle in 1889. James Peddle was notable in the domestic field, adapting the practice of architecture he learned in England and the USA to the Sydney climate and conditions. Samuel George Thorp was made a partner of the firm soon after his award-winning entry for Sydney’s first planned garden suburb Daceyville in 1912. In 1924 H. Earnest Walker joined as the third partner bringing an interest in efficiency and technology developed while working for major American firms in the 1920’s. Henceforth the firm was known as Peddle Thorp & Walker and the office began to diversify from a purely domestic practice to one that also excelled at commercial and industrial architecture. PTW has become a highly diversified architectural practice. The firm has developed an established profile in masterplanning and architecture over a diversity of building types including commercial, residential and institutional developments with particular specialities in the design of sporting venues and buildings for the arts.

Contributing to the firm’s projects is the ability to create buildings where commercial objectives are balanced with cultural and public uses, leading to the enhancement of the public realm and a city’s facilities. This can be seen in projects such as the Walsh Bay Redevelopment, Angel Place and City Recital Hall, the recently completed extension of the National Gallery of Australia, the Forum Development, and East Circular Quay. PTW Architects has also made a point of developing techniques and relationships that allow the firm to create genuine partnerships with other architectural firms and specialist consultants, sharing specialised knowledge and awareness of local context and culture amongst a project’s designers. -PTW Architects

About One Central Park One Central Park (OCP) is an innovative and environmentally ambitious landmark project within the redevelopment of the Carlton & United Brewery site near Central Station in Sydney. The overall planning intent is to adhere to the highest standards of sustainable residential design under the Australian Green Star rating system and support the vision of an environmentally responsible future for the city. -The Skyscraper Center

Design Objective One Central Park assists Sydney in its goal of moving towards improving its carbon footprint. The first design challenge was to give the new park a real presence at an urban scale. Because OCP is a high-rise, it is possible to bring the park up into the sky along its facades and make it visible in the city at a distance. At the individual scale, this creates pleasant private gardens. At a collective scale, it’s a green urban sculpture. -The Skyscraper Center

With the opening late last year of One Central Park’s Living Mall another stage in the ambitious $2b Central Park mixed-use development is complete. This new shopping precinct energizes the Chippendale site, bringing welcome convenience and activity to the community’s growing urban village. It was never going to be a modest exercise in retail design and with developers Frasers Property and Sekisui House at the helm no expense was spared. Ateliers Jean Nouvel with PTW Architects were also responsible for designing the multi-level vertical mall, successfully extending the building’s slick, polished aesthetic inside.

This sun-drenched interior is aided by the 110 ton heliostat mirror system that sits atop the East Tower. It reflects light into the space in one of many ESD features that has seen the development awarded three Green Star ratings. The atrium does seem to ‘push’ the shops into the background, but the refreshingly large size of each tenancy balances the ‘recessed’ shop fronts. One Central Park 58

Standout furniture includes green and white Enea Lottus chairs and Vondom Moma stools in black and white, all supplied by Ke-Zu. They are the perfect complement to the Design Clarity-designed bespoke timber banquettes and high bars. The western tower is 84 metres high and accommodates 240 homes, while the 117-metre-high eastern tower contains 383 apartments, including 38 penthouse flats with exclusive access to a 100-metre-high sky garden.

The 38 penthouse apartments, marketed as the Sky at One Central Park, have their own private entrance. These residents alone have access to the elevated garden on level 29, which features a plunge pool, an outdoor kitchen and sculpted timber seating areas. Sydney architect Koichi Takada designed the interiors for these homes, as well as for the rest of the east tower. Commercial When Central Park’s ‘Central’ five-level retail precinct opens its doors on Broadway in 2013, it’ll be surfing a wave of new retail trends which are transforming the way we shop. It’s “the most fascinating, daunting, challenging and ultimately rewarding time for retail in history” according to insideretailing.com.au. So what’s on the horizon? Firstly, it’s not a shopping center, it’s an experience center. As online shopping becomes the norm, the experience of shopping in ‘real life’ is being challenged to become more engaging, theatrical and personal. Residential The relaxed finishes and natural ambience of One Central Park East is inspired by Takada’s love of nature, and Nouvel’s concept for One Central Park, as a beacon for Sydney. Each apartment is finished with the most tactile and honest materials – muted tones of driftwood, hammered stone, and linen and woven grasses; matched with copper and bronze. Some units emphasize organic, cool finishes while others have a more intense, spicy flavor. Takada has incorporated sliding timber screens of solid and perforated slats that open up spaces or conceal kitchens from living areas. Slide the screens aside and the transformation is profound, and delightful. Internal lighting gives the effect of a softly glowing lantern within a wooden tree house, blending with the foliage outside. The interiors of One Central Park West represent high-speed luxury. They’re designed by William Smart of Smart Design Studio, and inspired by sophisticated curves and glossy finishes – exclusive to high-end sports cars and motor yachts. The One Central Park West apartments revolve around a central lacquered pod, buffed to a high sheen. There are two variations in design approach – one nautical with fine timber joinery, and one more automotive, with the dashboard finesse of a luxury car. Decadent bathrooms within the pod have timber and leather-like finishes. The streamlined kitchens wrapping the pod even have builtin champagne bottle holders. Wrapping the structure in vegetation, planters, vertical vines and green walls extend the surrounding parkland upwards, bringing a sense of nature into each residential unit. The plantation also helps reduce energy consumption with leaves that trap carbon dioxide, emit oxygen and reflect less heat back into the city than traditional fixed shading. -designboom

