Our 2015 goal is to reach a global audience and share all the amazing and wonderful things happening here in Washington, DC. We intend to reach beyond our borders and work with even more international clients in real estate. We are excited to engage more people through John Eric Home, our hallmark magazine which continues to break views and readership records both nationally and internationally. We are motivated to bring Washington, DC to the world. Whatever your goals are for 2015, we hope you set a course to achieve them. Most importantly, I hope that you find good health, happiness and prosperity along the way.
If you are like me, you welcome the start of a new year with renewed vigor and optimism. This new beginning allows us the ability to make the necessary changes to our lives in the areas that need work or improvement and strengthens our resolve to move forward in areas where we excel. I’m a true believer that change is good and a very important part of our lives. Can you imagine how incredibly boring life would be for all of us if things stayed the same? In Park City, Utah, the dramatic Wasatch Mountain terrain teams up with the powder-light snow to create a fantastic winter vacation destination. It is a treasure of the American West and one that is exhilarating to explore. Skiing becomes a simple pleasure with true ski-in/ski-out access to more than 200 acres of peaks and terrain. DINING ROOM
Living rooms get a lot of attention, but a dining room that suits your style and fits your needs can make each day a bit richer. So why not give yours a little extra love? If you haven’t been using your dining room, it could be that setting it up properly will inspire you to dine there more often. The concept of utilizing a formal dining room in a new home has evolved over the last decade. It is no longer the lonely single room located in the front of the house or through the swinging wood paneled door past the kitchen. As our lifestyles change, home design and floor plans adapt as well. The open concept floor plan has become one of the most popular designs of the century. This plan encourages an open flow throughout the home and eliminates many walls and closed spaces. Ironically, it is also the most popular style with new builders as well as homeowners who are renovating. Suddenly, walls in beautiful stately Victorians and mid-century moderns are opened up and families are being encouraged to have free flow communication and are also being challenged to make their furnishings “work” throughout. This concept has essentially eliminated the dining room and made it a partner with an adjoining space. On many occasions, it’s adjacent

to the kitchen, perhaps the great room or even the den. Since the holidays have passed, many of us have realized that our dining spaces are not maximized or designed effectively. It is essential that we take the time this spring to make certain we design a dining space that’s fun for the whole family. Following are a few creative tips and ideas that will encourage laughter, quality-time and more fun than your family could expect at the dinner table. When you invite people to your home to share a meal, you want to make sure they are comfortable, but it also doesn’t hurt if they are a little impressed. First, you must discover the perfect dining table for your space. To pick the right dining table, you need to match it to your personality as well as the look of your dining room. Creating a spectacular dining room starts with the perfect table; however, there are so many designs that it’s hard to know where to begin. Most dining areas are designed to accommodate a rectangular table seating six to eight. That’s a good starting point, as you can decide how playful you want to be with seating, lighting and materials. If you have a large family and many friends, I
strongly suggest an extendable dining table. More recently you may have noticed a proliferation of rustic farm-style tables. These tables have become quite popular because they hark back to simpler times when farm-to-table food was the norm and families gathered each evening. Their weathered patina looks good with modern or traditional chairs or even sometimes a great bench. Adding bench seating to one side of a dining table is always a good way to make a table more welcoming and help guests get to know one another. Salvaged wood plank tables have gained admirers recently as well and work best in the rectangular shapes. The natural beauty of the tree is magnified to epic proportions and appreciated in everyday use. Due to the scarcity of the wood and the custom work that goes into creating each piece, these tables double as art pieces, and their prices reflect their beauty. By matching the chairs and table to the wood floor, the furniture will seem to almost disappear, making the space seem larger and more open. If you are a fan of clean lines and an edgy look, glass can infuse your space with lightness and modernity. Be ready to constantly wipe off greasy food smudges, worry about sharp corners with children around and expect it to be hard to move. It’s a practical option for few households, which makes it special. Consider a frosted glass top for ease of cleaning. Some families prefer round tables since they allow everyone to pass food around more easily and feel more social. The special thing about round tables is that you can usually fit one or two more guests at the table in a pinch. The round table is the great equalizer. If you are searching for a unique modern look, try a glass round table. Glass tables show off the centered legs of a table especially well and, you don’t have sharp corners to worry about. Another trend in dining is elevated counter-height tables with surrounding stools for a casual lounge-like feel at home. This is a fun setup for light entertaining and young households. It provides a great pub casual atmosphere. Don’t be in a hurry. People often fall in love with furniture first, only to realize it won’t fit or to discover it’s
not the appropriate scale for the room. Think about what furniture will do for your space and then a color scheme as a comprehensive unit rather than individual pieces. Consider the end-user. Furniture should fit the bodies of everyone in your home, at every life stage. If family members or frequent visitors can’t get up from a chair or the sofa, it may not be your best choice. The key is to pick colors that harmonize with one another and to use brighter hues sparingly. Mix in some light neutrals or lots of natural light and you’ll have a stunning space for sharing meals with family and friends.
After you select that special table and unique colors for your space, here are a few other tips to create a successful dining space: • Pull up a couch for a quaint English cottage feel. If a truly cozy look is what you crave, upholstered pieces are the perfect option. Use armchairs at the ends of a long table, pull up an upholstered banquette to the side or even perch on a cushy couch — just be sure that the seat height will work with your table before making a purchase. • Use rich wall color to warm a large space. A huge dining room might sound great (there would be more room for that big table you have your eye on) but can feel cold. Dark bark-brown walls can bring out the warmth in a rustic ranch-style dining room, but any hue with depth
will create a cozier feeling in a cavernous space. Make certain you use a soft rug and thick, layered window coverings to help with the acoustics. • Liven up a plain, boxy room with painted-on stripes. Paint wide wall stripes in two tonal hues to create a bit of architectural interest in a bland room. Add a symmetrical arrangement of art on the walls to suit the strong horizontal stripes without seeming too fussy. • Take advantage of a sunny spot and add a window seat. If your dining room gets lots of natural light, you may be missing out if you use the room only at dinnertime. Put in a comfy cushioned window seat and it may become your new favorite reading nook. • Swap the layout and have dinner by the fire. If you have an open living-dining room, try flipping your furniture to the opposite side of the room for a change of pace. You can always move it back if the setup doesn’t work, but you may get used to having fireside dinners! • Add character with a cabinet of curiosities. Accessories can set the tone for the dining space so think about the mood you want to create before filling the cabinet. Choose to stack your collections a bit haphazardly rather than in perfect order to loosen up the space. A garland draped from the top and more decorations hanging from the knob contribute to the fun atmosphere here. For an organic, nature-inspired look, use pretty stones, moss and leaves to accent stacks of dishes. Lastly, make certain the space will be utilized and comfortable. Let go of the notion that your dining space has to be elegant and instead focus on making it functional for your family’s needs. While a beautiful table with elaborate chairs may sound ideal, a cozy nook filled with pillows is more likely to encourage the intimate family dinners of your dreams. We all know the importance of surrounding ourselves with decor that makes us feel like ourselves. Make certain the dining room flows with the rest of your home and reflects your personality.

Piero di Cosimo: The Poetry of Painting in Renaissance Florence February 1 – May 3, 2015 National Gallery of Art - West Building, Main Floor Galleries
The first major retrospective exhibition ever presented on the imaginative Italian Renaissance master, Piero di Cosimo’s paintings will premiere at the Gallery. Some 40 of the artist’s most compelling paintings will be on view, including beguiling mythologies and religious works (some on loan from churches in Italy), as well as one of his greatest works, the Madonna and Child with Saints Elizabeth of Hungary, Catherine of Alexandria, Peter, and John the Evangelist with Angels from the Museo degli Innocenti, Florence. Several important paintings will undergo conservation treatment before the exhibition, including the Gallery’s Visitation altarpiece (c. 1489–1490)—one of the artist’s largest extant paintings. The exhibition is organized by the National Gallery of Art, Washington, and the Galleria degli Uffizi, Superintendency of Cultural Heritage for the City and the Museums of Florence.
Explore the complex and intricate food system that brings what we eat from farm to fork. In sections devoted to growing, transporting, cooking, eating, tasting, and celebrating, the exhibition illuminates how our world eats and the future of food. With opportunities to taste seasonal treats in the working kitchen, cook a virtual meal, see rare artifacts, and peek into the dining rooms of famous figures throughout history, visitors will examine the intersection of food, nature, culture, health, and history—and consider some of the most challenging issues of our time. Exhibit tours will be offered daily; free with Museum admission. DECEMBER’S GOOD DEEDS Case Design/Remodeling, Inc. Donates 6 Holiday Trees to Bartholomew House, An Assisted Living Community, as well as 22 Company-Built Bikes to Homestretch, VA Case Design/Remodeling, Inc. with offices in Bethesda, MD and Falls Church, VA donated 6 holiday trees to Bartholomew House, an assisted living community in Bethesda, MD owned by the nonprofit Victory Housing, a housing development arm of the Archdiocese of Washington providing affordable housing and related social services for low-to-moderate income senior citizens. Bartholomew House residents and staff enjoyed the extra cheer given to the main living area when the Case team delivered the trees that were part of a companywide, tree decorating contest. Each of the 6 Case/ fred teams were given a 4-foot artificial tree and $75 to decorate their themed trees with the Candyland Tree voted as the winner and the Case Holiday Cheer tree team donating their funds to the Capital Area Food Bank, using their own money to decorate their tree. At a time when a growing number of the population is aging and requires assistance, and might not have been able to decorate a tree, the Case team wanted the Bartholomew House residents and guests to enjoy the fruits of their fun and labor by sharing the holiday trees. Case is known for its innovative Universal Design projects and has designed a virtual Aging in Place house with AARP, Home for Life 2014: http://www.homeforlife2014. com, showcasing how one can age in their own home. Case is committed to giving back to the DC, MD and VA communities through its Case Cares initiatives throughout the year and through special projects that lift employees’ and residents’ spirits such as this Tree Decorating/Donating Effort, as well as a Bike TeamBuilding Effort at Case’s Annual End-of-Year Meeting. The 22 bikes that the Case and fred staff built were donated to Homestretch, VA, a nonprofit that addressing the root causes of homelessness and works to reverse them. Homestretch families include children under the age of 18 and many are single moms. The goal of the program is take these families from homelessness to self-sufficiency. Case and its handyman arm fred have been involved in the nonprofit DC Design House for the past 4 years as well, donating design, materials and installations of bathrooms, painting and other handyman services with all proceeds going to Children’s National. http://www.casedesign.com