The public park at the heart of the precinct climbs the side of the floor-to-ceiling glass towers to form a lush 21st century canopy. Using 250 species of Australian flowers and plants, the buds and blooms of the vegetation form a musical composition on the façade. Vines and leafy foliage spring out between floors and provide the perfect frame for Sydney’s skyline. -ArchDaily French landscape artist Patrick Blanc was commissioned to design the 1,120 sqm of vertical gardens that cover the surface of the building. 35,200 plants and 383 different species were used, including some natives such as acacias. The gardens use a remote controlled, dripper irrigation system and a special process developed by Blanc in which the roots of a plant are attached to a mesh-covered felt, soaked with mineralised water. The gardens are maintained by a local green roof and wall company called Junglefy. The company was forced to replant some of the building’s gardens last year after a water source was accidentally cut and the system’s alarm failed. Mick Caddey, development director of Central Park, said that while it is the building’s on-site water recycling factory and power plant that are responsible for most of the water and energy savings, the gardens are a visible and tangible reminder of innovative green infrastructure. “If you take a walk down Broadway and see people stopping to wonder at the vertical gardens, or talk with the locals whose sense of Chippendale has been transformed and enriched by this surprisingly organic building, it’s clear that One Central Park has not only won international acclaim but it has also found its way into the hearts of Sydneysiders – and that’s something we’re all very proud of,” said Caddey. -The Guardian

The primary structural elements receiving lateral forces are the concrete cores placed at the center of each tower and shear walls adjacent to the cores. Once additional floors are constructed above the backspan, the reflector frame is lifted into place and locked in by the perimeter framing and the skygarden slab. Mirrors are then added to the reflector frame using the permanent hung building maintenance unit and the remainder of the faรงade is installed.

It’s a big ask for plants to grow more than 100 meters off the ground in Sydney’s gusty and sunblasted environment. However, the plants, dripfed by reclaimed black water and nursed by half a dozen full-time gardeners, are thriving, and flowering. The planted walls use Patrick Blanc's Le Mur Vegetal system, interspersed in 23 various sized panels across the facades of the two towers, spanning over 1000 square meters. HVAC The system has been designed to allow connection to the City of Sydney’s city-wide energy network. There is also potential for future export of excess thermal energy to other facilities in the area. At full capacity, the commissioned turbine will produce 1120 kilowatt-hours of electricity – enough energy to power around 1250 homes. When the trigen system is complete, and the additional 1.1MW turbine comes online, the system will deliver around 136,000 tonnes of CO2-equivalent greenhouse gas emission savings over its 25-year life. Waste heat will be used to heat hot water and generate cold water, and to deliver space heating/cooling. Water Recycling The recycled water network harnesses multiple water sources with varying qualities and creates multiple water supplies, covering all the water requirements of the community. The seven water sources include: • Rainwater from roofs • Storm water from impermeable surfaces/planter box drainage • Groundwater from basement drainage systems • Sewage from an adjacent public sewer • Sewage from all buildings within the Central Park community • Irrigation water from all greenwalls • Drinking water from the public water main 1

Plastics and rubbish are taken out of the wastewater.

After wastewater is screened it enters the biological processing tank for anaerobic processing. Natural bugs break down the wastewater.

Purified water is sucked through microscopic membranes that block out bugs - removing bacteria, pathogens and other impurities. The holes in the fibres are so tiny, bacteria and viruses are unable to penetrate and are forced out keeping the recycled water clean.

Water goes through the Ultraviolet purification process neutralizing any remaining impurities.

Reverse Osmosis

Water then moves through another membrane filtration technology known as Reverse Osmosis (RO). RO removes small molecules, ions and salts from the water, improving quality.