Project Design Team: Case Design/Remodeling, Inc.’s Lisa Magee and TJ Monahan, www.casedesign.com Project Challenges: Opening the first floor to include a gourmet kitchen and connected, livable spaces Project Solutions: Increase the size of the kitchen threefold with a single-story addition to the side, remove walls to open the kitchen to the living and dining spaces, and also add a two-car garage When the owners of this Bethesda, Maryland midcentury split level decided they needed more space on the main floor as well as a garage, they turned to Case Design/Remodeling, Inc. Their neighbor had used Case for several renovation projects and they had always admired Case’s work and their neighbor’s updates. Lisa Magee and TJ Monahan, directors of project development at Case, spent time with the owners to review their specific needs and to develop the perfect plan for the first floor renovation. They opted for a single-story addition along the side to expand the kitchen and open it to the living areas, while also adding a two-car garage. Among the modern finishes are bamboo cabinets by Crystal Cabinets that accent the upper walls and under the island seating area, while a rich cherry finish creates a dramatic look for the lower and tall cabinetry including encasing a window seat. Caesarstone’s Pebble and Pure White quartz counters complement the cabinets
and create a waterfall edge along one side of the lengthy island. A beverage refrigerator completes the other end of the island, with pendant lighting and a stainless steel hood overhead. “Professional grade Jenn-Air appliances were used to suit the family’s love of cooking and entertaining,” Magee says. “We used a combination of materials for cabinetry and countertops to keep the eye moving from one feature to the next.” The seaglass backsplash extends up to the ceiling with 3form translucent resin built into a custom cabinet tailored to the owners’ specific needs. “A hidden nook for the cat and the expansive fenestration showcasing their backyard are among the owners’ favorite elements within the new spaces,” Magee adds. Up next: adding a mantel and builtins in the living and dining rooms to enhance the kitchen expansion and remodel.

The MLK Memorial was opened to the public on October 16th, 2011, instead of the earlier planned date of August 22nd. This late date was due to the ill effects of Hurricane Irene.

The MLK Memorial has come about chiefly due to the efforts of the fraternity that Martin Luther King Jr. belonged to. He was a member of the Alpha Phi Alpha fraternity while in college.

The design of the memorial is the result of a very competitive bid process. Over 900 applicants from over 52 countries tried to win the design honor.

The centerpiece of the memorial is a 30-foot statue of Dr. King. His likeness is carved into the Stone of Hope, which emerges powerfully from two large boulders. The Stone of Hope and the Mountain of Despair together represent the soulstirring words from Dr. King’s historymaking “I Have a Dream” speech.

The address for the memorial has special significance. The address is 1964 Independence Ave. This street address is in reference to the 1964 Civil Rights Act.

Nature is an important part of the memorials’ design. The cherry trees are positioned to bloom in a particular spot, so as to cause the effect of Martin Luther King Jr. gazing upon them.

As Aphrodite and Eros, her son, fled from Typhon, the father of monsters, they took the shape of fish in the ocean and tied themselves together with a cord so they could not lose each other. Aphrodite’s purity and elegance are envisioned through Absolut Elyx. The Elyx’s water source, the Ahus River, crafts a vodka full of texture with a finish as smooth as the goddess herself. The sea is celebrated with a salt water tincture that is fresh and crisp. No drink celebrating Pisces, nor Aphrodite herself, could be complete without a little exotic sweetness, which is perfectly fulfilled by the Soho Lychee Liqueur. A splash of lime integrates the ingredients. The drink is a perfect salute to Pisces as well as the goddess represented. *Salt Water Tincture: 2 cups of water, 2 grams of sea salt and 1.5 grams lemon peel granules. Combine ingredients in a stainless steel saucepan, and bring to a boil. Whisk till all of the salt is dissolved. Strain over a fine mesh strainer to remove all of the lemon peel granules, and then bottle and store in refrigeration for future use.

Quinoa, Fennel and Pomegranate Salad 1/4 cup plus 1 tablespoon olive oil 2 medium fennel bulbs (2 1/2 pounds), cut lengthwise into 1/4’-thick slices Kosher salt and freshly ground black pepper 2 tablespoons fresh lemon juice 1 1/2 teaspoons ground cumin 1 teaspoon sugar 1 cup quinoa, rinsed 1 lemon 1 serrano chile, seeded, chopped 1/2 cup chopped fresh cilantro 1/2 cup chopped fresh mint 1 teaspoon chopped fresh dill 1/4 cup pomegranate seeds (from 1/2 small pomegranate)
Sausage, Roasted Red Pepper and Spinach Torta 16 1/4-inch-thick baguette slices, cut on slight diagonal 1 tablespoon butter 12 ounces fresh baby spinach leaves 1 pound sweet Italian sausage, casing removed 1 1/2 cups grated Fontina cheese, divided 3/4 cup diced drained roasted red peppers (from 12-ounce jar) 6 large eggs 1 cup heavy whipping cream 1 cup whole milk 1 teaspoon coarse kosher salt 1/4 teaspoon ground black pepper Preheat oven to 350°F. Butter 8x8x2-inch baking dish. Place 8 baguette slices in bottom of dish; press 2 baguette slices onto each side. Melt 1 tablespoon butter in large pot over medium-high heat. Add spinach; toss until just wilted, about 3 minutes. Transfer spinach to strainer; cool. Squeeze spinach dry. Transfer to medium bowl. Heat same pot over medium-high heat. Add sausage. Sauté until cooked through, breaking up, about 7 minutes. Mix into spinach; mix in 1 cup cheese and peppers. Spread atop baguette slices in bottom of dish. Whisk eggs in medium bowl to blend. Whisk in last 4 ingredients. Pour over spinach mixture and stir lightly with fork to distribute evenly. Sprinkle remaining 1/2 cup cheese over. Bake torta until puffed and golden and center is set, about 55 minutes. Remove from oven and let rest 15 minutes before serving.
Heat 1/4 cup oil in a large skillet over medium heat. Add fennel; season with salt and pepper. Cook, stirring occasionally, until fennel is just tender and lightly golden, 10–12 minutes. Stir in lemon juice, cumin, and sugar; cook for 1 minute. Season with salt and pepper. Set aside. Meanwhile, bring quinoa and 3 cups water to a boil in a medium saucepan. Cover, reduce heat to low, and simmer until quinoa is cooked, about 10 minutes. Drain; return to pan. Cover; let sit for 15 minutes. Fluff with a fork; transfer to a large bowl. Using a small sharp knife, cut all peel and white pith from lemon. Cut between membranes to release segments; discard membranes and roughly chop. Add lemon with any juices and remaining 1 Tbsp. oil to quinoa; stir. Add fennel mixture, chile, and herbs. Toss gently to incorporate. Season with salt and pepper. Transfer salad to a platter; sprinkle with pomegranate seeds.

French Toast Spread out bread on a rimmed baking sheet; let stand overnight. Butter a 13x9” baking dish. Cut bread so slices are similar in size. Arrange, overlapping, in rows in prepared dish. Whisk eggs, egg yolks, cream, milk, sugar, vanilla, cinnamon, nutmeg, and salt in a medium bowl. Pour over bread, pressing bread to help it soak up custard. Cover and chill at least 2 hours. Pecan Crumble and Assembly Preheat oven to 375°. Pulse pecans, butter, brown sugar, and salt in a food processor until nuts are coarsely chopped. Scatter pecan crumble over soaked bread. Place dish on a rimmed baking sheet and cover tightly with foil. Bake until warmed through (a knife inserted into the center should feel warm to the touch), 25–30 minutes. Remove foil and bake until deeply browned, 35–40 minutes longer.