Chlorine is added to the water for the final purification process.

The second design challenge arises from the tall massing along the North side of the site. In order to remediate overshadowing of the park, the volume is broken up into a lower and a tallerr tower. On the roof of the lower tower, 42 heliostats (sunlight tracking mirrors) redirect sunlight up to 320 reflectors on a cantilever off the taller tower, which then beam the light down into areas that would otherwise be in permanent shade. -Domus

Arch Record, 2015 The most engaging thing about the immense mixed-use development that is Sydney’s Central Park, is neither its $1.6 billion price tag nor its role in bringing much-needed pedestrian porosity to a disused industrial site clotting the city’s heart. It’s not the “best tall building in the world” award, won last year by the main structure, Jean Nouvel’s One Central Park; not its investment in resourceconserving strategies such as trigeneration and sewage mining, its $4.9 million public art program, or even its standout features—the world’s tallest green wall and a giant cantilevered heliostat— that are now landmarks for miles around. What is most engaging about Nouvel’s building, and the development as a whole, is how these attributes are interwoven to solve many problems— including bringing daylight into a space that otherwise would have been almost always in shade—with a single, essential diagram. The story goes like this. In 2003, an old brewery that had sprawled ad hoc for almost two centuries over 14 acres adjacent to Central Station came up for grabs. The site’s redevelopment was immediately controversial. Arguments raged over height, density, preservation, and environmental protection. The city council was dismissed and reconstituted, competitions held and won, master plans drawn and redrawn, and litigation initiated. World financial markets collapsed, the site changed hands twice, and jurisdiction shifted from city to state government. It sounds like a recipe for disaster. Yet the resulting development, masterminded throughout by Singapore-based gynecologist-turned-developer Stanley Quek, has charmed even the residents of surrounding low-rise neighborhoods and their representative politicians.

Quek’s vision was to encircle the site with buildings, creating a public garden within dense but finegrained urban fabric. Nouvel’s building is the development’s first completed project. It comprises two towers—34 and 16 stories—with 623 apartments. The towers rise from a shared three-story podium that includes a pool, restaurants, and a shopping center. The reinforced-concrete frame, enclosed by a glass curtain wall, is shrouded by horizontal planters and climbing plants. Tall for the area, One Central Park’s height matches a brutalist university tower (designed by Michael Dysart in 1964) directly across the road. In urban terms, the pair serve as a gateway to the city center, since the road it straddles is the main access to Sydney from the west. But the placement also meant that Central Park’s tallest structure would sit on the development’s northern boundary.

qualities, have been pocketed and stapled into hydroponically nourished felt-faced panels. It’s a big ask for plants to grow more than 100 meters off the ground in Sydney’s gusty and sunblasted environment. However, the plants, drip-fed by reclaimed black water and nursed by half a dozen full-time gardeners, are thriving, and flowering. (The recycled water, which is highly purified, is also used throughout the development for toilet flushing, landscaping, laundry, heating, and chilling). Luscious as the vertical planting now is, it still has about 18 months before reaching maturity, says designer Patrick Blanc (who, like Kersalé, frequently collaborates with Nouvel). But it’s almost spooky how closely early drawings, showing exteriors sculpted in vegetation, have been replicated.

This move was diplomatic, since it will keep shadows off adjacent neighborhoods. But it was also problematic, because One Central Park would cast a major shadow over its own site—in particular the 69,000-square-foot public garden fundamental to Quek’s vision. The structure alone— Australia’s largest residential cantilever—weighs 120 tons and is supported by a huge triangular truss (which also supports a terrace). It was the cantilever, as much as the heliostat, that had people worried. Nothing similar had been attempted on this scale. Where heliostats had been deployed, it was mostly small solar energy installations. A large, multi-mirror heliostat for the enhancement of public pleasure was a whole new deal, bringing aesthetic issues into play alongside the strictly technical. In fact, there are two sets of mirrors: one facing down from the taller building and one facing up from the shorter edifice. The upper, 320-mirror array that is visible to passersby, appears to flutter. This is especially so after dark when, in an installation by light artist Yann Kersalé, the mirrors shimmer with many hues. Yet the flutter is illusory. The nighttime display is produced by 2,880 LEDs, mounted nine to a mirror. The mirrors themselves are actually fixed, and therefore make up the secondary, passive element of the device. The “real” heliostat is the lower, 40-mirror array, says Tim Phillips, design engineer for Kennovations, the heliostat supplier. These lower mirrors, invisible to the general public, track the sun, relying on specially designed software that works from sun-location data. The mirrors, each of which corresponds to a nine-mirror cluster in the upper array, “remember” their position with regard to their target cluster. Sensors beneath the terrace periodically check and recalibrate the software in order to maintain this complex, three-dimensional relationship. So, does it work? In a word, yes. Sunlight is reflected from the lower array to the upper array and then down to the ground. The mirror material has a reflectivity of about 88 percent—compared with around 93 percent for standard glass mirrors. So, with two sequential reflections, the quantum of sun hitting the ground is between 70 to 80 percent. This is enough to create patches of light on grass, keep plants alive, and cause a perceptible drift among picnickers and other park users. (It is also worth remembering that for almost half the year in Sydney, shadow is to be sought, not avoided). The building’s other defining move, the 1,000-square-meter vertical garden, also generated widespread skepticism. But it seems similarly to be proving its doubters wrong. Resident Review, Nov 15 2014 SYDNEY can now claim the honour of having the ‘Best Tall Building in the World’. One Central Park has taken out the coveted title gifted by the Council on Tall Buildings and Urban Habitat (CTBUH) in Chicago, USA, this week. So, what’s it like to live there? We had one resident, landscape architect Mike Horne, give us the inside story. ‘So, I live in the best tall building in the world? Wow. But before I tell you what it is like living here, I need to fess up to a few things.

Kensington Street, the entire street is being made into a pedestrian lane with cool bars, boutique 5-star hotels, flower shops, and hatted restaurants. One Central Park features a Nouvel architectural signature — a monumental cantilever — which supports a light-reflecting heliostat system., while the largest en masse vertical gardens in the world (covering 1,100sqm) makes me feel like I am living in a sky garden. I love this building, and I love the place — I’m enthralled by its vibrancy, its energy and diversity. Even Costa, my little old dog, gives it the big thumbs up. www.news.com.au

Declaration one: I’m a Cronulla boy. I’ve lived in the suburbs for the last 25 years. And I am a divorced empty-nester. It was just me and the dog living in a house too big. I needed a change. Big time. Time to move on. So six months ago, it was out with the old and in with the new. I traded in suburbia for city life and moved into what has turned out to be the best building in the world. No more lawns, no more driving for coffee, no more vacant space and no more piles of ‘stuff’ accumulated over the years — everything must go! .....well almost. Declaration two: I may be biased. I am now living in a project I worked on. Yes, I love it that much. Hell, I thought, I’ve given this project seven years of my life, time to see how its looks from the other side, through the eyes of an inhabitant. I have to tell you it was nerve-racking — at first. So far above the ground. After all I’m just a suburban boy. But I have to say the amazing skyrise views are to die for. As the landscape architect for Central Park, I helped created the parks, the streets and the green buildings. It’s been a joy working with the world most talented ‘starchitects’ Jean Nouvel and Norman Foster, vertical garden guru Patrick Blanc — not to mention my design partner Jeppe Aagaard Andersen of Denmark. Move over Princess Mary! I especially love the view over Central Station and the glimpse down Darling Harbour to the fast emerging Barangaroo. From my eye in the sky, this end of town is exploding out of the ground. And I see it all through my ‘garden in the sky’. It’s seriously fabulous. I see green out every window. A real jungle. It keeps me feeling really earthed. OK, it’s not harbourside but hey, Chippendale or should I say Hippendale has serious street cred. I take the lift down to my supermarket and I’m immediately struck by all the young, fresh faces of new Asia. Mostly affluent Chinese students attending one of the nearby universities. It suddenly dawns on me — I am at the Sydney epicentre of the dawning Asian Century. The suburban boy is nervous but the intrepid city adventurer is enthralled. It’s time to walk the dog. Down in my new park Chippendale Green. It’s made for everyone, old and new. The recipe is simple — just add a vibrant green carpet of lawn, surrounded by beautiful trees, add a splash of playful water, then a dollop of art. Mix it all together and this is a great place where people can hang out, feel good, sunbake, kick a ball and heaven forbid, even get to know each other! Who’d have thought ... I especially love how people just gaze in wonderment at the fabulous ‘Halo’, that yellow circle thingy from artist, Jennifer Turpin and Michaelie Crawford. It’s seemingly suspended in the air, wobbling strangely like a drunken sailor. I love it and never tire of it. And Central Park is only half finished. A residential building in Sydney has been named the best tall building in the world. One Central Park by French design group Ateliers Jean Nouvel and Australia’s PTW, beat 87 other international entries to top the list, and was commended for its visible use of green design...The award was given on 7 November by the Council on Tall Buildings and Urban Habitat (CTBUH) based at Chicago’s Illinois Institute of Technology. -The Guardian