Whisk first 5 ingredients in a small bowl. Gradually whisk in oil. Season to taste with salt and pepper. Stir; set aside. Remove crispy chicken skin and tear into pieces. Pull chicken meat from bones and tear into pieces; discard bones. Reserve skin and meat. Heat chicken fat in a large skillet over medium heat. Add bread to skillet and toast, turning frequently, until golden and crisp, about 2 minutes. Remove with a slotted spoon and drain on paper towels. Season with salt and pepper while still hot. Place chicken meat in a large bowl. Add cherries, butter lettuce, radishes, and chives and drizzle with vinaigrette; toss to coat. Divide salad among plates and garnish with croutons and chicken skin.

In my last article, we discussed collectibles and we explored strategies and options that you can explore by using them to enhance your net worth and be able to enjoy what your have collected. We will explore real estate in this article and the different ways of using real estate as a wealth building tool. It is appropriate for this magazine since the focus is real estate and John Eric can help you with most of these real estate strategies. The first and most basic real estate strategy is to have real estate as your primary residence. The benefits to owning your primary residence are potential appreciation of your home, tax deductions for your mortgage interest of under $1.1 million and deductions for property taxes. The savings of rent that you would have otherwise paid and the potential to receive rental income by renting out part or all of the property are other potential benefits of owning your own home. The next strategy is owning rental property. This may come as a conscious decision to purchase rental real estate or it can come from an inheritance of property. Another way that people become involved in rental property is when they decide to move to another property and decide to keep their existing property and rent it out. The current tax law allows you to not pay capital gains on your primary residence of $250,000 ($500,000 for married couples) if the home was your primary residence for 2 out of the last 5 years. If you decide to convert your primary home to a rental property, you have a few years to determine if you want to sell it and avoid the gain. I would also recommend that you discuss this with your tax preparer to determine the best tax scenario for you in this transaction. Another type of rental property is a property that you never have lived in and never plan to live in. This property can be a single family home, townhome, condo, warehouse, office building, multifamily housing building, strip center, airplane hangar, or any other type of rental property. The key to these types of property is to know what you are getting into before you get in too deep. It is a great way to build up your new worth,
but you need to have a good team around you. The team should consist of a good realtor, property manager, attorney, accountant, financial planner, maintenance people, architect, and banker. You should assemble your team prior to purchasing your first property. You may not need them initially, but you will eventually need to talk with most of them as you purchase investment property. The first thing that you need to evaluate is to determine if the rental property is a sound investment and to see if the property will be able to generate income that is enough to cover the debt service along with enough money to pay you a return on your down payment. The second thing to evaluate is to see how much work it will take to put the property into a condition where you can ask for top rental income. If everything looks good after you evaluate the property, you want to have your banker tailor a financing package that works for you. If everything is a go on the property, you want to talk to your accountant and lawyer to determine what entity should own the property. It can be owned individually; this is usually not the best way to own the property due to liability issues. Look at LLC’s, Corporations, Limited partnerships, and partnerships. Your attorney would be the best one to answer this question and your accountant will be the best one to determine the best tax structure. I hope this gives you a quick overview of how real estate can help you with growth, income, and tax strategies. We will discuss tax shelters in the next issue. As the market shifted slightly from rentals to condos in 2014, several area developers decided to switch buildings planned as apartments over to for-sale units. On its Atlantic Plumbing project, designed by New Yorkbased architect Morris Adjmi, JBG made the decision to turn the smaller, 65-unit building at 2030 8th Street into condos. The companion project is a larger, 310-unit apartment building with 19,000 square feet of retail at 2112 8th Street. Together, UrbanTurf thinks that the Atlantic Plumbing project offers the best design for a large residential project that will be completed in 2015. (Urban Turf )
The District’s population has reached a level not seen since the 1970s, growing 1.5 percent between July 2013 and July 2014 to an estimated 658,893, according to new U.S. Census. D.C. has added 57,000 people, 1,120 per month on average, between April 2010 and July 2014. The most recent growth is largely the result of international migration. “The data confirms what I have often said over the last four years — that the District is one of the most attractive, greenest, and livable cities in the nation,” Mayor Gray said in a statement. “The growing number of new residents from other nations shows that we compete successfully for new residents, new jobs and new industries, not only with other U.S. cities, but with other countries.” (WBJ)
After over a year of debate, the Council passed a bill that will pave the way for a D.C. United stadium to be built at Buzzard Point in Southwest. The final agreement includes a community benefits package, with promises from officials that no affordable housing will be lost because of the stadium. Not included in the final bill was a land swap agreement with developer Akridge for the Reeves Center at 14th and U streets NW, long a sticking point for some Councilmembers. The deal is good news for soccer fans in D.C. and, will be good news for the people of D.C. (dcist)
